The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

National diversified property developer Goldfields Group has launched it's maiden Chatswood apartment development, The Bryson of Chatswood.

The project, on the Pacific Highway near Beauchamp Park, will comprise 70 one, two and three-bedroom apartments across its 26 levels, including a collection of&nbsp;skyhomes and penthouses.

Located in the heart of Chatswood, the 90 metre tall tower offers expansive views across the Sydney CBD and beyond. Drawing on Sydney’s established narrative, this development embraces its context with a design language inspired by both the industrial ambience and urban vibrancy of its streetscape.&nbsp;

Goldfields CEO Lachlan Thompson said that the launch of The Bryson marked a significant milestone for the increasingly diversified developer.

Architecture firm MAKE handled the design of The Bryson, noting they&nbsp;designed the building form with four vertical ceramic blades that create a full-height cruciform shape.

"The blades curate apartment views and define the residential quadrants of the floorplate, while controlling daylight exposure, shading and ventilation.

"Their earthy, terracotta colour will visually ground the building within its local context, taking a cue from nearby brick residential buildings.

There was also a focus on wellbeing in The Bryson, which features&nbsp;communal open areas with a swimming pool, reading lounges, pool deck, outdoor terraces with barbecue facilities, dining areas and fire pit lounges.

"We’ve maximised the podium rooftops to provide amenities to residents, including a lap pool, outdoor dining spaces, a yoga terrace and landscaped terrace gardens," MAKE added.

"We’ve also included landscaping at the ground level and publicly accessible open space that’s shaded by large canopy trees.

"With its projected 5 Star Green Star rating, it will set the standard for future development in the Chatswood area."

Goldfields launch The Bryson of Chatswood apartments

Sydney developer FYVE headlines over $70 million worth of development applications submitted to the Bayside Council in January.

The Bayside Local Strategic Planning Statement (LSPS) details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE has&nbsp;lodged plans for an eight-level block at 5-11 Flora Street, Arncliffe, which will have 54 one, two and three-bedroom apartments.&nbsp;

There will be a number of communal spaces in the Benson McCormack Architecture-designed building, a central space on the ground floor, and one on the rooftop which will home outdoor seating and extensive landscaping.

The Flora Street site is within proximity to a range of public open spaces, including Cahill Park and Discovery Point Park, which are just 700 metres away. Tempe Recreation reserve and Riverine Park are also within walking distance.&nbsp;

Across the road at 12-18 Flora Street, renowned architecture firm Rothelowman has designed another eight-level building, which will have 51 apartments (pictured main).

They designed the apartments to create&nbsp;seamless indoor/outdoor living, with expansive living spaces and open corner balconies.&nbsp;

"The design of 12-18 Flora Crescent is founded in exploring opportunities to maximise the liveability for the residents and create a building that delivers a positive engagement to the public domain through a focus on a “generous eye for life","&nbsp;the design statement signed off by Rothelowman Principal Ben Pomroy noted.

"The prototypical envelope in the Wolli Creek/Arncliffe precinct delivers buildings that create an urban edge interface to the public domain, through tall street walls, and lack of depth to building facades.

"Whilst the landscape character of the new precinct re-establishes itself, this more intense urban environment creates a strong contrast to the existing one of houses and gardens.

"The humble bungalows of the surrounding area, created connectivity to the street through elements such as the porch. These spaces allow residents to sit comfortably within their own private domain, yet still engage with, and interact with the life happening on the street.

A further 47 apartments will rise from 15-17 Kyle Street in the nearby Arncliffe.

Sydney-based architecture group Chanine Design has designed the plans for the owner-occupier focused building, which is nearly 90 per cent two-bed apartments.

The existing building will be demolished to make way for the eight-storey building, which will also include two levels of basement car parking.

The amalgamated lot spans a total area of 1,468 sqm and is located within proximity to the Arncliffe shopping strip precinct, as well as being within walking distance to Arncliffe railway station. A regular bus service also runs along the Princess Highway, providing a number of transport options to the Sydney CBD.&nbsp;

A large common open space is proposed across the ground level, within the north-eastern corner of the site, in addition to a rooftop communal space.&nbsp;

Botany has a fresh development application for two residential buildings at&nbsp;2-4 Bay Street.

The low-rise buildings, four and five-levels, have been designed by&nbsp;BKA and will have just 22 apartments.

Building A will comprise eight three-bedroom apartments, while Building B will consist of four one-bedroom and 14 two-bedroom apartments.&nbsp;

The $10 million project sees the buildings divided into two distinct volumes, connected via a highly landscaped walkway. The open lobbies allow for natural ventilation and filtered light, and also allow for a visual connection between the entry of both buildings.

“Divided into two modest building forms, the street facing front block has been defined by its green facade. As well as this, the top level has been further setback to reduce the appearance of the overall height and promotes an articulated 'sky scape'. These setbacks have been used for generous balcony spaces,” BKA noted in their design statement.&nbsp;

A communal open space is set to be located across the ground floor, spanning a total 347 sqm, while Building A will be crowned by a rooftop terrace.&nbsp;

FYVE headline over $70 million of apartment developments lodged in January in Arncliffe and Botany

Australian developer Third.i, and real estate private equity group Phoenix Property Investors have further expanded their partnership in Sydney, acquiring the last two of Sydney Metro’s Crows Nest over station development sites in the Lower North Shore.

The joint venture acquired the site via Private Treaty with Sydney Metro and the NSW Government, with the deal negotiated by&nbsp;Third.i’s Head of Acquisitions, Florian Caillon, and Sydney Metro’s commercial team.

The Crows Nest over station development is situated over the new Crows Nest Metro Station, which is due to be operational by 2024. As one of six new stations planned for the Sydney Metro City and Southwest regions, the new developments will extend the Metro Rail from Chatswood, under the Sydney Harbour and through the Sydney CBD to Bankstown.

The concept proposal for both over station developments was approved by the Minister for Planning and Public Spaces in December 2020, with the first site, referred to as Lot A, set to deliver an innovative commercial and retail development above the station, with plans to have health and wellness at the forefront of design.

The second site, Lot B, will deliver a mixed-use site consisting of ground floor retail with an overhead residential offering, helping Crows Nest secure its place as one of the best areas to live, work and play on Sydney’s Lower North Shore.

Co-founder &amp; Director of Acquisitions at Third.i, Bob Huxley said the project will be a legacy development for Third.i and will add significant value to the Crows Nest community.

“Third.i is extremely excited to commence a relationship with Sydney Metro and the NSW Government and work with them to deliver what will be an outstanding, market-leading project for the Sydney region,” said Huxley.

“We have an established network of retail operators, and have already had a number of world class businesses express an interest in pre-committing to space at the Crows Nest over station development, which is just incredible. It really demonstrates the demand and need for this type of development in Sydney’s Lower North Shore."

With the acquisition bringing Third.i's overall project pipeline to over $4 billion across Australia and the UK, the project will also mark the fifth joint venture for Third.i and Phoenix Property Investors.

Third.i and Phoenix Property Investors team up for Crows Nest over-station development

Just seven weeks after the rezoning of the Bella Vista precinct, Sydney developer Landen has filed plans to create a six-building project just off Old Windsor Road.

The project at 40 Memorial Avenue, an 18,790 sqm site Landen secured toward the back end of last year, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

The six buildings will rise between five and seven storeys, and will sit in 9560 sqm of landscaping, almost half of the size of the site.

Just over 20 per cent of the development will be one-bed apartments (50 units), a mix of smaller and larger configurations (some at 58 sqm).

Nearly 60 per cent of the apartments on offer will be two-bedders (127 units), again with a collection of larger two-bed apartments at 110 sqm.

The remanining apartments are three bedrooms (47), and will have some larger product spanning 135 sqm. There will also be a handful of two-level townhomes.

In the design statement submitted to the Hills Shire Council, architecture firm Turner said the&nbsp;architectural form seeks to acknowledge its surroundings in its design strategy.

They cited the local Bella Vista Farm, which was established in the late 1700s, as an inspiration for their design of the new project.

"The proposed design seeks to be place-specific and connected to the history of the area. We aim to reinterpret historical references in a new and contemporary manner."

The project will be delivered in three phases; the first demolition and two new roads, and half of the buildings. The final three buildings, including a landscaped podium with a resident swimming pool connecting two buildings, will be part of phase two. Phase three will see a community area and park developed.

There will be sustainability initiatives at the project, including provisions for 100 per cent charging EV, low e-glazing, and bicycle parking.

The project, to be delivered in three phases, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

Landen plot $107 million, 224-apartment development in Bella Vista after rezoning

Leading Sydney developer ALAND is set to bring a new level of sophistication to the Central Coast with its plans to build Archibald Skybar and Lounge, the region's highest bar.

The bar will be located on the 28th floor of a premium hotel and luxury residential complex, offering a 270-degree view of Brisbane Waters. With a relaxed yet sophisticated atmosphere, the bar will accommodate up to 400 patrons and include a cocktail lounge, function space, and a separate bar and terrace.

According to Ryan Lane, ALAND's Head of Development, the Archibald Skybar and Lounge will provide a unique and untapped experience for the Central Coast.

“When we set out to investigate the viability of the Skybar we discovered that something like this would be extremely unique for the area. There simply isn't anyone with an offering like this on the coast. There are obviously some comparable offerings around Sydney or the Gold Coast, but what we were really careful not to do was repeat something that's been done in another location.”

He said ALAND worked closely with established designers and architects to come up with a bespoke concept which is tailored for the Central Coast market.

“It's designed to be very approachable and welcoming, but not too over the top. However, it will still provide a point of difference for entertainment that the Central Coast doesn't currently have,” Lane added.

“There are pub and restaurant offerings, but the Skybar is going to give locals a venue they can really celebrate. You can have birthday parties, weddings and any number of functions at the rear of the space where you can hire out the whole venue.”

Situated at 108 Donnison Street in the heart of Gosford's CBD, the Archibald Skybar and Lounge is close to Central Coast Stadium and other popular venues such as Hotel Gosford, Railway Hotel, and Union Hotel.

Once completed in the third quarter of 2024, Archibald will be a bustling hub of activity, with 323 apartments and 130 hotel rooms housing an estimated total of 850 people. In addition, the new Archibald Skybar and Lounge is set to attract locals looking for a stylish and sophisticated social venue.

Lane said the future hospitality operators of both the Archibald Skybar and Lounge and hotel have yet to be announced, however, the group is confident that the results of a rigorous tender process will lead to the selection of top industry players.

“With regards to the Hotel, we’re very well progressed with conversations after having gone through a meticulous tender process with significant response from some pretty prominent brands. In the past, with similar projects, we might have had a handful of qualified interested parties but when you have more than 
10 significantly interested parties - as we have experience with Archibald - it shows the strength of the opportunity in the Gosford market,” he said.

Despite the yet-to-be-confirmed brands of the venues, many confident residential buyers have already secured their new homes at Archibald.

The complex will include two buildings housing one, two, and three-bedroom apartments, as well as three and four-bedroom penthouses, all with access to resort-style facilities and breathtaking views of Brisbane Waters and the city skyline.

Approximately 100 apartments have already been sold off the plan, with prices starting at $475,000 for a one-bedroom property.

ALAND to elevate Gosford’s drinking and dining experience with Archibald Skybar and Lounge

Sydney developers ALAND has seen strong interest in its Gosford development, Archibald by ALAND, with one-third of its apartments already sold.

The project, valued at $375 million, will include 323 residential units, 130 hotel rooms, food and beverage options, a pub, and a sky bar and lounge. Less than three months after its launch, 104 apartments worth over $80 million have been purchased, including $20 million prior to the launch.

Buyers include keen investors and downsizers, with local first-home buyers attracted by government schemes and owner-occupiers drawn to the project's affordability.

Central Element breaks ground at Pienza Neutral Bay

Dreamers of owning a property in Bellevue Hill might soon have a chance to enter the market at a lower entry point compared to the sprawling estates the harbourside suburb is known for.

And the opportunity is set to arise on Fairfax Road, one of Bellevue Hill's most exclusive streets, near the Packer family's 1.2 hectare Cairnton estate.

Plans have been lodged by the Sutherland Shire-base Nivana Group, who are seeking to turn a 1930s, Art Deco low-rise at 3 Fairfax Road into a three-level apartment project, designed to fit into the eclectic mix of houses that line the Eastern Suburb’s streets while adapting and creating something new in the locale.&nbsp;

Designed by Sydney locals MHN Design Union, the $5.5 million development will see just four three-bedroom apartments developed, and one four-bedroom penthouse.&nbsp;

"The unit mix is consistent with market demand and represents a wide range of apartment buyers, users, and typologies,” MHNDU said in their design statement.&nbsp;

“It will suit the demographic mix of families, retirees, and down-sizers living within the surrounding area, while the layouts are flexible and adaptable to allow for future conversion if needed.”

An attempt has been made to minimise the bulk and scale of the building, with the architects utilising a bi-partite form that incorporates an articulated facade and adequate setbacks between neighbouring buildings. The masonry building will feature regular openings, deep reveals, columns and solid panel walls to provide a rhythm of light and shadowed elements against a white textured render, along with clear glass and light bronze metal trims and detailing.

Low retaining walls and landscaping soften the barrier along the street footpath, with curved concrete walls signalling the entrance to the building.&nbsp;

Generously sized, each of the apartments include expansive balconies or terraces, with the floorplans designed to maximise solar access and cross flow ventilation in all the living spaces. Floor-to-ceiling windows in the living spaces also take advantage of view lines to the east and north.&nbsp;

Just two apartments will grace the first two levels of the building, each with three-bedrooms and three-bathrooms. Benefitting from access to the private garden area at the rear of the site, the apartments will also benefit from direct access to two swimming pools which are located at the front of the site.&nbsp;

The penthouse apartment will feature four-bedrooms and four en-suited bathrooms, along with various private outdoor covered terraces, including one adjoining the living area facing the cliff and rear garden, one at the front of the apartment and one from the master-bedroom.&nbsp;

“The proposed floor space represents a desirable outcome for the ordered growth within the area, with minimal impact on the amenity of existing neighbours," the report continued.

“The private open areas of the apartments are deep enough to be comfortably furnished, while also being long to accommodate a variety of outdoor uses.”

All apartments are provided with plenty of internal storage areas within the apartment, including a laundry/linen cupboard with space for a washing machine, dryer and tub, with additional secured storage provided within the one-level basement, which will also accommodate space for parking.&nbsp;

Volker Klemm have handled the landscaping designs for the project, with deep perimeter planting proposed. Maximised across the ground floor where possible, the landscaping will not only provide significant screening and privacy, but also create a leafy oasis for residents to relax and unwind among.&nbsp;

Located just under four-kilometres from the Sydney CBD, future residents will also be near to the Double Bay town centre, which is a short 200-metre stroll from the site, with the Eastern Suburbs neighbourhood well connected to a range of convenient amenity, including schools, hospitals, restaurants and recreational offerings.&nbsp;

First look: Boutique apartment plans lodged for Bellevue Hill

A boutique apartment building looks set to rise on one of North Bondi's most sought-after streets.

Plans have been filed for a four-storey apartment block at 181 Blair Street, with the small project to comprise just nine apartments.&nbsp;

The architects at Bureau SRH have designed the apartments, which will deliver a mix of layouts, with two studio apartments on offer, in addition to three one-bedroom, one two-bedroom and three three-bedroom apartments. A portion of the apartments will also be dedicated to affordable housing.&nbsp;

The top level of the building will be extensively recessed from the rest of the building, with the building mass presented as a two to three-storey building, with an articulated roof top form.&nbsp;

Apartments will face both the front and the rear of the site, with fixed privacy screens added to side windows to maintain privacy from the surrounding residences.&nbsp;

A majority of the apartments will achieve solar access, while each will benefit from cross flow ventilation.&nbsp;

The building will be divided into two parts, with the north-east section encompassing views to the Bondi Golf and Diggers Club, as well as Hugh Bamford Reserve and beyond, with the other section of the building oriented towards North Bondi.&nbsp;

The design concept for the proposal has grown simultaneously from the consideration of the surrounding natural landforms and future urban requirements, said the architects in their design statement.&nbsp;

Protruding balconies and the articulated roof form establish a significant street presence, while the rear balconies and planters establish a distant presence from the rear neighbours and provide another level of privacy protection.

A public domain will be curated across the ground floor space, with an open landscaped private space.&nbsp;

Future residents will benefit from being within close proximity to the bus stops on Military Road, with the closest stop just 30-metres from the site, servicing regularly to both Bondi Junction and the CBD.&nbsp;

North Bondi's Blair Street set for new apartment development 

Sydney developers Sammut Group have attracted strong interest in their latest project, VUE, ahead of launch to the market next month.&nbsp;

The $350 million mixed-use project in the heart of Cronulla, just 100 metres from the Cronulla Beach, sits across a sprawling 5225 sqm at the northern end of Cronulla Mall, set across two eight-storey buildings which share a double-storey podium.&nbsp;

112 apartments are set to be delivered in the project, along with 880 sqm of commercial space and 3000 sqm of retail space, including a Harris Farm Markets, which will be the first in the Sutherland Shire.&nbsp;

The third-generation family business is well known for creating luxury high-end apartments targeting the downsizer market, with VUE their largest scale project in Cronulla to date.

30 apartments have already been snapped up prior to the official launch, with all the sales so far made to local and repeat buyers.

Sammut Group Chief Operating Officer Julian Sammut said that local interest in VUE has been extraordinary.

“We released a select number of apartments at the end of last year and have been blown away by the enthusiasm to be part of VUE.” Sammut said.&nbsp;

He said the project had been eagerly anticipated from the moment the development application was lodged in June 2021.

“From the moment we lodged the plans, people were enquiring, wanting to secure an apartment. This is clearly a combination of limited supply, people’s trust in our absolute commitment to quality and wanting to seize the opportunity to be part of something that they can see will become a big part of Cronulla’s next chapter,” he said.

Highland CEO David Highland said that VUE presents a unique opportunity to people who have aspired to live in a luxury apartment on the beach. &nbsp;

“One of the most exciting things about VUE is that it’s the epitome of the Sammut Group’s style and quality on a larger scale and that means more people have the opportunity to purchase an apartment of this calibre,” Highland said.

Highland said Sammut Group apartments in smaller boutique projects would typically sell from $3,000,000 to $5,000,000 but prices at VUE start from $1,150,000 for a one-bedroom, from $2,000,000 for a two-bedroom and from $2,950,000 for a three-bedroom apartment, with the penthouses priced on application.&nbsp;

Designed by PBD Architects with interiors by Mim Design, the apartments feature natural material and sculptural forms, in keeping with the coastal nature of the location.

From street level, VUE will bring a new vitality to the area with landscaping and upgrades to the public domain. Upstairs on the podium level, residents will have their own private sanctuary with resort-style facilities including a north-facing pool, a large communal terrace with a pavilion, poolside lounges, sauna and open-air gym complete with breakout spaces for a range of activities.

With the current median house price in the local area approximately $3,000,000, Highland believes VUE will appeal to the many people in larger homes all over the Shire wanting to downsize and simplify their lives.
