Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

With another of Sydney's biggest auction weekends coming up, Will Hamspon, an auctioneer for My Auctioneer, warned vendors to be careful with their reserve prices.
Noting that the market is the hottest it has been seen in years, Hamspon said that vendors may miss the boat if they wait until January. They should also be careful not to over-expect.
“Weekly media reports of record prices can prompt some vendors to over value their property and in turn buyers can be spooked if reserve prices are too high," he said, noting that some vendors are rejecting good offers causing buyers to be hesitant.
Auctionner Kate Lumby also noted that vendors need to be realistic.
“The auction culture is growing in Sydney and buyers are doing their homework. They have access to the web, they follow real estate commentary and in most cases they know the value of a property,” Lumby said.

NGA Human Resources, formerly known as NorthgateArinso, has signed a lease for 829 square metres of office space at 50 Carrington Street from listed property group DEXUS.
The six year lease, commencing on February 2014, is expected to generate a net rent of $580,300 per annum or $700 per square metre) gross.
The lease was negotiated by Ben Kardachi and Tom Mott from Jones Lang LaSalle, acting for DEXUS, and Rob Johnston of Cushman &amp; Wakefield acting for the tenant.
The property underwent an extensive refurbishment to include the lobby, lifts, and additional facilities, including male and female amenities, shower, new window glazing (allowing 35% more natural light), polished concrete floors and an exposed ceiling, said the CBRE agents.

An Internet security provider has leased an office suite of about 193 square metres in the Sydney CBD.
The firm known as Pure Hacking signed a four year lease, at 175 Castlereagh Street, in a deal negotiated by David Schmidt-Lindner of Savills Leasing NSW.
Suite 1.03 is described as a fully fitted out office with boardroom, 12 workstations, kitchen and storage area.
The area is about 193.2 square metres and it attracted a gross rental of $101,430 per annum.
Centuria Property Funds owns the 13-storey building.

Internet security provider secures Sydney CBD lease

An office building occupied by government and professional services tenants in the Tweed Heads CBD has sold under the hammer for $2.7 million. 
The 38-40 Frances Street property was purchased by an investor from northern NSW on behalf of an overseas-based owner.
The selling agent was Assi Dadon of Ray White Commercial.
Mr Dadon said the building on an area of about 1,315 square metres included  eight tenancies and "had potential to generate rental income in excess of $350,000 net per annum". 
Recently refurbished, the two level building has a net lettable area of about 1,208 square metres.

Tweed Heads office building sold for $2.7 million

The five-bedroom, five-bathroom mansion <a href="https://www.realestate.com.au/property-house-nsw-mosman-115212507" target="_blank">'Glenmire', 17 Stanley Avenue Mosman</a>, was advertised to go to auction at 6.30pm tonight, however the agent said the intention was never to have an auction. It's now currently under negotiation. The circa 1889 Victorian Italianate sandstone villa was completely restored in 2008. The landmark property is said to have once been used as ships as a navigational point on entering Sydney Harbour and is believed to be one of the first two properties built in the area. It previously sold in 2007 for $10,500,000 prior to restoration, with current estimates of around the $15,000,000 mark. Century 21's Ivan Resnekov said that it's currently under negotiation with several interested parties and that the prices being discussed are "up there". He also noted that they never intended to actually put the property to auction, telling Property Observer that it was just to let the public know they were definitely keen on selling. He said that they were happy with the buyer interest, saying that the mansion had received some notoriety and that overseas buyers were also on the list of interest parties. The current negotiations started a "few days ago" and it seems unclear when they are to end. With original features listed including 12-foot ceilings, decorative cornices, cedar joinery and leadlight windows, as well as five marble fireplaces and mosaic tiles to the entry and mid-level balconies, the photographs set it off perfectly. With views of Balmoral and Sydney Heads, it also includes all the little extras a top end purchaser would presumanly hope for. This includes Aquatherm under floor heating in level one, heated towel rails in all the bathroom, a heated pool, fountains, ultra lift TV systems, a sound system and, of course, a decent security system.
It also has a four-car stacker lock up garage.
The mansion was previously known as 'Merriwa' and was noted to have been built by goldfields tycoon Edward Stanley. Property Observer awaits the final sales result.

Multi-million dollar "crown jewel of Balmoral" never intended to go to auction

The latest off-market $9 million plus sale on Elfrida Street, Mosman to Chinese buyers - double anything prior on the street - caps off a year of sustained buying interest in Mosman by the Chinese/Australian community.  The 1,400 square metre property last sold at $2.6 million in 2004.
I make it around 18 house purchases at $2 million plus this year in Mosman, so hovering at 10% of sales.

Mosman's top sale of the year has been to a Chinese buyer who paid close to $14 million for the Middle Harbour property sold by hedge fund trader Phil Mathews.
The sale which is yet to settle was to a Shanghai businessman with children already in Sydney through Richard Simeon of Richardson &amp; Wrench Mosman. It had last traded at $12.3 million when bought from one-time retirement village property developer Malcolm McLaurin, who'd set the then Middle Harbour waterfront record $8 million in 2001. The four-storey Julian Street property adjoins the former Joel's Boatshed.
Mathews is also selling a James Street, Mosman property which has views over Chinamans Beach, the Sydney Harbour location named after the Chinese residents who had market gardens and salt pans there until the early 1900s.
The year kicked off with developer Peter Papas selling a new house on Bay Street, Beauty Point to the Huang family from China for $12.8 million in a sale facilitated by Monika Tu of Black Diamondz.
Last month Chinese property developer Guoxun Wang and his wife Dajuan Cheng, from north-east China, bought a $5.8 million four-bedroom house on Delecta Avenue, Beauty Point in another off-market transaction, purchasingfrom Susie Danias of Danias Timber.
That one was Sydney's second golden ticket visa associated property sales that are set to increasingly flow from Australia’s scheme for attracting wealthy business migrants - the ­Significant Investor Visa.
This scheme is actually set to be revamped by the new Immigration Minister Scott Morrison who believes the scheme is “vague and unnecessarily prescriptive”.
Wealthy individuals applying for a ­Significant Investor Visa must invest at least $5 million in Commonwealth, state or territory government bonds or ASIC-­regulated ­managed funds or invest directly in an Australian proprietary company.
But Mr Morrison says the investment criteria is under review to ensure greater flexibility and a wider range of qualifying investments. He also wants to expedite the current turnaround time of nine months by boosting the ­capacity for assessments once the scheme had been remodelled.

<div>The most recent tally had 90% of the 435 applications as Chinese nationals - who are unlikely to repatriate the money back to China at any time after approvals. Under the current rules, investors must invest $5 million or more in the approved investment fund. Then, after they are approved, they will be eligible for a Business Innovation and Investment (Provisional) (Subclass 188) visa which will last for four years.
Then providing the investors spend at least 160 days in Australia over that four year period and maintain their investment in the approved fund, they can apply for a Significant Investor permanent resident visa (subclass 888)

<div>Some 28 Significant Investor Visa holders across Australia have been approved by the Department of Immigration with the first purchaser using the visa in NSW then buying, with some fanfare, an $8.5 million contemporary home in Vaucluse in September.</div>
A property purchase does not qualify as the investment.
<div>There's no doubting the strength of their buying interest although most Mosman sales are still to locals, known as the Mosman merry-go-round.</div>
Of course it's wrong to assume that the Chinese buyers are all foreign buyers. As Paul Sheehan pointed out in a recent SMH column the number of people in Sydney who identify as having Chinese heritage is now more than 360,000, or 8% of the population.
I also think that it's simplistic to think that foreign Chinese buyers are reckless in their buying intent. And of course they don’t enjoy any special insight into the price direction of property.
Let's not forget the Japanese splurge into Australian commercial and tourism property in the 1980s that ended, almost without exception, in dramatic losses.

Postcode 2088 - aka Mosman - harvests continued significant Chinese residency attraction

Orange has been a recent NSW property investment hotspot reportedly offering high yields and high capital growth – which rarely aligns in country towns.
But the Electrolux decision last month that will see 550 jobs go in the lead up to the mid-2015 plant closure certainly highlights the risks of enduring regional investment success.
The median price of an Orange house now stands at $325,000, reflecting a 5.4% gross yield.
Its units stock sells for $225,000, <a target="_blank" href="/news">according to RP Data</a>, reflecting a 6.1% gross yield. Some 18% house price growth over the past five years, along with 12% price growth for units.
And investors were assured "solid returns (would continue) for quite some time."
However scratch beneath the headlines to see a recent $324,000 three-bedroom brick house sale, that didn't reflect anywhere near the five year growth, having last sold in 2005 for $296,000. Its recent $335 asking rent down on its $340 asking rent of two years ago.
A two-bedroom villa sold this year for $250,000, just $10,000 more than its 2007 sale price. Yes there have been better growth, but the examples suggest to me that the hotspot reputation hasn't been warranted.
Its supposed market strength derived from several spruiked factors including a low unemployment rate of around 4.5% is under pressure.
Its local economy has certainly been underpinned by state and federal public service - especially the NSW Department of Education and Training and Department of Prime Industries (DPI) providing around 1,370 jobs.
It also comes with a university, hospital and airport.
Orange has been benefiting from mining expansion and operations. So much that the shortage of rental property spilt over into motel occupancies which were running at a 90% until early 2012.
The boom in house sales and values in Orange was being partly driven by the Cadia East Gold, the largest underground mine in Australia with an estimated three decade life, and now with a permanent mine workforce of around 800 people.
Orange also boasts one of Australia’s best wine districts and is considered a regional gourmet food capital.

PRDnationwide Research analysed the rent figures for attached and detached dwellings over the past four years for me.
The results showed a 2.9% decline in the median rent price of a three-bedroom house and two-bedroom unit in the 12 months the June 2013. The median rent for a three bedroom house closed at $330 per week, while the median rent for a two bedroom unit declined to $250 per week.
They noted with mining activity reaching a mature stage, mining-related construction workers have now left the city, leading to a rise in rental vacancy.
The rental vacancy rate has increased from below 2% in November 2011 to 4.2% in September this year.
"Electrolux’s recent announcement of closing its Orange manufacturing plant is likely to add softness to the market," PRDnationwide research analyst Oded Reuveni-Etzioni said.
PRDnationwide expect price growth to remain around 3% per annum in the medium term, while a return to below 2% vacancy is unlikely.

APM's Sydney 508 auction results show a 80.1% clearance rate

Asbestos strikes fear into the heart of many property owners, renovators and tenants, and rightly so - it's dangerous stuff. This month in Queensland it's National Asbestos Awareness Month, where they're making the focus DIY renovators.
Health Minister Lawrence Springborg said that it's crucial the health issues around asbestos are brought up earlier on in the process.
“Many Queenslanders, particularly young couples, who do their own renovations may be putting their health and the health of their families at risk,” said Springborg.
Drilling, sawing, sanding and cutting asbestos products can put the fibres into the air, causing exposure. Those unaware - this can lead to mesothelioma, a rare type of cancer.
Terrifyingly, a new report into DIY work in homes in New South Wales, published by Deborah Yates and in the Medical Journal of Australia, found that 61% of renovators had been exposed to asbestos. This was as 12% reported they used respiratory protection regularly.
It's taking the Twitter-sphere by storm, with a number of people tweeting out their support of the month as well as their concerns.

How is asbestos affecting you? 61% of renovators exposed

With more than $12 billion in state and regionally significant development projects approved in Sydney’s west over the 2012/2013 financial year, the government’s plan to funnel 50% of all new Sydney jobs to the west appears to be working.
Part of the Department of Planning and Infrastructure’s 2012/2013 report, tabled this week, planning minister Brad Hazzard noted Sydney’s west as the ‘jewel in the crown’ of the state’s economic fortune.
“Government and private sector investment in infrastructure, employment and housing puts Western Sydney in the driver’s seat to make NSW Number one again,” said Hazzard.
“Projects approved in Western Sydney last year were worth more than the total value of all other State significant projects across the rest of NSW combined.”
These projects will produce 4,000 full time jobs and 21,000 direct and indirect jobs during construction phases.
Highlights were said to include the Broader Western Sydney Employment Area Structure Plan, with 57,000 jobs predicted over a 30 year period and rezoning land to allow three major retail and development hubs at Penrith, Narellan and Liverpool.
The construction sector is also receiving a boost, particularly in the housing area.
“Housing approvals in Western Sydney during 2012-13 made up 49 per cent of all housing approvals across Sydney,” said Hazzard.
“The new planning system currently before the Upper House will directly support an additional 2,000 jobs in Western Sydney in the residential construction industry.”
