A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

A heritage-listed building at <a href="https://www.realcommercial.com.au/property-offices-wa-perth-5503905" target="_blank">88 William Street in the Perth CBD</a> has received a full makeover which has enabled the leasing of its upper levels that had been vacant for many decades.
The refurbishment commenced in late 2010 and involved the restoration of the building's façade and complete removal of all fire-damaged interiors.
New tenant facilities were installed including showers, bicycle parking, lockers, onsite car bays and a goods lift was also incorporated.
Owned by Winston Holding Pty Ltd. and Ayoman Pty Ltd, the building's estimated $15 million restoration was undertaken by heritage architects Palassis.
After a fire destroyed the previous building Economic Store, construction on the new building began in 1922 and was completed by early 1923.



The six level building designed by Talbot Hobbs has been known as Walsh’s Building since the Walsh’s Menswear store opened on the ground level.

The basement of the building continued to operate as a food court until a 2007 fire caused extensive damage.

CBRE office services senior director Andrew Denny oversaw the leasing campaign of  88 William Street.
Insurance brokers CKA risk solutions have leased the top level and Perth accountants Nexia have leased level three.
A Perth mining company has leased level two and level one has been leased to Solid Gold for a mixed office and retail use.
“The refurbishment of this building has turned derelict unused space into a high value and vibrant end product," Andrew Denny said.
Much of 88 William Street was vacant for at least 30 years, he said.
“The success of this project can be judged by the property being fully leased prior to the practical completion of the works.”
The typical floor size is approximately 1,500 square metres and rent is below $525 per square metre.
The building, which has a 7,500 square metre net lettable area, is located on the corner of the Hay Street Mall.

Heritage Perth office refurbishment attracts new tenants

Lawyers for Academy Award-nominated actor Toni Collette and her musician husband, David Galafassi, are next due back in court next month as the couple are being sued over their failure to settle on an alleged $6.35 million Paddington terrace purchase.
The next directions hearing into the matter has been scheduled for December 11 in the NSW Supreme Court equity division.
Last October the couple reputedly signed a contract to buy a double-fronted Paddington terrace from Susie Kelly, the co-founder and owner of Industrie clothing with her husband, Nick. The court registrar ruled this week that the plaintiff, the Kelly's serve any evidence in reply by December 10.
The Stewart Street house <a target="_blank" rel="nofollow" href="https://www.propertyobserver.com.au/residential/actor-toni-collette-and-muso-david-galafassi-fall-for-the-charms-of-contemporary-inner-city-paddington/2011110752250">was snapped at an undisclosed price </a>– but understood to be about $6.35 million quite early in its October 2011 marketing campaign by McGrath agent Ben Collier.
The Paddington terrace over has since been been resold for $5.5 million, so the entertainment industry couple now know the $850,000 quantum of the claim against them, having been sued over their alleged failure to settle on their once intended $6.35 million purchase.
Designed by architect Anthony Gill and completed in 2009, the five-bedroom, four-bathroom house on a 360-square-metre block sold to the couple for a record for the southern side of Oxford Street, <a target="_blank" href="/news">Paddington</a>.
Consisting of two classic Victorian terraces combined into a palatial single residence, the contemporary tri-level family retreat had been reinvented after the merger of two terraces costing $2.15 million in 2003 and $1.865 million in 2005.
The entertainment industry couple's plans went awry after they struggled to find a buyer of their <a target="_blank" href="/news">Bronte </a>house.
Their 1885 Bronte weatherboard cottage that cost $4.4 million in mid-2009 had been tipped to sell for around $3.5 million through its McGrath Estate Agents listing agent Bethwyn Richards, but struggled to find a buyer.
Collette and Galafassi changed their minds on the Paddington purchase when they instead bought back at Bronte <a rel="nofollow" href="/news">from the buyer of their own house</a>.

Toni Collette's Paddington property matter back in court December 11

A buyer has paid HK$68,083  per square foot (A$90,546 per square metre) for a luxury flat at Opus Hong Kong, the new Frank Gehry-designed residential building in Mid-Levels East.
It represents a record for an apartment in Hong Kong, and Asia, in terms of price per square foot.
The official data from the Hong Kong Lands Registry shows the flat, on the ninth floor of the building at 53 Stubbs Road, was sold for HK$455 million (A$56 million) on October 17.
The 6,683-square-foot flat offers a view of the city and Victoria Harbour.

The price beat the previous record, set by a duplex flat at 39 Conduit Road in Mid-Levels West, which sold for HK$360.7 million, or HK$63,999 per square foot in April last year, according to The South China Morning Post.
The price is almost 6% higher than that paid for <a href="https://www.propertyobserver.com.au/international/opus-hong-kong-record-apartment-sale-with-frank-gehry-design/2012082656235" target="_blank">the eighth floor Opus Hong Kong offering which sold for HK$430 million </a>or HK$63,657 per square foot in August.
The 12-storey Opus Hong Kong, developed by Swire Properties, has 10 flats and two double-level garden apartments with private swimming pools.

The purchase came nine days before the government announced measures to curb residential property speculation.
Ricky Poon, executive director of Colliers International's residential sales department, says sales of luxury flats have dropped significantly since the end of October as the new stamp duty had kept many mainland buyers away.
"Transaction numbers will drop a further 30 to 40% in the coming three to six months and prices will fall 10 to 15% in the coming six months," he told the SCMP.

Gehry's Opus secures second record Hong Kong apartment price in three months

Mintaro, the 1882 Monegeetta, Sunbury district mansion, has been sold at its $3 million reserve price.
It had been passed in shortly before at $2.85 million at its November 15 onsite auction. It's been bought by Brian and Cheryl Glassel of Toolern Vale who intend to restore the house as a residence.
The new owners plan their own "Country House Rescue'' with tours and dining experience set to make the "property pay for itself". Country House Rescue is an observational documentary series on the British television channel, Channel 4, where an expert visits a struggling country house to turn its fortunes around with advice on making more usage of the estates.
More than 500 attended the onsite auction, with three bidders.
The 9.9-hectare estate was an executor's sale, concluding 78 years of family ownership by the Rae family.

"A once undeniably grand and gracious country residence is now in need of total restoration with outstanding future use potential," its selling agent John Keating of Keatings Real Estate says.

The property is 56 kilometres from the Melbourne GPO at Monegeetta on the Melbourne Lancefield Road.

"Buyers love the transparency of declared reserve auctions and if the reserve is set at a realistic amount, the publication of the reserve price acts like a buyer-enquiry magnet," he said.

It was listed by the executors of the estate of musician Derek Rea.
When the house was entered on the register of the National Estate in 1978, the accompanying notes indicated that it was in a "superb state of intactness and is being meticulously restored".

Robert Gardiner was born in Scotland in 1812. He and his first wife, Susan Foley, had five children. He first came to Tasmania, where he was involved in the whaling industry. He was one of the earliest European settlers in the Berwick area, having taken up a pastoral lease in 1837.
The front room of the property is painted with his initials on the ceiling.
The walls are painted with friezes of whaling, pastoral and gold mining, which is reputedly how he made his money.
Robert Gardiner, who was the great grandfather of ballet dancer Sir Robert Helpmann, died in South Yarra in 1889.
"I wish we had another couple of Mintaro's we could offer to the unsuccessful bidders, but unfortunately they just don't exist," Mr Keating said. 
There were 230 purchaser enquiries and some 85 inspections during the market campaign.

The managing director of Savills Queensland says government promises to cut red tape have been successfully delivered.

Matthew Buckley says recently released policies show the length the government is willing to go to rebuild certainty and stimulate construction as an important pillar of the Queensland economy.

Buckley says measures to cut red tape have been welcomed by “a development industry hungry for certainty in the planning of their developments”.

Recent moves to scrap the $7000 first home buyers grant and replace it with a $15,000 first home owners construction grant is “clearly going after immediate activity in the residential construction market.”

He says widening stamp duty concessions to all home-buyers will encourage migration to the state. 

Buckley was particularly pleased with moves to reduce certain infrastructure charges for businesses.

“The most valuable and immediate stimulus is the complete removal of transport, recreation and stormwater infrastructure charges for projects that commence in the next six months and complete by March 2015. Then, for projects that start in April 2013 to September 2013 and complete by March 2015, they will receive 50% discount to the same charges,” Buckley says.

“The Government cannot change the post GFC economic environment by themselves. But these policy initiatives, alongside a clearly more accessible and business-friendly approach might just create the incubator for recovery that we have all be waiting for.”

Savills welcomes Queensland government moves to kick-start development

Leighton Properties intends to start building a 55,000-square-metre office building at 567 Collins Street within weeks, according to a company statement.
It has plans to building a 26-level tower at the site between Spencer and King streets after signing an anchor tenant agreement.
Leighton Contractors has been appointed to build tower and is considering signing an anchor tenant lease for building, occupying the podium campus component of the building.

Law firm Corrs Chambers Westgarth has also agreed to lease 8,800 square metres of the building.
The company has bought the entire site having exited a partnership with APN in 2008.
“This is an exciting new chapter for Leighton with Leighton Properties and Leighton Contractors  working together as a team to achieve an outstanding result in leasing, design and construction,” says managing director Mark Gray.
“567 Collins St will be an iconic contribution to the Melbourne central business district, and an exemplar of Leighton’s expertise in the development of high sustainability, architectural and urban quality and amenity.
“We are confident of the prospects for a new premium building on Collins Street which will redefine the centre of business activity in Melbourne.”
The building includes a two-three level high foyer comprising a lobby, cafe and retail component, two levels of health club, seven levels of podium campus office and 16 levels of upper tower office with a net lettable of 54,770 square metres.
The tower will occupy a 3,942-square-metre site with a 74-metre frontage to Collins Street.
It is designed by architects Cox and Spowers and is hoped to achieve a six-star green star office design v2 rating with the Green Building Council of Australia.

Leighton Properties to begin construction of 567 Collins Street, Melbourne, within weeks

The domination of the Brisbane market by Ipswich is unprecedented in Australia. There’s no other instance where one corner of a metropolitan area so totally dominates the capital growth rankings.
The Brisbane metropolitan area encompasses numerous municipalities, including Brisbane City (the centre), Logan City (south), Redland City (east), Moreton Bay Region (north), Scenic Rim Region (far south) and Ipswich City (south-west).
There are around 300 residential suburbs and when ranked according to capital growth rates (average over the past 10 years, based on Australian Property Monitors data), Ipswich suburbs fill the top six places and eight of the top 10.

It’s mostly about affordability, combined with good transport connections and plenty of employment nodes. All of the suburbs that fill the top 20 for long-term capital growth have median prices under $325,000; 15 of the top 20 have median house prices under $285,000.
The top 20 suburbs have growth rates between 12% and 14%, with Ipswich locales like <a href="/news">Booval</a>, <a href="/news">Goodna </a>and <a href="/news">Silkstone </a>at the top of the list.
The Ipswich corridor is well-known around Australia as a growth region. It became popular with investors in the mid-noughties for its cheap prices and above-average yields, and prices rose strongly in the five years to 2010.
In concert with other Brisbane area markets, growth subsided in 2010 and 2011, with some decline in median prices.
But Ipswich’s evolution into a headline hotspot of national standing will continue well into the future, and the area is poised to resume strong growth.
Big infrastructure developments like the $2.8 billion upgrade of the Ipswich Motorway (officially opened in May) and the $1.5 billion rail link to the Springfield master-planned community are adding to the area’s appeal, as is the ongoing emergence of major jobs nodes, such as the commercial components of Springfield, big industrial estates like Citiswich and the expanding RAAF Base at Amberley, just outside Ipswich.
According to 2011 census data, the population of <a href="/news">Ipswich City </a>is now 172,000. The Ipswich Statistical Area (which includes the Scenic Rim and Somerset regions) had a population of 282,000.
Its potential for expansion is evident in that the Brisbane and Ipswich local government area have similar land areas, but Brisbane municipality has five times the population. This is one reason Ipswich City features so prominently in state government blueprints for population growth in south-east Queensland.
The Darra-to-Springfield rail line is under construction, for completion in 2013. Springfield Land Corporation chairman Maha Sinnathamby says the train station in the <a href="/news">Springfield</a> CBD will be the focus of a $60 million transport hub and is a game changer for the master-planned development.
The predominance of Ipswich City in the Brisbane metropolitan area is not surprising. Every suburb-by-suburb analysis I conduct shows the cheaper outlying areas lead the capital growth rankings. This applies equally to Adelaide, Perth, Melbourne, Hobart and Canberra. Budget suburbs also feature strongly in Sydney, though a little less so than in the other cities.
But no city precinct has the dominance of Ipswich. And there’s no indication this will change any time soon.

Ipswich dominates Brisbane property market and is poised for strong growth: Terry Ryder

The number of home loan commitments to NSW first-home buyer numbers has risen for four consecutive months with the state appearing to lead a first-home buyer recovery, according to ABS housing finance figures.
September housing finance data show that first-home buyers as a proportion of the total market reached 19.3% in September, their highest market share since January and  as pointed out by CBA senior economist Michael Workman above the long-run average of 18.5%.
Andrew Hanlan, senior economist at Westpac, said further gains were to be expected from first-home buyer market.
But will they come from NSW?
A cursory look at the evidence, suggests the state is leading the revival - in raw terms loans to NSW first-home buyers are up a healthy 21% since June.
NSW is also the only state to record a steady monthly increase over this period with almost the exact opposite happening in Victoria, where loans to first-home buyers have fallen around 20% since June.
The number of loans to first-home buyers are largely unchanged in Queensland, South Australian and WA over this period.
The improvement in NSW would suggest a return of the key first-home buyer market in a significant way.
But it could be nothing more than rush by this sector of the market to access the $7,000 first-home owner grant which expired on September 30 replaced by a new $15,000 hand-out but only for those building or buying a new home.
Market observers like Angie Zigomanis at BIS Shrapnel have argued that incentives pull demand forward but create a vacuum when the incentive ends.
Ray White chairman Brian White told Property Observer last week that first-home buyer incentives distorted the market, “and not in a healthy way”.
White calls the increased NSW $15,000 handout for new homes “no longer a first-home buyers  but a builders incentive” and a "deceit".
For the NSW first-home buyer rally to be significant the pick-up in first-home buyer numbers will need to continue into October and beyond.
There will also need to be a pick-up in NSW first-home buyers taking out loans to buy or build new houses.
The ABS data does not break down the data into type of buyer so ascertaining this trend is difficult.
The data that is available shows a 16% overall rise in loans to NSW borrowers for the purchase of new dwellings since June which is encouraging.
However, loans for the construction of new homes in NSW have fallen about 20% over the same period – economists point out that a recovery in construction takes longer to filter through.
In the case of Victoria, the slump in first-home buyer numbers may also have something to do with ending of government incentives with both the $13,000 first-home bonus and the $6,500 regional bonus ending on June 30.
They may also be waiting to take advantage of increased stamp duty savings concessions, which formally begin on January 1, 2013 (but take effect for purchases<a target="_blank" href="https://www.propertyobserver.com.au/residential/victorian-first-home-buyers-increased-stamp-duty-benefits-take-effect-with-savings-of-up-to-%243100/2012110457604"> beginning in November, given 60 day settlements</a>) with the potential to generate potential savings of as much as $3,000.
The $7,000 first-home buyer grant still remains in place in Victoria for both existing and established homes.

NSW first-home buyer numbers trending up could be a rush or a recovery

The developer of the collapsed Soul Development in Surfers Paradise, Juniper Group, has listed lots in five retail properties in Mooloolaba as part of a massive portfolio sale.
Juniper Group will be selling $100 million of retail property across Queensland following the appointment of receivers to its Soul development.
"The directors have decided to take their retail portfolio, valued in the vicinity of $100 million, to the market," a company spokesperson told The Australian.
"A big proportion is property along the Mooloolaba Esplanade, Mooloolaba, and they will sell commercial and retail property in north Queensland."
Juniper Group has listed 38 lots in <a target="_blank" href="/news">Mooloolaba </a>worth about $30 million. Collectively they earn more than $3 million in rent per year.
The retail shops are all close to the beach in Mooloolaba. Four are on Mooloolaba Esplanade and one is on River Esplanade.
All the lots were built by Juniper since 1997.
Zanzibar retail is a series of 14 shops that are up for sale in one line or individually. Fully leased they earn $1.55 million in rent per year. The arcade comes with outdoor licensed areas.
Zanzibar has a total of 1,099 square metres of net lettable area and includes four ATM tenancies leased to major banks.
Built in 1999, the shops in Zanzibar range from 45 square metres to 156 square metres.
The site value, accessed by the Queensland state government, is $9,300,000 as at June 30, 2012.
The most lucrative tenancy in the development is a 121-square-metre shop leased to Yoghurt World for $242,000.
Aside from the ATM tenants, which pay around $12,000 per year each, the highest rent per square metre in the building is paid by Déjà vu Café &amp;Bar, which pays $2,794 per square metre.
Total forecast outgoings come to $196,745 for the 2012-13 financial year.
Aegean retail is two titles on River Esplanade – a 116-square-metre vacant lot with a projected income of $76,908 and a 30-square=metre lot with a net income of $29,928 from a massage shop.
Malibu is a single 132-square-metre lot with a carpark leased to David Hart Galleries for $200,619 per annum.
Landmark retail is a series of 12 lots in a shopping centre, nine of which are leased, three are vacant.
The lots range in size from 42 square metres to 322 square metres.
The most lucrative lease comes from a restaurant called Bellissimo on 108 square metres plus an outdoor area. It has outgoings of $16,048. Other tenancies are restaurants, a hair salon and a day spa.
Oceans retail is a series of nine lots, six of which are leased. The lots range from 35 square metres to 230 square metres.
The most lucrative tenancy comes from fashion shop El’ Marie, which pays $155,125 per annum for the 95 square metre space. All other tenants are fashion stores except for a day spa.
The sales are all being negotiated by CBRE’s Brendan Robins and Rem Rafter.
CBRE is responsible for a number of retail and commercial listings in Queensland including a retail outlet in Cairns.
The offers to purchase campaign ends on November 29.

Peter Vines tells Property Observer he has noticed an increasing rezoning of industrial property to residential for redevelopment into apartments and townhouses. Consequently, he would invest a spare $750,000 in a small warehouse around the inner west or south Sydney and wait for re-zoning.
How long have you been in the industry?
I have worked in real estate both residential and commercial in Sydney, London and Paris for over 13 years.

Several things are happening, but of interest is the increasing rezoning of  industrial property to residential for redevelopment into apartments and townhouses. This will continue to happen, with industrial users needing cheaper rents to satisfy consumer demand and also an increase in the value of residential property due to a lack of housing in the inner west and western Sydney. Also an increase in the level of community, religious and education groups needing to buy large properties to occupy in order for them to realise their mandate of caring for and educating an ever-increasing population.
Describe the most interesting property you have sold.
We were involved in selling a school on behalf of Ernst &amp; Young at the beginning of the year which was purchased by the Department of Education. We also have recently sold a large  eight-hectare industrial facility on behalf of Pacific Brands, which is going through rezoning to residential at the moment. It was huge and had some really cool industrial style heritage buildings on it that will be retained and converted.
What are the ingredients to being successful in your job?
It is quite simple: persistence and resilience. You need to constantly be talking to people and following up and then you need to be able to get back up and keep going when things go wrong.
What aspects of your role do you enjoy the most?
I love every part of my job. I love the diverse nature of the assets we work on. I cover all sectors of the market, we sell schools, shopping centres, development sites, aged-care facilities, office buildings, places of worship, retreats and the list goes on. This enables me to be more creative and think outside the box when marketing a property and looking at alternate potential uses, which is extremely important when dealing with “complex/difficult assets” like we so often do. We often sell large parcels of land and vacant buildings where there could be several uses.

Probably in a small warehouse around the inner west or south Sydney and wait for rezoning

What’s your favourite app or techno gadget?
My iPhone has changed my life, I have everything in the palm of my hand and can work from anywhere at any time while listening to music. My favourite app at the moment is Everguide: It is a guide to all music, entertainment and arts and culture happenings around Sydney.
How do you use social media?
I have a LinkedIn account, which is linked to my <a target="_blank" href="https://twitter.com/petevinescbre">Twitter account</a>. I regularly post up our new listings and then the results of the property deal. I have over 500 connections on LinkedIn and use it as a way of finding useful contacts. CBRE also posts videos on YouTube of properties that we are selling.
