Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Iwan Sunito secures approval for $1.9 billion Five Dock mixed-use precinct

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Designed by the award-winning FJC Studio, the apartments in&nbsp;<a href="/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a> will sit above 1,476 sqm of retail and commercial space, aiming to offer a diverse hybrid work environment and communal spaces to foster connection with the local and broader community.

FJC Studio, who won the design competition for the project last year, said in their Design Statement submitted to the Willoughby Council their concept is for a different type of vertical living.

"Not a conventional tower apartment tower of dark glass but a unique form of vertical living that belongs on the North Shore, draws on the vernacular and materiality of the suburban living, and attracts residents who are drawn to the great beauty of this bushland suburb close to urban and village centres.

"The new built form is defined by the integration of selected native tree and plant species at the podium level and integrated up between the narrow tower forms creates a new suburban, landscaped tower."

They said it will appeal&nbsp;to young professionals, couples, and empty-nesters.

Residents will have access to an oasis pool deck, outdoor gym, yoga room, golf simulator, and expansive floating gardens&nbsp;by Sturt Noble overlooking unobstructed Chatswood streetscape and skyline views.

First look: Hammond Greens, Chatswood apartment tower revealed

Australian developer Billbergia has revealed the high-level architectural plan for a $170 million mixed-use development in Chatswood, set to deliver Sydney’s North Shore’s first ever next-generation residences designed to cater to post-COVID hybrid and remote working needs.

Located at 8 Wilson Street at the northern tip of the Chatswood CBD - the new development represents Billbergia’s first residential development on the North Shore,with the prolific developer renowned for its urban renewal projects on the Wentworth Point and Rhodes peninsulas.

It features striking architecture by multidisciplinary firm PBD Architects, whose design was selected following a competitive design excellence process.

Saul Moran, Billbergia's Development Director Planning and Design, said the&nbsp;new project will feature innovative live-work typologies and deliver critically needed new housing along with next-generation commercial spaces.

"It will be a dynamic, highly liveable, and activated precinct upon completion, one which adapts seamlessly to more flexible post-COVID working styles and the continued trend of working from home."

According to the Australian Bureau of Statistics, around 40 per cent of Australians now work from home at least part of the week and Billbergia anticipates the curated live-work design will resonate with the North Shore market.

The proposed development will deliver 251 apartments across two slender 27-storey towers, which rise above a two-storey commercial podium. The podium will include a diverse mix of uses, including retail, commercial showrooms, and flexible SOHO style live/work offerings, where residents can work remotely in a comfortable and private setting separate to their home.

A 70-place childcare centre will also be located within the podium, offering unparalleled convenience for working parents.

Residents will also have exclusive access to a range of communal facilities, including an outdoor swimming pool, landscaped communal areas, and private open rooftop spaces for some residents.

Two landscaped, through-site pedestrian links have also been incorporated into the site plan, forming a highly activated, cross-shaped laneway connection with retail tenancies and live-work spaces,

Paul Buljevic, Managing Director of PBD Architects said an ensemble of slender tower forms shift to address each prominent corner.&nbsp;

"Each pod has been carefully articulated to respond to environmental consideration through the use of materiality, detailing and architectural expression. The lighter, sand-coloured façade will cover the buildings’ western side, minimising heat absorption and maintaining thermal comfort for residents, while a darker copper-coloured coloured façade will face the eastern side in order to minimise glare and capture warmth from the early-morning sun."

The criteria for the design competition placed a strong emphasis on sustainability.

The new development will incorporate a holistic sustainability strategy that will reduce its environmental footprint, including rainwater harvesting, which will be irrigated into the development’s landscaped areas, gardens, and bathrooms for toilet flushing.

The podium’s landscaped areas will act as an additional thermal buffer, while its rooftop gardens will reduce rainwater runoff and provide additional insulation. Solar photovoltaic panels will be installed on the roof, supplementing the development’s energy usage with a renewable source.

Construction is expected to commence in late 2024, subject to development approval.

Billbergia focus on hybrid, remote working at new Chatswood apartment development

With the NSW Government raising the threshold for first home buyer stamp duty exemptions, both buyers and developers are reaping the rewards.&nbsp;

First home buyers now pay no stamp duty on properties up to $800,000, considerably higher than the previous $650,000 cap, bringing in a new wave of buyers for developers, who have been dealt a difficult hand in recent times with rising interest rates and inflation keeping buyers out of the market.&nbsp;

Australian private investment group Alceon has benefitted from the stamp duty changes, experiencing a surge of interest from young buyers at their $250 million <a href="/developments/gosford-nsw-2250">Gosford apartment development</a>, Rumbalara Residences.

Just six weeks after the change in stamp duty, the masterplanned community has seen more than seven times the enquiries, specifically from first home buyers, resulting in $20 million worth of stock being sold.&nbsp;

Rumbalara’s Development Director Todd Campling said they’ve seen a rush of inquiries on their two-bedroom apartments which are priced from $780,000.

Construction commenced at the&nbsp;six star luxury development in September last year with iCIRT-rated builders Deicorp.

Offering stretching views over Brisbane Waters, Rumbalara is situated on the highest point of Gosford. With 188 apartments set to be spread across four buildings, the Marchese-designed residences offer a variety of one, two and three-bedroom floorplans, ranging in size from 27 sqm through to 62 sqm.&nbsp;

With stage one being such a resounding success, the developers brought upon stage two earlier than expected to meet the growing demand.&nbsp;

Mirvac has officially completed The Langlee and Waverley Greens, transforming the former Waverley Bowling Club into a new lifestyle and residential precinct featuring 55 luxury apartments, a contemporary hospitality venue, bowling greens and community hub with an estimated total development value of around $170m.

The Langlee was developed to target the downsizer. It's been completed at a time when almost a third of the Australian population aged over 55 is considering downsizing and a further 26 per cent have already made the move, freeing up the family home to allow the next generation of families to move in.

The ‘right sizer’ movement, enhanced further by the Federal Government’s downsizer scheme, promotes housing efficiency in a supply-constrained market. In NSW, more than 1.4 million people occupy a three or four-bedroom home on their own, or as couples without children. And nearly three-quarters of them are aged over 55 years. In Sydney’s eastern suburbs, the population aged 55-79 has grown by 8.3 per cent3 since the last Census in 2016.

Veteran property developer Phillip Wolanski's Denwol Property is set to bring a rare new boutique apartment project to the affluent Double Bay.

Wolanksi's Denwol has submitted $9.7 million plans to create a six-apartment building at 17-19 Guilfoyle Avenue which also backs onto Cross Street.

Currently on the 871 sqm block is a 1960s strata block which will make way for the three-level building designed by MHN Design Union.

The design statement submitted to the Woollahra Council, signed off by architect Brian Meyerson, said the "proposal is for a contemporary residential flat building which achieves the desired local character through consistency in scale, form, proportion, setbacks, materials and aesthetics."

"The proposal also presents an appropriate built form that is compatible with the surrounding development. This design approach ensures that the new development will enhance the character of the locality."

The building is split in two, separate by a core with open breezeway. The three whole floor apartments which face&nbsp;Guilfoyle Avenue have nearly 180 sqm of space and have three bedrooms and two living areas. MHN Design Union said the unit mix is consistent with market demand, suiting the demographic mix of families, retirees and down-sizers living within the surrounding area.

"The proposal integrates with the existing character of both Guilfoyle Avenue and Cross Street, utilising landscaping and contemporary materials which are consistent with the desired future character of the area."

Atlas Urban Design &amp; Strategy says the&nbsp;proposal is to transform the site by replacing an existing building that is out-of-date with a modern building well-suited to its site and context.

"Land that is so close to the Double Bay Centre is very valuable to support the changing needs of the community," Atlas' submission read.

"This is an infill site in a dense environment. The scheme addresses neighbouring sites with modulated facades, setbacks and the careful placement of internal uses."

Denwol is behind the completed Bondi Junction apartment development The Archibald, and is currently developing Splendour, 25-apartments above Cooper Park in Bellevue Hill.
