Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

It was hard to know just where you'd start on its renovation, but the rambling Paddington home of the late Australian artist Margaret Olley was enthusiastically sold last night to a "local art collector and painter" for $2.8 million.
That was $300,000 above the expected result by the selling agents.
There were 10 bidders after the opening offer at $2 million.
The eastern suburbs couple - who with the description given by the selling agentc could I guess just also be merchant bankers et al - bought the triangular 423 square metre property with plans to renovate and live in the terrace. The frugal Margaret Olley, who painted into her 80s, had bought 48 Duxford Street in 1964.

When I looked through the empty Duxford Street house on a recent Saturday morning open for inspection, the enormity of the task of renovation was apparent. So many nooks and crannies, but the original condition home came with marvellous high ceilings, fireplaces, timber floors and moulded cornices.
Some 15 rooms, including its famous hat factory studio, behind the original Victorian façade that falls within the local heritage conservation protections.
It was therefore a solid result from Harriet France of Harriet France Real Estate and Linda Juleff of BradfieldCleary who were always seeking $2.5 million plus.
It was great to see the terrace without heritage orders being bought by someone who will maintain the iconic nature of the longtime Olley home.
The home was recently the subject of an exhibition called Margaret Olley Homes by the Museum of Sydney which celebrated the classic terrace as a “living canvas for the late, great painter.”
The house’s most famous rooms have been dissembled and transported to Tweed Heads where she lived as a child, to be recreated at the Margaret Olley Arts Centre.
But it was nice to witness the remaining prevailing colour scheme very much intact inviting recollection of her triptych, Yellow Room.
Some 100% of the proceeds of the sale are going to the Margaret Olley Trust, which supports local artists and galleries.

Art couple secure rambling Paddington terrace with Margaret Olley provenance for $2.8 million

Little wonder Sydney's house size was close to its peak around 2010.

That was the year when this Glenorie property - designed to deliver the ultimate in luxury living - was completed.

The extraordinary three level mansion - set on 32 hectares - has been listed for sale with $15 million hopes, described as one of Sydney's landmark estates.

<a href="/news">Certainly beats the $981,000 median house price</a>, and the suburb's current $2.25 million highest priced sale. 

With views over the surrounding natural bushland, all the way to the Blue Mountains, the listing agents says no expense was spared to create a home of refined contemporary style and peerless quality.

The $15 million asking price is there, but no actual indication <a href="https://www.3382windmill.com.au/INFO---FEATURES" target="_blank">on its own website </a>as to the internals at 3382 Old Northern Road, but Property Observer would estimate something close to 1,700 square metres. Subsequent publicity has put the asking price at $13.8 million.

Of course the mansion features a grand entry hall, along with splendid formal living and dining rooms and a vast drawing room, complete with a billiards area, a piano lounge and a full sized granite bar. 
There's the ballroom, complete with a caterers’ kitchen, bar and dance floor.

And not dissimiliar to the Gold Coast's <a href="https://www.propertyobserver.com.au/news/bellagio-la-villa-the-grand-gold-coast-mansion-sells-at-72-million/2013092465239" target="_blank">Bellagio La Villa</a>, when not in use the ballroom can serve as a showroom for a luxury car collection. 
The home theatre features tiered leather cinema lounges.

On the home’s first floor are four bedrooms, each with their own walk-in wardrobe and luxury marble ensuite.

The grounds, of the 32 hectare holding which cost $1.35 million in 2005 with another $1.07 million spent in 2006, come with a cottage, lap pool, a heated spa, barbecue area, plus park-like lawns, two dams. Oh and a helipad.

Just in case it's all too much the agents say it could potentially be divided into 16 parcels of land.

It's listed through the House 18 - Sydney agents Brian McMillan and Michael Zsu.

Sydney's typical house floor area sits at around 266 square metres.

But Australians are no longer building McMansions, according to Commsec’s Craig James who noted recently the average new home size has slipped to 241 square metres, with Sydney's 266 square metre the biggest of the states.

Sydney's average floor area peaked at 273 square metres in 2006-2007, with it subsequent highest year being 2010-2011 at 271 square metres.

Landmark Glenorie mega-mansion on the market with $15 million hopes

A four-bedroom unit in The Allen Interest’s The Point development is this week’s most expensive sale, selling at its November 9 auction for $5.4 million, according to RP Data.
Located in Cremorne Point, the apartment is one of four and occupies an entire 350-square-metre floor.
The interiors include parquetry, Roman blinds, a sauna and gym, three bathrooms and a lift from the garage.
The property last traded in November 2000 for $4.2 million.
Neil Allen of The Allen Interests bought the site at 41 Cremorne Road around 18 years ago and built a luxury apartment complex designed by Peter Mayoh.
Each of the four apartments occupies an entire floor.

Cremorne Point apartment sells for $5.4 million: RP Data

<html><body>The latest housing figures for the Illawarra, released today, have revealed that a 10-year decline in supply in the region has been reversed. The New South Wales government's housing figures have found that supply is on the increase again in the area, which may put downward pressure on prices. Minister for Planning and Infrastructure, Brad Hazzard, in releasing the latest trends in the Metropolitan Development Program monthly monitor said that this should be a boost for the local area. “This is also good news for the region’s economy, as more homes under construction means more local jobs for tradies and less people having to commute to Sydney for work.” Housing completions increased from 820 in 2011/2012 to 1,192 in 2012/2013, a jump of 45%. Approvals also increased by 16% over the period. This trend is expected to continue, with the number of dwellings completed looking to reach an average of 1,499 per year to 2016/2017.</body></html>

Five renovator's dream homes for under $350,000

The Mosman mayor Peter Abelson says the council will back down on the proposal for the suburb to be divided into five separate suburbs, each with different names.
Under the council plan before the NSW Geographical Names Board, what was known collectively as Mosman would have become what one commentator described as "a hydra-headed" bunch of localities.
The proposal to split the suburb into five - including creating the suburb Balmoral Beach to its east, Clifton Gardens to its south-east, and Beauty Point to the north-west - will now no longer proceed.
The mayor noted in today's letter to residents that the reversal followed "the public response" during the consultation process.
Although locals already refer to these discrete areas, all of the pricey homes currently fall under the umbrella suburb of Mosman and its 2088 postcode.
As reported in by the Mosman Daily last week, the plan has received criticism from local residents and business owners.
Local Richardson &amp; Wrench Mosman agent Robert Simeon wrote on his Property Observer blog that "<a target="_blank" href="https://www.propertyobserver.com.au/trends/the-lunatics-have-taken-over-the-asylum-attempt-to-divide-mosman-is-bureacracy-gone-mad-robert-simeon/2013110566083?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=observations">the lunatics are trying to run the asylum!</a>"
"At the end of the day it is Mosman 2088, so I see the attempt to subdivide Mosman into five new identities is nothing more than bureaucracy gone mad," Robert Simeon said. 
Housenet.com.au columnist Darren Moffat noted there was a suspicion amongst locals that the plan was really a stalking horse to boost exclusivity - and therefore property prices - in Balmoral Beach by allowing it to become a stand alone suburb.

The mayor's letter to residents today said he regretted "that in my recent special occasional letter discussing the possible use of geographical names in Mosman I inadvertently provided significant misinformation."
"As described there, the intention behind the council proposal for consultation on the use of historic geographic names, such as Balmoral and Beauty Point, was to allow residents the choice whether to use the local historic name or simply Mosman as was done traditionally. 
"Today, in response to Council questioning, the Geographical Names Board advised Council that it does not allow this choice.
"If an area were renamed, residents of that area would be required to adopt that address albeit that all areas would share a 2088 postcode.
"This substantially changes the nature of the proposal and is contrary to the intentions of all councillors, who I know had no plan to force anyone to change their address.
"Not surprisingly, many residents object to being forced to change their address and indeed to a forced division of Mosman.
"If the GNB constraint had been known at the time of the Council resolution to consult about possible changes, I doubt that Council would have adopted the resolution.
"The GNB has further advised that if Council recommends against the proposal following the public consultation, the proposal will not proceed.
"Given the changed circumstances as well as the public response during the consultation process, I have prepared a Mayoral Minute for the Council meeting next Tuesday, November 12, recommending that Council advises the Geographical Names Board that Council no longer supports the proposal."

Mosman mayor backs down on hydra-headed 2088 suburb name change proposal

Sydney auction homes are selling for 15.3% above their price guides, according to a September through November analysis by property advisory firm Intelligent Property Services Group.
This is up from August when they were selling for 12.19% above price guides and in 2012 auctions were being bid up to 8.95% above price guides.
ISPG’s Ramon Mitchell says the increase comes as a direct result of a rapid market upswing in market sentiment with increasing numbers of buyers competing for a limited amount of quality housing stock.
“Whether intentionally or not, agents are habitually underestimating the final sales price of their home – particularly in auction “hotspots” such as the inner east and inner west,” Mitchell says.
But he says it may not be a case of deliberate underquoting with many sale prices grossly above their reserves.
One of most extreme cases seen by ISPG was a three-bedroom Darlington terrace at <a href="https://www.domain.com.au/Property/For-Sale/House/NSW/Chippendale/?adid=2010734317" target="_blank">59 Cleveland Street</a> (pictured below) which sold for 33.33% above its price guide in late October.

It had a pre-auction price guide of $700,000 but it sold for $1.05 million.
A three bedroom Kirribilli terrace at <a href="https://www.domain.com.au/Property/Sold/House/NSW/Kirribilli/?adid=2010687947" target="_blank">73 Broughton Street</a> (pictured below) sold for 24% above its price guide of $900,000.

Mitchell says it was an investment property bought in 2002 for $750,000 and was one of the cheapest torrens title properties available for sale in Kirribilli.
“I was at the auction bidding for a client, after having made a strong pre-auction offer of $975,000 which, interestingly since it was in the absence of any other offers and at $75,000 over guide, was declined. We were, however advised that our offer ‘will buy it on the day’,” Mitchell says.
“We had a robust $1.1 million max bid authority on the day and felt we were in a strong position. Clearly, the market had other ideas.”

There were 23 registered bidders at the auction, at least seven of which were bidding above $1.1 million.
It eventually sold for $1.189 million – $289 above the price guide.
A four-bedroom Redfern terrace at <a href="https://www.domain.com.au/Property/For-Sale/House/NSW/Redfern/?adid=2010730944" target="_blank">111 Marriott Street</a> (pictured below) sold in late October for 27.03% above price guide.
It was advertised at $875,000 but eventually sold for $1.208 million – $332,500 more than the price guide.

Mitchell says many buyers are pushing the limits on gearing and says when they overdo it at auction they will probably only find out the bad news on subsequent valuation, particularly affecting investors.
“Overpaying and suffering paltry yields as a result is not an ideal starting point for the investment,” Mitchell says.
He says banks tend to be more accepting of over-the-odds prices when they sell under the hammer rather than pre-auction.
“When people are paying similarly inflated prices pre-auction, we’ve seen quite a few fall-overs as a result of bank valuations coming in short.  It seems to be a rather fine “comfort level” line between the two scenarios.”

Sydney auctions selling 15.3% above price guides since September

The Owners Corporation Network of Australia (OCN) have welcomed changes to strata legislation announced by Fair Trading Minister, Anthony Roberts.
Stephen Goddard, chairman of OCN, said that the changes are crucial to encourage higher density living.
“Improving the livability for owners and residents in apartments and town houses is quintessential if government is encouraging growth in medium to high density living,” said Goddard.
“Strata legislation conceived 50 years ago no longer adequately cater for today’s needs, which range from simple two lot duplexes to complex high rise apartment complexes with a combination of apartments, offices and shops," he said.
“There is a huge need to encourage residents to engage more in the maintenance and running of their buildings, and to have greater transparency from strata managing agents, executive committees, and to empower owners corporations to deal with rogue car parking, and cigarette smoke and noise break through into neighbouring apartments," said Goddard.

Housing construction and related jobs for Sydney's western suburbs have the potential to help those moving from the mining sector and rebalance the economy, according to Planning Minister Brad Hazzard.
New jobs and housing for Sydney's west are being promised under the new planning system, underpinning the area's long-held 'hotspot' title, however capital growth may be stunted.
With an additional 6,000 jobs in residential construction to be generated across the state under the new planning system, one third of these will be in the western suburbs.
“Additional housing construction could accommodate tradespeople moving from the mining sector and assist in rebalancing the Australian economy," said Planning Minister, Brad Hazzard.
“The new planning system means jobs, jobs, jobs for skilled tradespeople and better opportunities for young people to be taken on as apprentices and get the benefits that a trade brings," Hazzard said.
“Our new planning system will mean more jobs for plumbers, electricians, bricklayers, plasterers and carpenters – 2,000 extra full time new jobs in Western Sydney and all the indirect employment and economic benefits that employment brings."
He said that this would add to the 'boom' in the local economy through wages, spending and investment.
“The property and construction sector creates one in ten jobs in NSW," Hazzard said.
For those currently holding western Sydney properties, however, it may stunt capital growth.
“By boosting supply we’re putting downward pressure on house prices," he said.
