<p>ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.</p>

<p>The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.</p>

<p>The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.</p>

<p>Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.</p>

<p>The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.</p>

<p>An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.</p>

<p>Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.</p>

<p>As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."</p>

<p>Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.</p>

<p>The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.</p>

<p>As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.</p>

<p>Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.</p>

<p>The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.</p>

<p>Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.</p>

<p>Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<p><span>For years now, many have told us that Australia is heading for an imminent recession. By contrast official forecasts have long been looking for several years of above trend growth. In the event neither has happened and we don’t see them happening anytime soon. Against this backdrop there are five things you should know about the Australian economy.</span></p>
<p><strong>First – the economy grew solidly over the last year</strong></p>
<p><span>After several years of muddling along the Australian economy actually perked up over the last year with GDP growing a surprisingly strong 3.4% year on year, its fastest since 2012.</span></p>

<p><span>That growth has been able to range between just below 2% and just above 3% over the last six years despite a large drag on growth from the fall back in mining investment is actually pretty good. But it’s below the norm for Australia, which has averaged around 3% GDP growth per annum over the very long term. It should also be remembered that strong population growth has been one of the reasons for the relative resilience of Australia’s economy, but over the last year per capita GDP growth at 1.8% has been running below that in the US and in line with that in Europe.</span></p>

<p><strong>Second – growth is likely to slow a bit from here</strong></p>

<p><span>While economic growth averaged a strong 1% quarterly pace in </span>the first half of the year it’s likely to slow going forward:</p>
<ul>
<li>The housing construction cycle is turning down as approvals trend down and the cranes come down. Falling alterations and additions won’t help.</li>
<li>Growth in consumer spending is likely to slow given weak wages growth, high levels of underemployment and slowing wealth gains as home prices fall. With falling home prices its unlikely that households will be prepared to keep running down the household saving rate – which is now at a 10 year low of just 1% - to make up for weak income growth.</li>
<li>Business investment plans for the current financial year are still subdued pointing to roughly flat investment (if plans for this year are compared with those made a year ago) and political uncertainty could start to weigh ahead of a potential change in government.</li>

<li>Over the past five years or so the slump in mining investment back to more normal levels has knocked around 1.5% per annum from GDP growth. However, mining investment is no longer 7% of the economy and it’s near the bottom so its drag on GDP growth is approaching zero.</li>

Down from over the last year and slower than the RBA expects, but stronger than many doomsters see.</span></p>

<p><strong>Fourth – spare capacity will remain for a while yet</strong></p>
<p>With the economy’s potential (or sustainable) growth rate <span>running around 2.75% and actual economic growth likely to run <span>around this spare capacity in the economy will be with us for a <span>while yet. To use it up we really need a long period of </span>above </span></span>trend economic growth, but this looks unlikely. Spare capacity remains most obvious in the labour market where the underutilisation rate remains historically high at near 14%. With it likely to remain high for some time to come it’s hard to see much acceleration in wage growth or inflation in the economy.</p>

<strong>Fifth – which means RBA rate hikes are a long way off</strong><br><div class="layoutArea">

<p><span>The RBA’s forecasts for continuing solid economic growth and a gradual rise in underlying inflation argue against a rate cut and support the case for an eventual hike. But our more constrained view on growth implying lower for longer wages growth and inflation along with the risks posed by likely further falls in Sydney and Melbourne home prices, tightening bank lending standards and the drought indicate a rate hike is unlikely to be justified any time soon. The next move in rates is probably still up but not until second half 2020 at the earliest and there is a risk that the next move will actually be down if falling home prices pose a significant threat to consumer spending and inflation starts falling again.</span></p>

<p>The poorer you are, the harder it is to participate in and contribute to society. My experience as a practising urban designer and my research in the area have led me to conclude that the way people’s surroundings are designed reflects and amplifies this profound injustice.</p>
<p>Busy and fast roads, for instance, encourage driving while at the same time deterring walking and other forms of street life, isolating people from their neighbours.</p>
<p>Physical activity, interacting with others, setting and meeting challenges, and experiencing nature are all essential to our well-being. But humans aren’t good at prioritising our needs. We often make decisions that deny us these and other essential experiences.</p>
<p>This is particularly the case in poorer communities where shared and public spaces – the settings for many of these essential activities – tend to be poorly maintained, mundane and utilitarian.</p>
<p><strong>Indifference without invitation</strong></p>
<p>In such generic or inappropriately designed places, indifference or avoidance becomes more likely. Faced with the lukewarm appeal of these places, and sometimes active deterrence, people are more likely to be seduced by “easier”, but not needs-fulfilling, ways to spend their time. They may choose to drive rather than walk, or play on screens rather than in the open with others.</p>

<p>If these people are to escape the call of the TV and computer, the “heavy lifting” will need to come from personal motivation to fill the gap left by the paucity of invitation from their surroundings.</p>
<p>In such places, if someone does choose to walk, cycle or play or participate in any of the activities that support health and well-being, they are doing so because they are determined to, rather than because their surroundings offer the pulling power to motivate them.</p>

<p>Many people do somehow overcome even the most difficult circumstances and thrive. But many others find this prohibitively difficult or are unaware of the need to make different choices. Their surroundings lead them to inadequate physical activity, isolate them from others, limit potential to find like-minded people around which community can coalesce, offer little enjoyment of nature and few opportunities to set and meet self-determined challenges.</p>
<p>We can see the effects of these issues through increased rates of obesity, loneliness and many diseases that diminish people’s quality of life.</p>

<p>Repeated over a neighbourhood or a city and concentrated in poorer areas, this can create arbitrary barriers that make winners and losers of their inhabitants. Extended over many years, these effects create huge social and health costs and can lock people into disadvantage.</p>
<p>These places deny people the inspiration of the crowd. If you rarely see someone else play on the street, run or cycle, you are less likely to consider it among the choices open to you.</p>
<p><strong>Beyond the suburb</strong></p>
<p>Disadvantaged communities lack the ability to influence the design process, make positive change happen themselves or protect what they value. Research has found people in communities with low socioeconomic status get left out of the decision-making process. When they do receive attention it is not as wholehearted or appropriately applied as it would be for wealthier communities.</p>
<p>We wear our surroundings like a cloak. Poor physical and social conditions often reflect poorly on their inhabitants, contributing to lower expectations of those people. This soft prejudice even means they are less likely to be considered for jobs that don’t match perceptions of what people from that postcode are like.</p>
<p>People with less buying power end up in less supportive environments, priced out of more nurturing places. Poorer people are getting pushed out of former working-class inner-city neighbourhoods that attract people and investment. This leaves less attractive places as the realm of concentrated poverty.</p>
<p><strong>So, what can we do about it?</strong></p>
<p>The obvious answer is to invest in design and the design process. But this is only part of the solution.</p>
<p>We need to reassess what good urban design is. Good design will need to be inexpensive to avoid lumbering communities with debt and ensure it can be spread widely. It needs to be tailored to provide the right invitations to those who most need it. It gives greater weight to designing for the social landscape of the community, and less to the aesthetic values of the designer and client.</p>
<p>Good design enables those who are being designed-for to participate in the design and creation of their surroundings wherever possible. This allows them the experience of developing and realising change, taking responsibility and exercising self-determination.</p>
<p>This takes time. The emotional capital this process demands of the designer and the community are immensely powerful but volatile resources. The designs that arise may not immediately be recognised by many designers as good design.</p>

<p>Furniture stores are often filled with designs that look similar to others. But is copying furniture legal, and should we feel bad about buying replicas?</p>
<p>Recently, interior designers accused the supermarket Aldi of copying an Australian designer’s stool in the launch of a new range of “luxe” furniture. Some, including the Design Institute of Australia, noted the stool’s similarities to designer Mark Tuckey’s eggcup stool, which retails for more than $550. Aldi withdrew its stool (priced at $69) on the day of the sale, citing quarantine issues and said it was scheduled to return to stores in late August. (There is no suggestion that Aldi has broken the law here).</p>
<p>In general, copying furniture designs that have not been registered in Australia is likely to be legal. This means that, in most circumstances when designers have not registered their work, businesses are able to sell, and Australian consumers are able to purchase, replica furniture without breaking the law.</p>
<p><strong>How designs are protected</strong></p>
<p>A designer of furniture, fashion or any other product will normally start out by creating a 2D drawing of their product. The drawing might be made by hand or using a computer or machine. This initial design is automatically protected under copyright law as an “artistic work”. For most types of artistic works, copyright lasts for the lifetime of the creator plus an additional 70 years.</p>
<p>Copyright law prevents a person from copying someone else’s work if they do not have permission or a legal excuse. Making a 3D reproduction of a 2D artistic work counts as “copying” under law. So a person who makes, for example, a physical 3D chair using a designer’s 2D design of that chair may be infringing copyright of that 2D artistic work.</p>
<p>However, there is an interesting feature of copyright law that applies only to designers. A designer will lose copyright protection in their 2D artistic work if it is “industrially applied”.</p>
<p>“Industrial application” is generally understood to mean that 50 or more copies of the 3D product deriving from the design are made and offered for sale. Any mass commercial production will therefore take the product outside of the scope of copyright law.</p>
<p>However, mass-designed products can be protected by Australia’s designs system. This system protects the visual appearance of a product. Unlike with copyright, designers must register their designs to be protected under law.</p>
<p>For a design to be registered, it must meet certain minimum requirements. Importantly, it must be new and visually distinctive. The novelty of a design is critical to protection. These requirements ensure that ordinary and unremarkable designs are not constrained by intellectual property law, but are free for people to make and sell.</p>
<p>How is this determined? An application for design registration is filed with and assessed by IP Australia, located in Canberra. It usually takes between three and 12 months to process an application, and costs around $300 to apply. Once registered, design protection lasts for five years, with the opportunity to renew registration for a further five years - so 10 years in total.</p>
<p>The designs register is searchable online. Our search did not reveal any designs registered to Mark Tuckey.</p>
<p><strong>Incomplete protection is deliberate</strong></p>
<p>There are important policy reasons why designers are not given complete protection under intellectual property law. For one, it is often difficult to determine what is an original design when aesthetics meets functionality - there are a limited number of ways to design a seat that people will actually want to sit on! Designs protection is limited so that consumers can affordably access practical products.</p>
<p>Designs law tries to balance a designer’s right to protect their product with the public’s right to access. Getting the balance right is tricky, and is likely to be under increasing pressure with the advent of 3D printing for the home.</p>
<p>It is now possible to print replica furniture, and this practice may become more popular as 3D printing technology becomes simultaneously more sophisticated and more widely available. This is likely to raise ongoing questions about the scope of designs protection under copyright and designs law, and whether the law is appropriately tailored to protect designers.</p>
<p>For Australian designers, the answer may not be stronger legal protection. First, we should ensure that the designs registration system is working effectively. Anecdotal reports suggest that the designs system is underused. We need to make sure that registration is affordable and accessible. Only then will we be in a position to know whether the protection offered by designs registration is enough.</p>
<p>For consumers, the good news is that replica furniture is likely to continue to be available in retail stores. There is certainly nothing illegal about <em>buying</em> replica furniture. Is it possible to copyright furniture?

<p>The Reserve Bank of Australia (RBA) has again made the decision to keep the nation’s official cash rate on hold at 1.50%.</p>
<p>Despite this, major lenders are beginning to lift the interest rates on a range of their home loan products.</p>
<p>The rate decision was unsurprising as a combination of factors provide little incentive for the RBA board to change the current accommodative stance on monetary policy, which has resulted in the absence of a rate change since August 2016.</p>
<p>On a global scale, major economies continue to experience above trend growth. Domestically, we continue to see price corrections in the Australian housing market.</p>
<p>According to CoreLogic’s Home Value Index the trend of dwelling value falls in the nation’s two largest capitals continues with Sydney and Melbourne experiencing falls of 0.3% and 0.6% respectively in August and national dwelling values fell for the 11th consecutive month, dropping 0.3% nationally.</p>
<p>Furthermore, headline inflation, which is typically a reliable driver of inflationary expectations is currently sitting at 2.1% and the latest data from the ABS found that the unemployment rate is close to full employment.</p>
<p>Despite a stagnant cash rate, the interest rates charged on home loans are rising.</p>
<p>The impact of prudential measures on the cost and availability of housing credit has been undeniable, with a major lender announcing last week it would raise rates on its variable home loan products by up to 14 basis points in a bid to offset rising wholesale funding costs. History tells us that other lenders are likely to follow suit.</p>
<p>Moreover, our data reveals that home loans are taking longer to progress from application through to settlement, as lenders’ qualification criteria becomes more onerous in order to comply with responsible lending standards.</p>
<p>We have found that lenders are conducting a more thorough analysis of home loan applicants’ monthly living expenses, requesting forensic detail on as many as 15 expense categories including clothing, entertainment, medical, transport, education, childcare and more.</p>
<p>Lenders will ask to see a minimum of three months’ worth of spending which allows them to determine an applicant’s ability to service a loan. Some home loan applicants are having to justify their expenses in certain categories and are being told that they need to change their spending behaviour to increase their chances of getting a home loan.</p>
<p>For this reason, I would encourage anyone who plans to apply for a home loan in the near future to review their spending habits and make a personal commitment to get financially fit by educating themselves now on what lenders are looking for.</p>
<p>Looking ahead, I do not expect that lending standards will ease, however out of cycle rate rises may become more commonplace. Anyone looking to buy should seek professional advice from a qualified financial adviser and mortgage broker who can work together to help them put their best foot forward before submitting a loan application.</p>

<p>The Pullman on the Park, a five star hotel near the Melbourne Cricket Ground, has been purchased by iProsperity.</p>
<p>The price is not disclosed, but the 419-room hotel located at 192 Wellington Parade has been on the market with <a href="/expert-insights/investing/melbournes-pullman-on-the-park-hotel-for-sale">$200 million plus hopes since February</a>.</p>
<p>The deal will add to the $1.8 billion real estate portfolio controlled by iProsperity, which is led by Michael Gu.</p>
<p><span>The diversified wealth management outfit had been pinpointed as </span><span>targeting Melbourne's </span><span>Pullman</span><span> on the Park in a deal topping $200 million in July by The Australian.</span></p>
<p>They focus on investing for "Asian elites."</p>
<p>The Australian Financial Review suggests iProsperity is rapidly coming one of the biggest hotel owners in Australia, particularly through its backing of the $1 billion SB&amp;G Hotel Group.</p>
<p>They also own the Novotel Glen Waverley in Melbourne, the Century City Walk shopping mall in Glen Waverley and Sydney's 122-room Park Regis Hotel which is on the market with $55 million hopes.</p>
<p>Mr Gu said that he remains on the lookout for strategic assets as we continue on a growth trajectory towards $10 billion of assets under management by 2020.</p>
<p>The former Hilton on the Park has been managed by AccorHotels under its Pullman brand since 2015 - prior to that it was the Hilton on the Park - with a $12.5 million upgrade to its lobby and bar recently completed.</p>
<p>The hotel, which was offered with the possibility of vacant possession, includes conference facilities, a 1000-person ballroom and parking for 215 cars.</p>
<p>It was marketed by JLL's Peter Harper and Craig Collins alongside McVay Real Estate's Dan and Sam McVay.</p>
<p>Mr Harper said, "it's the fourth major deal we've negotiated in short succession all to international groups."</p>

<p>It’s timely that I will be speaking at the Canberra Property Investment Summit on Saturday.</p>
<p>The Canberra market continues to get stronger. The trend in the past 12 months has been steady improvement in the national capital, quarter by quarter - and there have been further advances recently.</p>
<p>And while the Belconnen District remains the market leader in Canberra, challenges are emerging from other sectors.</p>
<p>Hotspotting’s quarterly surveys of sales activity shows a pattern of steadily rising demand in the Canberra market.</p>
<p>Following our Winter survey three months ago, we commented that the Canberra market was “the busiest it’s been since the Price Predictor Index surveys started three years ago”. In this latest (Spring) survey, it’s got even busier.</p>
<p>This reflects other statistics depicting a strong Canberra market. Vacancies remain below 1% (only Hobart has lower vacancies among the capital cities), rents are rising strongly (more so than in any other capital city) and there is evidence of solid price growth in some sectors in the market.</p>
<p>This is particularly so at the top end of the market. Canberra currently has seven suburbs with median house prices above $1 million and all but one has recorded significant growth in their median prices in the past 12 months.</p>
<p>The median price for O’Connor has risen 20% to $1.17 million, Red Hill is up 15% to $1.45 million, Garran has jumped 17% to reach $1.05 million, Deakin is up 11% to $1.32 million and Griffith has grown 10% to $1.52 million.</p>
<p>In addition the suburb of Lyneham, with a median price in the $900,000s, has increased 14%.</p>
<p>Only Yarralumla among the millionaire suburbs has failed to record major median price growth in the past year.</p>
<p>This strong Canberra performance has been built on a local economy that is always solid, underpinned by high average incomes and low unemployment levels.</p>
<p>The ACT consistently ranks in CommSec’s State of the States report as the nation’s third strongest economy behind New South Wales and Victoria.</p>
<p>Hotspotting’s latest quarterly survey indicates that the Belconnen District is still the market leader. It has six suburbs with rising sales activity and others with steady sales performance.</p>
<p>Growth markets in the Belconnen District include Bruce, Belconnen, Flynn, Hawker, Higgins and Macgregor.</p>
<p>The Belconnen District has become an increasingly active market in the past three years.</p>
<p>Throughout both 2013 and 2014, dwelling sales were between 420 and 460 in most quarters, but in 2017 and 2018 all quarters have recorded more than 500 sales, including several with over 600 sales.</p>
<p>But there are now growth clusters right across the Canberra metropolitan area.</p>
<p>The Tuggeranong District has emerged as a challenger to Belconnen’s status as market leader. There are now five suburbs in Tuggeranong with growth trajectories, including Banks, Calwell, Condor, Gordon and Kambah.</p>
<p>The Districts of Gungahlin and Weston Creek both have multiple suburbs with upwardly-mobile sales activity.</p>
<p>Overall, the data adds to the perception that Canberra is a market on the rise, with good prospects for solid price growth in the next 1-2 years.</p>

<p>The announcement by NSW Planning Minister, Anthony Roberts, that the Liverpool city centre has been rezoned for mixed-use is a good model for all centres across Sydney.</p>
<p>American urbanist, Jane Jacobs, championed the need for mixed-use urban centres and the NSW Government is now supporting a similar approach for Liverpool.</p>
<p>The 25 hectare city centre in Liverpool is now planning to house 10,000 new homes and 22,000 new jobs as a result of the change from commercial only zoning to mixed-use zoning.</p>
<p>The Urban Taskforce has been critical of the zoning of strategic centres as outlined in the Greater Sydney Commission’s District Plans that did not support mixed-use zoning but preferred separate zones for housing and for jobs.</p>
<p>Most cities in the world are moving away from restrictive single use zoning towards a mixed-use approach that gives incentives to ensure a viable mixture of uses related to market needs.</p>
<p>The Liverpool model is following this approach.</p>
<p>A similar approach to mixed zoning should be considered for city centres like North Sydney, St Leonards, Chatswood, and Parramatta.</p>
<p>Each of these city centres needs the vitalisation that comes from people living, working and shopping in an urban centre.</p>
<p>Restaurants will have evening activity from the nearby apartments as well as lunch time activity from office workers.</p>
<p>The Urban Taskforce encourages the Greater Sydney Commission and the NSW Department of Planning &amp; Environment to develop planning policies that ensure viable mixed use precincts can flourish across Sydney’s urban centres.</p>

<p>The DomaCom fractional property investing platform has moved to expand into the rural property sector.</p>

<p>Under the arrangement, Cultivate Farms will source appropriate properties from farmers looking to retire and match these to aspiring or next generation farmers.</p>
<p>DomaCom will provide the investment capital through its crowdfunding platform.</p>
<p>The AFL great and farming sector advocate Kevin Sheedy has come on board as ambassador.</p>
<p>“We need to encourage the next generation to stay on the land and build a future for our country," Kevin Sheedy said.</p>
<p>"Through crowdfunding all Australians can now invest into farming families and regional Australia’s future.</p>
<p>Some of the footy’s greatest players grew up kicking a Sherrin on the dairy farms, market gardens and sheep farms out the back of nowhere.</p>
<p>"I struggle to see where the next generation of farmers, and therefore, AFL players will come from if it is financially impossible to own a farm.”</p>
<p>"The idea behind this project is to enable young farming families to get their foot on a property they can farm commercially, while at the same time enabling a retiring farmer to sell down or sell out in order to retire," said Warren Gibson, sales and marketing manager at DomaCom.</p>

<p>"We are 50 per cent to closing our first property and through our partner, Sam Marwood of Cultivate Farms, have another 19 in the pipeline," he told The Australian Financial Review.</p>

<p>Each farm will be held in a separate DomaCom sub-fund with investors receiving a share of the rent.</p>
<p>They can also benefit from any capital growth through the trading of units in the fund or when the property is eventually sold and the fund wound up.</p>
<p>Funds typically have a five-year term and a targeted gross return of 5 per cent. The minimum investment is $2500.</p>
<p>Springview Eco-Farm, located in the Eastern Riverina area of southern NSW, a 2.5 hour drive from Canberra, is run by vendor, Pennie Scott, who will retain some equity via the DomaCom property sub-fund units.</p>
<p>The farm has an indicative value of $800,000 with a target amount of $400,000 being raised.<br>Its indicative capital growth is tipped as 6%* p.a. with a targeted rental return of 5%* p.a.</p>
<p>As DomaCom will be the landlord for Springview EcoFarm, a property manager will be appointed to manage the property including collecting the rent and future tenancy if or when required. </p>
<p>The gross rent is targeted to be around 5% which should result in an approximate income return of 4% to investors after the 0.88% management fee, plus capital growth.</p>
<p>DomaCom is Australia's leading property crowdfunder. It allows anyone to invest a little or a lot in to property investment. </p>
<p>They recently crowndfunded the first mortgage backed loan for a residential property in Melbourne.</p>
