The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

Property developer Heworth are soon to launch Rozelle Village, their redevelopment of the former Balmain Leagues Club in Sydney's inner west.

The vibrant, mixed-use precinct, which will be centred around a new village square with a retail precinct and apartments above, is to be marketed through CBRE.

Heworth recently lodge amendments to the approved development application, seeking to reduce the number of apartments 167 to 147 and change the apartment mix, increasing the number of two bedroom and three bedroom apartments.

Heworth Head of Property, Chris Walsh, said the team amended the product mix to create larger units.

“Through our amendments, we are seeking to change the apartment mix increasing the number of two and three-bedroom apartments as we feel the larger size floor plates and premium interior architecture, fixtures and fittings, will appeal to discerning local owner-occupiers, particularly downsizers," Walsh said.

“A key focus of our development is a new village square and major retail and hospitality podium connected by a series of laneways.

"It’s going to significantly enhance Rozelle, provide new much-needed amenity and become a major community meeting place and destination.”

Given the rarity of the project in a location not often affiliated with new developments, apartments will feature never-before-seen panoramic views over Iron Cove in Sydney Harbour, the Sydney CBD to the north, and Blue Mountains to the west.

Construction is planned to commence in mid-2023, with completion due by early 2026.

Frenchs Forest, the family-friendly suburb on Sydney's North Shore, looks set for a brand new townhouse development.

Sydney developer Mohammad Mohsini, who owns home builder Decent Homes, has lodged plans for&nbsp;30 townhouses across an amalgamated site at 1-7 Gladys Avenue. The documents submitted to the local council suggest the site is located in a precinct currently undergoing a transition to higher density.

The townhouses will range between two and three-storeys, with many set to include rooftop terraces and private garden spaces.

The development application also demonstrates the ability for a potential four-storey apartment building which would be located centrally within the site.&nbsp;

The townhouses have been&nbsp;broken up into three main building masses, with two to have a short boundary to the street with pitched roofs, dormer windows and smaller scale articulation features, while the third building will have a long street frontage, consisting of a different architectural language with brick work and a rooftop terrace area.&nbsp;

Whilst the buildings will be formed of different languages, the materiality is similar across the site, linking the buildings together, with textural brickwork and feature metal elements.

Walsh Architects, who have offices in NSW and ACT, have designed the $16 million development.

Significant planting will be incorporated across the site, with predominantly indigenous plant species selected, to support local pollinators and faunal species, while terraced plantings will include a mix of trees, shrubs, native grasses and ground covers.

Extensive tree plantings have also been featured to provide shading to the homes and outdoor spaces, with low water use plantings utilised throughout to provide a resilient landscape.

The Castle Hill Showground is undergoing a major transformation.

Potts Point's historic Bayswater Road, lined with Victorian terraces and once a bustling nightlife scene, is set for a facelift.

Hamptons Property Services have filed an application to redevelop four sites between 28-38 Bayswater Road, currently home to a mix of residential and commercial spaces.

Vince Squillace, of the Surry Hills architectural and interior design practice Squlliace, handled the designs of the $20 million project, which will incorporate 22 apartments above extensive food and beverage spaces, and a handful of terraces.

"The vision for the site is to develop it into a mixed-use building with commercial activation to all three streets with residential apartments above," the design report put together by Squillace read.

"The existing terraces are to be retained and modified into single level residential units while the rest of the site will be redeveloped to enhance the residential offering to the precinct of Potts Point, due to its prime location in terms of access to local shops, entertainment, services and public.

36-38 Bayswater Road is a four-storey building on the corner of Ward Ave and Bayswater Road. Its current use is commercial premises. All subject properties are located within the Heritage Conservation Area as specified in the LEP.

The design report said the&nbsp;alterations and additions to the Bayswater Road terraces will restore the buildings to be more consistent with their original design.

The design for the new apartments takes inspiration from the proportions and materiality of the existing brick buildings common throughout Potts Point," the report added.

"The new development has been designed in such a way to accentuate the verticality and reduce the visual bulk of the development.

Potts Point, one of the most expensive apartment markets in Australia, has been subject to a number of new apartment development applications in recent months.

Melbourne developer Time &amp; Place recently submitted long awaited plans for their redevelopment of The Chimes apartment building on Macleay Street.

The Macleay Street block dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

They're planning a brand new building designed by SJB, with a mix of one, two and three-bedroom apartments.

The joint venture partners recently filed an appeal to the NSW Land and Environment Court after the City of Sydney's council&nbsp;and planning committees failed to make a determination.

Iris Capital, headed by developer and rich lister Sam Arnaout, is gearing up to launch the third and fourth stages of their multi-award winning $1 billion East End Village project in Newcastle.

The first two stages of East End Village have sold out, with construction of the second stage approaching completion of what will become the city's biggest rejuvenation project.

Urban Activation will oversee the marketing and sales of the $450 million final stages of East End Village.

Urban Activation Director Matt George says the final two stages will include some of the most exclusive residential offerings in the entire development.

“Stage three and four represent the final release of East End Village and will feature the most luxurious penthouses yet,” George said.

Iris Capital kick off final stages of $1 billion East End Village, Newcastle development

Australian property developer Third.i continues to defy the property market downturn, exchanging on a string of record-breaking apartment sales across two projects in Newcastle and one in Coffs Harbour.&nbsp;

As the first project for Third.i in Coffs Harbour, Sable at the Jetty has been met with strong interest, with the penthouse selling for $2.35 million, recording a record for the region.&nbsp;

Over 80 per cent of the apartments have been sold since launch in October last year, with Third.i's Co-Founder Luke Berry saying the strength of the sales at Sable at the Jetty demonstrate that regional cities are seeing a consistent uptake of sales activity.&nbsp;

Third.i secure string of record-breaking apartment sales across New South Wales

Entrepreneur Dominique Portier has lodged plans for a prime Bondi Beach site.

Sydney-based architects Studio Johnston have designed the proposed three-storey building at 112 O'Brien Street, with the location described as "at the gateway to Bondi Beach."

There will be six apartments, two studio, two one-bed, and two two-bed units, above two ground-level retail spaces.

The design takes full advantage of the existing site conditions and easterly views, whilst developing a balanced massing that helps lessen the perception of the building scale and ensure views from neighbouring sites are not compromised.

The building&nbsp;will be softened with green-walls, improved landscaping in the communal open space and on-podium garden-beds, offering respite from heat-islands whilst upgrading surrounding amenity, providing a positive, organic impact to neighbourhood.

Landscape designs have been handled by Melissa Wilson Landscape Architects, who have created a number of open elements in both the foyer and circulation spaces, while also&nbsp;curating a design that cloaks and protects the building, providing pockets for landscape to be integrated.

Deciduous planting will fill the trellis on each facade, with the planting receding during the cooler months to invite the sun in and warm the building, before growing back to provide shade during the summer months.&nbsp;

Across the difficultly-oriented site, Studio Johnston have still maintained the laid-back nature of the suburb in their design, with the choice of materials and finishes reflecting the nearby ocean.&nbsp;The sage tile-panels reflect the rippling ocean lapping the beach with the interspersed muted tones will compliment the surrounding nature.&nbsp;

Externally, the building has been articulated to provide visual interest, with a podium and set-back first-floor with a premium placed upon mass-repeated elements across the rhythmically composed facade.&nbsp;

The narrow in-fill characteristic of the site promotes breezes infiltration and cross ventilation, while internally, large, operable windows and integrated private open-spaces filter both light and ventilation throughout the homes.&nbsp;

Sustainability was a key focus in the design, developed through passive design and sun control elements.&nbsp;Solar access, natural ventilation and integrated landscaping characterise the development, which will help to achieve low-energy consumption for residents.&nbsp;

The redevelopment of the Sydney CBD landmark City Tattersall Club has taken a step closer, with Richard Crookes Constructions appointed to handle the build.

Joint venture partners, Singapore-listed First Sponsor and the Melbourne-based ICD Property, secured development approval for the project at 194-204 Pitt Street in November 2021, which will involve the majority of the building making way for a new 50-level tower with 241 apartments and high-end hotel with around 110 rooms.

The heritage ground floor area will remain, but will undergo major upgrades.

Builder appointed for $400 million City Tattersall Club redevelopment, Sydney House

Prominent Sydney and Melbourne proprety developer Landream are well and truly ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay.

They're pushing on with their $330 million Wattle Street project, across the road from Wentworth Park and a stone's throw away from the popular Fish Markets, which following the redevelopment which will create a major food and dining precinct for the area.

Landream secured the 12,381 sqm site at 14-26 Wattle Street in 2021 from the Sydney City Council, pending approval of a Stage 1 Concept DA, which was approved in May 2021.

The Sydney City Council acquired the site in 1906 as a road works depot. Facilities to support the depot were constructed on site between 1912- 1921. They're the only buildings that stand on the large site which straddles Wattle, Fig and Jones Streets.&nbsp;The site was previously used as a sandstone quarry, formally known as Hell Hole Quarry.

Prior to the submission of the recent development application, the Sydney-based architecture&nbsp;firm BVN won the project's&nbsp;Architectural Design Competition, beating design submissions from&nbsp;likes of&nbsp;Carter Williamson, Tzannes, SJB and Bates Smart in the Architectural Design Competition.

The jury said BVN's scheme was "considered, engaging, pragmatic and rooted in concept, materiality, and place making."

"The design is underpinned by the current and future site context and character, seeking to contribute to and unlock the natural advantages of the environment and the approved concept scheme," the jury continued.

"The jury appreciated the design development of the approved concept scheme, benefiting the public realm and enhancing the residential amenity. The modified massing allows the development to be read as a ‘family of buildings’, rather than as a single complex.

"Each building is unique in design approach and they work together to establish a cohesive and comfortable environment within the site."

The jury also noted the clever design of the ‘Garaban’, the central residential building, one of five buildings proposed, which will deliver high amenity residential living.

"It is appreciated that this structure presents 100 per cent north facing apartments and 100 per cent cross ventilated apartments to deliver positive sustainability goals."

Four of the five buildings will home 237 apartments. There will be 50 one-bed units (21 per cent), 101 two-beds (42 per cent), and 82 three-bedroom apartments (35 per cent), as well as a handful of studios and large four-bed apartments.

The fifth building will solely home commercial and office space, while one of the residential buildings will also feature a recreation centre with two multi-purpose indoor courts, and a childcare centre.

BVN's Design Statement, part of the extensive submission to the City of Sydney Council, said&nbsp;14-26 Wattle Street is located in the Innovation Corridor of the Sydney Harbour CBD, a unique precinct in the city that is undergoing rapid transformation.

"Previously an underutilised area of the city, it is developing into a prime mixed-use precinct to help strengthen the Harbour.

"Capitalising on its easy access to Pyrmont, Blackwattle Bay, the Fishmarket, Darling Harbour and the central CBD Precinct, it is set to become a sought-after destination with a strong focus in connecting Pyrmont to the Sydney CBD.&nbsp;The work/live industrial history of Pyrmont and Ultimo is still evident in the urban fabric."

The report, signed off by BVN Principal Phillip Rossington, noted a number of sustainability initiatives in the project.

There will be rainwater storage, landscaping on the open rooftop with climate and location suitable plant selection, natural light and ventilation to the majority of apartments, as well as efficient services throughout the building like extensive bicycle parking, energy efficient light, and composting facilities.&nbsp;

BVN said the key to the proposed development was understanding the extremely different contexts on the three addresses (Jones, Fig and Wattle), and providing appropriate responses to each.

"This approach allows the development to be read as a family of buildings rather than one large complex," BVN said.

"The Jones building is set back and articulated to complement the existing Jones Street Terraces. The Wattle Street aesthetic draws on neighbouring buildings’ arches and strong lines. The Courtyard building is a smaller more boutique building with a focus on it’s true north facing aspect and enhanced sustainability features, and the Fig Street commercial building reflects the rhythm of the Winchcombe Carson building."

The Winchcombe Carson building, bordering the site on Fig and Wattle Street, is a landmark building and former woolstore, which opened in 1894.
