Heightened scrutiny around build quality continues to shape apartment purchasing decisions across NSW, with developers increasingly adopting independent oversight measures to strengthen buyer confidence.

In Cronulla, Gerdev's Filomena has taken out Latent Defects Insurance (LDI) through Resilience Insurance, embedding third-party review and long-term structural protection into the 27-residence beachfront project.

Filomena at 97–105 Gerrale Street, delivered above three retail tenancies, integrates the retained façade of the original 1908 Giddings Store, a building long embedded in Cronulla’s coastal identity. By securing LDI, Gerdev has introduced independent monitoring across both design and construction, with SDSS engaged as the Technical Inspection Service provider and Emjay Insurance Brokers facilitating the policy.

Resilience Insurance Senior Business Development Manager Annabel Malouf said the inclusion of LDI underscores a broader shift toward buyer assurance in the Shire.

“Filomena is a truly exceptional project that showcases elegant design, thoughtful heritage integration, and a strong commitment to quality and consumer confidence,” Malouf said.

Latent Defects Insurance provides a 10-year structural warranty covering major defects in a building’s structural elements, with the policy put in place prior to construction. Unlike traditional defect pathways that can lead to lengthy disputes post-completion, LDI operates throughout the build process, identifying and rectifying issues as they arise while also protecting owners after settlement.

Resilience Insurance, the first insurer to introduce LDI to the Australian market, engages independent technical inspectors from early design stages through to completion. The model is intended to lift construction standards upfront while giving purchasers protection from day one, without the need for protracted litigation in the event of structural defects.

Malouf said projects adopting LDI demonstrate a consumer-first approach that extends beyond baseline regulatory compliance.

Filomena reimagines a prominent Gerrale Street site, blending contemporary architecture with art deco influences that reference the suburb’s historic character. The white façade, full-height glazing and generous balconies are designed to maximise coastal outlooks stretching from the Tasman Sea and South Cronulla Peninsula to Port Hacking and Gunnamatta Bay.

At ground level, retail spaces continue the site’s longstanding commercial role, contributing to activation of the beachfront precinct. A rooftop communal area with BBQ facilities provides residents with an additional shared space overlooking parkland and ocean beyond.
