ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Bitcoin ATM and Commonwealth Bank join Chevron Renaissance's tenants

The future is looking "very bright" for global construction markets with synchronised activity upswing in Australia, the USA, Europe, Japan and China, according to a new survey.
Turner &amp; Townsend’s International Construction Market Survey 2018 shows that of the 46 global markets examined, 21 expect to warm up, 23 are set for stability, and only two are likely to cool.
Sydney and Melbourne are considered hot, Brisbane is lukewarm and Perth is cold. 
Global construction costs are expected to rise 4.3% in 2018, following a 4.1% increase in 2017.
New York repeated its ranking taking the number one spot for the most expensive place to undertake construction activities.
San Francisco, Hong Kong, Zurich and London subsequently followed. Sydney was again positioned at number nine, with Melbourne ranked at 19, Brisbane placed at 21 and Perth at 23.
Sydney construction costs are expected to increase by 4% in 2018, the same as 2017.
Melbourne will rise by 2% to 4%, Perth is expected to increase by 1.5%, and Brisbane to ease by 1% to 3% overall for 2018.
Global construction costs are set to rise 4.3% in 2018, following a 4.1% increase in 2017.
The survey analyses input costs, such as labour and materials, and charts the average construction cost per square metre for residential, commercial, industrial, retail, hotels, hospitals, schools, car parks and airports (buildings only).

Gary Emmett, economist for Turner &amp; Townsend, says 2018 was set to be the strongest construction year that we have witnessed since the Global Financial Crisis (GFC), which is boosting optimism.
"The GFC cast a black cloud over the industry for many years, however that has now lifted," Emmett said.
"Since the GFC, growth amongst the major advanced economies averaged half the pace of the previous 10 years.
“Synchronised global growth looks set to increase the construction industry activity, driven by Australia, the USA, Europe, Japan and China."
The Middle East and UK are notable exceptions to experiencing an upswing. 
He added that Federal and state governments in Australia are planning to invest over $50 billon in significant infrastructure projects over the next decade, including Western Sydney Airport. Major road and rail projects are ramping up, boosting the local economies and demand for trade skills.
"Tunneling is a focus. Sydney Metro Rail is delivering 15 kilometres of tunnels, and Westconnex, a mostly underground 33 kilometre roadway, is underway. 
"Melbourne is starting the West Gate Tunnel project and Monash freeway upgrade, while Queensland is delivering Cross River Rail.”
The report noted Sydney and Melbourne are witnessing strong growth in financial services, and real estate, with 17% jobs growth during the year. Unemployment has fallen to 5.4%.
Sydney residential construction spend is up by 47% since the 2016 international report.
Over the same period construction costs are showing an average 11% increase, while non-residential construction (hotels, offices and retail) activity was up by 11%.
The Melbourne residential construction market grew by 17% during the same period, showing an average cost increase of 4%, while non-residential market activity rose by 17%.
Brisbane’s residential construction market increased by 12%, showing an average cost upswing of 9%. Non-residential market activity also grew by 12%.
Perth’s residential construction market fell by 31%. Construction costs were also down by 2% and non-residential construction activity fell by 8%.

Century old Tamborine Mountain wedding centre looking for eligible buyer

An $8 billion mixed-use city is proposed for Western Sydney, with the potential to create 140,000 total jobs.
It supports the concept of the 30-minute city by enhancing productivity and competitiveness in the city’s west.
The proposal for a World Trade Center Sydney (WTC Sydney), by the Aerotropolis Group, has been made to the NSW Department of Premier and Cabinet.
It includes four WTC towers, an international convention and exhibition centre, commercial space for multinational companies, an innovation and incubation centre for start-ups and retail and residential space.
With a vision for a net zero carbon development, the site of the proposed WTC Sydney was master planned by global architecture studio Woods Bagot. 
An economic impact assessment by PwC indicates the mixed use employment district at WTC Sydney would annually create 43,500 direct jobs and directly inject $13 billion to the economy, with significant additional indirect and induced benefits to Sydney and NSW. 
Aerotropolis Group Managing Director and CEO Jomon Varghese suggests WTC Sydney was "a project that will resolve the structural problem faced by Sydney by bringing balance to our city which is historically tilted to the east".

EXPERT OBSERVATION
What is it about AI that unnerves us? 
Here’s a question: do you consider yourself to be a trusting person? Or let me put it another way: would you put your life in the hands of a total stranger?
You do. Hundreds if not thousands of times, every day. Take me, for example.
This morning I woke up. I switched on the light – trusting that I wouldn’t be electrocuted by a faulty lamp, or cord, or socket. I prepared my breakfast – trusting that I wouldn’t be poisoned by salmonella in my factory-processed muesli.
I walked from my hotel across Elizabeth Street in peak hour. Hundreds of cars bearing down on me. Sydney drivers. And nothing to protect me except a red light and a white line.
All of these decisions make sense to us, because we know that we live in a society where human behaviour is governed by conventions and rules.
That capacity to trust in unknown humans, not because of a belief in our innate goodness, but because of the systems that we humans have made, is the true genius of our species.
We can collaborate, and innovate – because we can trust.
Now let’s replace a fellow human in these day to day interactions with artificial intelligence: AI. What would it take for you to put the same level of trust in AI as you would extend to a human?
To chat with your child? To drive your taxi? To read your brain scan? To scan your face at a concert, at work, or in a supermarket?
What’s different about AI
What is it about AI that unnerves us? I suspect it’s a combination of two things.
First, we lack information. The knowledge seems concentrated in a small community of experts. Perhaps 22,000 worldwide are qualified to the level of a PhD in AI. People with rare skills in high demand come at an eye-watering price. That makes them very hard to keep in universities and public agencies.
It’s not unknown for technology developers to buy up IT faculties. And whether these experts work in industry, or the public sector, or universities, there are often commercial or security reasons to keep quiet about their activities.
Consider Google. In footage beamed around the world last week, Google debuted an AI that makes phone calls on your behalf, in a human voice, and chats with the human who answers.
Now for 68 years the world has been waiting for an AI that could fool us into thinking it was human. We call it the Turing Test, named after the scientist who proposed it in 1950, Alan Turing.
He began with the question “can machines think?” Since we can’t agree on a single test for “thinking”, he replaced it with a thought experiment he called the “imitation game”: can we build a machine that would pass as human, to humans, if we couldn’t see it, and judged it by its words?
Watching Google’s AI book a haircut and a table at a restaurant, some observers say the Turing test was met. And as a result, your world has changed - because every phone call you make or receive now carries a niggling doubt. That could be a machine.
Hand in hand with our lack of knowledge is our lack of foreknowledge. We give up our data today without knowing what others might be able to do with it tomorrow.
When you uploaded your photos to Facebook, did you expect that Facebook would be able to scan them, name all the people, identify your tastes in food and clothing and hobbies, diagnose certain genetic disorders, like Down Syndrome, decide on your personality type, and package all that information for advertisers?
Probably not. But we can’t unpick our choices.
Responses to artificial intelligence
One response to these questions would be to conclude that the only safe way forward is to ban AI. That would be a tragic mistake for Australia.
It wouldn’t halt progress, because I find it difficult to believe that China and France and the United Kingdom and the United States and every other nation that has staked its future on AI would now step back from the race. Why would they, when they see that for all the risks, the future has infinite promise?
Healthcare, available to all, tailored precisely to the individual. Your personal chauffer, a privilege previously only available to the super wealthy. An AI assistant for each of us, to manage our appointments and remind us of the things we would doubtless forget.
We want those benefits in Australia.
A ban would simply discourage research and development in the places where we most want to see it: reputable institutions, like CSIRO’s Data61, and our universities. Of course, the fastest way to end up with a total ban is to allow a free-for-all. A free-for-all that allows unscrupulous and unthinking and just plain incompetent people to do their worst.
No: we want rules that allow us to trust AI, just as they allow us to trust our fellow humans. So my question again: what would it take for you to extend your trust?
Think back to the web of rules that protect us every time we walk across a pedestrian crossing.
We could think of that web of rules as a spectrum. On the extreme left, we have light touch rules: manners and customs. As we move to the right, the rules become more binding.
There are industry codes, standards and regulations. Further along, the criminal law. To the extreme right, international prohibitions against chemical and biological weapons.
Different human behaviours are regulated at different points, depending on their capacity for harm.
The challenge is to develop a similar spectrum for AI, not expecting a single solution, but instead an evolving web.
At the left-hand, light-touch end, consumer expectations for things like digital assistants.
At the other extreme, global governance for weapons of war: military devices that can select and kill their targets without a human in the loop.
I’ll leave that particular discussion on weapons to another occasion.
Instead, I’ve been thinking about the role that Australia could play at the left-hand end of the spectrum, where we interact with technology providers as everyday consumers.
We would expect a government department to vet the provider of a service that, for example, replaced social workers with algorithms that predict the likelihood that a particular child will be violent.
But how many consumers are going to have the knowledge or the time to individually vet every AI they encounter?
When was the last time you read the terms and conditions before clicking “Accept”? What we need is an agreed standard and a clear signal, so we individual consumers don’t need expert knowledge to make ethical choices, and companies that want your business know from the outset how they are expected to behave.
So my proposal is a trustmark. Its working title is “the Turing Certificate”, in honour of Alan Turing.
Companies can apply for Turing certification, and if they meet the standards and comply with the auditing requirements, they can display the Turing Stamp.
Then consumers and governments could use their purchasing power to reward and encourage ethical AI, just as they currently look for the “Fairtrade” logo on coffee.
Why a voluntary certificate would work
The first response to a certification scheme is always “but that costs money”. I understand that response, because I thought that way myself when I was building my company Axon Instruments in San Francisco.
I was making a device that was designed to be surgically inserted into people’s brains. I expected to face a long and tortuous process to meet the exacting international ISO 9000 standards for good manufacturing practice. What I discovered was that the standards were the scaffold I needed to build a competitive company.
They baked in the expectation of quality from the start.
True quality is achieved by design, not by test and reject.
We maintained these exacting design and business practices for our non-medical products, too, because they made us a better company and gave us a commercial edge. Done right, the costs of securing certification should then be covered by increased sales, from customers prepared to pay a premium.
Would the Turing Stamp be granted to organisations, or products? Both.
It is the model that has long been accepted in the manufacturing sector. And when you trade with an AI developer you expect to have an ongoing relationship. If you buy a washing machine, it will still be the same washing machine in five years’ time. If you download an app, it may well be radically different in five weeks.
I think you would want the company that stores your data and develops your upgrades to be ethical through and through.
Of course, in the manufacturing sector, the standards are both mandatory and enforceable: manufacturing is a highly visible process.
For AI, mandatory certification would be cumbersome. The voluntary Turing system would allow responsible companies to opt in.
A voluntary system does not mean self-certification. It means that the companies would voluntarily submit themselves to an external process. Smart companies, trading on quality, would welcome an auditing system that weeded out poor behaviour. And consumers would rightly insist on a stamp with proven integrity.
Is this a global measure that Australia could help to foster?
Surely, we have more to gain than most. Where we compete in the global market, we compete on quality.
A system that verifies quality and prioritises ethics will reward Australia. Last week’s federal budget made what I have described as a <a href="https://theconversation.com/budget-2018-when-scientists-make-their-case-effectively-politicians-listen-96124">“promising first instalment”</a>. A$30 million has been allocated for AI, including an AI roadmap and a national AI ethics framework.
I hope we can use our influence to shape a responsible direction for the world.

Currently someone on the average wage needs to work for 23.2 weeks to afford a Ford Falcon – the best (lowest) result on record. Four years ago the same worker would have needed to work almost three weeks longer to afford the same purchase.
The weekly ANZ/Roy Morgan consumer confidence rating fell for the first time in seven weeks, dropping 3.2 per cent to 117.7. Confidence is still up by 4.3 per cent over the year and above the average of 113.8 since 2014.
Consumer confidence figures have implications for retailers, and other consumer-focussed businesses. Car affordability data is helpful in analysing spending trends.
What does it all mean?
Seven was a bridge too far. Consumer confidence rose for six straight weeks, but a weaker sharemarket, global uncertainties (such as US-North Korea talks) and a spike in petrol prices have serve to dull consumer optimism.
Too often, investors and analysts focus on the slower growth of wages rather than comparing wages with the prices of key goods and services. One reason that Aussie consumers are devoting extra dollars to buying homes is because the affordability of a raft of other items has improved – such as cars, whitegoods, phones, TVs, food and clothing. It’s also important to note that the quality or features of goods like cars and electrical goods is vastly better than similar purchases made five or 10+ years ago.
And it’s not just the ‘run of the mill’ goods. Over the past 20 years the number of weeks a person on the average wage has had to work to buy a luxury car like the BMW 318i has halved.

What do the figures show?
The National Roads and Motorists Association (NRMA) in NSW has published data on car prices in its Open Road magazine for over 25 years. The data is sourced from the Glass’s Guide. When measured against wages we are able to derive measures of car affordability.
Currently someone on the average wage needs to work for 23.2 weeks to afford a Ford Falcon – the best (lowest) result on record. Four years ago the same worker would have needed to work almost three weeks longer to afford the purchase.
It’s not just Ford Falcons; consistent price data exists for the Toyota Corolla, Holden Commodore and the BMW 318i. In fact affordability of a BMW 318i has improved over the past four years from 41.5 weeks of wages (for someone on the average wage) to 36.5 weeks currently.
Since 1999 the average wage has more than doubled, up 111 per cent. Over the same period, a BMW 318i (and similar models and variants) have increased in price by just 2 per cent.

Affordability more generally
Over the past five years the average wage has lifted by 12.4 per cent – an increase of $176 a week or $9,152 a year. Interestingly over the same time, clothing has become cheaper – down by 5.6 per cent.
Amongst other goods to have become cheaper are cars (down 1.2 per cent), household appliances (down 6.1 per cent), communication equipment (down 33.1 per cent), toys &amp; games (down 5.9 per cent).
Overall the cost of consumer goods lifted by 8.2 per cent, meaning consumers are in front.
Less affordable over the past five years has been education (cost up 25 per cent), tobacco (up 74.8 per cent), electricity &amp; gas (up 23.4 per cent) and transport services (up 16.6 per cent).

Consumer Sentiment

All of the five components of the index fell in the latest week:
The estimate of family finances compared with a year ago was down from +10.1 to +7.1;
The estimate of family finances over the next year was down from +27.8 to +22.5;
Economic conditions over the next 12 months was down from +13.2 to +10.5;
Economic conditions over the next 5 years was down from +15.3 to +12.4;
The measure of whether it was a good time to buy a major household item was down from +41.7 to +36.2.  The measure of inflation expectations 2 years ahead rose from 4.2 per cent to 4.7 per cent.

What is the importance of the economic data?
The ANZ/Roy Morgan weekly survey of consumer confidence closely tracks the monthly Westpac/Melbourne Institute consumer sentiment index but the former measure is a timelier assessment of consumer attitudes and is now closely tracked by the Reserve Bank.
CommSec maintains a database of car prices in order to measure affordability over time. If cars are more affordable, more vehicles are likely to be purchased. And more affordable cars free up more spending power to purchase other goods and services.\
What are the implications for interest rates and investors?
Saudi Arabia and Russia are taking about increasing crude output. As a result, crude prices are easing and this could lead to lower prices for products like petrol and jet fuel. Consumer-focussed stocks and transport companies like airlines have potential to benefit if fuel prices fall.
The prices of some imported vehicles have lifted in recent months in response to a lower Aussie dollar. So the affordability of some makes has weakened modestly. But in a longer-term framework cars remain super-affordable. Auto-dependent companies continue to face favourable operating conditions.
Consumers are saving by buying clothes, cars, household goods and phones. But ‘nasties’ like electricity bills, education fees, train &amp; bus fares and insurance premiums have been getting dearer. And because many of these are ‘everyday’ items, they tend to influence sentiment to a greater extent than less frequent purchases.
Overall the average Aussie remains in front, but they may not feel it to the extent that they should.

Sydney's city and inner south was its best auction performer last week, while the northern suburbs continue to carry the majority of the strong clearance rates.
The eastern suburbs has picked itself from its floor in recent weeks, securing nearer 70 percent.
Parramatta could only clear 34 percent of its weekend stock. Sydney's inner west was also a poor performer after clearing over 70 percent last week.
