Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Nearly one in three Australians have fixed rate mortgages, according to the latest data from broker Mortgage Choice.
Fixed rate home loans accounted for 31.05% of all loans written throughout the month of August, up from 29.63% in July.
“Fixed rate demand is now at its highest level since December 2013, when fixed rate home loans accounted for 33.06% of all loans written,” Mortgage Choice chief executive officer John Flavell said. 
He added that the growing popularity of fixed rate mortgages was not a surprise because a number of lenders have recently been cutting their interest rates on some fixed rate products. 
“As a result, fixed rate home loans are now very competitively priced, which has made them more attractive to homeowners who are looking for repayment security.” 
Across the country, fixed rate demand was strongest in Queensland, with this type of home loan accounting for 35.48% of all loans written throughout the month of August, up from 28.08% last month. 
South Australia and New South Wales followed, with fixed rate loans accounting for 34.40% and 33.66% respectively.  
Variable rate home loans, specifically ongoing discount products, remained the most popular product with borrowers across the country. 
In Australia, ongoing discount home loans accounted for 40.7% of all mortgages written in the month of August. 
Looking ahead, Flavell said it remained to be seen what would happen with fixed rate demand. 
“We are now in the spring selling season and we are starting to see a lot of rate competition between Australia’s lenders. 
“Over the past couple of weeks, we have seen lenders trim the interest rates across their fixed and variable home loan products, which is great news for anyone looking to buy a property, refinance or upgrade.

One in three Australians opting for fixed home loans: Mortgage Choice

The planning system in New South Wales must support apartments that are affordable.
Our research into the cost of apartments in Sydney has found that planning rules make them more expensive than in other Australian cities.
We have outlined the results of our research in a publication titled ‘Affordable Apartments’ which looks at global trends to help reduce the cost of urban housing.
In New York there has been a move towards ‘Micro Apartments’ that can be as small as 30 square metres as long as they are located close to jobs and amenities. Sydney can learn from the New York initiatives as part of a focus on housing affordability.
One area where initiatives are being undertaken in NSW is the move towards New Generation Boarding Houses.
A number of small studio apartments of around 25 square metres are able to share common facilities in buildings that are only built to rent.
These smaller units are able to bypass many of the NSW planning rules on solar access and minimum sizes under the Affordable Rental Housing State Environmental Planning Policy (SEPP) 2009.
The NSW Government should encourage a greater use of building like McCarthy Maisonettes as outlined in our publication.
The Urban Taskforce research also compared the NSW Apartment Design Guide requirements with the Victorian equivalent Better Apartment Design Standards document and found that $150,000 could be saved from the purchase price of a NSW two bed apartment if the Victorian rules were applied.
The Urban Taskforce believes the NSW Government needs to seriously look at its well-meaning planning rules that apply to apartment design in the interest of affordability.
A special category should be established for Affordable Apartments in urban locations where there are many amenities including public transport.
Another category should be established for high rise city locations where it is difficult to achieve the winter sun access to 70 percent of apartments required by the Apartment Design Guide.”
The NSW Apartment Design Guide has 180 pages packed with micro details while the Victorian Better Apartment Standards which was produced after an analysis of the NSW version has only 40 pages with much more flexibility.
The Victorian document took affordability into account in its approach to setting planning rules for apartments.
The development industry in NSW is keen to help consumers with the delivery of more affordable apartments but this will need a number of planning standards to be amended.

Planning support needed for affordable apartments: Chris Johnson

The rise of short-term letting and accommodation services like Airbnb and Stayz sees many property owners looking at ways they can earn extra income from their principal residence.
Di Jones Head of Investment Management Bridgette Barker said with increases in the cost of living any owner of a property can tap into these services to help with rising expenses. 
“While people are taking up the opportunity, less than 1 per cent of our rental roll has decided to put their homes onto the short-term market in the past 12 months,” she said. 
“Both of those apartments were located at Bondi Beach where huge money can be made in Spring and Summer. One owner was renting for $800 per week, but through a short-term rental site he was getting three times as much. 
“We also have some owners who are going to short-term rental of their property for six months while they head overseas and will then return it back to Di Jones to manage.” 
Ms Barker noted that there has been an increase demand in the past 12 months from people who have been burnt by the short-term rental market. 
“Major damage and noise which has upset neighbours has been a cause of concern for some owners utilising short-term rentals,” Ms Barker said. 
“They do have a place in real estate, but it is not for everyone. If you do decide to use Airbnb or Stayz, I believe you have to be heavily involved in the management of the property – and if you live nearby, you have more control over the management. 
“Owners should also be mindful of their insurance obligations and the legislation that relates to the type of accommodation they are entering into if they can’t get someone out,” she said. 
Ms Barker added that the recent changes to strata laws have opened an opportunity for those living in apartments to tap into short-term rentals. 
“Owners are revising their by-laws, which in many cases currently restrict rental leases to a minimum of three months. 
“There’s now a good opportunity for executive committees to change their by-laws to reflect the popularity of these sites. While many apartment owners may not be using the services at the moment, amending by-laws to allow short-term rentals means that they can set the tone for their apartment block in the future. 
“Airbnb and Stayz are not going away. Guidelines are now in place to protect both parties and it is important that owners, particularly of strata accommodation, are across their rights and responsibilities,” she said.

Short-term letting only suitable for some

In what is one of the largest regional New South Wales pub transactions for 2017, the Belmore Hotel in Maitland has been sold to a local businessman for $9 million.
The Belmore Hotel is in the Hunter Valley Tourism Precinct, and at the 2011 Census was determined New South Wales’ fastest growing inland Urban Centre. 
The hotel has several bars, a bistro, gaming room with 19 EGMs, 18 pub rooms and a large outdoor beer garden with diversified weekly revenue of approximately $100,000 per week.
The selling agents were Ray White’s Blake Edwards, Andrew Jolliffe and Xavier Plunkett, who sold it on behalf of long-time owners the Murphy family. 
Having indicated that their investment focus is shifting, and after 14 years in the hospitality industry, the Murphy family felt like it was the right time to divest the asset. 
"We've owned the hotel since 2003, and since then we have all grown older and want to do a bit more of our own thing" said Luke Murphy. 
"We still have development interests in the area, which we will now shift our focus onto.” 
Last year too, Ray White sold a hotel in Maitland to a Sydney hotel group for a record Hunter Region price of around $11 million.
"Particularly given the quality of the offerings we are showcasing at our May 31 auctions in the form of Maitland CBD's outstanding Belmore Hotel.
Commenting upon the various demand drivers for the high level of interest in the sale process for the Belmore Hotel, Edwards said the property benefited from a number of business and property positives. 
"Strategically, the well-structured nature of the hotel operation on offer at the Belmore Hotel made sense for our purchaser," Edwards said.
"Although it may sound cliché, it all comes back to the basic investment fundamentals, including strong population growth, a familiarity with the local area, close proximity to a large base of both white and blue collar industries and a distinct absence of large scale competition in the immediate area." 
Jolliffe said he expects the regional market to maintain its current trajectory, and market depth, given the limited opportunity in metro areas; as well as the growth of commercial and residential markets in regional centres.

Belmore Hotel in regional NSW sells for $9 million

Australia has a record economic expansion, the longest expansion by a developed nation.
But Aussie consumers still aren’t feeling the love. While consumer sentiment lifted in September, the reading is still in the pessimistic end of the spectrum. Consumers are adjusting to the new reality of 2 per cent wage growth, rather than 4 per cent annual growth. Still, household prices are growing by just 1.4 per cent. And many goods and services are the most affordable they have ever been. But consumers are fixated on low wage growth and the rising share that bills like gas and electricity bills are taking on the household budget.  
In the survey period consumer spirits would also have been dampened by news of a hydrogen bomb test in North Korea and the hurricanes bearing down on southern US states. The good news is that these issues didn’t significantly spook consumers.

Aussies are growing cold on real estate investments. Putting money in the bank or paying down debt are still regarded the wisest places for new savings. And shares have narrowed the gap with real estate. A less frothy real estate sector would be very much embraced by the Reserve Bank.  What do the figures show?
The Westpac/Melbourne Institute survey of consumer sentiment rose by 2.5 per cent to a 4-month high of 97.9 in September. The confidence index is down 4.4 per cent on a year ago. A reading below 100 denotes pessimism.  
The current conditions index rose by 3.7 per cent while the expectations index rose by 1.8 per cent.  
Four of the components of the index rose in September:
The estimate of family finances compared with a year  ago was up by 6.1 per cent;  
The estimate of family finances over the next year was  down by 2.1 per cent;  
Economic conditions over the next 12 months was up  by 2.7 per cent;  
Economic conditions over the next 5 years was up by 5.2 per cent;  
The measure on whether it was a good time to buy a  major household item was up by 2.1 per cent. • Housing outlook: A good time to buy a dwelling? The index was up 0.7 per cent in September after rising by 0.9 per cent in August and rising 3.1 per cent in July.
Wisest place for savings:
Contained in the Westpac/Melbourne Institute survey of consumer confidence was a quarterly question on the wisest places for savings. Most people favoured putting new savings in the bank as the wisest place for savings (29.3 per cent of respondents). Next highest was “Pay Debt” (23.5 per cent) from Real Estate (10.5 per cent), Shares (8.9 per cent), “Don’t Know” (6.3 per cent); “Spend it” (5.7 per cent) and Superannuation (5.5 per cent).  
In the September quarter the reading for “Real Estate” was the lowest in 44 years of records at 10.5 per cent. What is the importance of the economic data?

According to Melbourne Institute: “The survey of consumer sentiment was first undertaken in 1973 and was conducted on a quarterly basis until 1976, a six-weekly basis from 1976 to 1986, and has been conducted monthly ever since.” Confident consumers may be more inclined to spend, especially on major items.
What are the implications for interest rates and investors?
CommSec still sees no change to interest rates in the foreseeable future. The economy is expanding, business conditions are at decade highs but inflation is well contained. And, based on today’s data, the RBA needs to keep a watch on a cooling property market.

Real estate sentiment at 44-year low: Craig James

The top searched Queensland location in August by property developers through development site portal Development Ready is Chermside, followed by Surfers Paradise and Broadbeach.
Overall the top searched suburbs were:
1.     Chermside
2.     Surfers Paradise
3.     Broadbeach
4.     Southpoint
5.     Windsor
Nick Materia, Development Ready Managing Director said the data indicated the real action lies with units that are in proximity to the city’s central business district, as key demographic data across the top five searched suburbs told similar stories about attributes of high unit dwelling approvals and median price growth.
“Dwelling approvals for units far outweighed dwelling units for houses in Chermside,” he said. 
“There were five house approvals in the 12 months to June 2017, as opposed to 202 unit-based dwelling approvals.”
According to the findings by District Data, Chermside’s average resident is aged around 35 years, with 60% of residents’ household tenure classified as renting.
Daniel Slomoi, District Data Managing Director said with an average of two people per household, what we are seeing in the most searched suburb in Queensland is a trend towards developments catering for young professionals and downsizers who are choosing to rent units that are close to the Brisbane CBD.
"This is likely a sign of affordability constraints," he said.
“It is also interesting to note that three of the top five most searched for suburbs are on the Gold Coast as opposed to Brisbane, hinting at a possible resurgence of apartment developments in that market following a somewhat subdued period."
“With median sales price for units at $420,000 and median annual rent for units at $19,240, it shows there’s a great opportunity for developers and investors to find success responding to the needs of buyers who are looking for affordable dwellings that suit their needs and are close to the city’s offerings, like employment opportunities,” Mr Materia said.
Surfers Paradise revealed new dwelling approvals for units reached 618, while yields for units achieved a high 5.2% in the suburb, reflecting the strong local rental market. Renters made up 56% of the total households within Surfers Paradise.
 “The data reveals outlying suburbs within reasonable travelling distance to employment and amenity is highly sought after by on-the-move metropolitan professionals looking for a smaller, more affordable – but reasonably sized – dwelling that will help meet their urban needs,” Mr Materia said.
'Broadbeach, Southport and Windsor completed the list all with a similar trend towards a strong investment market for units. 
"District Data also said indicative rental yields for units, while varying in difference, were typically higher than houses. 
"Rental yields in Chermside, for example, were at 4.6% for units while sitting at 3.6% for houses."
Owners and mortgage payers contributed little to the suburbs’ household tenures, with renters in Broadbeach, Southport and Windsor making 56%, 56% and 53% of the residential households respectively.
In total, all five suburbs totalled 1302 unit-related new dwelling approvals, while approving only 59 houses in the 12 months to June 2017.

Canberra's AMA House on the market through Colliers International

The Westpac Melbourne Institute Index of Consumer Sentiment rose 2.5% to 97.9 in September from 95.5 in August. 
The consumer mood remains downbeat with September marking the tenth consecutive month that pessimists have outnumbered optimists.
Pressures on family finances, concerns around interest rates, deteriorating housing affordability and rising energy prices have all weighed on confidence in 2017. These factors are more than offsetting the boost from an improved outlook for jobs particularly when a stronger labour market has not been associated with increased wages growth.
The survey detail shows family finances remain a key area of concern. The ‘finances vs a year ago’ sub-index rose 6.1% but was coming from a very weak read in August (a three year low). Meanwhile the sub-index tracking expectations for ‘finances over the next 12 months’ fell 2.1%, reversing all of last month’s gain.

Consumer expectations for the economy showed more consistent gains. The ‘economic conditions, next 12 months’ sub-index rose 2.7% and the ‘economic conditions, next 5 years’ sub-index posted a robust 5.1% gain.
While both are still in pessimistic territory below 100 they are now marginally above long run average levels. The improved but still ‘lukewarm’ sentiment towards the economy likely reflects the somewhat mixed picture from recent data including the June quarter national accounts which showed a reasonably solid 0.8% gain in GDP but subdued annual growth and notable areas of weakness around household incomes and consumer spending.
Consumers were slightly more positive towards major purchases, the ‘time to buy major a household item’ sub-index rising 2.1% in September. However again the rise was small and, coming off a weak August read, the sub-index remains well below its long run average.
The September survey included additional questions on news recall that provide further insight into the factors shaping sentiment. Interestingly, recall levels have fallen significantly over the last three years suggesting consumers may be getting less exposure to news in general.
In September the topic areas with the highest recall were ‘economic conditions’ (21%); ‘budget and taxation’ (17%); interest rates (16%); inflation (16%); jobs (15%); and international conditions (12%). While news on all fronts was viewed as unfavourable, consumers rated news on inflation and international conditions as much more negative than three months ago – likely reflecting sharp increases in energy costs and developments around North Korea. The only material improvement was around jobs where news was viewed much less negatively than in June.
The improved labour market situation was also broadly apparent in the Westpac Melbourne Institute Unemployment Expectations Index. Although the index edged up 0.9% in the month, at 133.6 it is still down 4.8% from its June level and the second lowest reading since 2011 (recall that lower reads mean more consumers expect unemployment to fall in the year ahead).
Consumer views around housing were mixed in September. The ‘time to buy a dwelling’ index rose 0.8% but at 95.2 remains at very low levels by historical standards. State indexes continue to vary widely, ranging from a very weak read in NSW (81.3) to a strongly positive result in WA (130.4). Consistent falls in prices in WA over recent years may be finally restoring affordability to attractive levels.
The Westpac Melbourne Institute Index of House Price Expectations dipped 2.8% but at 141.5 remains high overall. Of those consumers with a view, 57% expect prices to rise in the year ahead, 31% expect no change and 12% expect prices to decline.
Responses to additional questions on the ‘wisest place for savings’ continued to indicate risk aversion. Nearly two thirds of consumers still favour safe options – deposits, superannuation or paying down debt – with only 10.5% nominating real estate, a new 40 year low, and 9% nominating shares. More consumers favour ‘pay down debt’ (23.5%) than real estate and shares combined.

The Reserve Bank Board next meets on October 3. There is no doubt that the Board will continue to leave the cash rate on hold.
Of more interest is the medium term outlook for interest rates. While those commentators favouring rate hikes next year point to record business conditions we are starting to see a considerable gap open up between business conditions and business confidence. Persistent weak consumer sentiment, consistent with weak consumer demand, may be worrying businesses around the sustainability of current strong conditions.
From our perspective prospects for consumer spending and residential construction appear soft. We do not expect that economic conditions in Australia in 2018 will be consistent with the need for the Bank to raise rates.

Time to buy a dwelling index up, still at very low levels: Bill Evans

Queensland-based boutique property investment management firm OzProp has purchased a fully-leased cold-storage logistics facility for $22 million in South Queensland's Yatala Enterprise Area.
Located on the M1 Pacific Motorway between Brisbane and the Gold Coast, the 7,485 square metre complex is on 2.12 hectares of land and is purchased at a price per square metre of net lettable area of $2,939. 
It features office space, a diesel refuelling depot, workshop, weigh bridge and driver accommodation.
The facility is fully leased to Scott Refrigerated Freightways.
OzProp co-founder, Jorgen van Seters said “with over 1.5 billion tonne-kilometres of goods moved each day in Australia, demographic, economic and retailing trends are clearly supporting very strong growth in the logistics industry which already employs more than half a million Australians.”
