Gold Coast-based developer <a href="https://www.apartments.com.au/developers/ignite-projects">Ignite Projects</a> has lodged a Development Application for a landmark $120 million precinct set to transform the southern gateway of the much-loved Spit.

Positioned at the most prominent entry point to the iconic peninsula, the project has been designed with a strong focus on architecture, public space, heritage and connectivity, delivering a revitalised parkland setting that invites locals and visitors to engage with the Broadwater.

Central to The Isles proposal is a significantly upgraded public realm, including landscaped open space, a new waterfront café, and a family-friendly park featuring a naval-themed playground, open lawns and improved pedestrian connections.

The training mast from the vacant and degraded naval cadet building, which forms part of a former Navy minesweeper, will be preserved. The existing Navy Memorial will be relocated and upgraded in collaboration with the RSL, allowing it to be publicly accessible for the first time in years.

Heritage-listed Humphreys Boat Shed remnants will remain and be incorporated into the landscape, while the site’s established Norfolk Pines will be retained, reinforcing the area’s character and sense of place. The enhanced parkland will ultimately create a long-term community asset at the entry to The Spit.

The Development Application (DA) lodged with Gold Coast City Council includes 28 waterfront apartments across three levels, ranging in size from 145sqm to 383sqm, designed as a feature landmark within the precinct and complement the public domain.

The Federal Government’s sweeping changes to negative gearing and capital gains tax could trigger an unintended consequence: a surge of investor demand into the new and off the plan apartment sector.

While Treasurer Jim Chalmers has framed the reforms as a way to improve housing affordability and rebalance the tax system, the carve-outs for newly built housing are already positioning off the plan apartments as one of the few remaining tax-effective property investment plays.

Under the changes handed down in the Federal Budget, investors purchasing established properties after budget night will no longer be able to access negative gearing benefits. The Government will also replace the long-standing 50 per cent capital gains tax discount with a new inflation-indexation model and introduce a minimum 30 per cent tax on gains from July 2027.

However, there is a major exemption.

Investors buying new builds, including off the plan apartments, will still be eligible for negative gearing and will be able to choose between retaining the current 50 per cent CGT discount or adopting the new indexed model.

That distinction is expected to reshape investor behaviour almost immediately.

For years, established housing has dominated investor purchases because of its perceived lower risk, immediate rental returns and stronger historical capital growth. But with the tax advantages now heavily skewed toward new housing supply, the economics are changing rapidly.

The Federal Government has been explicit about its intent.

“The housing market and tax system are broken,” Chalmers said ahead of the Budget, arguing that existing concessions were disproportionately rewarding speculation rather than supporting housing supply.

The Government says the reforms are designed to encourage investment into new housing rather than established stock, a move aimed at increasing supply during a prolonged housing shortage.

According to the official Budget papers, limiting negative gearing to newly built homes is intended to “better align tax incentives with housing supply objectives.”

For the apartment development sector, particularly the off the plan market, the changes could become one of the strongest investor tailwinds in years.

Developers across Sydney, Melbourne and Brisbane have spent the past two years battling elevated construction costs, higher interest rates and subdued investor confidence. Many projects have struggled to secure sufficient pre-sales to commence construction, particularly in markets heavily reliant on investor demand.

The Budget changes may now alter that equation.

Investors seeking tax-effective property exposure will increasingly find themselves funnelled toward newly built apartments simply because established dwellings no longer offer the same benefits.

Commonwealth Bank described the reforms as one of the most significant shifts to residential property investment settings in decades, noting that the package is centred around “limiting negative gearing for residential property to new builds” while replacing the existing CGT framework.

That could have profound implications for the apartment sector.

Off the plan apartments already hold several advantages for investors. Purchasers typically secure a property at today’s price while settlement occurs years later, allowing time for capital growth and reducing the upfront capital burden. Brand-new apartments also generally attract depreciation benefits, lower maintenance costs, and stronger appeal to renters seeking modern amenity.

Now, they may also become one of the only residential property types still offering the full suite of historical tax advantages.

Industry analysts expect investor demand to increasingly migrate toward projects that can clearly demonstrate strong rental demand, transport connectivity and long-term supply constraints.

The shift is likely to be particularly pronounced in apartment markets already underpinned by structural undersupply, including inner Brisbane, the Gold Coast, parts of Sydney’s Lower North Shore and select Melbourne precincts where new apartment commencements have collapsed over recent years.

The reforms also arrive at a time when apartment supply nationally remains critically constrained.

Australia is already struggling to meet the Federal Government’s target of delivering 1.2 million new homes over five years. Construction feasibility pressures have delayed or shelved thousands of apartments across the country, particularly as building costs remain elevated and financing conditions remain tight.

Critics of the Budget changes argue the reforms could reduce overall investor participation in the housing market and place upward pressure on rents by discouraging investment in established housing.

Some economists estimate the measures could reduce housing supply over the longer term if overall investor appetite weakens.

However, the Government is betting that redirecting investor capital into new housing supply will offset those concerns.

“To continue to incentivise construction of new housing, investors building new residential properties will be able to choose either the 50 per cent CGT discount or the new arrangements,” the Budget papers stated.

That wording has been closely watched by the development industry because it effectively positions new apartments as the preferred investment class within residential property.

For off the plan developers, the reforms could become a powerful sales tool.

Projects that have increasingly relied on owner-occupier demand may once again attract investors seeking to preserve the tax advantages still attached to newly built housing before the July 2027 changes take effect.

The reforms are also expected to sharpen the divide between established and new housing markets.

Rather than a broad investor retreat from property altogether, many analysts expect a redistribution of capital toward sectors still supported by Government incentives.

That could create stronger demand for apartment projects in key urban growth corridors and transit-oriented precincts where population growth, migration and rental shortages remain elevated.

The policy direction also aligns with the Government’s broader push toward increasing housing density in established urban areas.

Across Sydney, Brisbane and Melbourne, planning reforms are increasingly encouraging higher-density apartment development around transport infrastructure and activity centres. By maintaining tax incentives for new housing, the Federal Government is effectively reinforcing that agenda from a taxation perspective.

For apartment developers who have spent years navigating subdued investor confidence, the changes may ultimately become the catalyst that reactivates parts of the off the plan market.

While the broader property sector is still digesting the long-term implications of the Budget, one thing is already becoming clear.

The era of investors buying established apartments and houses primarily for tax advantages may be ending.

But for off the plan apartments, the investment story may just be beginning.

A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. Inside the residences, interior architecture focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. <a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Sydney North Planning Panel has given the go-ahead to the renewal of St Andrew’s Anglican Church in Lane Cove.

National property and construction group <a href="https://www.apartments.com.au/developers/traders-in-purple">Traders In Purple</a>, in partnership with Sydney Anglican Property and Sustainable Development Group, won the approval with the endorsement of Lane Cove Council for 48 apartments and a performance and meeting space for ministry and community use, including a 418-seat auditorium.&nbsp;&nbsp;

The prime 3,763 sqm site, opposite The Canopy retail centre and just a minute’s walk from the <a href="https://www.apartments.com.au/developments/lane-cove-nsw-2066">Lane Cove</a> Village high street, will deliver new homes for local families and downsizers and contribute to the cultural life of the community.&nbsp;

The existing parish church, built in 1924, will be retained and sensitively adapted into a meeting place and portal to the new contemporary auditorium and ministry spaces, linking old and new.&nbsp;

Traders In Purple CEO Brett Robinson said redevelopment of the site had been enthusiastically supported by many members of the local community.&nbsp;

“The proposal we took to Lane Cove Council deliberately responded to the community’s need for more diverse housing and cultural space,” said Robinson.

“There is a demand for high-quality, well-designed, premium apartments for locals wanting to downsize in their neighbourhood and those wanting to raise their family in a highly desirable suburb without the burden of a high-maintenance house and yard.&nbsp;

“It was very clear to us that the local community is also in need of a larger performance space, and we look &nbsp;forward to providing the community with a fantastic new venue that will support the cultural richness of Lane Cove.”&nbsp;

Sydney Anglican Property (SAP) CEO Ross Jones said he was thrilled to receive the news of the approval.

"This is fantastic news for both Lane Cove and for the local church,” Jones said.&nbsp;

"While the provision of new housing and state-of-the-art community facilities are really important features, at &nbsp;SAP we also want to see gospel ministry continuing to flourish in the heart of the Lane Cove community. This project will allow that to happen."

The development is proposed to offer 48 two and three-bedroom apartments, many of which will enjoy dual aspect, enhancing outlooks and cross-flow ventilation.&nbsp;

The Lane Cove renewal is Traders In Purple’s second partnership with Sydney Anglican Property, and, &nbsp;consistent with the first, in a prime urban location with a need for more diverse age and family-friendly housing. They previously won the&nbsp;UDIA National Award for Excellence for The Abbey in Cronulla, an adaptive reuse of a Uniting Church and Sunday School Hall into luxury residences.&nbsp;

Traders in Purple and Sydney Anglican Property greenlit for Lane Cove project

Local Wahroonga residents Peter and Corinne Collins knew they didn’t want to live anywhere else but the suburb they’ve called home for several decades.

However, limited apartment supply in the area had prevented them from downsizing from their large five-bedroom family home—with 38 stairs, no less—even though the kids had “flown the nest a long time ago.”

“We’ve always loved Wahroonga—the village feel, the bushland surrounds, and being close to everything we need,” Corinne recently told me.

“While we weren’t in a hurry to downsize, it was looking increasingly likely we’d have to leave the area to find something more suitable for our later years.”

Now in their mid-70s, it was almost serendipitous that developer <a href="https://www.apartments.com.au/developers/capital-corporation">Capital Corporation</a> received council approval to proceed with the multi-stage masterplan, <a>The Residences at Wahroonga Estate</a>, on a large disused 1.5-hectare site that is adjacent to the Sydney Adventist Hospital.

“We’d known something was going to be developed on that land when it started appearing in the press a few years ago,” Corinne said.

Even before purchasing in Stage One—<a href="https://www.apartments.com.au/new-apartments/the-residences-at-wahroonga-estate-169-fox-valley-road-wahroonga-nsw-2076">The Residences at Wahroonga Estate</a>—Corinne and Peter had already mentally committed. By the time they queued up at 8 am on launch day in March 2024, they were ready. They secured a three-bedroom, top-floor apartment—the largest non-ground-floor residence available.

“One of the things we couldn’t believe was the aspect from the top floor,” Corinne recalled. “We weren’t expecting to have such a beautiful view over the tree canopy in a low-rise building.”

The bushland setting and extensive network of walking tracks on their doorstep were also major drawcards for the active couple. The broader location was another plus—close to local shops and just a short walk to medical services, which was an important consideration as they planned for the future.

“Being able to walk everywhere—including to the hospital if we need to—really gave us peace of mind,” says Corinne.

The couple had downsized before, albeit to a three-level home, but this time they wanted to “truly downsize.”

“We didn’t want to be looking after a big block and mowing lawns anymore,” Corinne laughs.

“We wanted something new, low-maintenance, and easy to lock up and leave when we travel.”

She admitted buying off the plan was a bit of a “leap of faith,” but said they felt confident thanks to Capital Corporation’s reputation, and the fact their deposit was held safely in a trust account—a key reassurance for off-the-plan buyers, knowing the developer can’t access those funds.

The Residences at Wahroonga Estate, designed by Group GSA with interiors by Coco Republic, will comprise 128 one-, two-, and three-bedroom apartments across three low-rise buildings.

Floor-to-ceiling glass windows and doors provide a strong connection to the outdoors, whether via balconies or private garden courtyards. One- and two-bedroom apartments come with one parking space, while three-bedroom apartments have two.

Residents will also enjoy a range of on-site amenities, including a private, pet-friendly “Green Spine” with exercise and relaxation zones, a BBQ pavilion, a dog wash bay, and a communal lounge with a boardroom-style table and kitchenette—ideal for remote work or social gatherings.

Capital Corporation is expected to announce a builder shortly, with construction to begin later this year. Completion is forecast for mid-2027.

Lendlease has secured a prime site at 175 Liverpool Street, overlooking Hyde Park, from Chinese developer&nbsp;Shimao Group Holdings.

Shimao had secured approval last year for 259 apartments across two 28 and 30-level towers, set above commercial and street-level&nbsp;retail.

Lendlease will develop up to 300 apartments&nbsp;and 2,000 sqm of retail and commercial space, subject to planning consents, on the circa 3,750 sqm site.

The project, which is expected to have a gross end value of more than $2.5 billion, will be developed alongside joint venture partners, with a sell-down of up to 50 per cent of the project expected in the coming weeks.

Centrally located in Sydney’s CBD at the southern end of Hyde Park, residences at 175 Liverpool Street will offer north-facing expansive views across 16 hectares of green space through to the Opera House and Sydney Harbour.

The acquisition of 175 Liverpool Street builds on Lendlease’s success in Sydney’s luxury residential market, including the completion of One Sydney Harbour, which set a new sales record for a penthouse, and sales at One Circular Quay surpassing $2 billion. One Darling Point also received development approval last month, progressing Lendlease’s portfolio of luxury projects in desired locations.

Lendlease buys approved Liverpool St, Hyde Park development site on Sydney CBD fringe

Developer Holdmark Group has revealed plans for its site within the ongoing redevelopment of Melrose Park.

Holdmark, which last year filed for 1,300 apartments on half of its 9.4-hectare site, has submitted another State Significant Development Application (SSDA) for the remaining 4.2 hectares, <a href="https://www.urban.com.au/new-apartments/32-waratah-street-melrose-park-nsw-2114">fronting Wharf Road and Waratah Street</a> in the south-east part of the wider 55-hectare community being established by several major developers.

The new plans propose an additional 1,029 apartments, bringing Holdmark's pipeline within Melrose Park to approximately 2,400 apartments.

The SSDA is one of the state’s largest-ever affordable housing applications, with just under 400 of the 2,400 proposed apartments set aside for key workers. The well-connected waterfront location will be served by the future Parramatta Light Rail Stage 2, which will run through Melrose Park.

Holdmark’s contribution to affordable housing is significant, accounting for around 25 per cent of the NSW Government’s commitment to delivering 1,535 new affordable homes by 2029 under the National Housing Accord Future Fund.

Holdmark CEO Sarkis Nassif told Apartments.com.au the plans for Melrose Park signal the family company’s strong commitment to delivering quality homes that will make a difference for decades.

“When we plan and deliver new precincts, we become part of the community," Nassif said.

"It’s a natural progression then to provide opportunities for access to high-quality, housing integrated in beautifully designed places for every need across our community.”

A trio of architects has been commissioned to deliver the three buildings: Fuse Architects, fjcStudio, and FK Australia.

Fuse Architects designed two of the buildings that will house 533 apartments. The design incorporates terraced podiums and courtyard spaces that respond to the site’s topography and views. A strong emphasis is placed on biophilic design and connection to nature, with terraced edges, green roofs, and the integration of water-sensitive urban design features such as rain gardens and bioretention zones.

This shift underscores the need for high-amenity residential developments to address&nbsp;<a href="https://www.apartments.com.au/developments/sydney-nsw" target="">Sydney</a>’s housing demand.

"Land use needs in&nbsp;<a href="https://www.apartments.com.au/developments/sydney-nsw" target="">Sydney</a>&nbsp;have evolved significantly, with many existing industrial areas no longer suitable or viable for industrial operations,"&nbsp;<a href="https://www.apartments.com.au/architects/cox-architecture" target="">Cox Architecture</a>&nbsp;noted.

"Melrose Park is one such area that has seen a decline in recent years due to the restructuring of the pharmaceutical manufacturing industry, which is increasingly relocating offshore or to larger industrial parks.

"As the industrial and pharmaceutical base shifts to alternative urban uses, Melrose Park’s location on the&nbsp;<a href="https://www.apartments.com.au/developments/parramatta-nsw-2150" target="">Parramatta</a>&nbsp;River, halfway between the CBD and&nbsp;<a href="https://www.apartments.com.au/developments/parramatta-nsw-2150" target="">Parramatta</a>, combined with the availability of large contiguous sites, makes it an ideal candidate for urban renewal."

<h2>The Melrose Park Masterplan</h2>

Holdmark's plans are part of the wider urban renewal of Melrose Park, once an industrial and pharmaceutical manufacturing hub.

Redevelopment planning for Melrose Park began in 2016, and the area was rezoned in 2022 following the council’s endorsement of the&nbsp;<a href="https://www.apartments.com.au/new-townhouses/parramatta-nsw">Parramatta</a>&nbsp;Employment Lands Strategy.

The regeneration of the 55-hectare site is well underway, with the likes of Deicorp, joint venture partners PAYCE, and Sekisui House Australia, all contributing to what is, in essence, creating a new suburb with a new town centre with extensive retail and childcare, a new Melrose Park school, and thousands of apartments.

Sekisui House Australia recently launched their latest stage of their part of Melrose Park. Dawn, 368 apartments that will be strategically positioned on a new park, is the fifth stage of the masterplan for Sekisui.

Deicorp and PAYCE are progressing with their development, <a href="https://www.apartments.com.au/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, six new buildings atop a five-level podium. It will&nbsp;include a 30,000 sqm shopping centre anchored by a Coles supermarket, along with several specialty stores, health and wellness facilities, and various retail and hospitality venues.

In a precinct defined by mid-rise apartments and mixed-use density, <a href="https://www.urban.com.au/developers/toga-group">TOGA</a>’s final Marriott Street Terraces offer a housing product increasingly rare in Sydney’s inner-city market - new-build, low-rise terrace homes with private outdoor space, individual street addresses, and secure parking.

The last three terraces within TOGA’s $450 million <a href="https://www.urban.com.au/buildings/surry-hills-village-6-14-baptist-street-redfern-nsw-2016">Surry Hills Village</a> masterplan are now complete and represent the final chance to own in what has quickly become to go-to hospitality precinct in the whole of Sydney. All three are three-bedroom, three-bathroom residences with secure basement parking and direct street entry off Marriott Street.

Each home also includes a landscaped ground-floor courtyard, private outdoor terrace with built-in barbecue, cocktail bar, and statement kitchen with Sub-Zero and Wolf appliances.

Marriott St Terrace resident George Robinson, who recently moved into one of the completed homes, says the terrace offered a level of amenity and seclusion rarely found in new inner-city stock.

“It’s the perfect balance between the bustle of the city and the privacy found in Sydney’s inner suburbs," Robinson said.

New apartment developers are scrambling to get involved with the NSW Government’s Accelerated Transit-Oriented Development (TOD) Precinct Program, as off-the-plan buyers queue up to live above or next to the game-changing Sydney Metro line.

The extended Metro line, which connects Sydenham in Sydney’s Inner West all the way to Tallawong in the Hills District, allows commuters to travel from the city to the Lower North Shore in just a few minutes. The region has quickly become one of the most searched on Apartments.com.au, thanks to the fast and efficient transport link.

All new Metro developments are assessed through the NSW Government’s State Significant Development Application process rather than local councils. Each proposal first enters a scoping stage before full plans are released for public feedback.

Malaysian developer SP Setia is the latest to submit a Scoping Report to the NSW Government for its Atchison Street site in St Leonards.

The developer—best known in Australia for delivering Sapphire by The Gardens on the fringe of Melbourne’s CBD—is seeking approval for a 40-level tower, comprising 36 levels of residential apartments above a four-level commercial podium.

In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

Developer Third.i saw huge success with the release of Elevate apartments at Hume Place, one of the first TOD projects launched to market late last year. They have now pivoted their next tower—originally planned as an office building—into a build-to-rent apartment project.

National developer <a href="https://www.urban.com.au/developers/traders-in-purple">Traders In Purple</a> has also submitted early plans for a TOD project in Wollstonecraft, close enough to the Crows Nest Metro to fall within the newly rezoned TOD precinct.

Their plans propose something more boutique: a 12-level development more in line with their ethos and better suited to the suburb’s scale and character.

Meanwhile, a TOD project above the Metro in Parramatta has just been approved. The plans include four towers—a mix of residential and commercial—with around 111 apartments as part of the scheme.

TOD apartment pipeline ramps up: SP Setia, Traders In Purple, Third.i, plan new towers on booming Sydney Metro line 

National apartment developer <a href="https://www.apartments.com.au/developers/fortis" target="">Fortis</a> is seeking&nbsp;to upsize its latest Rose Bay apartment development on Ian Street.

Fortis, the development arm of financier and investment manager Pallas Group, initially filed plans for 12 apartments at 10-12 Ian Street in August last year. They are now seeking a redesign to add an additional 10 units, offering a more diverse mix of apartments.

The now $28 million development, designed by MHN Design Union, will be split into two buildings, each with its own lobby—13 units in one building and nine in the other.

While the original scheme featured almost exclusively three-bedroom apartments, the revised proposal includes a mix of two-, three-, and four-bedroom units.

Each of the apartments will feature either a balcony or a terrace, with several ground-level apartments enjoying access to private courtyard gardens.

The apartments will sit above two levels of basement parking.

The amended DA reflects a deepened commitment to high-quality urban infill housing in Rose Bay, the updated submission noted.

MHN Design Union has retained the building’s curved, classical form and warm-toned façade articulation while increasing the internal floor area distribution and introducing improved internal planning to meet SEPP65 and ADG standards.

“The building form has been tactically designed to follow the contour of the steep topography, which falls across the site," MHN Design Union's&nbsp;Design Verification Statement noted.

"Apartments have been strategically positioned to optimise solar access to all living spaces while considering the magnificent views and proximity to adjacent properties."

The building’s terraced massing and twin-lobby configuration help mitigate bulk and offer a more intimate residential scale, aligning with the emerging mid-rise character of Rose Bay under the state’s Low and Mid-Rise Housing policy.

First look: Fortis to go bigger at Ian St, Rose Bay

Fresh off the completion of The Clermont in <a href="https://www.apartments.com.au/developments/bellevue-hill-nsw-2023">Bellevue Hill</a>, boutique developer Concretive is now planning its next project in the same suburb.

They are set to demolish the 1970s-era Sharon Court, which sits on a 740 sqm block at <a href="https://www.urban.com.au/new-apartments/17-bellevue-park-road-bellevue-hill-nsw-2023">17 Bellevue Park Road</a>, adjoining Bellevue Park. In its place, they plan to deliver a $9.7 million, five-level development comprising nine apartments.

Seven of the nine apartments will feature three bedrooms. One one-bedroom and one two-bedroom apartment have also been proposed, with the two-bedroom residence located on the top floor. This unit will share the rooftop level with a 100 sqm communal rooftop terrace.

"The proposal is related to the desired future character of the area and will assist with the desired increase in density in this increasingly popular location," the submission to the Woollahra Council noted.

The project marks Concretive's third project in Bellevue Hill. As well as The Clermont, the Pyrmont-based developer has completed&nbsp;<a href="https://www.urban.com.au/buildings/priv-21-23-riddell-street-bellevue-hill">Privé on Riddell Street</a>.

First look: Parkside downsizer apartments pitched on Bellevue Park

Developer <a href="/developers/thirdi-group">Third.i</a> has revealed plans for a major mixed-use transformation in Gladesville, with a proposal that could reshape the suburb’s town centre into a new civic, retail and residential destination.

Lodged across a trio of neighbouring parcels at 1–3 Flagstaff Street, 2–10 Cowell Street and 1 Massey Street, the project would see the Gladesville Village Shopping Centre redeveloped into an integrated precinct of more than 500 apartments, a new supermarket, and significant public domain upgrades.

Designed by i2C with landscape architecture by Arcadia — the team behind Lane Cove’s Canopy — the proposal represents the first of its scale in Gladesville and is being framed by Third.i as a once-in-a-generation opportunity to reimagine the area.

A key feature of the masterplan is a continuous green spine connecting Massey and Cowell Streets, threading new pedestrian links through the site and anchoring the development around over 4,500 sqm of publicly accessible open space. The proposal also includes a 4,000 sqm supermarket, a dedicated health and wellness centre, and a food and beverage precinct positioned as a future hospitality destination for the lower North Shore.

In line with Third.i’s broader strategy of blending housing typologies, the 500-plus apartments will be delivered across a mix of build-to-sell and build-to-rent formats. The scale and ambition of the project go beyond what’s currently permitted under the existing Local Planning Panel controls, but directly respond to Council’s Local Strategic Planning Statement (2020), which identifies the Gladesville Village precinct as “primed for place-based redevelopment.”

Florian Callion, Head of Acquisitions at Third.i, says the proposal has been shaped in close consultation with Hunters Hill Council.

“This is a rare opportunity to create something with long-term benefit — a social and civic heart for Gladesville that reflects the area’s growth and character,” Callion said.

“We’re proud of the level of collaboration we’ve had with Council throughout this process, ensuring that what’s proposed isn’t just deliverable, but meaningful.”

The masterplan aims to support housing targets outlined in the National Housing Accord and, if approved, would directly contribute to addressing supply shortages across Sydney’s established suburbs. It also sets out a model of infrastructure-led development, with all upgrades — including new pedestrian paths, public landscaping, and civic amenity — to be fully funded by the developer, placing no financial burden on Council.

Pending approval, construction is expected to begin in late 2026.
