A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Ahead of an expected turnaround in the Brisbane market, John McGrath will extend his real estate business into the Queensland capital city, with five new offices set to open over the next 12 months.
A McGrath Estate Agents company-owned office will open in the inner-Brisbane suburb of Paddington on May 21, followed by another four franchised Brisbane offices over the next 12 months.
Currently McGrath has offices at Surfers Paradise and Palm Beach in Queensland, plus two in the ACT and about 40 in NSW.
A fourth Queensland office will open in Toowoomba next month to service regional and outer Brisbane areas.
McGrath’s chief executive John McGrath says the expansion into Brisbane had been planned for two years, with the decision contingent on finding the right location and team.
“I firmly believe that the Brisbane real estate market is trending upwards,” he says. “The past few years have been tough but there is plenty of evidence that a healthy recovery is underway.
“The time now feels right to make our move into Brisbane. There is a new State government, the financial benefits of the resource boom are filtering through to the commercial sector and the impacts of the Global Financial Crisis and floods are beginning to recede.
In November <a target="_blank" href="https://www.propertyobserver.com.au/industry-news/mcgrath-expands-from-outer-to-inner-canberra/2011111652399">John McGrath announced plans to open two new offices in Canberra</a>, with branches in Dickson and Woden.
It entered the ACT market in 2010 with an office in Gungahlin in north ACT.
However McGrath has yet to establish a foothold in the Victorian market, with no agents or real estate branches in Melbourne or other locations.

McGrath Estate Agents to expand into Brisbane market

Fair Work Ombudsman inspectors will audit 125 Queensland real estate businesses over the next three months to check that they have lodged written agreements for their staff with the Queensland Property Industry Registry (QPIR).
Last year, the Fair Work Ombudsman audited 156 real estate agents throughout Queensland and found that 81 had failed to lodge agreements.
Inspectors will now revisit those employers who had failed to lodge agreements as well as randomly selecting additional businesses among the state’s 2,000 businesses for scrutiny.
The follow-up campaign will focus on real estate agents, business and hotel brokers, strata and community title management businesses, stock and station agents, buyers’ agencies and real estate valuation agents.
Fair Work inspectors will audit employers throughout Brisbane and the Sunshine and Gold coasts.
It will also visit regional areas including Ipswich, Loganholme, Cairns, Mount Isa, Townsville, Mackay, Rockhampton, Hervey Bay, Gladstone, Gympie, Toowoomba, Gatton, Stanthorpe, Charters Towers, Kilcoy, Maryborough, Roma and Longreach.
It is a requirement under the Real Estate Industry Award 2010 for employers to lodge a written agreement with the QPIR for all staff classified as property/strata management or property sales employees.
The agreements must state how the employees will be paid – commission-only, part-commission or as per the rates listed in the Modern Award.
Fair Work Ombudsman Nicholas Wilson says employers who fail to lodge agreements are at greater risk of underpaying their employees.
“We are conducting this follow-up campaign because we have identified that many of the underpayment complaints we receive from real estate industry workers in Queensland are against employers who have not lodged pay agreements with the QPIR,” Wilson says.

Fair Work to re-audit Queensland real estate businesses after more than half were found lacking last year

The infamous ultra-modern “Pamela Anderson” house in St Kilda West has been listed for $1,500 a week rent.
Dividing locals on its merits, the large glass mural façade on noisy Canterbury Road has been a source of controversy ever since it was unveiled a decade ago.
The three-storey, three-bedroom house comes with a gourmet kitchen, a north-facing terrace with lap pool, a private courtyard with pond and a two-car garage.
Recent tenants behind the internationally renowned façade have included Hollywood glitterati, according to its leasing agent Simon Saint-John at Saint John Estate Agents St Kilda.
James Scarff of Marshall White <a href="https://www.propertyobserver.com.au/victoria/pamela-anderson-house-built-for-sam-newman-on-the-market/2011103052125">had listed the property last November</a> but it appears no sale has eventuated at its desired $1.62 million asking price.
Designed by architect Cassandra Fahey in 2000, it won a Royal Australian Institute of Architects award, making news around the world given the Baywatch beauty’s appearance on the facade.
The former Geelong footballer and football commentator Sam Newman built the house at the height of his playboy notoriety, but never lived in it before he sold it for $1.1 million in mid-2002 to financial adviser Sean Patrick Taylor through a company called Canterbury Park Pty Ltd.
It changed hands again at $1.5 million in November 2007. Newman had paid $150,000 in 1995 for the 175-square-metre holding.

Infamous 'Pamela Anderson house' built for Sam Newman hits rental market

A mid-century Modernist Wahroonga home has been scheduled for June 2 auction through the agent that just sells architectural gems, Marcus Lloyd Jones at Modern House. The architect of the 1955 Kintore Street home isn’t known despite the best efforts of its current Queensland-bound owners, Andrea and Paul Banner, who bought the rundown yet heritage-listed house for $940,000 in 2009. Despite having since liaised with the Ku-ring-gai Council and Ku-ring-gai Historical Society, the research is still missing that crucial detail. But the home did cost £11,000 to build, which was more than double the cost of most homes being built in the area at the time.

Anecdotally there are vague recollections of a 1950s Home Beautiful or Woman’s Weekly magazine article. The original owners, Richard and Jaqueline Hayden, commissioned the local builder, George Perry. Some in the area recall it originally having a grey exterior, black-framed windows, bright yellow front door and a vivid orange garage door evoking comparison to the Mondrian House’s colour scheme.
The current owners bought the home almost three years ago and have sympathetically modernised the home which is being marketed as a rare surviving example of a single-storey, mid-century house. Stylistically it bears strong resemblance to the work of the Australian modernist architect Arthur Baldwinson, with the opulence and optimism of the Palm Springs Internationalist style, say the listing agents, noting the low profile design, flat-roofed house featuring wide eves.
It sits on a 1,536-square-metre corner site at Kintore Street and Eastern Road, through invisible from the street given the mature landscaping. With 230 square metres of space, the double-brick home features four large bedrooms, two bathrooms, a modern eat-in kitchen and spacious open-plan living area and floor-to-ceiling steel-framed windows that opens out to the garden from both sides.
It comes with restored spotted gum parquetry.  More than $1.2 million is being sought.
There is a current Sydney lecture series that traces housing styles in Australia hosted by the Historic Houses Trust as part of the Sydney Open program.

Palm Springs California Modernist style with Sydney upper north shore heritage status

Just take a look at what he has buried deep in the 2012 Australian federal budget: 
“The government will remove the 50% capital gains tax (<stockticker>CGT</stockticker>) discount for non-residents on capital gains accrued after 7.30 pm (AEST) on 8 May 2012.  The <stockticker>CGT</stockticker> discount will remain available for capital gains accrued prior to this time where non-residents choose to obtain a market valuation of assets as at 8 May 2012.” 
This statement will have great impact on the amount of property bought (and held) by Australian expatriates and other tax non- residents. 
The 50% <stockticker>CGT</stockticker> discount has previously been available where individuals have held assets for longer than 12 months.  The government now intends to withdraw this discount for non-residents, and honour the discount in relation to any existing accrued capital gains ONLY if the non-resident obtained a market valuation for the asset as at May 8, 2012. 
We join those few yet to pick up on this change to inform any expatriates and offshore investors with investment properties here in Australia that they need to obtain a market valuation as soon as possible.  Failure to do so could be extremely expensive. 
And thanks for the heads up, Wayne – we got heaps of notice on this one.  The practicality is that many expatriates and offshore investors may (will more likely) not hear about this change until too late. 
You guys look like you will sacrifice almost anything to achieve a token $1.5 billion surplus in 2012-13. 
The latest research from Colliers found that foreign capital investment made up 60% of all investments in Australia's commercial property markets in the first quarter of this year.  There was about $2.2 billion worth of foreign investment in Australian non-residential property in the first quarter, well up from $341 million in the same quarter last year. 
When it comes to residential property across <state><place>Queensland</place></state>, overseas buyers purchased about $400 million last financial year.  Most buyers came from China (20%); then followed by South Africa (12%); United Kingdom (10%) and New Zealand (9%).  Close to half (47%) the property bought by foreign buyers in Queensland is on the Gold Coast, followed by Brisbane with a 22% market share. 
Hmmm, <city><place>Wayne</place></city>... just what the Gold Coast needs hey, another good kick in the teeth.

Budget CGT change could be extremely expensive for expat and offshore investors: Michael Matusik

Kennebunkport, the Western Australian beachfront retreat of the property developer Warren Anderson and his former wife, Cheryl, has been listed with revised $5.2 million-plus hopes.
The six-bedroom home has direct beach access, high ceilings and jarrah floors. It has an upstairs sitting room with fireplace and library. The 2,261-square-metre Fern Road grounds come with a tennis court. Its wide balcony takes in the views of Eagle Bay.
Peter De Chiera of Stocker Preston has the listing, which takes its named from the historical harbour and resort town in Maine, USA, which is the summer home of the US presidential Bush family.
The property was put in the hands of receivers after the internecine collapse of the Anderson family trust, Owston Nominees No 2. The house had $12 million initial hopes on its 2009 listing. The trust paid $420,000 in 1989 for the block.

Property investors seeking property investments that best match their investment strategies now have a new search tool launched by real estate portal <a href="https://www.homesales.com.au/" target="_blank">Homesales.com.au</a>.
The free search tool allows property investors to search for properties based on whether they are seeking a positive or negative cashflow investment.
Investors are also able to search based on suburban historical capital growth performance, suburban rental yields, suburban population size and the percentage of people who own properties in the suburb.
Investors can choose from a number of mortgage repayment options when beginning their searches.
Capital growth performance and yield data is provided by Residex, while suburb home ownership and population data is “created” by Residex based on ABS data from the 2006 census.
Each property listing also provides median weekly rents for houses and units in the suburb, the annual number of sales, average vendor discounting and average number of days on market – all provided by Residex.
While each listing provides a “Property Rental Yield” category, this information is not currently provided.
The search does not include properties listed for auction or those with a price on application listing.
Homesales.com.au is a website in the stable of ASX-listed online car sales classifieds portal carsales.com.au.
“Property investment is about making informed rather than emotional decisions. Therefore it was important to build a unique service for this part of the property marketplace,” says homesales.com.au general manager Rhett Dallwitz.

One of Richmond’s oldest homes – a 154-year-old bluestone cottage – was passed in at weekend auction on a $900,000 vendor bid.
The Bosisto Street house was built by a stonemason in 1858, when the inner-Melbourne locale was rural. It was well before the town hall tower, the St Ignatius spires, Dimmeys, trams or trains. At the time Richmond's big attraction then was entrepreneur George Coppin's Cremorne Gardens, a 4.5-hectare pleasure park with the Pantheon Theatre, a zoo, a lake and bandstand plus a hotel. It was the location in 1858 with Australia's first successful hot air balloon flight taking off from Cremorne Gardens, the start of aviation in Australia, 50 years before aeroplanes.
The cottage comes with rear garden on the 343-square-metre block, which includes mature eucalypts.
Set between Bridge Road and Victoria Street, it last traded about four decades ago.
Jellis Craig agents Hayden Reed and Clayton Smith had been quoting between $900,000 plus for the three-bedroom house which now has a $975,000 asking price.
Local historian Robin Jackson suggests it is among the oldest half-dozen properties in the inner-Melbourne suburb.
There were nine weekend sales and two passed in at Richmond on the weekend. Across Melbourne the clearance rate was a healthy 63% compared to 61% last weekend and 52% this weekend last year, according to the Real Estate Institute of Victoria.
There were 591 auctions reported to the REIV with 370 selling and 221 being passed in, 135 of those on a vendors bid.
Next week the REIV estimates 600 auctions will be conducted.
Sydney’s auction market posted slightly improved results its 61.8% clearance rate up on 61.1% previous weekend and the 57.7% last year, according to Australian Property Monitors.

Richmond 1850s bluestone charmer passed in at weekend auction: Title Tattle

Two Northern Territory mahogany plantation farms – among the last remaining operational assets of the failed Great Southern Group – have been put up for sale by administrators.
Ferrier Hodgson has advertised the holdings Theyona and Blackbull, which comprise a combined 14,342 hectares, on behalf of Great Southern HVT Pty Ltd (in liquidation.)
Theyona is the larger of the two Douglas-Daly district holdings, at 9,400 hectares.
Offers are due by June 13 with Andrew Gray at Colliers and Angelo Castorina at Ferry Property.
Great Southern, which ran as many as 45 managed investment schemes covering cattle, pulpwood, almonds and vineyards, was placed in administration and subsequently receivership in 2009 owing its bankers $600 million.
More than $1.8 billion was raised from its investor growers to help fund it schemes.
GSHVT is a landholding company with respect to 38 teak and mahogany properties that were leased to GSMAL for the purposes of the GSMAL HVT 2007 and 2008 schemes, and seven unencumbered properties that are not subject to these schemes.
Following their appointment on May 18, 2009, the R&amp;M of GSMAL assumed control of the scheme properties by virtue of their control of the lessee, GSMAL.
GSHVT recently entered into a contract to sell another NT holding, Mentabie.
It is among the five properties that have been sold, totalling around $3.8 million.
Ferrier Hodgson advised the funds realised from sales been utilised to make payment of GSHVT’s pre-appointment land tax liability which was required to effectuate the transfer of these properties.
“The balance of these funds have been utilised to meet ongoing operational and realisation costs for certain GSHVT properties, and issues associated with resolving the default notices issued to Lowell and the completion of the Lowell ASA,” the recent report noted.
It also noted that an interim dividend of 1.23 cents in the dollar was distributed to admitted creditors on January 12, 2012.

Administrators list two NT mahogany farms, among last assets of failed Great Southern Group

The five-bedroom contemporary Sydney Harbour home of Stephen Brown, the boss of the troubled 1st Fleet trucking company, and his wife, Corrine, comes with a $16 million asking price.
Featured in the latest June issue of Australian Home Beautiful magazine, apparently it’s a mix of the sophistication of Scandinavian design interiors blending with patio Balinese influences.
Of greater importance Property Observer can reveal Stephen Brown only owns 1/1,000th of the property – with wife Corrine holding the remaining 999/1,000 equity.
And a $9.2 million CBA mortgage was taken out in late March this year.
The Pacific Street property occupies a 1,062-square-metre block that was bought for $3.6 million in 1996 with the couple’s purchase showing the 1/1000-999/1000 equity split.
The Browns have been regular in refinancing their mortgage, with the latest mortgage being their eighth on the title since 1996.
The latest CBA mortgage replaced a BNY mortgage, which was taken out in June last year when transferred from Allco Managed Investments.
The Browns had previously lived next door, selling it for $2.9 million in 1996.
It’s listed through Michael Pallier of Raine &amp; Horne Double Bay who is seeking about $16 million for the property which has been for sale since October 2010.

The house comes with the largest private jetty in the Watsons Bay hamlet.
Brown’s company was ranked as one of the largest privately owned logistics supply chain solutions providers in Australia.
But earlier this month hundreds of workers arrived at their workplaces to find 1st Fleet's depots in NSW, Queensland, Victoria and South Australia were locked.
The 24 year old company employed about 700 full-time workers, including 300 in NSW, and more than 300 contractors who drove trucks as owner-operators.
The weekend’s Sunday Telegraph reported Brown flew to the United States last week opting not to attend the first meeting of creditors last week, at which the appointment of administrator Antony de Vries of de Vries Tayeh was confirmed.
Property Observer understands the couple flew to the United States to attend the wedding of their son, doing so after the administrator was advised of the prior travel arrangements of Stephen Brown.
