Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

Located at 177 Walker Street, The Walden will deliver 161 one, two, three and four-bedroom residences across a 30-storey tower designed by Rothelowman. The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Abadeen has lodged a State Significant Development Application (SSDA) for one of Mosman's largest apartment developments in recent years, seeking approval to transform the former Honeysuckle Garden and Midas site on Military Road into a 100-apartment mixed-use development.

The SSDA, lodged with investment partner Phoenix Property Investors, proposes around $230 million worth of new housing on the prominent <a href="https://www.apartments.com.au/new-apartments/494-516-military-road-mosman-nsw-2088">494-516 Military Road</a> site.

The proposal comes as Mosman Council continues to progress its recently endorsed Masterplan, which identifies the precinct for increased housing density while maintaining the suburb's established character.

Designed by DKO Architecture, the development would comprise 100 apartments above ground-floor retail, with a rooftop wellness precinct including a gym, sauna, entertaining areas and landscaped communal spaces.

Rather than pushing to the full 12-storey height identified in Council's Masterplan, the proposal ranges between five and nine storeys, stepping down towards Hale Road. A tenth level would accommodate resident amenities rather than additional apartments.

The project has been designed to appeal to a broad range of buyers, from first home buyers and young professionals through to families and local downsizers looking to remain on the Lower North Shore.

The rooftop wellness offering forms a key part of the proposal, with residents set to have access to a gym, sauna, outdoor entertaining spaces, communal dining areas, landscaped gardens and a multi-use recreation court overlooking Sydney Harbour.

DKO drew heavily on the site's natural and cultural history, undertaking a Connecting with Country process with local Aboriginal Elders to inform the architectural and landscape design.

Senior Associate Matthew Ritchard said the design sought to create a building that responded to both the site's landscape and its cultural significance.

"The architectural language of the project is a deep expression of Connecting with Country, where the materiality and colour palette serve as a bridge between the site's geological history and its future as a residential sanctuary."

The proposal also retains the site's established blue gum tree as the centrepiece of the communal landscaped gardens, while introducing activated retail fronting Military Road to strengthen the connection between Mosman and Cremorne villages.

If approved, the project would deliver 100 new homes within walking distance of shops, public transport, schools and local amenities, adding to the limited pipeline of new apartments on the Lower North Shore.

First look: Abadeen plans 100 apartments on former Honeysuckle Garden site in Mosman

The wave of apartment proposals sweeping through Mosman shows no signs of slowing, with another major residential development lodged through the NSW Government's State Significant Development pathway.

Developer First Quadrant Properties, which recently completed Willoughby Grounds and has several projects in planning across the North Shore, has unveiled plans for a 63-apartment development on Ourimbah Road, adding to the growing pipeline of projects reshaping one of Sydney's most tightly held harbour suburbs.

The proposal would consolidate nine properties at 40-56 Ourimbah Road into a part eight, part nine-storey apartment building, continuing the momentum created by the NSW Government's accelerated planning pathways that have seen several significant developments emerge across Mosman over the past 12 months.

Designed by Doroch Architects, the project would deliver 63 apartments, resident wellness facilities including a gym, pool and sauna, landscaped communal spaces and basement parking, while using recessed upper levels, generous setbacks and extensive planting to reduce the perceived scale of the building.

Doroch Architects said the building had been designed to reinforce Mosman's established character.

"The building's aesthetic is grounded in the existing residential character of Ourimbah Road and the broader Mosman context," the architect noted in the planning documents submitted to the NSW Government.

The design adopts a contemporary material palette of natural stone, textured concrete and brown concave metal cladding, complemented by integrated planters and deep balconies. The podium incorporates softened curved concrete forms, while increased setbacks have been provided adjacent to the heritage-listed property at 60 Ourimbah Road to create a more sympathetic transition.

The site sits around 330 metres from Mosman Town Centre, placing it within the NSW Government's Low and Mid-Rise Housing policy area, where increased residential density is being encouraged close to shops, transport and services.

The proposal follows a string of major apartment projects lodged or declared State Significant in Mosman in recent months, including Abadeen's 100-apartment Honeysuckle Garden redevelopment on Military Road and several other developments across Awaba Street, Redan Street and Muston Street from the likes of Time &amp; Place, HELM and Prosker Property.

First look: Another major apartment proposal signals Mosman's development boom

A new State Significant Development Application (SSDA) could reshape a prominent vacant site in Gosford's CBD, with Ming Tian Real Property proposing a mixed-use precinct that combines affordable housing, retail activation and a new public plaza.

The proposal for 43-45 Beane Street and 2 Keevers Lane would deliver a <a href="https://www.apartments.com.au/new-apartments/43-45-beane-street-gosford-nsw-2250">two-building development</a> comprising a 26-storey residential tower and a five-storey affordable housing building above ground-floor commercial space. A key focus of the project is the delivery of dedicated affordable housing alongside new public domain improvements designed to transform Keevers Lane into a more active urban destination.

Designed by <a href="https://www.apartments.com.au/architects/tony-owen-partners">Tony Owen Partners</a>, the development would provide 130 apartments, including 20 affordable housing dwellings managed by a registered community housing provider for at least 15 years. The market housing component comprises 110 apartments across a mix of one, two and three-bedroom residences, while the affordable housing includes six one-bedroom, 13 two-bedroom and one three-bedroom apartment. The proposal also incorporates 416 sqm of ground-floor retail, three basement levels accommodating 140 car spaces, 42 bicycle spaces, communal open space and extensive landscaping.

The affordable housing component has been distributed across both buildings, with four apartments located within the main tower and a dedicated five-storey building delivering a further 16 affordable homes. The project also includes 12 adaptable apartments and 24 dwellings designed to Silver Level Liveable Housing Guidelines.

The architectural design draws inspiration from Indigenous storytelling.

"The design is based on the indigenous motif of the Rainbow Serpent," Tony Owen Partners said in the Design Verification Statement.

"The Rainbow Serpent is a traditional totem of coastal eastern Australia. It represents natural forces, creation, change, and rebirth and is often associated with bodies of water. This motif can be seen in the undulation of the balconies rising on the building," Tony Owen Partners said in the Design Verification Statement.

Beyond the residential offering, the proposal seeks to revitalise the surrounding public realm, particularly Keevers Lane.

"The ground floor streetscape includes a commercial and dining precinct which will significantly improve the amenity of the area. This strategy transforms a currently inhospitable laneway into a thriving centre of urban renewal and day and night time activation to compliment the new adjoining UNC facilities," the architects said.

The Environmental Impact Statement notes that the project aims to "improve the provision of diverse housing options within Gosford City Centre, enhancing the mixed-use precinct by delivering high quality residential development, whilst concurrently providing a diverse range of housing choices through the provision of affordable housing, which is in growing need within the Gosford City Centre."

The site occupies approximately 2,070 sqm in the Gosford city centre, around 250 metres from Gosford Railway Station and within walking distance of Gosford Hospital, Mann Street's retail precinct and the University of Newcastle's Gosford campus currently under construction. The currently vacant site previously received approval for a lower-scale residential development, with the new proposal leveraging the NSW Government's in-fill affordable housing pathway to increase density while introducing dedicated affordable housing.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

At Opal Tower, cracks appeared on various levels in the building leading to concerns the project was under-engineered. Experts identified issues surrounding the safety of the building. A similar situation occurred at Mascot Towers.

The good news is that cases like these are unusual. According to a 2018<a href="https://www.corelogic.com.au/news/how-many-units-are-set-be-built-over-next-2-years"> CoreLogic</a> report, there were 251,510 apartments due to be built nationwide between 2018-2020. Even if we assume only 75% of those projects reached completion during that timeframe, that's approximately 188,000 apartments delivered across Australia. The reality is these two projects represent a small fraction of the total new units delivered over two years.

Of course, for property owners in Opal Tower and Mascot Towers, the challenges are very real. With so many different options available for residential property investors, how do we decide on what is the best strategy when there are so many gurus out there promoting various investment strategies?

Whilst there is no cookie-cutter approach (and there shouldn’t be, for something so important), what I have found is that the only way to true long term wealth in property is to have a long term focus. This sounds simple, and it is but time and time again I see investors pack up and go home and give up on their dreams because ‘it didn’t work’. Sadly, had these investors had more of a long term focus, a plan, and a team around them to help them succeed, then perhaps their results would have been different. There are two components to this that cause people to give up. Firstly, they chose the wrong property, most likely in the wrong area for the wrong price, at the wrong time. Secondly, they probably sold that property because they followed the advice of well-intended family and friends, the media, or more commonly, they simply got impatient and sold up. Whatever the reason, to have long term success in property we need to take some of the focus off the ‘property’ and put some emphasis on the ‘strategy’ which is what is lacking for most investors.  

So if we are looking for an investment option that can take away some of the stresses and financial pains that a lot of investors face, causing them to sell and give up, then perhaps buying off the plan could be the smartest decision you ever make. Now, of course, this is just general information and may not suit everyone, however here’s a snapshot of 7.5 reasons why buying off the plan could be a good strategy for you:

 

<h2>1. LESS HEADACHES </h2>

When building a property portfolio one of the biggest headaches and frustrations for property investors, is maintaining the asset and making sure you can manage cashflows. Often I find that investors get disheartened and frustrated with their property investing because of the ongoing costs, and it slows them down. Looking over their portfolios it's often clear that the types of property they have chosen to invest in are inappropriate for their situation. You see, an older property may need significant repairs and maintenance to keep it up to standard. Often we find that big-ticket items need to be replaced, such as hot water systems, kitchens, bathrooms, or even bigger issues like a roof replacement or rewiring that can come out of the blue. It’s surprising how many people are out there buying investment properties but not considering these huge costs that need to be factored into their overall cashflow position.

 

<h2>2. BETTER CASHFLOW </h2>

With a nice new property available for rent, you will often find that tenants are looking for all of the amenity that new properties provide. With more and more people renting these days, it’s no surprise that tenants are looking for all of the modern conveniences that owner-occupiers enjoy. When I was growing up, we always knew which were the ‘rentals’ in an area – they were always tired and run-down properties. But now, due to house prices being out of reach for many, our society is in the middle of a shift over the next few decades of learning to become ‘renters for life’. If you are looking to rent, no doubt you will pay a slight premium to live in a property with a dishwasher, new carpet, working air-conditioning and heating and secure parking. Tenants are more likely to stay for longer leases if they are happy with the amenity of both the property and the suburb it is located. This balances out your cash flow and will help you to keep the portfolio going, without having to keep big buffers aside for repairs, that could be put to work elsewhere. 

 

<h2>3. TAX BENEFITS </h2>

As an investor, you have the luxury of claiming depreciation benefits on your property which can give you a boost in your tax return. Second hand (established) properties do not provide such substantial tax benefits which can mean that investing in new properties can help you build your portfolio faster. I always teach people that its less about the property and more about the strategy. Of course the property is important, but you need to know how the property fits into your strategy. If you have your strategy wrong, it doesn’t matter what property you buy because you won’t know how it fits into the overall plan. Using the depreciation and tax benefits to your advantage can be a great strategy for your long-term investing and can put you ahead of the rest. The government wants to give you thousands of dollars for buying off the plan new properties, why not take it?

 

<h2>4. SHORT STAY </h2>

Depending on the location, your new property could be in an area suitable for short term accommodation. Many investors are using this approach to buy apartments in key lifestyle areas that are suitable for short stay accommodation using companies like Quickstay, AirBnB or other accommodation providers. Guests often like the amenities that a new property provides, just like a hotel room, which can assist with increasing yields. Imagine being able to stay in a well presented property that presents like a hotel, but for a significantly cheaper price. Providing you buy into an area that has good demand, this can increase your return and still provide you with a low maintenance investment that is managed by a professional company. Whilst select older properties are often suitable for this strategy, new apartments, houses and townhouses set up well, are often desirable giving that personal touch that hotels will never be able to provide.

 

<h2>5. AFFORDABILITY </h2>

Often when buying off the plan, the development you are buying into is on land that is being redeveloped. This means that the land may have previously been used for small commercial, residential or even farm land and now due to population growth is being repurposed for higher use. Often people will be priced out of an established area that is predominately houses, and when a new development is launched, this can provide you with an opportunity to buy in to a suburb that you may not have been able to afford previously. When there is higher density, that often brings down the entry price point in an area, so for significantly less outlay than a house you may be able to secure an apartment or townhouse in a great suburb that is more affordable.

 

<h2>6. SUBURB UPGRADE </h2>

When redevelopment is happening in an area, this may be due to regentrification or rezoning of land. This can mean there is opportunity for growth which can assist with boosting your portfolio value. Off plan properties in areas that are being redeveloped can give you access to new infrastructure such as schools and shops, and new train and other public transport options. Infill redevelopment can be a smart move as people will want to live close to existing infrastructure, whereas rezoned industrial or farming land can create entire new communities. When considering your options, you may be able to buy an older property in an inferior location, or perhaps a smaller but brand new property in a superior location with access to established infrastructure.

 

<h2>7. FASTER GROWTH </h2>

Buying off the plan could assist with building your property portfolio faster because you can take advantage of the ‘leapfrog strategy’. Essentially, this means you save your deposit for the first property and buy off the plan. Whilst that property is under construction you are saving your deposit for the next. When the first one settles, and you start collecting rent, collect your tax benefits, then you can put the deposit down on property number two. You continue to save, and over time you will have equity in property number one. This can provide enough deposit for you to purchase number three. This is an extremely simplified version of course, however we have used this approach successfully many times and by selecting the right property if can be quite successful. This approach works with your savings ability and your tax benefits, as well as the capital growth over time rather than simply waiting for growth on its own.

And lastly, all of this is simply easier because only around 7.5% of Australians invest in property, and the majority of those sell within the first 5 years. We have found that this is due to a lack of a plan, and often property just ‘didn’t work’ because buying the wrong properties can put a bad taste in your mouth. Much currently rests on higher star ratings, but their nuances aren’t well understood by buyers and they don’t tell the whole ESD story. Some developments offer a host of great ESD features that aren’t actually captured by star ratings. So it’s hard for buyers to assess their worth and compare apples with apples. 

There’s an important role for architects, developers and builders in helping buyers understand what star ratings like Green Star, NatHERS and BESS do and don’t measure and the practical impact of various ESD features and materials. Choosing durable materials right down to internal linings, for example, is an important way of ensuring lower replacement costs and less waste over the life of a building.

As an industry, we need a better process for giving buyers and building users more holistic and meaningful user manuals. Currently, builders supply manuals and they tend to focus on operating appliances. Designers and developers need to contribute too and broaden the focus to include clear explanations of ESD in practice and how and when to use features like thermal chimneys, external shading and passive heating, making it easier for people to operate their homes to their full potential. And of course, building owners and users need to apply the same scrutiny to their habits within their home and neighbourhood, too. An 8-star, fossil-fuel-free home is a great start on a low-impact lifestyle. But social and environmental sustainably also means considering things like our transport use, waste management, shopping and eating habits and social connectivity. 

Designers can build on the growing demand for better ESD by making it more convenient and much more visible. That means clearly expressing water tanks and solar panels. Making shared facilities visible from the street, from veggie patches and composting to bike storage and electric and solar car charging. 

Involving residents in the management of their physical environment so they’re more invested in using it efficiently is central to our mission. At a new fossil-fuel-free development in Brunswick East, we’re planning to place building management panels just inside front entrances to show residents precisely how much energy they’re currently using and how they can reduce it. Ultimately, we believe, it’s this kind of visibility and emotional investment that’ll make better ESD more desirable and drive demand for architecture with social impact that’s plain to see.

Obviously, there’s an upfront cost associated with higher star-ratings and more ambitious ESD initiatives but there is multiple time and cost savings too. Clients tell us better ESD and higher ratings help sell properties more quickly, saving them substantial time and money. Councils tend to support developments with good ESD because they align with their broader vision, create better outcomes for residents and impact less on existing infrastructure. A smoother path through planning represents time and cost savings too. 

Ultimately, clients, builders and architects are becoming more conscious of their legacy on the built environment and looking for ways to create a more positive impact. That’s true of others in industry too, like the financial institutions now distancing themselves from fossil fuel-based projects and offering home loan incentives to buyers of carbon-neutral and high-ESD homes. The industry as a whole is under increased media scrutiny, and we know we’ll be held to account for our social and environmental impact. More ambitious ESD and more inclusive, better-connected communities offer the best path forward. Why wouldn’t we take it?

3. Organise your wardrobe - get out the ironing board and listen to your favourite podcast (it's a form of meditation for me).

4. Take care of your plants and start gardening. You could even start growing your own fresh produce to complement your purchased items.

5. Challenge yourself and get fit. Set yourself a goal, and see if you can do 100 burpees by the end of the week!

6. Go for a walk and connect with other members of your community who are also out and about - a smile or a simple hello is always nice (just remember, no handshakes).

7. Limit mobile use to speaking with colleagues and clients to reduce the urge to go down the "www rabbit hole".

8. Use this time as an opportunity to up-skill. Learn and build on those skills/talents/hobbies you have always wanted to develop, but haven't had the chance to.

9. Finally, focus on staying connected (with yourself especially, take note of what your body and mind are telling you).

The Maribyrnong River area of Footscray is seeing the largest amount of new development currently.

<h2>Why is Footscray called Footscray?</h2>

Maribyrnong, the name of the river, is an Anglicisation of an aboriginal word 'Mirring-gnay-bir-nong' which translates as "I can hear a ringtail possum" according to <a href="https://www.propertyobserver.com.au/https://collections.museumvictoria.com.au/articles/2274" target="_blank">Museum Victoria</a>.

For over 40,000 years Footscray was home to the Woimurrung and Boonwurrung tribes of the Kulin nation.

Footscray was named after an English town - Foots Cray - which European settlers along the Maribyrnong River hailed from.

As the crow flies: 6km

By rail: 9 minutes to Southern Cross station (direct), 15 minutes to Flinders Street (via City Loop).

By road: 7km via Dynon Road.

<h2>What train line is Footscray on?</h2>

Footscray is a major railway junction with regional and metro services stopping at the station's 6 platforms.

The Sunbury line (which has some services originating/terminating at Watergardens) serves Footscray as well as the Werribee, Williamstown and Laverton via Altona lines. In peak times, you will rarely have to wait more than a handful of minutes to catch a city-bound train.

Warrnambool, Geelong, Ballarat, Ararat, Bendigo, Swan Hill and Echuca V/line regional services all run through, and many stop, at Footscray station as well.

Eat, drink and cheer on the Western Bulldog's at Whitten Oval when they're training. 

The Maribyrnong river has bike paths running along the western side of the river connecting the area to many other suburbs including Maribyrnong, Seddon, and other suburbs further up the river, such as Avondale Heights.

Footscray is a Melbourne melting pot that has seen many waves of post-war migration with southern European, Indochinese and Sub-Saharan African influences throughout the region.

Dong Ba, Rudimentary, Pho Tam, Konjo Café and Up in Smoke are some of the most well-known Footscray restaurants you could be living near.

The Footscray Community Arts Centre along the riverfront is a performance space that has a large year-round program of entertainment that you can also hire for events. The Footscray Drill Hall in West Footscray is a community centre that also acts as a performing arts practice space.

The Footscray Market located directly opposite Footscray station offers a wide range of fresh produce and general goods. The market is located on the ground floor and has two levels of car parking located above the complex. The market is open every day except Monday and Sunday.

<h2>What other institutions are located in Footscray?</h2>

Footscray Community Arts Centre is a thriving hub for Footscray's vibrant arts scene. The centre, with support from the Maribyrnong City Council, Footscray Rotary and Victoria University, presents the biennial Footscray Artice Prize for visual arts.

Footscray Hospital is a public hospital operated by Western Health at a campus on Gordon Street. The Victorian Government will be spending $1.5 billion on a <a href="https://www.vhhsba.vic.gov.au/health-infrastructure/new-footscray-hospital" target="_blank">new Footscray Hospital</a> to be located opposite Victoria University's main campus. The new hospital is expected to open in 2025.

Victoria University has two campuses in the suburb. One at adjacent to Footscray Park is the larger of the two and the other campus is located on Nicholson Street to the south of Footscray station.

While not located in Footscray, Highpoint Shopping Centre is a short tram ride from central Footscray. The 82 tram between Footscray and Moonee Ponds, links Victoria University's Footscray Park campus, Highpoint Shopping Centre and the wider retail area in Maribyrnong.

Just over the other side of Maribyrnong River from Footscray Park is Flemington Racecourse, home of the Spring Racing Carnival.

<h2>Who lives in Footscray?</h2>

According to the <a href="https://quickstats.censusdata.abs.gov.au/census_services/getproduct/census/2016/quickstat/SSC20929" target="_blank">2016 census</a>, 43.8% of all Footscray residents were born in Australia with the 5 top non-Australia place of birth countries including Vietnam (9.6%), India (6.7%), China (excluding Hong Kong, Macau and Taiwan - 3.9%), New Zealand (2.1%) and England (1.9%).

Vietnamese (11.4%) is the language spoken most at home after English, followed by Mandarin (4.2%), Cantonese (2.5%), Telugu (1.7%) and Greek (1.6%).

35.7% of people travel to work by public transport versus 43.1% who travel to work by car.

The median weekly household income for Footscray was $1,314 in the 2016 census, while the median age was 31 years old.
