Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Matthew Perry, best known for his role as Chandler on long-running sitcom Friends, has put a second California home on the market. 
The 381-square-metre Hollywood Hills house comes with three bedrooms, four bathrooms and features hilltop views over the city of Los Angeles and a canyon outlook. It includes a home theatre and the de rigeur pool. 
The property is being marketed by <a href="https://www.propertyobserver.com.au/https://www.thepartnerstrust.com/home/listing_detail/794" target="_blank">Partners Trust Real Estate</a> with price hopes of US$5,695,000. Property records show that Perry bought the house through a trust for US$4,475,000 in 2008.
Since the conclusion of Friends Perry has been involved with several short-lived projects, including starring in the Aaron Sorkin dramedy Studio 60 on the Sunset Strip and writing, producing and starring in Mr Sunshine, which only lasted on American network ABC for two months earlier this year.
The Hollywood house is the second California property Perry has listed this month, earlier <a href="https://www.propertyobserver.com.au/international/friends-star-matthew-perry-lists-in-malibu/2011100551814" target="_blank">putting his contemporary Malibu property onto the market</a> with price hopes of US$13.5 million.

Matthew Perry lists a second Hollywood home

Leighton Properties is confident of a rebound in both commercial and residential markets over the next three years following the release of disappointing annual results for the for the financial year to June 2011.
The property development division of Leighton Group recorded a loss of $100 million before tax in the financial year to June 2011 and a loss of $73 million in the previous financial year.
However, Leighton CEO Hamish Tyrwhitt expects an increase in underlying demand for residential property due a rise in net overseas migration.
“One of the key drivers of residential property, net overseas migration, is forecast to accelerate to a peak of 240,000 in 2014 from the current expected trough of 165,000 in 2011, which will lead to a commensurate increase in underlying demand,” he says.
“This factor, combined with new dwelling commencements falling by 6% in 2011, will keep residential market conditions tight in terms of low vacancy rates, rental growth and prices growth. This positive outlook for the residential market underscores the strategic move to increase the company’s stake in Devine Limited and the restructuring of Leighton Properties to focus on this market.”
In its annual report the group reported strong sales for its major residential development project, the Hamilton Harbour Residential Towers on the Brisbane River, with 90% of the 470 apartments comprising towers 1 and 2 sold.
The project – a joint venture with developer Devine - is due to be completed in November 2011 with a third tower, Riverside Hamilton, due to start construction later in 2011. It is currently more than 50% sold.
Leighton Properties has over $1.7 billion worth of commercial and residential projects under development or construction.
Commercial projects that have commenced construction include the 19-storey Eclipse Tower in Parramatta west of Sydney and King George Central, a 27-storey office tower on Anne Street in the Brisbane CBD.
Tyrwhitt says demand in the commercial and industrial markets is also “slowly improving”.
“A real increase of 13% in the value of commercial and industrial building commencements is expected in 2011. The previous activity peak of $24 billion could be reached again in 2014 which should offer a number of construction and development opportunities for the group,” he says.
Overall, the Leighton Group made a loss before tax of $491 million, compared with last year’s profit before tax of $843 million.

The Potts Point investment apartment of actor Russell Crowe – bought for $1.5 million in 2001 – has been listed for sale. More than $2 million is tipped for the top-floor apartment with Harbour Bridge and Opera House views through lattice-framed balconies accessed through three french doors.
It’s in a strata-titled triplex terrace on leafy Victoria Street. There’s secure parking with the two-level apartment that has two bedrooms and two bathrooms. It’s been listed by Jason Boon at Richardson &amp; Wrench Elizabeth Bay and Hamish Robertson at McGrath Estate Agents.
Crowe was seemingly captivated by charm of Victoria Street – with the western sunlight filtering through the plane tree-lined Parisian-style strip, which has survived despite the high-rise development further up the street. It was bought in 2001 from the theatre director Jim Sharman, who had bought it in 1984 for $310,000.
In early 2011 after a four-year search, Crowe and his wife, Danielle Spencer, spent $10 million on a Rose Bay property, Te Puke, a 1909 house updated with a 1927 Arts and Crafts-style additions. Along the way they inspected the $50 million-plus Altona on the harbour in Point Piper in 2007, as well as unsuccessfully seeking pricey inland residence Le Manoir at Bellevue Hill, which fetched $23 million in 2009. Spencer was keen to spend more, while Crowe, preferring to keep his substantial Woolloomooloo apartment as a bolthole, only wanted to spend a modest amount.
The six-bedroom Rose Bay house is set on 1,200 square metres overlooking the fairways of the Royal Sydney Golf Club. Te Puke, pronounced ''teh-pook-eh'', is Maori for hill, and last traded at $5.5 million in 2001. Crowe and Spencer snapped it up before its forthcoming auction through Ben Collier and James Dack at McGrath Estate Agents.

Russell Crowe lists $2 million Sydney investment apartment

The Cubbie Station irrigation and cotton farming operation in southeast Queensland, which went into administration in 2009, is close to being sold.
A consortium led by Eastern Australia Agriculture that includes US hedge fund Sankaty is in the final stages of acquiring Cubbie Station, according to a report by the Australian Financial Review.
It says Goldman Sachs, which has been hired to sell the operation, has entered into an exclusivity agreement with the consortium.
<a target="_blank" href="https://www.propertyobserver.com.au/news/four-vying-for-cubbie-station-irrigation-plant/2011062850644">The irrigator </a>breached banking covenants with Suncorp and National Australia Bank in 2009.
According to the latest creditors’ meeting, the Cubbie group owes $491 million but cannot feasibly repay or reduce the majority of the borrowings without 10 years of full cropping at above historical average prices.

Cubbie Station irrigation farm has buyer in sight

SQM Research has predicted Adelaide house prices will drop between 2.3% and 4.3% in the next year, due mainly to an increase in the amount of stock on the market.
"Adelaide's stock on market rose by 5.3% during the month of September and 26.7% year on year – a considerable increase. Total amount of stock on the market is currently at 16,618, and if listings continue to flood the Adelaide market we can expect the influx to have a downward pressure on house prices," SQM director Louis Christopher says.
Christopher says nationally there are 382,287 dwellings on the  market, which is not good news for sellers, as the market is oversupplied. He says any market turnaround is dependent on the Reserve Bank.
"A lot relies on what the Reserve Bank of Australia decides to do with interest rates," Christopher says.
"If the RBA chooses to raise rates again in 2011 or 2012, property prices will continue to fall in the next calendar year. If they choose to keep interest rates on hold, then this may help stablise property prices and prevent further falls. If they choose to reverse course and cut interest rates this year or next, it is likely that property markets will bottom out, house prices will stabalise and even rise in some cities at the top end of our forecast range. 
"At this stage the general consensus is that the RBA will either cut rates by a quarter point by Christmas or keep rates on hold. So it is unlikely we will see rises in interest rates."
Despite SQM's predictions for a falling Adelaide market, its recently released list of the top 10 discounted properties in South Australia shows that the state's vendors are not offering discounts as deep as those in parts of New South Wales or Queensland, with the most discounted property offered at less than 30% off its original asking price.

SQM forecasts drop in Adelaide house prices due to influx of new listings

Triple Oscar winner Jack Nicholson has sold his Malibu, California property for US$3.5 million, after initially listing it with US$4.25 million hopes in April of this year. The 215-square-metre house sits on about 28 hectares of land, including winding equestrian trails.
The three-bedroom house includes maid's quarters and has mountain and ocean views. The exterior includes a caretaker's cottage, tennis court, grotto-style spa, putting green and swimming pool.
Nicholson has won three Oscars during his exensive acting career and is known for iconic roles in films such as The Shining, The Departed, One Flew Over the Cuckoo's Nest and Easy Rider.

Updown Court, the United Kingdom country estate whose saga highlights the European banking credit over-indulgence, has fallen short of its ambitious expectations.
It has reportedly been snappily sold since listed by receivers in August.
It was initially priced at in excess of £70 million, but its undisclosed unconfirmed sale price was about £35 million, according to the London Sunday Times.
The London papers say the CB Richard Ellis listing agents have not made any public comment on the sale speculation.
The reputed sale comes at a time when sales of London’s expensive homes reached a record as foreign buyers dominated the city’s luxury residential market.
Savills reported the number of houses and apartments that sold for more than £5 million rose to 262 in the first nine months of 2011, a 31% rise on the same time last year.
Overseas buyers make up 65% of the buyers whose purchases remain concentrated in central London neighbourhoods such as Belgravia, Knightsbridge and Mayfair, says Lucian Cook, Savills’s director of residential research.
The international buyers are investing in London homes to protect wealth amid financial or political volatility at home, Savills says.
The sales of homes above the £5 million threshold totalled £3.2 billion in the nine-month period, compared with £2.1 billion a year earlier.
Updown Court was taken over by the Irish government’s National Asset Management Agency when owner Leslie Allen-Vercoe defaulted on the debt he had taken on to finance the property. Allen-Vercoe had paid about £20 million in 2002, and spent another £30 million on the property.
The private lender, Irish Nationwide Building Society, had provided funding totalling about £63 million at the heyday of the credit boom. At one stage the building society even held a board meeting at the mansion.
The building society hit the wall and was nationalised by the Irish government, with Updown Court listed as one of the assets of the newly created agency designed to get as much money as it could from investments unwisely taken on by banks.
After its completion, Updown Court was heralded in 2005 as the first 21st-century stately home in Britain, with grounds larger in area than both the royal residences of Buckingham Palace and Hampton Court.
The 23-hectare estate is located in the picturesque English village of Windlesham in the heart of Surrey.
Its overly sumptuous facilities include five swimming pools, a heated marble driveway, a private cinema, bowling alley, indoor squash court and stabling for five horses. There is also a helipad for private landings and underground garaging for eight limousines.
The accommodation is made up of four principal buildings – the main house, guest accommodation, gate lodge and an estate manager's office.
All up 22 bedroom/bathroom suites are provided as part of a total of 103 rooms. The sweeping double staircase at the entrance of the main house is a replica of the late Gianni Versace's home in Miami. The main house also contains a panic room in case of terrorist attacks.
Updown Court is 45 kilometres from London.
The estate was rebuilt after being bought in a half-complete state by property developer and entrepreneur Leslie Allen-Vercoe of Rhymer Investments.
The original Updown Court mansion was built in 1924 on 4.8 hectares of land. In 1977 His Highness Prince Sami Gayed, an Egyptian price who held several ministerial posts in Qatar, made Updown Court his home. Updown Court had been abandoned for more than a decade by the prince after fire damage in 1987.

Updown Court folly sold at deep discount as cautionary tale for European banking crisis

Properties on the Central Coast and in the Blue Mountains dominate SQM Research's top 10 most discounted properties in New South Wales, with four out of the 10 on the Central Coast and two in the Blue Mountains. Nine out of the 10 properties have lingered on the market for more than 100 days. 
"We have long been saying that NSW's Central Coast has been suffering somewhat of a slump in property prices in recent years, with an influx of homes entering the market from this region in 2010 and 2011," SQM director Louis Christopher says.
"It is fair to assume that this particular area's initial popularity (approximately in between 2002- 2007) has begun to wear off a little."
Although a few high-end Sydney properties feature on the list, Christopher suggests that Sydney property prices will outperform those of other capitals in the near future. 
"As a general overview, SQM Research forecasts New South Wales, particularly Sydney's property prices, to do relatively better than other capital cities," he says.
"We predict marginal declines of up to 4% for this calendar year with the potential that the marker may just end up being flat for the year."

The former Wistow Golf Club House, now a column-heavy residential home on about 28 hectares, is for sale for $1.5 million plus hopes.
The house is owned by retired doctor Brice Douglas and his wife, Ruth. Expressions of interest are due by November 16.
The Douglases purchased the property 10 years ago and built the home over a period of 18 months. Wistow Golf Club relocated and amalgamated with Mount Barker Golf Club.
The home includes a Tuscan-themed indoor pool that continues the columned theme, a home theatre and four bedrooms.
The property comprises six paddocks with electric fencing, bore water and four dams, cattle yards, a vegetable garden and olive trees. The farm is a certified organic cattle farm.
The Adelaide Hills property is about a half hour’s drive to Adelaide and five minutes from Mount Barker.

Brad Pitt and Angelina Jolie have reduced the asking price for their Malibu property, which has been on the market since February 2009, from US$18 million to US$13.75 million.
The four-bedroom, four-bathroom cliff-top house overlooking the ocean includes three bedroom suites, a tennis court and a lap pool, and it is of course behind privacy-ensuring gates. The house has an external staircase down the steps to the beach.
Property records show that Pitt purchased the property through a trust in 2005 for $8.41 million. It is listed through <a target="_blank" href="https://www.ellenfrancisco.com/">Coldwell Banker</a> agent Ellen Francisco.
