Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Property values across the country continued to decline over November, research from property data firm CoreLogic found, but there was a further ease in the speed of the declines.

Dwelling values (which incorporates both houses and units), contracted a further one per cent in November, driven by declines in Hobart (-2 per cent), Canberra (-1.2 per cent), and Sydney (-1 per cent).

Capital city housing markets declined -1.2 per cent, with Brisbane (-2.2 per cent), Hobart (-2 per cent) and Sydney (-1.5 per cent), feeling the declines the hardest.

Capital city units however dropped just -0.6 per cent. Hobart (-1.8 per cent), Sydney (-0.9 per cent) and Canberra (-0.8 per cent) the capital's the most affected in the unit market.

Declines however have continued to soften since August when the national index dropped by -1.6 per cent.

CoreLogic Research Director Tim Lawless said the easing in the rate of decline is mostly emanating from the Sydney and Melbourne markets, but is also evident across many of the smaller capitals and most regional markets.&nbsp;

“Three months ago, Sydney housing values were falling at the monthly rate of -2.3 per cent. That has now reduced by a full percentage point to a decline of -1.3 per cent in November," Lawless said.&nbsp;

"In July, Melbourne home values were down -1.5 per cent over the month, with the monthly decline almost halving last month to -0.8 per cent.

“The rate of decline has also eased across the ACT (from a -1.7% fall in August), and is no longer accelerating in Brisbane. Most of the broad rest-of-state markets have also seen the pace of declines decelerate."

Lawless said that it is possible we are seeing the initial uncertainty around buying in a higher interest rate environment wearing off, while persistently low advertised stock levels have likely contributed to this trend towards smaller value falls. He does however note that housing risk remains skewed to the downside while interest rates are still rising and household balance sheets become more thinly stretched.

“There is still the possibility that the pace of declines could reaccelerate, especially if the current rate hiking cycle persists longer than expected.

"Next year will be a particular test of serviceability and housing market stability, as the record-low fixed rate terms secured in 2021 start to expire."

Property downturn continues, but rate of decline softens again: CoreLogic

There are strong signs that the lengthy property market downturn may not be quite as drawn out as first thought.

First the RBA only cut rates by 25 basis points in the October meeting, where many forecasters and economists had expected a 50 basis point hike. The cash rate now sits at 2.6 per cent, with the overarching view there are still a few more rate hikes to go before the RBA wait to see if their efforts to curb inflation have been successful.

It was the sixth consecutive month the RBA had hiked rates from a record low 0.1 per cent, but it was the first time in six months it wasn't what is referred to as a "double rate hike."

Clearance rates, which is one of the leading metrics in buyer appetite, was just over 63 per cent, the sixth week in a row it was over the 60 per cent mark. By no means is 60 per cent a target figure given clearance rates are in the high 80's and into the 90's when the market is hot, but it's a start.

But in Melbourne, where the clearance rate was 66 per cent last weekend, Projects by Buxton Director Heath Thompson believes the uptrend of clearance rates will continue due to a type of buyer that has emerged in recent weeks.

"Bargain hunters are always the first to come back when the market has seen a significant drop," Thompson said.

"They're almost an indication as to when the market has bottomed, as they think now is the time to pick property up at its lowest price before it starts to shoot back up again in the historical pattern.

"Bargain hunters will almost singlehandedly drive the market back up. They essentially compete with each other which creates competition at auctions which does two things; drives prices up, which in turn drives auction clearance rates. There's a much less likelihood of a property passing in and not meeting a vendor's expectation when there's a few bidders at an auction."

Thompson says it's the old adage, "if you wait for the bottom, then you've probably missed it."

Thompson, who markets off the plan developments around Melbourne's exclusive Stonnington and Bayside areas, is expecting a late run into Christmas as buyer demand starts to pick back up.&nbsp;

At the moment Thompson is predominantly dealing with two types of buyers; the first home buyer who wants certainty in what they pay and are happy to wait for it to be ready, and the luxury downsizer, who wants the low maintenance living in a brand new property that requires no renovations.

Before the rate hike of just 25 basis points,&nbsp;CoreLogic's Research Director Tim Lawless said it's possible we have seen the initial shock of a rapid rise in interest rates pass through the market and most borrowers and prospective home buyers have now ‘priced in’ further rate hikes. However, Lawless suggested that if interest rates continue to rise as rapidly as they have since May, we could see the rate of decline in housing values accelerate once again.

Lawless cited the improvement of other indicators as the rate of decline in the property market slowed in September.

“Auction clearance rates also trended upwards, albeit subtly, in September and consumer sentiment nudged a little higher as well on the back of strong labour market conditions,” Lawless said. &nbsp;

“We’ve also seen the flow of fresh listings continue to slide through the first month of spring, which is uncommon for this time of the year.”

Expect listings to flow next year as thousands of fixed loans expire. Those fixed loans, whether they were one-year or five-year fixed, will likely have been fixed at around the two per cent mark. Now the average interest rate on the market is in the mid four per cent range.&nbsp;

In Melbourne, where the clearance rate was 66 per cent last weekend, Heath Thompson believes the uptrend of clearance rates will continue due to a type of buyer that has emerged in recent weeks.

Is the property market starting to bottom out?

The RBA has hiked rates for the sixth month in a row, with the Tuesday meeting seeing rates rise by 0.25 per cent.

Three of the big four banks expected a half a percentage point rise, with just Commonwealth Bank predicting the 25 basis point rise.

The official cash rate is now at 2.6 per cent.

The RBA noted in their statement that, as is the case in most countries, inflation in Australia is too high.

"Global factors explain much of this high inflation, but strong domestic demand relative to the ability of the economy to meet that demand is also playing a role," RBA Governor Philip Lowe noted in the announcement.

The RBA predicted a further increase in inflation over the months ahead, before it then declines back toward the two to three per cent range.

"The expected moderation in inflation next year reflects the ongoing resolution of global supply-side problems, recent declines in some commodity prices and the impact of rising interest rates.

"Medium-term inflation expectations remain well anchored, and it is important that this remains the case. The Bank’s central forecast is for CPI inflation to be around 7¾ per cent over 2022, a little above 4 per cent over 2023 and around 3 per cent over 2024."

As for mortgages, Lowe noted that higher inflation and higher interest rates are putting pressure on household budgets, with the full effects of higher interest rates yet to be felt in mortgage payments.

"Consumer confidence has also fallen and housing prices are declining after the earlier large increases.," Lowe suggested.

"Working in the other direction, people are finding jobs, gaining more hours of work and receiving higher wages. Many households have also built up large financial buffers and the saving rate still remains higher than it was before the pandemic."

Graham Cooke, head of consumer research at Finder, said Aussies with a $500,000 mortgage will be paying almost $9,000 more a year in interest compared to just six months ago.

“Australians with a $500,000 mortgage will be forking out $735 more per month compared to what they were paying in April.&nbsp; 
 
“That’s a whopping amount of extra money to pay every month – especially when everyday items like groceries and petrol are skyrocketing in price."

The RBA noted in their statement that, as is the case in most countries, inflation in Australia is too high.

The widespread impact of the COVID-19 pandemic has investors re-examining opportunities with fresh eyes, and one class drawing more attention than ever before here in Australia is alternative real estate.&nbsp;

A booming category in the US, it has been relatively underplayed here, where alternatives traditionally account for only about 10 per cent of the listed real estate market. But with investment staples such as commercial real estate being hit hard by the work-from-home trend, and retail malls and shopping strips squeezed further by the explosion of online shopping, savvy investors are looking for opportunities in non-traditional classes either unaffected by the pandemic or poised to exploit new post-COVID opportunities.

As someone who specialises in identifying future trends in the Australian property market, a number of alternative categories show significant potential to present strategic opportunities to investors willing to look beyond historically popular options. It&rsquo;s worth noting that in the US, alternatives make up around 50 per cent of listed real estate market investments, so the Australian market is poised for growth in this area.

And because Australia has been less materially impacted by COVID than many comparable European, Asian and American economies, investing here is something we&rsquo;re happy to recommend to our offshore investors.

Prior to the onset of the COVID crisis in Q1 2020, it was more than 28 years since the last technical recession in Australia, which was the longest run of uninterrupted GDP growth in the developed world; so it&rsquo;s also a very resilient economy.&nbsp;

Let&rsquo;s start with some of the mainstream options that we consider have been detrimentally impacted by COVID-19.

It&rsquo;s no secret that retail strip shopping and malls have been hit by a lack of foot traffic and some businesses, especially in hospitality such as cafes and restaurants, have been unable to transition to e-commerce.&nbsp;

Similarly, hotels and pubs are not performing as well as they previously have done due to density restrictions and reduced flow of business patrons and tourists.&nbsp;

Aged care is another challenged sector, with the impacts of COVID-19 and various investigations into mismanagement obviously impacting confidence in the sector, leading to a dramatic fall in short-term demand.&nbsp;

And whilst existing holdings in office buildings are for the time being maintaining paper valuations in anticipation of people returning to work in CBDs around the country, it is too early to have a clear understanding of what structural changes have already taken place, to how and (more importantly) where Australians will be working going forward. So, what else is worth a look in terms of alternate classes of real estate investment?

Industrial distribution centres - people are sitting at home ordering on Amazon.

Those goods need to arrive off a ship somewhere, be repackaged or parcelled, and then sent to someone else. That one has already taken off. Inner-city last-mile logistics is closely related, and another one that&rsquo;s doing well on a smaller scale, offering opportunities to investors other than the large-scale listed players.

Data centres - everyone needs data, whether it&rsquo;s video conference calls, learning from home or ordering consumer goods online. We need bandwidth and we need our data stored. That has made data centres a very popular area to invest in.

Self-storage &ndash; with the government&rsquo;s HomeBuilder grant plus extra disposable income from a lack of holiday travel, Australians are getting busy renovating and updating their existing homes. Downsizers moving from homes to apartments has been a major trend in our cities and has boosted demand for the self-storage industry and associated real estate assets.

Agriculture and processing &ndash; abattoirs and dairy processing points are very interesting. Australia is one of only three countries in the world that produces more milk than it consumes. A lot of that milk is then transformed into baby formula, and shipped overseas. It&rsquo;s one of those products with a well-established global supply chain that&rsquo;s virtually immune from disruption - even COVID-19. You can probably do without the latest iPhone and postpone that decision, but if you have a baby coming, you can&#39;t postpone your demand for milk powder. Similarly, if you need access to protein, that typically needs to be slaughtered in Australia, packaged and then sent overseas. So, demand for those non-primary agricultural assets is definitely of interest.

Pharmaceutical manufacturing &ndash; before COVID-19, Australia was quite happy buying pharmaceuticals and medical goods from overseas. But what we saw in the early phases of the crisis was everyone scrambling for these goods and countries like China, India, and Pakistan, which produce and export the greatest amount of pharmaceuticals and medical goods, keeping them in their own country. Australia, and I think a lot of other places, now realise we need to be able to produce the base level of medications required, such as insulin to treat diabetes. We can&#39;t rely on overseas suppliers because if their supply chains are disrupted or redistributed, that can have huge impacts for the Australian population.

Long-standing and renowned developer&nbsp;Fortis has developed a solid portfolio across Australia&#39;s two biggest capitals, with more than $276 million in successfully completed projects.

The group&rsquo;s future is just as prosperous with new developments, valued at over $2.2 billion in the pipeline for completion in the coming years.

We&rsquo;ve taken a closer look at the top five developments Fortis has both in Sydney and Melbourne in 2022.

1. Piper -&nbsp;2A Wunulla Road, Point Piper, NSW

Piper is the first collaboration between Fortis and Dare Property Group, who has teamed up to create a rare new development in the most affluent suburb in the whole of Australia.

Sharing its postcode with some of Australia&rsquo;s most prestigious and historic homes, Piper,&nbsp;at 2A Wunulla Road, there will have just 15 exclusive residences, which will have interiors by MIM Design and sit in landscaping by Dangar Barin Smith.

There will be a mix of two, three and four-bedroom apartments across the boutique four-level building. Each apartment will feature soaring ceilings, open layouts and large living, entertaining, and outdoor areas. Some of the apartments will even have their own private pools.

The three two-bedroom plus study apartments start from 127 sqm of internal space, the three-bedroom apartments start from 161 sqm internal, and the biggest offering, the four-bedroom apartments, have an internal living space between 210 sqm and 260 sqm.

Fortis will soon launch Mona Road, their first development in Darling Point, another high end harbourside suburb in Sydney.

The premium mixed-use development will offer both residential and retail at the Mona Road site. Created by award-winning architects MHNDU, Mona Road features six residential floors with a mix of one, two and three-bedroom apartments, with terraces and balconies capturing views across the city, harbour, nearby Paddington and surrounds.

The creative inspiration for the site comes from the history-steeped harbourside corridor it overlooks, with respect paid to the original brickwork of the fa&ccedil;ade.

Situated at the gateway to the Eastern Suburbs between Potts Point and Double Bay, the north-oriented site occupies a prominent frontage along Mona Road&mdash;only four kilometres from the Sydney CBD.

Construction on the development is expected to be completed by late 2023.

3. Colindia &ndash; 5 Colindia Avenue, Neutral Bay, NSW

Currently in the market in Sydney is Colindia, north of the bridge in the sought-after Neutral Bay on the Lower North Shire.

Inspired by nature&rsquo;s organic shapes and raw textures, Colindia presents as a sculpted artform, nestled at the end of a quiet cul-de-sac.

Later this year Fortis is expected to launch their Brighton Street project.

Just moments from the bustling Church Street and Swan Street intersection in Richmond, 8 Brighton Street has been designed by&nbsp;SJB Architects and will see apartments and commercial suites built above a modern ground floor retail precinct.

Central to the vision for 8 Brighton Street is to reflect the site&rsquo;s rich heritage context, whilst also evoking a fresh, contemporary approach to living and working.

&ldquo;The location within Richmond &ndash; along with the Activity Centre zone which permits retail, residential and commercial &ndash; is what really sets this site apart from others,&rdquo; Colliers agent Ben Baines said.

It&#39;s often written about in the media when talking about off the plan property - but what actually is a sunset clause?

Essentially, a&nbsp;sunset clause is a condition included in some contracts of sale&nbsp;to protect the buyer and seller. It effectively puts a time limit on the contract&rsquo;s validity.

Use of the sunset clause is open to the buyer or the seller, and either party can choose to invoke the clause if the expiry date has passed. If settlement has not taken place by the end date included in the contract, both parties are legally entitled to walk away and the buyer would receive their deposit back in full.

While sunset clauses may exist to offer security and protection for buyers when purchasing off-the-plan, they don&rsquo;t always pan out this way and can sometimes be manipulated, which is why being aware whether it is in your contract of purchase is crucial.

Buyers can get their money back should construction timelines blow out further than what was forecasted by the developer as per the contract.

However, while not frequent, but a much publicised practice, is developers pulling apartments back from buyers if they go over the agreed upon construction timeline. The allowance of this has seen developers drag their feet in the construction phase, so they can take the apartments back and re-sell them at a higher price than initially sold if the market has grown during construction.

That then unfortunately&nbsp;leaves the buyer without a leg to stand on. They will get their deposit back that they initially paid, and begin the hunt again, in a market where prices are potentially, 10, 20, or even 30 per cent higher than what they thought they were buying in to years earlier.

<h2>The breakdown</h2>

A sunset clause is generally used in one of two situations in off-the-plan developments.

Firstly, it is routinely included in off-the-plan property exchanges. In this context, the clause stipulates the date by which the developer must finish the project and that if it is not finished by the proposed date, the buyer is legally&nbsp;entitled to walk away from the contract and receive their deposit back in full.

Most of the time however, developments are finished well in advance of the outlined date, as developers often exaggerate the required timeframe to allow for delays.

Another time a sunset clause is often used is when a buyer makes a purchase conditional on the sale of their current home. The sunset clause is normally included here to protect the vendor, if the buyer fails to sell their current home within the timeframe outlined. In this context, a sunset clause protects the seller by offering them a way back onto the market, should the buyer take too long.

There are, however, cases where invoking the clause may be more difficult for one party than the other.

Legislation has been passed in some states to make it more onerous for building developers to invoke the sunset clause. In October 2015, the New South Wales Government legislated that a developer would require written consent from either the buyer or the Supreme Court if they wished to terminate the contract if the project was delayed. These changes have been made due to instances of some developers stalling projects when property prices skyrocket, backing out of contracts to then put the development back on the market at a higher price. The Victorian Government followed suit in 2018, preventing developers from using sunset clauses to intentionally delay building projects with the aim of exploiting buyers.

It is possible for two parties to come to a mutual agreement to extend the terms of a sunset clause.

<h2>Urban&#39;s advice</h2>

Be fully aware if there is a sunset clause in your contract. This should be discussed with your solicitor when signing the contract, and be aware of the construction date agreed upon in the contract.

As with all off the plan apartment development purchases, check the developers track record. It will be well covered if the developers has previously evoked a sunset clause and left previous buyers without their apartments.

While often as a buyer you will deal with the agent in charge of the sales, don&#39;t be afraid to call the developer if that puts your mind at east. They should have a website for the development with contact details.
