International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.

The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Wang Jianlin, the chairman of Chinese property group Dalian Wanda, plans to sell his majority stake in Wanda’s Hong Kong-listed arm to a privately held holding company fully owned by the business tycoon.
The proposed deal would mean the sale of Wang’s 3,055,043,100 shares or 65.04 per cent ownership stake in Wanda Hotel Development to Wanda Investment Holding Company (New Holdco) for HK$1.20 a share, or the equivalent in shares from New Holdco, the Financial Times reported citing a regulatory filing.
The two subsidiaries signed a legally non-binding letter of intent to complete the sale before January 31 of next year, the FT said.
Monday’s announcement is part of an ongoing asset reshuffling between Dalian’s remaining listed arm and Wanda’s unlisted holding companies. 
That reshuffle has decreased the overall transparency of the Wanda empire. 
Wanda Hotel Development has been transformed from a property developer to solely managing and designing Wanda’s tourism and hotel properties in an “asset light” approach the developer has taken to mitigate low property sales. 
The proposed sale could give Wang, the chairman, greater control over another piece of Dalian Wanda’s network of subsidiaries as he centralises assets under New Holdco and unlisted holding company Dalian Wanda Commercial Properties (DWCP). Mr Wang privatised DWCP last year. 
Dalian Wanda was one of the four Chinese companies regulators began probing this year for systemic financial risks after it embarked on an aggressive deal-making spree overseas. 
Wanda also sold its interest in its largest ski resort to a friendly company earlier this year, the FT reported.
The sale, uncovered by a search of corporate records, seems to be an effort by Wanda to rebuild its finances amid government pressure to rein in its dealmaking activities. 
Corporate registry information on the Changbaishan ski resort, in China’s north-west near the North Korean border, was changed in June to show that Dalian Yifang group holds 98.33 per cent of Changbaishan stock and Wanda is no longer on the shareholder list.
The price and the timing were not immediately available. 
Dalian Wanda declined to comment. 
Dalian Wanda have said from time to time they ascertain interest in its property projects. But they deny this week's report by the South China Morning Post that Wanda were offering to sell five of its biggest overseas properties in the UK, US and Australia.
In August the group had to come out and deny rumours they were selling their Gold Coast and Sydney projects, which comprise $2 billion of the $6.6 billion portfolio.

Dalian Wanda chairman Wang plans to sell stake to self-owned holding company

Famous Italian fashion designer Versace will soon open its first stand-alone store in Australia, having signed a lease for a store in the revamped T&amp;G building in Melbourne’s Collins Street.
Versace signed a 10-year lease for a 307 sqm company-owned store with prime Collins Street frontage in the former banking chamber.
Italian brands such as Gucci store and Bottega Veneta already trade in the building.
The only other Versace store in Australia is in Westfield Sydney on Pitt Street Mall.
Pembroke, the investment arm of Boston fund manager Fidelity, bought the iconic T&amp;G Building in a $275 million deal in 2015. It has since upgraded the ground-floor shops and the office floors above.
Rents in the new T&amp;G retail arcade streets are understood to have been struck at about $4000 per sqm.
Collins Street is a favourite with luxury brands such as Louis Vuitton, Dolce &amp; Gabbana and Armani.
Matthew Knight, head of Australia for Pembroke Real Estate, was quoted by the AFR as saying that the three luxury tenancies would make a "real statement" at the T&amp;G building's Collins Street entrance and went "hand in glove with other tenants in the area".
He said he did not expect the arrival of Amazon in Australia to have much impact on the luxury retail sector.
"I think people who shop for luxury go for the experience and to get looked after. You don't get that personal touch and attention from shopping on Amazon. I think it will be more the middle-tier retailers that will be impacted," he said.
The Versace, Gucci and Bottega Veneta deals were through leasing agent Zelman Ainsworth of CBRE. Another luxury retailer, Max Mara, is also part of the retail mix.

Versace to open first standalone store in Collins Street’s T&G building

The RBA left interest rates on hold again for the 16th month in a row following its November Board meeting and its post meeting statement provided no urgency to start raising rates.
As has been the case for some time now the RBA expects growth to pick up to around 3% or just above over the next few years – and is getting more confident that a pick up in non-mining investment and increased infrastructure spending will help on this front – and it sees stronger growth along with continuing labour market strength driving an eventual pick up in wages growth and inflation.
However, for now it remains in wait and see mode thanks to uncertainty hanging over the outlook for consumer spending and wages growth and inflation remaining low. At the same the RBA continues to warn that a stronger $A would likely result in slower growth and inflation than forecast and worries about the overheated Sydney and Melbourne property markets have receded with national home prices flat over the last six months. 
While some express surprise that the RBA isn’t following the US Federal Reserve in its interest rate tightening cycle, it’s worth noting that the RBA sets rates on the basis of Australian conditions so there is no automatic linkage from the Fed to RBA on rates.
In fact, ever since the GFC we have diverged – raising rates in 2009-10 when the Fed held rates at zero and cutting rates last year when the Fed had started to hike. While a tightening Fed in the year ahead and an on hold RBA are likely to contribute to a fall in the value of the Australian dollar, given weak inflationary pressures and some uncertainty around growth this would be a desirable development and so wouldn’t prompt an RBA move unless the $A crashed causing a surge in inflation (which looks unlikely).
Given all this, we remain of the view that the RBA won’t start raising interest rates until late next year at the earliest.

RBA have no urgency to start raising rates

Melbourne stays firmly perched at the peak of cycle for unit markets, while Sydney remains at the start of decline, according to property valuation firm Herron Todd White’s (HTW) recent report.
“This year will undoubtedly be seen as the one where the collective boomtown mentality of Sydney took a breather,” according to HTW’s Month in Review for December.
In Melbourne, it was a very good year for property with great fundamentals and many investors still confident there’s a way to go.
Ballarat, which had made it to the peak of the unit market cycle, slipped one notch to approaching the peak.
The peak of the market position is dominated by cities or regions from NSW, with Gold Coast and Melbourne the only outsiders.
As HTW put it: “2017 was the year some of our hottest markets decided it was time to take a breather.”
The bottom of market has new entrants in Darwin and South West WA, which join an already long list led by Adelaide. Darwin was approaching the bottom in November.
Meanwhile, Brisbane, Canberra and Perth remain at the declining market position.

Melbourne at peak of unit market, Sydney remains in decline: HTW clock

South Australia is officially the most accessible state for first home buyers in Australia but only one in 10 properties bought there are first time purchases, reveals a report by Bankwest.
First time buyers (FTBs) in SA require the lowest deposit of anywhere in the country and correspondingly can save for it in the shortest time, it says. 
FTB couples require just $80,985 to purchase a median priced house, the lowest deposit of any mainland state and territory.
First timers need to save for only 3.8 years, stable compared to 2016 levels (3.8 years) and well below the national average of 4.6 years, says the 2017 Bankwest First Time Buyers Report.

South Australia has the second highest proportion of local government areas (LGAs) with a required savings time of less than four years for a house. Across South Australia, 73.3% (44 out of 60) LGAs require less than four years saving. 
Only Queensland (83.0% or 39 out of 47) has a higher proportion of LGAs. 
The findings also show that SA FTBs have the lowest average loan size of all mainland states of $264,200, highlighting just how accessible the South Australian market is for FTB couples despite having the lowest wages nationwide. 
However, in spite of all these positive indicators, South Australia has the second lowest proportion of FTBs in Australia – just 11.1% - in the year to June 2017. 
“A potential reason for such low first time buyer presence in the South Australian market is the fact that the people between 25-34 years old – a prime first time buyer age bracket - have the second lowest wages nationwide of just $51,629 in 2017,” Bankwest general manager personal and small business banking, Donna Dalby said. 
“Additionally, SA has the oldest population demographics in the country after Tasmania,” she added. 
At a city level, couples wanting to buy in Adelaide will have to save for 4.2 years to raise the required $90,665 deposit on a median priced house (stable compared to 2016 (4.2 years) and below the capital city average of 4.9 years). 
While most FTB couples will be looking to get a house as quickly as possible, those in no hurry could look to try to buy in SA’s Burnside area. FTBs there will require an average of seven years - the longest saving time in the state - to save a median deposit of $177,596. The saving time here rose by two months year on year, driven by a 4.9% increase in house prices.

Regions around Sydney and Melbourne recorded the strongest growth in property values over the last 10 years, while the remaining capitals experienced comparatively moderate value increases, according to CoreLogic’s recent analysis of 10-year suburb data.
In fact, for each state and territory, the top five listed areas shows a significant slant towards capital city regions rather than regional housing markets.
In New South Wales, Pennant Hills – Epping located in the Hills District of Sydney top value growth with an increase of 126.2% over 10 years. The region also has the second highest rate of value growth across the country.

The Ramsay Centre for Western Civilisation has leased Horbury House, a Macquarie Street building in the Sydney CBD, for its new headquarters.

Built in 1842, the Georgian style, three storey building has just undergone a full refurbishment.

Horbury House is a combined pair of three storey terraces with a basement, originally part of a terrace of seven residences extending from the corner, and part of a continuous streetscape of terraces.
They are one of the last residential terraces in Macquarie Street and are set between a 1970s office development and a 1940s office building.

The Macquarie Street building is of historic, aesthetic and social significance as a rare surviving colonial city terrace retaining its external form and indicating the type of development that characterised Macquarie Street in the mid-nineteenth century.
Only the facade and some roof framing survive from the 1842 building constructed for Ousley Condell.

It was named after Horbury, an area in England.
From the 1890's its access to Sydney Hospital made the terrace an ideal site for surgeon's professional rooms. More recently, as the medical character of the street changed, it has been used as company offices.

RBA's October Financial Aggregates figures sees housing credit expand

None of the capital cities are at the peak of the housing market cycle, according to property valuation firm Herron Todd White’s December Month in Review.
“2017 was the year some of our hottest markets decided it was time to take a breather,” according to HTW’s report.
Sydney remains at the start of decline on the property clock, like November. Same for Melbourne, which remains at approaching the peak of market position.
Brisbane has risen one notch from start of recovery and joins the other capital cites of Adelaide, Hobart and Canberra at the rising market position.
Meanwhile, Perth has slipped one notch to reach the bottom of market cycle, joining Darwin, which is the only other capital city at the bottom.

Hot Sydney takes a breather, with house prices in decline: HTW December 2017 property clock

At its meeting today, the Board decided to leave the cash rate unchanged at 1.50 per cent.
Conditions in the global economy have improved over 2017. Labour markets have tightened and further above-trend growth is expected in a number of advanced economies, although uncertainties remain. Growth in the Chinese economy continues to be supported by increased spending on infrastructure and property construction, although financial conditions have tightened somewhat as the authorities address the medium-term risks from high debt levels. Australia's terms of trade are expected to decline in the period ahead but remain at relatively high levels.
Wage growth remains low in most countries, as does core inflation. In a number of economies there has been some withdrawal of monetary stimulus, although financial conditions remain quite expansionary. Equity markets have been strong, credit spreads have narrowed over the course of the year and volatility in financial markets is low. Long-term bond yields remain low, notwithstanding the improvement in the global economy.
Recent data suggest that the Australian economy grew at around its trend rate over the year to the September quarter. The central forecast is for GDP growth to average around 3 per cent over the next few years. Business conditions are positive and capacity utilisation has increased. The outlook for non-mining business investment has improved further, with the forward-looking indicators being more positive than they have been for some time. Increased public infrastructure investment is also supporting the economy. One continuing source of uncertainty is the outlook for household consumption. Household incomes are growing slowly and debt levels are high.
Employment growth has been strong over 2017 and the unemployment rate has declined. Employment has been rising in all states and has been accompanied by a rise in labour force participation. The various forward-looking indicators continue to point to solid growth in employment over the period ahead. There are reports that some employers are finding it more difficult to hire workers with the necessary skills. However, wage growth remains low. This is likely to continue for a while yet, although the stronger conditions in the labour market should see some lift in wage growth over time.
Inflation remains low, with both CPI and underlying inflation running a little below 2 per cent. The Bank's central forecast remains for inflation to pick up gradually as the economy strengthens.
The Australian dollar remains within the range that it has been in over the past two years. An appreciating exchange rate would be expected to result in a slower pick-up in economic activity and inflation than currently forecast.
Growth in housing debt has been outpacing the slow growth in household income for some time. To address the medium-term risks associated with high and rising household indebtedness, APRA has introduced a number of supervisory measures. Credit standards have been tightened in a way that has reduced the risk profile of borrowers. Nationwide measures of housing prices are little changed over the past six months, with conditions having eased in Sydney. In the eastern capital cities, a considerable additional supply of apartments is scheduled to come on stream over the next couple of years. Rent increases remain low in most cities.
The low level of interest rates is continuing to support the Australian economy. Taking account of the available information, the Board judged that holding the stance of monetary policy unchanged at this meeting would be consistent with sustainable growth in the economy and achieving the inflation target over time.
