Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Coronation Property has topped out the second stage of its $700 million master-planned precinct, <a href="/buildings/mason-main-merrylands-245-merrylands-road-merrylands-nsw-2160">Mason &amp; Main</a>&nbsp;in <a href="/developments/merrylands-nsw-2160">Merrylands</a>.

The celebration was marked with an event attended by <a href="/developers/coronation-property">Coronation Property</a>'s owner Joe Nahas, contract partners, suppliers, and executive staff.

Nahas said the topping out of Mason &amp; Main Stage Two is a major milestone for the project, following the recent opening of Stage One earlier this year.&nbsp;&nbsp;

Coronation tops out Mason & Main, Merrylands second stage

Sydney's off the plan apartment market has been buoyant so far in 2024.

The expectation at the start of the year was that there would be a spike in buyer sentiment with more positive news about inflation and interest rates, and buyers would come flooding back into the sector.

It's not quite panned out that way. With a cut likely pushed into 2025 or further, the&nbsp;spike developers and project marketers were forecasting failed to materialize.

That being said, there was plenty of activity in Sydney's off the plan apartment development space, far-reaching across the whole of the city.

Records were broken in Bondi Beach, while huge, suburb-shaping precincts are being delivered by <a href="/developers/sekisui-house-australia?referrer=Sekisui%20House%20Australia">Sekisui House Australia</a> in <a href="/developments/norwest-nsw-2153">Norwest</a> and Deicorp in the Hills District.

Lendlease completed One Sydney Harbour in Barangaroo, home to Australia's most expensive piece of real estate (a $140 million, three-level penthouse). Aqualand also&nbsp;<a href="/news/nsw/aqualand-officially-opens-landmark-north-sydney-apartment-development-aura-by-aqualand">welcomed buyers</a> to its flagship North Sydney apartment development, AURA by Aqualand.

<a href="/developers/top-spring-australia">Top Spring Australia</a>, as well as First Quadrant and Qualitas, have enjoyed success at each of their respective multi-stage developments. Top Spring's <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> continues to break records in <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a>, while First Quadrant and Qualitas quickly sold out the first stage of their <a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a> project, breaking apartment sale prices for the area in the process.

Developers are now waiting on the weather, preparing their marketing material during winter, waiting to push the go button come September and get their projects in market for the famous spring and summer selling seasons Sydney so famously enjoys.

Clutch is set to make a big splash in the Eastern Suburbs market later this year.

As they approach completion of their luxury Bellevue Hill apartment developer MIRA Bellevue Hill, Clutch will launch <a href="/new-apartments/avra-bondi-beach-141-155-curlewis-street-bondi-beach-nsw-2026">Avra</a> just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.

Clutch is planning to go back to back in the affluent East. They're looking at launching Margaux, another luxe development in Edgecliff, around the same time as Avra.

There's a huge focus on the interiors at Margaux. <a href="/developers/clutch-capital">Clutch</a> has used Decus, a local interior design firm who has an enviable portfolio working on some of Sydney's finest homes. Margaux will be the first ever mutli-residential off the plan apartment development Decus has worked on.

On offer will be four full-floor, penthouse-style apartments and four split-level apartments, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.

A communal open space will include a pool, lounge and outdoor seating. CBRE is marketing both Avra and Margaux.

<h2>Who: Abadeen &amp; PERIFA</h2>

<h2>What: Putney Wharf Residences - 49 apartments, 18 townhouses, and a 36-berth marina</h2>

Fabrizio Perilli's&nbsp;<a href="/developers/perifa">PERIFA</a> is partnering up with Justin Brown's&nbsp;<a href="/developers/abadeen-group">Abadeen</a> to create a new waterfront precinct in <a href="/new-apartments/putney-nsw-2112">Putney</a>, intending on creating a premium mixed-use development on the harbour.

Part of the offering development will see 36 new marina berths created.

Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage.

<h3>Where: Onslow &amp; Billyard Avenue, Elizabeth Bay</h3>

<h3>What: Regency House - 22 luxury apartments</h3>

Luxury developer&nbsp;<a href="/developers/fortis" target="">Fortis</a>&nbsp;is set to develop its first project in&nbsp;<a href="/developments/elizabeth-bay-nsw-2011">Elizabeth Bay</a>.

Regency House will home 22 apartments across two buildings that will front two of Elizabeth Bay's best streets, Onslow and Billyard Avenue.

Busy Sydney developer <a href="/developers/deicorp?referrer=Deicorp">Deicorp</a> is turning a 55-hectare patch of dirt just outside of Parramatta into a full mixed-use community.

Deicorp, who are teaming up with fellow developer <a href="/developers/payce-consolidated-limited">PAYCE</a> on the huge $700 million project dubbed <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, engaged Turner Architects to draw up the plans.

Melrose Central will feature a major supermarket and several&nbsp;specialty stores, as well as outdioor dining spaces and health and wellness facilities. It will be well-connected to the rest of Sydney with the second stage of the&nbsp;Parramatta Light Rail to run right outside.

Builder developer DASCO is looking to launch their recently acquired Waterloo masterplan.

<a href="/builders/dasco-australia">DASCO</a>, a 4.5-star iCIRT-rated builder, secured a 1.7-hectare site at 903-921 Bourke Street, a former industrial site on the corner of Bourke, McEvoy and Young streets, from Melbourne developer Dahua earlier this year.

It was sold with&nbsp;development approval for a new mixed-use precinct with around 370 apartments and retail and commercial spaces.

The six new buildings, not including the two heritage-listed buildings that will be restored, will be focused around a central plaza with retail space and new parks&nbsp;with lush landscaping and multiple public art installations.

Two buildings will flank Young Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces that address the park, the building will have 147 apartments across its 20 levels.

Next door will be a six-storey plaza building with 23 apartments, defined as "quirky" by Bates Smart, while along Young Street there will be two other buildings, one with 21 apartments and the other with 32 apartments, designed by Richards and Spence who worked in collaboration with Bates Smart on the tower and the plaza.

"The quirky 6-storey plaza building defines the heritage square, with clear reference to the industrial brick buildings of the past," the design statement as part of the 2022 development submission noted.

There will be a further two buildings facing Bourke Street, designed by architect MHNDU in collaboration with Fieldwork. They will have a combined 150 apartments, taking the total number of apartments across the precinct to 373 apartments.

<h2>Who: Orosi</h2>

<h3>Where: 1 The Avenue, Rose Bay</h3>

<h3>What: 50 luxury apartments next to Royal Sydney Golf Club</h3>

Eastern Suburbs developer <a href="/developers/orosi">Orosi</a> is taking on its largest project to date, which will also be one of the largest the affluent Rose Bay has seen in years.

The integrated developer, who serves as both the architect and builder of its projects, will be <a href="/new-apartments/orosi-rose-bay-1-the-avenue-rose-bay">launching the new development</a> in the coming months, some 50 two and three-bedroom apartments&nbsp;across a structure that ranges from four to five levels.

There will be 34 two-bedroom apartments and 16 three-bed apartments.

Orosi,&nbsp;led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm gateway site, a two year-long amalgamation of several lots over The Avenue,&nbsp;<a href="/buildings/dusk-625-627-old-south-head-road-rose-bay">Old South Head Road</a>&nbsp;and William Street, last year.

The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.

"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers,"&nbsp;Samavi told Urban, adding that&nbsp;the vision is to create an iconic landmark that serves as a welcoming gateway to&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>.

"OROSI&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and Sydney’s most iconic wellness centre," Samavi said.

<h2>&nbsp;Who: Level 33</h2>

<h3>Where: 19-21 Bourrool Street, Kiama</h3>

<h3>What: 21 luxury three-bedroom apartments&nbsp;</h3>

Prominent Wollongong developer <a href="/developers/level-33">Level 33</a> will be launching its first development in Kiama.&nbsp;

PBD designed the four-level building with just 15 apartments above two levels of basement parking at <a href="/new-apartments/19-21-bourrool-street-kiama">19-21 Bourrool Street</a>, at the south end of the Kiama Surf Beach.

The proposed residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.

The 15 three-bedroom apartments are inline with the apartment sizes within the area, architect PBD suggests. They said the proposal reflects current market demands in relation to typologies and living patterns in the local area.

They have another project in Kiama, having acquired the Akuna St car park for $28 million last year. They’re planning a shoptop development with 82 apartments above a retail precinct with 24 tenancies, two major supermarkets, and 344 basement car parking spaces.

The eight hottest off the plan apartment developments coming to Sydney in 2024

Top Spring Australia's $500 million residential community, <a>The Newlands</a>, has made a significant mark as the first development approved in Lane Cove's rezoned St Leonards South Precinct.&nbsp;

Designed by <a href="/architects/bates-smart">Bates Smart</a> and landscaped by <a href="/landscape-architect/arcadia-landscape-architecture">Arcadia Landscape Architecture</a>, The Newlands emphasises a pedestrian-oriented precinct with a focus on the natural landscape of Newlands Park.

Sydney's busiest apartment developer Deicorp is continuing its dominance in Sydney's inner-city suburbs.

They've filed plans with the City of Sydney Council for their <a href="/new-apartments/130-joynton-avenue-zetland">2.86-hectare Joynton Avenue site</a>, the former AusGrid facility they secured two years ago.

The proposal is for nine new buildings as part of a new mixed-use precinct at the end of Zetland Avenue, near Gunyama Park. There will be a total of 574 apartments at a cost of just over $300 million.

Akin to its other Zetland apartment development Downtown, the new development, dubbed The Avenues, in the planning documents, will have extensive retail at street level.

Designs have been drawn up by Fender Katsalidis, Candalepas Associates and Lachlan Seegers Architects for the nine buildings.&nbsp;The larger buildings, labelled A, B and C on the perimeter of the site, have been designed by Fender Katsalidis.&nbsp;

Building A, next to Woolwash Park, will be the tallest of the three at 14 levels. That will home 93 apartments. Building B will have 76 apartments across 12 levels, while building C, next to Biyanbing Park, will rise just eight levels with 61 apartments

Building A will home a providore grocer, cafe and bistro on the ground floor. Building B will have a coffee pop up, juice bar, and a speciality food retailer and Building C will have a large restaurant, a smaller restaurant, and a food and beverage outlet.

The three buildings FK has designed will home 230 apartments, 44 one-beds, 162 two-beds and 24 three-bedroom units.

Candalepas designed several of the other smaller buildings. They will bring the other 344 apartments,&nbsp;62 one-beds, 231 two-beds and 51 three-bedroom units.

The Design Verification Statement, signed by&nbsp;Angelo Candalepas, said the proposed building provides a density within the constructs of both the Sydney Local Environmental Plan and the City of Sydney’s current Development Control Plan.

"As such, the proposal is reflective of the future desired character for this area. Given its inner-city location, the Site is well-serviced by local infrastructure, public transport, employment, community facilities, parks, shopping etc."

On the design, Candalepas said the materials are unified and developed as a series of earth-coloured brick structures that provide a deliberate warmth to the centre of the heavily landscaped site.

"The proposal is based around building forms with elegant proportions, contextual linkages as well as a number of pleasuring aesthetic offerings such as textural variety and the carefully considered interplay of light and shadow."

The buildings will be sustainable, with the design of the&nbsp;façade developed as a thermally efficient high-performance envelope, to optimise passive thermal design principles and provide user-controlled, external shading devices in conjunction with natural ventilation to regulate thermal comfort.

"We propose to deliver an Environmentally Sustainable Design (ESD) that will not only respond to the regulatory challenges of achieving BASIX and SEPP Sustainable Buildings 2022 targets, but will also provide a vibrant, engaging and healthy development for residences,"&nbsp;Candalepas noted.

After completing the transfer of the One Global Conference Centre, Iwan Sunito’s <a href="/developers/one-global-capital">One Global Capital</a> has continued its buying spree securing The Grand Shopping Centre at <a href="/developments/eastlakes-nsw-2018">Eastlakes</a> in Sydney’s east.

It's paid $19.5 million, on a yield of seven per cent, for the shopping centre that sits beneath the Crown Group developed The Grand Residences Eastlakes.

“This acquisition will bring One Global Capital’s investment asset value to be in excess of $750 million,” One Global Capital Chairman and Group CEO Iwan Sunito said.

“We are at the early stage of growth phase of the company. I am very happy with the strategic acquisition that I have built up in the last two years.

“This significant acquisition forms part of a strategic seven-year vision to go public while growing the ‘recurring income’ of the company and building its mixed-use development capacity."

The Grand Residences Eastlakes to benefit from One Global Capital's shopping centre purchase

The NSW government has announced the development of three new mini-cities in <a href="/developments/sydney-nsw">Sydney</a>'s north and northwest, which will include tens of thousands of new homes situated close to train or metro lines.

These projects are part of the $520 million Transport Oriented Development (TOD) Program, aimed at addressing the housing shortage by creating high-density residential areas well-connected to public transport.

The first rezoning proposals have been released, targeting <a href="/developments/kellyville-nsw-2155">Kellyville</a> and <a href="/developments/bella-vista-nsw-2153">Bella Vista</a>, <a href="/developments/hornsby-nsw-2077">Hornsby</a>, and <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>.&nbsp;

These areas will see the addition of 30,000 new homes, with a focus on affordability and accessibility.&nbsp;

The developments will be high-density and fast-tracked through fundamental changes to planning laws, with a two-year timeframe set for commencement.

Kellyville and Bella Vista precincts, encompassing Stanhope Gardens and Glenwood, are among the first to be transformed.&nbsp;

These areas, located near metro stations and public transport interchanges, are primed for increased housing density.&nbsp;

The TOD Program's rezoning proposal for these precincts includes the potential for up to 20,700 additional homes, with a mandatory affordable housing contribution of three to eight per cent, resulting in 620–1,650 affordable homes managed by a registered Community Housing Provider.&nbsp;

The precincts' boundary has been defined to include housing within 1,200 metres of transport hubs, promoting walking and cycling as primary modes of transportation and reducing reliance on personal vehicles.&nbsp;

Previous infrastructure upgrades, including the Sydney Metro NorthWest line, road enhancements, and new school facilities support this strategic planning.

Additionally, new open spaces, pathways, and cycleways are planned to enhance the livability of the area.

The planning for Kellyville and Bella Vista has involved extensive consultation with The Hills Shire Council, Blacktown City Council, and other government agencies to ensure the necessary infrastructure is in place to support the new homes.

This collaborative approach will also consider community feedback, with the final proposal set to reflect the views and needs of local stakeholders.

NSW Government fast-tracks development of three new mini cities in Sydney's North and Northwest

Cbus Property and joint venture partner&nbsp;Galileo Group has revised plans for their new North Sydney apartment development following the introduction of new height limit allowances if affordable housing is factored into new developments.

Urban revealed in mid-2022 <a href="/news/nsw/first-look-cbus-lodge-plans-for-striking-walker-street-apartment-tower-in-north-sydney">Cbus' original plans</a> for the new on a prime 3,950 sqm site across 173-179 Walker Street and 11-17 Hampden Street.

They've gone back to the drawing board and brought in Rothelowman to rejig the plans, add more levels, and reconfigure the apartment mix. Cbus is now proposing 258 apartments in a development dubbed East Walker Street.

The tallest building, Hampden House, will now rise 30 levels, three more than previously submitted, and home 161 one, two, three and four-bedroom apartments.

Gone are the contemporary terraces that were proposed two years ago. Now a new building, still dubbed Walker Terraces, will span 12 levels and have 78 apartments, 11 of which will be part of the&nbsp;Voluntary Planning Agreement (VPA).

The agreement requires five per cent of the dwellings to be allocated for affordable housing, contributing to the broader effort to increase housing supply in well-connected urban areas.

While the documents submitted to the North Sydney Council suggest 11 apartments will be part of the VPA, they also say the other 67 apartments in Walker Terraces will also be affordable. That triggers the new 10 per cent affordable housing criteria as part of new developments which allows developers to push heights and floor spaces up by 30 per cent.&nbsp;

The term "affordable" means apartments will be offered at around 20 to 25 per cent under market rate.

There is a third building proposed on the large site, a five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.

The new application&nbsp;represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS in a joint venture&nbsp;for around $150 million in 2021.

The new&nbsp;<a href="/architects/rothelowman">Rothelowman</a>&nbsp;proposal&nbsp;aims to address several key issues identified in the previous planning envelope and original development application, the documents suggested.

The issues identified include improving solar access to neighbouring properties, increasing the width of the podium setback for tree planting, and ensuring the facade expression responds to adjacent heritage items.&nbsp;

Rothelowman has incorporated a terraced form at the top of the tower to minimise overshadowing impacts on neighbouring properties, particularly 88 Berry Street and Doris Fitton Park.

The new proposal also includes a two-level transitional podium that more naturally connects the tower with a smaller building on Hampden Street and allows for more planting areas, allowing the precinct to make a generous offering to the street and neighbourhood as a whole, maintaining the leafy green character of the existing context.

The new design also consolidates communal spaces on the ground floor to provide diverse amenities for residents.

Cbus works nationally on large-scale residential projects. They're currently developing 111 Castlereagh Street, the transformative redevelopment of the former David Jones department store on Castlereagh Street.

First look exclusive: Cbus and Galileo revise plans for new North Sydney apartment development, East Walker Street

The disastrous structural problems at Mascot Towers, and to a similar extent, Opal Tower in Sydney Olympic Park, have significantly impacted people's perceptions of the off-the-plan apartment market.

Mascot Towers, built by J&amp;B Elias Pty Ltd, was evacuated in 2019 due to cracking walls, while Opal Tower, in Sydney's Olympic Park, saw around a third of its residents evacuated for the same reason six months earlier, on Christmas Eve 2018.

The catastrophic failures of the developers and builders of these two towers, along with the ongoing fallout that continues for Mascot Towers owners even five years later, have been major issues in the Australian building environment.

These two major incidents, which constitute a small portion of the market but capture the headlines more than a completed building with no issue, unfortunately tarnishes the reputation of the broader industry, an industry which is seeking to provide housing for Australians.

Fortunately, significant changes have occurred in the building industry since then. Outgoing Building Commissioner David Chandler, who inspected residential development sites and publicly provided feedback on the construction process, asserts that prospective purchasers of off the plan apartments in NSW now face a more level playing field in their favor over recent years.

"This week, various industry and consumer forums have heard testimonies indicating a more trustworthy market. Purchasers are now empowered to make more informed decisions about investing in one of the largest purchases of their lives," Chandler recently stated.

New consumer-facing tools, such as the iCIRT rating service, have helped educate buyers on who are trustworthy developers and builders. Nonetheless, the 10-year Latent Defects Insurance offered by Resilience, remains unparallelled in instilling confidence.

Their new policy, <a href="/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market">Resilience LDI</a>, protects buyers from structural defects for 10 years following the building's completion.

The Mascot Towers fiasco would have played out significantly differently had Latent Defect Insurance been available back then.

Corey Nugent, CEO of Resilience Insurance, believes several issues would not have occurred if the building had been covered by <a href="/news/resilience-latent-defects-insurance">Resilience LDI</a>.

"The first critical factor is build quality," Nugent explains. "Buildings covered by Resilience LDI undergo regular inspections by experts who assess construction quality frequently. If any issues impacting structural integrity are missed during inspections, Resilience LDI steps in to protect both apartment owners and developers.

"If the issue renders the building unsafe for occupancy, affected homeowners are promptly provided with fully covered temporary accommodation. There's no protracted process of blaming and finger-pointing among developers and builders."

Developers currently collaborating with Resilience report that prospective buyers are more confident in purchasing properties covered by Resilience LDI. Research data from MatterFact, a data product from Apartments.com.au, shows that 70% of off-the-plan apartment buyers would pay more if their apartment had the Resilience LDI policy.

Leading developers like Deicorp, Abadeen, Urban Property Group, Coronation Property and Princeton have already adopted the Resilience LDI policy for several projects and plan to utilize it in their future developments.

Unit values in Sydney are continuing to trend higher over 2024.

CoreLogic's Monthly Hedonic Index showed another 0.7 per cent rise in unit values across June, following 0.7 per cent gains in May and 0.6 in April.

It was another month units outstripped houses in the harbour capital. House values rose 0.3 per cent in June to be one per cent up over the rolling quarter. Units are now up 1.4 per cent over the same period.

June marked the end of the financial year. Over the 12 months, units in Sydney are up five per cent, to a new median $855,000.

The biggest news from the off the plan market in Sydney came from North Sydney where&nbsp;<a href="/developers/aqualand-australia" target="">Aqualand</a>&nbsp;officially opened their mixed-use precinct,&nbsp;<a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a>.

Aqualand Managing Director Jin Lin said the project’s completion in time for Aqualand’s tenth anniversary was fortuitous as it perfectly showcases what Aqualand has come to stand for over the last decade.

Aqualand’s Head of Sales and Marketing, Alex Adams, said AURA’s completion is the start of an exciting new phase in the project’s customer journey.

“AURA is no longer an off the plan project," Adams says.

"It’s now complete and move-in ready. This removes any uncertainty in a potential buyer’s mind about purchasing off-the-plan, as they now have no doubt about the build quality. They can now see and feel the construction standards we insist on first-hand."

One of the next mixed-use precincts to complete across Sydney is <a href="/buildings/mason-main-merrylands-245-merrylands-road-merrylands-nsw-2160">Mason &amp; Main</a> in <a href="/developments/merrylands-nsw-2160">Merrylands</a>&nbsp;by <a href="/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>

Mason &amp; Main has been designed to be the leader of gentrification in the area, with not only an influx of well-designed apartments by Woods Bagot, but to create a central precinct that goes beyond the four walls of the home.

The five towers, a mix of build-to-rent and build-to-sell, will sit above a cool 'Eat Street', which is expected to be open later this year, with a string of hospitality venues and retailers set to create an all-round lifestyle hub for both residents of Mason &amp; Main as well as the wider community.

Coronation just revealed a completed two-bedroom apartment so prospective purchasers can see exactly what they're buying.

Coronation is expecting construction to be completed by the end of the year, with buyers moving in shortly after.

There were plenty of development applications across Greater Sydney in June, particularly in Sydney's east. The most interesting plans came from <a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a> where Eastern Suburbs developer <a href="/developers/orosi">Orosi</a> is taking on its largest project to date, filing plans for a new shoptop development at the gateway to Rose Bay.

The integrated developer, who serves as both the architect and builder of its projects, designed the building to offer 50 apartments spanning across a structure that ranges from four to five levels.

There will be 34 two-bedroom apartments and 16 three-bed apartments.

It was last year that Orosi, led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm site, a two year-long amalgamation of several lots over The Avenue,&nbsp;<a href="/buildings/dusk-625-627-old-south-head-road-rose-bay">Old South Head Road</a>&nbsp;and William Street.

Samavi told Urban the vision is to create an iconic landmark that serves as a welcoming gateway to&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>.

"OROSI&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and Sydney’s most iconic wellness centre," Samavi said.

There were equally striking development plans filed in the nearby Woollahra where&nbsp;Rafi Assouline's <a href="/developers/hsn-property-group">HSN Property Group</a> is seeking to build a luxury seven-level building at 370 Edgecliff Road.

HSN, who has its own building arm, has proposed 19 two and three-bedroom apartments on the X sqm site near&nbsp;the Wolper Jewish Hospital and Matt Moran's The Chiswick.

<a href="/architects/pbd-architects">PBD Architects</a>&nbsp;has drawn up the plans for the building that "aims to blend with the existing streetscape of Edgecliff Road, incorporating heritage-style elements with a contemporary approach characterised by a symmetrical design, grounded columns, natural stone and zinc for the façade to create a timeless aesthetic."

The highest density development submitted across the east was in Bondi Junction, by one of the suburb's most prolific developers.

No single developer has contributed to the apartment market in <a href="/developments/bondi-junction-nsw-2022">Bondi Junction</a> more than local developer <a href="/developers/stargate-property">Stargate Property Group</a>.

Currently building Centennial Collection, Stargate is staying on Oxford Street where they've submitted $80 million plans for two towers at 362-384 Oxford Street, an amalgamated site on the corner of Oxford and Newland Street.

The new 15-level project will have 111 apartments, a mix of 48 one-bed, 52 two-bed, and 11 three-bedroom apartments. The building will be split into two sections, connected by an internal bridge.

There will be a communal rooftop with resident amenities, as well as commercial spaces on the first two levels.

North of the bridge,&nbsp;<a href="/developers/twt-property-group" target="">TWT</a>&nbsp;revealed another stage of its&nbsp;$1 billion-plus masterplan in <a href="/developments/st-leonards-nsw-2065">St Leonards</a>.

They submitted plans for what was initially called The Collective, but on recent documents was dubbed TWT Village. The two mixed-use buildings will home 137 apartments above retail, hospitality, and commercial office space.

The buildings will be developed on a&nbsp;4210 sqm site encompassing 55-69&nbsp;<a href="/new-apartments/55-61-chandos-street-st-leonards" target="">Chandos Street</a>&nbsp;and 71-89&nbsp;<a href="/new-apartments/55-61-chandos-street-st-leonards" target="">Chandos Street</a>.

<a href="/architects/smart-design-studio">Smart Design Studio</a> has put together plans for the two 11 and 12-level buildings, suggesting in their design statement that the large mixed-use sits within the evolving town centre of St Leonards and is a wonderful opportunity to create a distinctive and appealing architectural and urban response.

Double Bay developer SJD is heading north, to Northbridge, where they're proposing a&nbsp;new $45 million development comprising 24 apartments above street-level retail at 57-69 Strathallen Avenue, just off Sailors Bay Road and not far from Northbridge Plaza.

<a href="/architects/bates-smart" target="">Bates Smart</a> has designed the five-level building which has a mix of just three and four-bedroom apartments. Two EV charging bays will feature in the two-level basement that will cater for 51 cars for both residential and retail use.
