A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Mortgage lenders have been warned they must give equal prominence to the comparison rate when advertising mortgage products online.
This follows non-bank lender Resi agreeing to change its online home loan advertising following ASIC concerns the ads “failed to adequately disclose the comparison rate on its home loans”. The comparison rate is a single figure that includes both the interest cost and the other major fees and charges for a loan, making it easier for consumers to shop around and compare loans.
The National Consumer Credit Protection Act 2009 (National Credit Act) requires any advertising of loan interest rates to include a “comparison rate” in equal prominence.
In the case of Resi, ASIC says it was concerned “that the ad’s comparison rate wasn’t prominent enough and although the required statutory warning about the accuracy of the comparison rate was given, there was no clear reference to that warning.  “In a separate part of the website Resi included a table of other home loan products together with their interest rates but did not include any comparison rates,” says the corporate watchdog. “ASIC strongly encourages credit providers and brokers to carefully review advertising practices and all promotional materials to ensure compliance with the National Credit Act as well as ASIC’s expectations.”  ASIC commissioner Peter Kell says: “consistent disclosure of comparison rates in marketing material is a key tool for consumers trying to shop around and find the best rate on their home loan, and ASIC is closely monitoring this area.  “ASIC will act when advertisements don't comply with the law,” he adds.  ASIC acknowledged that Resi was co-operative in responding to its concerns and “promptly corrected its website”.

ASIC demands equal prominence for mortgage comparison rate in online mortgage advertising

Judith Neilson, the founder of the White Rabbit Collection, one of the world's most significant collections of Chinese contemporary art, has lodged a $6.78 million residential dwelling development application for her recently acquired $7,975,000 Chippendale warehouse.
The $14.75 million O’Connor Street warehouse project was formerly the Simona fashion headquarters now set directly opposite the upcoming Central Park precinct.

The warehouse last sold in 1988 for $1.32 million when bought by the family company headed then by designer Inge Fonagy and her late husband, George, who founded Simona in 1963.

The three-storey building has 1,375 square metres of warehouse space, plus the adjoining Dick Street 220-square-metre car park holding.
Neilson’s renovation seeks to replace the dowdy warehouse façade with a walled sculptural display “alive to the changes wrought by light, shade, sun and cloud”.
It seeks to add a “unique backdrop” to the Frasers-Sekusui House Central Park residential precinct under construction across the road.
The William Smart design – currently before Sydney City Council – has been dubbed Indigo Slam.
The application to Sydney City Council says the warehouse will be instilled with a sculptural quality of its public streetside facade to “actively participate in the reinvigoration of Chippendale as an urban environment”.
William Smart’s submission to the council says the intention was to provide the new urban park with a piece of interesting architecture on its southern flank, as a unique backdrop to public life.

To be environmentally sustainable the building will have thick masonry walls and recessed windows to provide natural light without excessive heat gain.
Arrays of photovoltaic cells will be placed on the roof, allowing the building to generate much of its own power independently and sustainably.

Brisbane’s gnome kitsch wonderland – at 281 The Esplanade at Wynnum – has been listed for July 7 auction.
It was apparently about three decades ago that the late sign painter Doug Wildermuth started rescuing broken gnomes from flea markets before patching them up, painting them, naming them and installing them in his front yard.
The foreshore reserve property comes with around 200 ornaments concreted with steel rods into its front yard.
The six Wildermuth family grandchildren naively hope it’s not all for the wrecker’s ball.
The 607-square-metre property is expected to go to auction on July 7 at 11am onsite through Belle agent Sharyn MacAuley.
“Renovate or remove, the choice is yours,” she says.
The block with 1952 three-bedroom house on the corner of Picton Parade was originally owned by the family, who subdivided the land having owned the holding for 60 years.
It comes with views to Moreton and Stradbroke islands.
The last sales on the foreshore strip was at $950,000 in 2006 for an 840-square-metre holding and $788,000 for a 600-square-metre holding in 2007. The gnome’s neighbouring property of 1,200 square metres fetched $1.15 million in 2004.

Collapsed builder Reed Construction is confident of winning a legal claim of between $50 million and $60 million from the NSW govermnment with Reed Group owner Geoff Reed saying he will use the money to pay back around $70 million owed mainly to sub-contractors.
"Reed Constructions Australia Pty Ltd was forced into voluntary administration following the Roads and Maritime Services' (RMS) premature and unreasonable action in terminating its contracts with Reed Constructions, combined with both RMS and Department of Education and Communities Ministers announcing  that their respective departments do not owe Reed any money," said Geoff Reed in a statement on the company website.
"This assertion by the Ministers is not only premature and an apparent breach of the confidential Expert Panel process, but also contrary to Reed’s genuine belief that in excess of $60 million are owed by these Departments."
Reed says its financial difficulties have been caused by "issues solely relating to the matters in dispute with the NSW Government".
Last week Reed joined a long list of failing building companies after being placed in the hands of administrators with debts of about $70 million.
Other prominent building groups to collapse recently include 100-year-old builder <a href="https://www.propertyobserver.com.au/news/kell-rigby-one-of-australia-s-oldest-most-respected-building-companies-set-for-voluntary-administration/2012020853012" target="_blank">Kell &amp; Rigby</a> and <a href="https://www.propertyobserver.com.au/news/st-hilliers-founder-says-government-owes-it-millions-but-reed-group-government-claim-rejected/2012052854859" target="_blank">St Hilliers Construction</a>.
Ferrier Hodgson partners John Melluish and Ryan Eagle were appointed administrators of Reed Construction as well as administrators of RST Nominees Pty Limited on June 15, 2012.
Most of the $70 million is owed to around 2,000 sub-contractors, who are listed as unsecured creditors, ranking behind employees.
Sub-contractors are being represented by debt-collecting company Recoup.
Melluish and Eagle say they will undertake an “urgent assessment of the financial position of the companies”.
“We will be doing everything we can to provide key stakeholders with clarity about the future of the company,” says Melluish.
“Reed Constructions suffered a number of losses on contracts largely arising from an inability to recover additional costs.”
A first meeting of creditors will be held on June 27 in Sydney.
Last month Reed Constructions was dropped as the contractor of four major NSW road projects after it failed to meet a deadline to prove that more than $200 million of works could be finished on time.
Reed claims it is owed money from the road projects as well as on work done on the government’s Building for the Education Revolution projects, a claim rejected by the NSW Department of Education.
Problems at Reed Constructions were highlighted as far back as February by NSW opposition leader John Robertson, who warned that the firm was on the brink of collapse with more than 1,500 jobs at risk.
The Reed website directs readers to the administrators’ statement.
Other businesses within the Reed Group will continue to operate as normal.

Contractors must wait in line as Reed Construction prepares to sue NSW government following $70 million collapse

Aberfeldy, the Billabong Valley, Holbrook NSW Riverina rural property that has been owned by the Ross family for 147 years, was passed in at its recent Albury auction for $6.4 million through Meares &amp; Associates inconjunction with Elders Real Estate.

It had been expected to sell for more than $7 million. It comes with a recently renovated 1926 Federation homestead.

In recent years it has carried 70% livestock (sheep and cattle) and 30% crops.
Aberfeldy's Poll Hereford herd was introduced to the property by the late Dudley Ross, the father of the current owners, Ian and Douglas Ross.

Billabong Valley property Aberfeldy passed in at auction for $6.4 million

The Balmoral Boatshed, a residential and commercial leasehold property on the Middle Harbour foreshore at Mosman, has been sold by the accountant John Bennett.
<a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/balmoral-boatshed-cafe-and-apartment-listed-with-%245-million-plus-hopes/2012032554000">More than $5 million was being sought </a>through its Richardson &amp; Wrench Mosman selling agent Robert Simeon.
The leasehold will be transferred to another local Mosman family.
Bennett bought the leasehold of the property in 1995 when it was the rundown Walton's Boatshed. It had previously sold in boomtime 1987 at $1.1 million. It was rebuilt around 2005 with a beachside café downstairs and a 200-square-metre three-bedroom apartment upstairs.
The sale of the lease, which has 15 years left to run, includes the apartment, the cafe, a boat hire and tender service as well as management rights for 56 moorings.
In the 2010-11 financial year, the mooring business generated a gross income of $285,000, and the cafe business grossed about $900,000.
“It’s had a long history dating from the 1930s,” Simeon says.

Some 20,000 people turned up to Dorcas Street, South Melbourne on Saturday and Sunday for The Block 2012’s open for inspections, but potential buyers were possibly few and far between.

The listing agents are taking their actual likely buyers through the four terraces at quiet mid-week by appointment open for inspections far away from the milling Saturday crowds.

Potential buyers seemed few and far between as crowds thronged The Block 2012's open for inspections

The Greeks have narrowly voted in a pro-bailout party that wants to stay with Europe by accepting the harshest possible economic conditions for years to come, rather than getting out and starting again on their own.
The European debt crisis over the past few months reminds me of the story of the Dutch boy who put his finger in a hole to stop a leak in a dyke. He was lucky because eventually some passers-by helped him and fixed the leak. If they hadn’t found him the dyke would have burst.
And the situation reminds me too of events leading up to the Wall Street crash that lead to the Great Depression. Financiers managed to reverse the downward plunge by buying as many shares of stock as they could, but the house of cards came crashing down as people panicked in October 1929.
In this case the European solution has been cash bailouts and buying government bonds. But buying bonds is just the same things as increasing debt. Someone eventually has to pay it back.
Where has it all gone wrong, we ask ourselves. In Ireland, Portugal, Spain and now Greece the same thing has happened. Countries are like dominoes collapsing one by one.
Do we blame the banks for their profit-taking over the years, or their customers who took advantage of easy loans to live lives they couldn’t afford?

Clive Palmer is becoming the prince of Paradise Point on the Gold Coast.
The Brisbane-based mining tycoon now owns seven residential properties – five of which have been picked up very cheaply this year.
His 2012 purchases have cost $5.95 million, ranging between $840,000 and $1.35 million.
His purchases have been on streets including King Arthurs Court, Queen Guineveres Place and King Charles Drive.
His first canalfront holiday home acquisition on the estate was his priciest, costing $2.3 million in 2007.
Last year he spent $1.75 million on a house sold by Fred Taplin, who headed Gold Coast Galaxy's tilt at an A-League franchise, which lost out to Palmer's Gold Coast United. Taplin had wanted $4.5 million in 2009.
His $1.31 million purchase had previously traded at $2 million in 2009.
His recent $840,000 acquisition had last traded at $1.06 million in 2006.
His $1.3 million purchase had last traded in 2007 at $1.4 million.
Another acquisition, which cost $1.15 million, had come with a $1.495 million asking price.
Goldcoast.com.au describes Paradise Point as a "sweet suburb" at the northern end of the Gold Coast, with its size and position helping maintain a village feel.
The suburb lies on the Broadwater and has direct access to the Coomera River and is protected from the ocean by South Stradbroke Island, which lies off the coast.
Goldcoast.com.au suggests Paradise Point was made up mainly of houses, with many older houses being being bought for their land value as land is scarce in the area.
Houses in Paradise Point range from moderately priced to tipping into the millions.

Palmer has bought one of Tinkler’s redundant beachside Merewether properties (pictured above) for $2.8 million – at under the commonly believed market value. Tinkler bought the four-bedroom, three-bathroom 2006-built Merewether house for a then bullish record-setting $4.3 million in 2008 from the rugby league legend Andrew Johns. Palmer’s same-day exchange settlement was in wife Emma’s name last month. The 34% price drop shocked several estate agents. “It turns out Nathan Tinkler's sale was a 'friendly deal', so should be seen as out of line by valuers,” one agent has tweeted.</div>
Prior to working at the Tinkler Group, the Newcastle-born and raised Troy Palmer was the chief financial officer of Bluetongue Brewery, another well-known Newcastle organization. Palmer was responsible for the acquisition of the Newcastle Knights and Newcastle Jets. Tinkler retains his other Merewether holding, a two-block 1,587-square-metre amalgamation overlooking Bar and Dixon Park beaches, which cost an $8.8 million total in 2008. Locals reports it’s been in limbo since a development application for a six-bedroom Rosie Stollery-designed compound was approved in June last year.

It's the talk of the betting industry that the reclusive Zeljko Ranogajec – reputed to be one of the world's biggest gamblers – has departed our shores. Title Tattle gathers his Balmoral Slopes abode has been vacated. And another pricier holding lies relatively dormant despite its mega-mansion potential. The only property in his name got sold for $2.4 million earlier this month, although Title Tattle has gleaned its into a company directed by Ranogajec who also goes by the name John Wilson. The paperwork was signed in London, giving a clue to his possible current location. SMH investigative reporter Kate McClymont recently wrote that Ranogajec told associates last year the ATO was demanding about $900 million for 10 years of back taxes, penalties and interest. Not that his audit has apparently formally concluded. McClymont suggests Ranogajec's gambling operation represented an estimated 8% of Tabcorp's $10 billion annual revenue. His wagers with Betfair's Australian outfit are believed to be a third of the total revenue.</div>
