The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

Omira Property Group, a regarded boutique townhouse and villa developer in the Northern Rivers region of New South Wales, took their smarts from their award-winning Byron Bay villa development, Asana, and brought them to <a href="/new-townhouses/ballina-nsw-2478">Ballina</a>, where they've replicated the same quality and craftsmanship but on a larger scale.

They brought C2 Architecture, the architecture firm from Asana, onto the project. They've designed 14 luxury villas that sit both on the fringe of town and on the fringe of North Creek.

Baker says the concept embodies an iconic coastal aesthetic, while Mon Palmer at Bare Cabo design studio, has developed an interior scheme that reflects the serenity of the sandy beaches in the area.

George Chambers, Principal at C2 Architecture, says the villas have been designed to be enjoyed with occupants with nothing overlooked.

"Given all the sites were located on the coastal edge, it allowed us to create and translate each villa into a wonderful, modern interpretation of the traditional beach house," Chambers says.

Each villa offers 220 sqm of living space, three bedrooms, alfresco dining and a striking kitchen living and dining area featuring a striking built-in fireplace.

One of the villas was snapped up pre-launch for $2.4 million. The buyer were well aware of the quality both Omira and C2 have created previously and didn't want to miss this rare opportunity of having one of the finest new homes in Ballina.

The price per square metre record has been broken in Bondi Beach, where a penthouse on the dress circle Campbell Parade beachfront has fetched over $100,000 per sqm.

The penthouse atop Hall &amp; Campbell at 124-126 Campbell Parade, developed by Allen Linz's Rebel Property and Eduard Litver's Capitel Group and under construction by Trescon, sold for $23 million, representing a price per sqm of $105,000.

The penthouse is expected to cost an additional $3 million for fit-out. The penthouse was sold to a "high-flying financier", The Australian reported.

Prominent developer&nbsp;<a href="/developers/deicorp">Deicorp</a> has secured planning approval for its first ever Rhodes apartment development.

They've been given the go ahead to developer&nbsp;<a href="/new-apartments/marquet-mary-rhodes-1-9-marquet-street-rhodes-nsw-2138">Marquet &amp; Mary</a>, a 32-level mixed-use tower in the heart of Rhodes designed by Fender Katsilidis.

The design for the $435 million project, which was selected by an expert design jury last year, has been approved by the <a href="/new-apartments/sydney-nsw">Sydney</a> Eastern City Planning Panel.&nbsp;

Above a four-level podium, that will home retail and commercial spaces,&nbsp;a community rooftop terrace and garden, and a residential courtyard, will be 214 one, two and three-bedroom apartments, a community rooftop terrace and garden,&nbsp;

Designed by <a href="/architects/warren-and-mahoney">Warren and Mahoney</a>, the proposed building's exterior will feature metal stud and brick walls, timber cladding, screens, and concrete edge planter boxes to reflect the natural materials and tones of the local area.

The ground floor will feature five retail tenancies totalling 333 sqm, while the upper floors will house a mix of two two-bedroom units, eight three-bedroom units, and one four-bedroom unit with amenities such as garden spaces, internal courtyards, and outlooks towards the northern beaches.

"The development is an elegant coming together of retail and commercial uses and high-quality residential units that provide a harmonious relationship between built form and landscape," Warren &amp; Mahoney noted in the planning application submitted to the Northern Beaches Council.

The development will also incorporate green roofs and vegetation to enhance biodiversity and reduce the urban heat island effect.&nbsp;The landscape design features drought-resistant, locally appropriate species that will improve the site's green links.

The basement level will include parking for 22 vehicles and 16 bicycle spaces.

The site is conveniently located approximately 1.3 kilometres from <a href="/developments/north-curl-curl-nsw-2099">North Curl Curl</a> Beach, one of <a href="/developments/sydney-nsw">Sydney</a>'s premier surfing beaches, and is well-serviced by public transport, with a bus stop 120 metres west of the site.&nbsp;

Canberra-based property group, Doma will make their mark again on the suburb, putting the shovel in the ground on the site of their new residential tower, The Store, on Hunter Street.

Doma is no stranger to the Newcastle area, having undertaken several projects across the region including the Bishopsgate Apartments in Wickham and Lume in the CBD.

The Hunter and Central Coast Regional Planning Panel gave the group the green light, with the project taking its name from the site’s original façade and window shapes that adorned the former Store building.

Taking cues from other historical buildings across Newcastle, masonry forms the primary material in The Store’s podium level, complemented with modern luxuries inspiring a new era of growth on the city’s edge

When completed, The Store Residences will bring to the Newcastle market a further 360 residences.

A mix of one, two, three and four-bedroom apartments will be set amongst a landscaped acre of resort-style facilities, including a 25-metre lap pool, a tennis court, multiple barbecue areas, community gardens, a children’s playground, outdoor dining and lounge areas, as well as a rooftop observation deck, creating a new precedent for apartment living in the coastal suburb.

DOMA is forecasting a late 2026 completion date of The Store.

Builder developer Bathla has submitted $286 million plans for a new mixed-use development in Cabramatta.

The masterplan will comprise six buildings, each with a distinct architectural character, comprising a total of 673 apartments and 2,576 sqm of non-residential space.

They've commissioned HCKL Architecture to create a "vibrant and inclusive community by combining residential and mixed-use elements within the site."

Each building showcases unique architectural details, using materials such as timber-look cladding, concrete finishes, and varied render colours to create visually appealing structures.&nbsp;

The development will provide extensive public areas, including a plaza and park, to enhance community engagement and connectivity.

The layout strategically places the building blocks along the site's axis, creating a thoroughfare that links a proposed public plaza on Longfield Street with a park on Chadderton Street. Basement parking access points are situated at the four corners of the site.

Public landscaped areas and secure, enclosed "urban backyards" are integrated into the building footprints, offering a blend of public and private green spaces. These areas aim to balance urban and residential elements, providing serene environments amidst the bustling urban setting.

Project Breakdown:

	<li>Block 1, located in the southwest corner, will feature 100 residential units and non-residential spaces on the ground level, opening onto a proposed plaza.</li>
	<li>Block 2, with 171 units, will be in the site's western middle section, offering an internal backyard for residents.</li>
	<li>Block 3, in the northwest corner, will include 96 units and provide seamless access to the proposed park.</li>
	<li>Block 4, situated in the northeast corner, will house 110 units and feature a secure internal backyard.</li>
	<li>Block 5, on the eastern side opposite Block 2, will have 126 units and an internal backyard.</li>
	<li>Block 6, with 70 units, will be on Longfield Street in the southeast corner, facing Block 1 and opening onto the vibrant plaza.</li>
