ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

At its meeting today, the Board decided to leave the cash rate unchanged at 1.50 per cent.
The global economic expansion is continuing. A number of advanced economies are growing at an above-trend rate and unemployment rates are low. Growth in China has slowed a little, with the authorities easing policy while continuing to pay close attention to the risks in the financial sector. Globally, inflation remains low, although it has increased due to both higher oil prices and some lift in wages growth. A further pick-up in inflation is expected given the tight labour markets, and in the United States, the sizeable fiscal stimulus. One ongoing uncertainty regarding the global outlook stems from the direction of international trade policy in the United States.
Financial conditions in the advanced economies remain expansionary, although they are gradually becoming less so in some countries. Yields on government bonds have moved a little higher, but credit spreads generally remain low. There has been a broad-based appreciation of the US dollar this year. In Australia, money-market interest rates are higher than they were at the start of the year, although they have declined since the end of June. In response, some lenders have increased their standard variable mortgage rates by small amounts, while at the same time reducing mortgage rates for some new loans.
The latest national accounts confirmed that the Australian economy grew strongly over the past year, with GDP increasing by 3.4 per cent. The Bank's central forecast remains for growth to average a bit above 3 per cent in 2018 and 2019. Business conditions are positive and non-mining business investment is expected to increase. Higher levels of public infrastructure investment are also supporting the economy, as is growth in resource exports. One continuing source of uncertainty is the outlook for household consumption. Growth in household income remains low and debt levels are high. The drought has led to difficult conditions in parts of the farm sector.
Australia's terms of trade have increased over the past couple of years due to rises in some commodity prices. While the terms of trade are expected to decline over time, they are likely to stay at a relatively high level. The Australian dollar remains within the range that it has been in over the past two years on a trade-weighted basis, but it has depreciated against the US dollar along with most other currencies.
The outlook for the labour market remains positive. The unemployment rate is trending lower and, at 5.3 per cent, is the lowest in almost six years. The vacancy rate is high and there are reports of skills shortages in some areas. A further gradual decline in the unemployment rate is expected over the next couple of years to around 5 per cent. Wages growth remains low, although it has picked up a little. The improvement in the economy should see some further lift in wages growth over time, although this is likely to be a gradual process.
Inflation is around 2 per cent. The central forecast is for inflation to be higher in 2019 and 2020 than it is currently. In the interim, once-off declines in some administered prices in the September quarter are expected to result in inflation in 2018 being a little lower than otherwise.
Conditions in the Sydney and Melbourne housing markets have continued to ease and nationwide measures of rent inflation remain low. Growth in credit extended to owner-occupiers remains robust, but demand by investors has slowed noticeably as the dynamics of the housing market have changed. Credit conditions are tighter than they have been for some time, although mortgage rates remain low and there is strong competition for borrowers of high credit quality.
The low level of interest rates is continuing to support the Australian economy. Further progress in reducing unemployment and having inflation return to target is expected, although this progress is likely to be gradual. Taking account of the available information, the Board judged that holding the stance of monetary policy unchanged at this meeting would be consistent with sustainable growth in the economy and achieving the inflation target over time.

Property markets easing: RBA Governor's October 2018 meeting statement

The October meeting of the RBA has seen the cash rate remain on hold at 1.5 percent.
It has now stayed at record lows for 26 consecutive months.
The August rate hold marked the two year anniversary of the last change to the cash rate by the RBA. 
CoreLogic head of research Tim Lawless said despite falling house prices, he doesn't expect a cash rate cut.
“Amidst falling housing prices, low inflation and rising mortgage rates, the decision from the RBA to keep the cash rate on hold was widely expected; in fact financial markets aren’t expecting any move in the cash rate throughout 2019 and into 2020, Lawless said.
"Despite the housing downturn gathering some pace in September, with CoreLogic’s national index recording the largest fall in dwelling values over any three month period since late 2011, we don’t expect the RBA to throw a lifeline to the housing market in the form of lower interest rates.  
“Considering dwelling values comprise around 55% of household wealth and about 70% of household debt, the RBA has a keen interest in the housing markets performance. 
"Cutting the cash rate would likely provide further support to economic conditions, but could also risk refuelling growth in housing prices, as was the case in 2016 when the cash rate was cut by 50 basis points between May and August.  Despite the recent subtle rise in mortgage rates, indebted home owners continue to benefit from the lowest mortgage rates since the 1960’s. 
"Although we expect housing values to drift lower, such low mortgage rates, together with population growth and relatively strong economic conditions should help to keep a floor under housing prices.

<div>In fact, as soon as everyone's had a chance to recover from the Grand Final double-header weekend, brokers will kick off this week by swamping customer inboxes with a refinance rebate blitz.</div>

<div>Westpac will re-introduce a rebate offer of $1,250 for every standalone property loan refinanced. So, for example, a client that refinances 10 properties to Westpac can qualify for $12,500 in rebates, and so on.</div>

<div>The loans must be de minimis $250,000 to qualify for the deal with the rebates to be deposited into the loan account within a couple of months from settlement, while brokers can seek additional pricing off the packaged rates. </div>

Banks set to give chase for investors: Pete Wargent

A quarter of brokers in the RBA survey conducted by online home loan marketplace HashChing have seen clients trying to refinance to banks which aren't raising their rates.
Siobhan Hayden, COO of online home loan marketplace HashChing, said it's no surprise.
“As expected, the Royal Commission into banking and recent variable rate hikes has severely battered consumer confidence and trust," she said.
"Borrowers are — and rightfully so— more skeptical of the big banks than ever, so it is no surprise that over a quarter of the brokers surveyed have already noticed clients trying to refinance with lenders who have not raised their rates." 
Almost a third of brokers surveyed have noticed an increase in lenders refinancing away from CBA, Westpac and ANZ and other lenders who have recently increase their variable rates.
“Despite the recent concerns around the cooling housing market, rising cost of living, stagnant wage growth, and interest rate hikes; over 60 per cent of brokers identified that the most common motivator for clients seeking to refinance was simply because they were financially savvy and wanted to shop around for the best deal," Hayden said.
"That’s compared to just 15 per cent that believe the main driver to refinance is the rising cost of living and 9 per cent that think it is rate increases. 
HashChing's RBA October survey found that almost 10 percent more brokers indicated that they expected an interest rate rise by Christmas.
Over 90 percent of brokers surveyed expect the cash rate to remain on hold in October. 
Nearly two thirds have noticed an increase in enquiries for fixed interest rate home loan products following the recent hike in variable rates.

September marked the 12th month of the national dwelling value decline, according to CoreLogic's national hedonic home value index.
Values dropped 0.5 percent over the month, with values tracking lower across five of the eight capital cities.
Five of the seven 'rest of state' regions recorded a fall in values over the month.
Since the national index peaked 12 months ago, dwelling values have fallen by 2.7 percent.

Melbourne's dwelling values dropped the most out of any capital city. They dropped 0.9 percent, which in turn has made the Victorian capital the worst performer over the quarter.
Sydney's decline continued with a 0.6 percent decline over September, the same as Perth. It is now 6.1 percent down over the year.

“While the housing market downturn is well entrenched across Darwin and Perth where dwelling values remain 22.1% and 13.2% lower relative to their 2014 peak, Sydney and Melbourne are now the primary drag on the national housing market performance," Lawless said.
“We’ve seen Sydney dwelling values drop 6.1% over the past twelve months and Melbourne values are 3.4% lower. Not only are these amongst the largest annual falls across the capital cities, but considering Sydney and Melbourne comprise approximately 60% of the national value of housing, the weak conditions in these cities have a substantial drag down effect on the overall national housing market performance.”
The current rate of decline is slower relative to the previous housing market downturn (Jun 2010 to Feb 2012) when national dwelling values fell by three percent over the first twelve months, declining 6.5 percent from peak to trough.

Melbourne values suffer as national price correction now year long: CoreLogic

Capital city buyers took a break from auctions on the long weekend, accompanied by a significant drop in auction listings.
But coastal offerings were much appreciated by buyers seeking cheaper dress circle opportunities.

There was a $726,000 auction sale at <a id="x_mcntLPlnk881881" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-nsw-wooloweyah-129200650" target="_blank" data-auth="NotApplicable">Wooloweyah near Yamba</a> (above) in northern NSW.
"Only two sales have taken place on the lakefront in Wooloweyah during the past two years," Ray White agent Daniel Kelly noted.
The three bedroom lakefront 131 Lakes Boulevard offering last sold in 2011 at $460,000 after 200 plus days on market.
Further north in tropical Queensland, a Kinka Beach waterfront reserve home near Yeppoon was snapped up for $245,000.
The three bedroom <a id="x_mcntLPlnk428438" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-qld-kinka+beach-129156442" target="_blank" data-auth="NotApplicable">886 Scenic Highway home</a> (below), on Shoal Bay, was offered for sale by mortgagees.
It had last sold at $320,000 in 2005.

Capital city auction activity took a back seat to the AFL and NRL Grand Finals, with buyer disinterest sending the preliminary combined capitals clearance rate below 50 percent for the first time since December 2012.

Sydney’s auction clearance rate plummeted to 45 per cent, its lowest level in a decade.
There were just 380 Sydney auctions scheduled — well down on last Saturday’s super Saturday of 800.
CoreLogic auction commentator Kevin Brogan said the 45 percent result was based on the 223 that had been reported.
The preliminary clearance rate was 14 per cent down on prior Saturday.

Melbourne saw the biggest drop in volumes with only 69 homes taken to auction returning a preliminary auction clearance rate of 55 per cent, while last week there were 1,160 auctions held and the final clearance rate came in at 53 per cent. 
This time last year, 122 auctions were held across the city.
Real Estate Institute of Victoria figures show the number of auctions tumbled from 4132 in September 2017 to 3260 in September 2018, with fewer auctions on every weekend compared to a year prior.
Melbourne's top sale was at Templestowe Lower where a four-bedroom family home passed in at $1.25 million, but the sold for $1.28 million.
The <a class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-vic-templestowe+lower-129218522" target="_blank" data-auth="NotApplicable">369 George Street, Templestowe Lower</a> offering sold within its advertised price range of $1.19 million to $1.29 million.
The nation's top sale was the pre-auction sale of <a id="x_mcntLPlnk767878" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-nsw-lindfield-129259878" target="_blank" data-auth="NotApplicable">22 Gladstone Parade, Lindfield</a> (below) which saw $3.65 million secured by Savills agent Stephanie Hearn.

The Sunday Telegraph reported the written reserve was adjusted lower and the buyer upped his offer by $50,000, sealing the deal with plans for rebuilding.
A six-bedroom, six-bathroom waterfront reserve home at <a id="x_mcntLPlnk375106" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-nsw-wollstonecraft-129141170" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">16 Mulray Ave, Wollstonecraft</a>, failed to sell at weekend auction with just the one registered bidder.
Its Stone agents Annika and Aaron Bongiorno had given a price guide of $5.7 million.
Brisbane had the nation's cheapest capital city outcome when $260,000 was paid for 12 Kirton St, Redbank Plains.

Capital city buyers take a break from auctions on long weekend

The Block NZ season finale saw a buyer place a winning bid on one of the renovated properties via the real estate auction app, Gavl.  
It enabled the buyer, Mike Wyeth, to secure the property from the comfort of his home, which went under the hammer for $921,500.
The live grand final of Three’s The Block NZ was a first for any reality television show in Australia and New Zealand for an absentee buyer winning while watching from their own home. 
Gavl (<a href="https://www.gavl.com/" target="_blank" data-auth="NotApplicable">gavl.com</a>) is the world’s leading platform for real estate auction live streaming and bidding and the official digital auction partner for season seven of The Block NZ.
One of the renovated properties on the program – 25 Frances Bryers Road in Hobsonville, Auckland – attracted four registered bidders as they bid online through Gavl. 
During the live auction, Gavl representatives at the auction site announced the bids of all registered online Gavl bidders.
Gavl bidders watched the auction live through the app and were able to see the current bids displayed on their screen. 
Following a bidding war between the buyers in the room and those bidding via Gavl, the property sold under the hammer for $921,500 to a buyer through Gavl.  
Earlier in the evening two bidders via Gavl went head-to-head on Amy and Stu’s property, before it was knocked down to a buyer in the room.

Gavl secures Block NZ buyer from comfort of home

With such low activity in Victoria this week, the busiest suburbs for auctions are for the first time in a while NSW, with Mosman topping the list with 19 scheduled auctions over the week, according to CoreLogic Data.
This is followed by Randwick (13), Bellevue Hill (11) and Port Macquarie (10).
The combined capital cities are expecting 65 per cent fewer homes taken to market this week, with half the nation host to an upcoming public holiday, combined with both the NRL and AFL grand finals being held over the weekend, it looks to be a quiet week for the auction markets.

There are 846 capital city auctions currently being tracked by CoreLogic this week, down from the 2,404 held last week and lower than the 969 auctions held over the same week last year. Sydney is set to be the busiest auction market this week, with 586 homes scheduled to go under the hammer, down on the 851 auctions held as at final results last week, and only slightly lower than the 607 held one year ago.
The most notable decrease in activity will be in Melbourne, where a very subdued 64 auctions are scheduled this week; a 94.5 per cent drop in volumes from last week’s 1,161 auctions held. The lower activity this week is not unusual, we historically see activity plummet over what is the grand final weekend each year. Over the same week last year 122 auctions took place across the city.
Brisbane is expected to be the second busiest capital city this week, with 80 scheduled auctions, however this is lower than last week’s 124 auctions.
The remaining capital cities are all expected to see a lower volume of auctions week-on-week, with the exception of Tasmania where activity will remain steady.
Indicative of the relatively busy weekend in Mosman is 207 Raglan Street (pictured above).
The three bedroom two bathroom home is set on 461 sqm.
The change in median prices in Mosman over the past five years is 82% according to CoreLogic.

Another home going to auction this weekend is 35 Shadforth Street, Mosman (pictured above).
The five bedroom two bathroom home is marketed as "a house of immense charm and casual elegance."
The 500 sqm holding was built in 1915 and last sold for for $2.15 million in early 2009.

Subdued auction activity as AFL and NRL Grand Finals take the spotlight

A Port Macquarie shopping centre, anchored by a Bunnings Warehouse, has bought by MPG Funds Management Limited for $44.65 million in an off-market transaction.
The centre is currently under construction with an expected completion date of Q1 2019.
The new Bunnings store will be over 18,000 square metre and be supported by an additional 2,400 square metres of large format retail.
James Wilson, national director of Colliers International’s NSW retail investment services business, said the sale represented a blended yield of 5.64%.
“Bunnings Warehouses are always highly sought after from a wide variety of investors,” said Wilson. 
“During the off market process Colliers International received strong interest from funds, syndicators and private investors.”
“Metropolitan and regionally located retail investments have continued to set benchmark levels due to NSW having a distinct lack of supply, with less than $100 million worth of freestanding investments publicly marketed YTD 2018.
“This scarcity of stock is in stark contrast to Queensland and Victoria. 
“Recent campaigns have resulted in unprecedented levels of domestic and offshore interest, with enquiry levels almost doubling since 2014.
“This reflects the growing depth of retail appetite for rare freestanding investment opportunities, including the highly prized Bunnings covenant.”
Brett Gorman, director of MPG, said the opportunity provided a great opportunity for its investors.
“MPG Funds Management is pleased to grow our long-standing relationship with Bunnings in a rapidly growing region of NSW,” he said.

Ever wondered what all the fuss is about when it comes to smart homes? You’re not alone.
While the idea of networked entertainment systems, automated security, mood lights and voice-controlled thermostats is popular, uptake of smart home technologies has been lower than anticipated.
Some researchers say this is because of affordability and installation challenges. Others claim it’s because smart home technologies aren’t that desirable or useful.
New research we’ve released today identifies the benefits and problems smart home adopters actually experience, and compares them to the technological solutions on offer. Our report shows that while living in a smart home is appealing for early adopters, it also throws up some unexpected challenges.

The 3Ps
The smart home market is growing rapidly, but the industry is still frequently dubbed a “solution in search of a problem”. Interest in smart home technologies can be dismissed as “boys and their toys” because men are more often the instigators for bringing smart home technology into the home and managing their operation.
Current US industry sales figures show consumers of smart home devices are slightly more likely to be male (57%), while “smart home obsessives” (those who customise and fine-tune every aspect of their home automation systems beyond standard off-the-shelf offerings) are typically men. But women – especially those 18-35 – are increasingly interested in smart home technology.
We visited 31 households that were early adopters of smart home technology and interviewed 42 people for between one and 2.5 hours. We found three primary categories of use:
<ul>
<li>security devices to facilitate care and protection</li>
<li>automated or multitasking tools to improve productivity</li>
<li>aesthetic and ambience enhancements that provide pleasure.</li>
</ul>
We refer to these as “the 3Ps”: protection, productivity and pleasure.
Protection
In our study, technology users expressed a desire to care for and protect the home and its occupants. Smart cameras installed in the home allowed adults to monitor dependants – children and, increasingly, pets – while they were away.
These strategies of protection were also used in the homes of people living with disabilities. Smart technology provided safeguards against potential vulnerabilities by, for example, allowing people to remotely unlock doors for visitors, or monitor the room temperature and health of children with special needs.
Productivity
A commonly identified benefit of smart home technologies was their ability to generate “small conveniences” that reduced the physical or mental effort involved in daily tasks. These efficiencies allowed householders to offload the burden of mundane activities.
Automated or voice activated lights, heating, doors or blinds became significant and normal parts of everyday life. Householders doubted whether they could live well without these conveniences once they become accustomed to the benefits.
Smart home technologies also improved productivity through coordination and multitasking. In particular, voice assistants, such as Amazon’s Alexa and Google Home, freed people’s hands to do other tasks, making households feel more productive.
One research participant was living with a disability that made small everyday tasks extremely difficult and exhausting. She described productivity as a way of conserving her energy for other tasks, making smart technologies “absolutely brilliant and invaluable” for people with disabilities.
Pleasure
Living in a smart home and experimenting with new devices also provided considerable amounts of fun and pleasure. Smart lighting and speakers were a major source of this enjoyment, generating sensory experiences to affect ambience and mood. Automated water features also generated sensory pleasure.
We found householders created a relaxing and pleasurable home environment to replicate the experience of going on holiday or living in a resort. Home cinemas, audiovisual systems, pools, and outdoor and indoor entertainment areas were all common pursuits seeking this vacation-style pleasure.
For the predominantly male smart home initiators we interviewed, pleasure also came from implementing and “tinkering” with their smart systems. Further enjoyment ensued when sharing these smart devices and experiences, and showing them off to others.
And the pitfalls
While our research showed the potential benefits of smart home technologies, it also revealed a few pitfalls that are likely to limit market growth.
Those adopting smart home technologies for the care of others are usually confident in their knowledge and skills in setting up new technology, but expressed concern for the security or privacy of other less aware or capable households.
Somewhat ironically, smart home technologies can undermine productivity by creating extra “digital housekeeping” in the home. This included researching and setting up new devices, updating and synchronising software, fixing problems or glitches, or just tidying up the various cables and technologies required to keep it all running. Most of this extra work was being done by men, but it was also viewed as a pleasurable hobby.
The further downside of smart home technology is that potential new and enhanced forms of entertainment and ambience increase household energy consumption. This has a cost to both the householder and planetary resources as a whole.
Finally, householders want to integrate smart technologies into their home to increase its value and desirability to others. While this is easy for homeowners, the ability of renters to make changes to the home are very restricted.
