AURA elevates amenity living at Melbourne Square

<p>Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.</p>

<p>Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.</p>

<p>Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.</p>

<p>The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.</p>

<p>The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.</p>

<p>According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.</p>

<p>Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.</p>

<p>The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.</p>

<p>Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.</p>


First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>


The inflation result the property market was waiting for

<p class="p1"><span class="s1">The property markets of Hobart and Tasmania lead the nation. Homes sell faster here than anywhere else in Australia and there are locations with double-digit annual price growth throughout the state.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The key drivers are a strong state economy and affordable prices. Research from realestate.com.au indicates that buyers out of Melbourne are providing a lot of impetus to Tasmanian markets.</span></p>
<p class="p1"><span class="s1">The number of growth locations (those where demand, as measured by sales volumes, is rising), is lower than the peak but remains strong and steady.</span></p>
<p class="p1"><span class="s1">The outstanding feature of Tasmania’s markets is the strength of prices. Virtually every location of substance across the state has recorded annual price growth above 5% in the past year, and most have delivered better than 10%. It’s almost impossible to find a market where the median price has dropped – and in this regard Tasmania is probably unique in Australia.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">In conducting our quarterly location-by-location research on demand levels across Australia, Hotspotting also examines patterns with prices. We record suburbs and towns where the median price has increased more than 5% in the past year, those which have grown between 1% and 5%, and those where prices have declined more than 5%. (We disregard locations with fewer than 30 annual sales, because the sales sample is too small to provide accurate and meaningful price trends.)</span></p>
<p class="p1"><span class="s1">In Hobart, we can find no suburbs with falling prices and none with minor growth. All have increased by more than 5% in the past 12 months – and 80% of them are up at least 10%. A key feature is most have recorded rises in the latest quarter, which indicates prices are still growing.</span></p>
<p class="p1"><span class="s1">The standout markets have grown more than 20%, including the house markets in Bellerive (21%), Carlton (22%), Gagebrook (22%), Howrah (23%), Moonah (20%), Risdon Vale (26%) and Warrane (21%)</span></p>
<p class="p1"><span class="s1">The Bellerive and West Moonah unit markets are both up 29%.</span></p>
<p class="p1"><span class="s1">But the leading markets on price growth are Clarendon Vale houses and Lindisfarne units, both up 32%.</span></p>
<p class="p1"><span class="s1">A standout precinct in the Hobart metro area is the Clarence LGA, where Bellerive, Clarendon Vale, Geilston Bay, Howrah, Lauderdale, Lindisfarne, Oakdowns, Risdon Vale, Rokeby and Warrane have all recorded double-digit growth in their median prices.</span></p>
<p class="p1"><span class="s1">Our Autumn survey for The Price Predictor Index, like the previous Summer survey, provides further evidence that the Hobart market is beyond its peak in terms of sales demand. In early 2018 we saw the first hint of a moderation in sales activity in Hobart and this was confirmed by later reports. But the drop in demand has been gradual, there are still growth markets, and prices continue to rise.</span></p>
<p class="p1"><span class="s1">The Clarence, Glenorchy, Kingborough and Sorell LGAs all have growth suburbs, but they are outnumbered by plateau markets (those where sales demand has settled on solid levels but below the peak).<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The suburb of Rokeby in the Clarence LGA has recorded quarterly sales of 17, 22, 22, 26 and 29 – and its median price has risen 12% to $285,000 in the past 12 months.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The Brighton LGA on the northern fringe of Hobart is a growth market, both in terms of rising demand and rising prices. In the suburb of Bridgewater, quarterly sales have been 14, 15, 22, 18, 26, 34 and 31 – and the median house price has increased 15% to $235,000 in the past year.</span></p>
<p class="p1"><span class="s1">It’s clear from these figures that the locations with the strongest growth dynamics are mainly the ones that offer affordability.</span></p>
<p class="p1"><span class="s1">Regional Tasmania is further back in the cycle than Hobart and continues to show strong activity and rising prices.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">Launceston and neighbouring LGAs like West Tamar and Meander Valley have multiple suburbs with rising demand, including Kings Meadows, Norwood, Prospect, South Launceston, Waverley, Hadspen and Riverside.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">This precinct is also delivering rising prices. Suburbs with double-digit annual growth in house prices include Hadspen, Invermay, Kings Meadow, Mowbray, Newnham, Prospect, Ravenswood, South Launceston, Summerhill, Waverley and West Launceston. Two unit markets with notable growth include Newnham (up 27% to $220,000) and Riverside (up 27% to $325,000).</span></p>
<p class="p1"><span class="s1">Many of these suburbs have median house prices below $300,000 and others are in the mid low-$300,000s, continuing the state-wide theme of growth in affordable markets.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">But the Tasmanian location with the strongest growth is the town of Richmond, about 25km north-east of Hobart. Its median house price is up 44% to $630,000, but based on a smallish sample of 34 sales in the past year.</span></p>
<p class="p1"><span class="s1">Another town just outside Hobart which is doing well is New Norfolk. Sales demand is rising here and median prices are up 18% to $245,000 for houses and 12% to $225,000 for units.</span> </p>

Nowhere in Tasmania has seen less than 5% property price growth in 12 months: Hotspotting's Terry Ryder

<p>Over 75 percent of experts who take part in Finder's RBA cash rate survey now believe the next cash rate movement will be a cut.</p>
<p>It was only three months ago that nearly 80% of the panel said the next move would be a hike in rates.  </p>
<p><span>All 31 experts and economists in Finder’s </span>RBA cash rate survey<span> are expecting a hold at 1.50% on Tuesday.</span></p>
<p>In the survey, some experts (9/17) forecasted the cash rate would drop to 1.00% before the year is out. </p>

<p><span>Graham Cooke, insights manager at Finder, said August and November were the most popular months for a forecasted cut.</span><br><br><span>“Last month, I said the drop to 40% (of economists who believe the next rate move will be upwards) was the most dramatic I had seen in four years of running this survey.</span></p>
<p><span>"This month, that drama is elevated with just one in four believing this to be the case.</span><br><br><span>“With the housing market continuing to tumble, and other global and international economic factors looking grim, experts seem to be sure we’re looking at at least one cut in 2019, if not two,” Cooke said. </span><br><br><span>Dr Andrew Wilson, chief economist at My Housing Market, said an easing of of the cash rate is overdue.</span><br><br><span>"Although recent wage data was reasonable – not good, not bad – RBA has conditioned the market to now expect a long-needed cut," Wilson said.</span></p>
<p><span><span>“This cut will attempt to revive consumption, which is now likely to also be impacted by continuing weaker housing markets."</span><br><br><span>Finder’s Economic Sentiment Tracker, which gauges five key indicators – housing affordability, employment, wage growth, cost of living and household debt – has also seen a significant shift.</span></span></p>

<p><span><span><span>This month’s tracker set three all-time marks, one positive and two negative.</span><br><br><span>Positive economic sentiment in housing affordability reached its highest level recorded, while positive sentiment for employment and wage growth dropped to their lowest levels.</span><br><br><span>Cooke said the economic sentiment and rate cut predictions signal good news for would-be mortgage holders, but a different story for savers.</span><br><br><span>“Potential first home buyers with a deposit saved are in an overwhelmingly advantageous position in this market. But it doesn’t all start and end with a purchase – any buyer needs to be taking a long-term view with their finances, and be shopping around online for the best possible home loan rate and features.</span><br><br><span>“As for savers, anybody who relies on their savings as a form of income, such as retirees, may soon be making far less interest on their nest egg – so now is the time to take action,” he said.</span><br><br><span>Cooke said savers need a new plan of attack if rates do indeed drop as forecast.</span><br><br><span>“Savers should start to plan for these cuts by looking into </span>term deposits<span> and considering researching different types of investment opportunities,” he said.</span></span></span></p>

Melbourne's prestige auction results turn awful

<p dir="ltr">Ray White Southbank secured the sale of $4.11 million in property under the hammer at an-room uction last week.</p>
<p dir="ltr">There were three sales under the hammer with four more selling prior, for a total clearance of seven from eight units.</p>
<p dir="ltr">Ray White Southbank Port Phillip &amp; Projects Victoria agent Andrew Salvo said it was standing room only at the auction.</p>
<p dir="ltr">"All bidders were pre-qualified and everyone we expected to turn up and bid did," said Salvo.</p>
<p dir="ltr">"We knew ahead of time that we created a really exciting competitive environment. </p>
<p dir="ltr">"All 35 seats were filled 15 minutes before auction time and there were another 30 or so stood wherever they could. </p>
<p dir="ltr">"Each property that sold passed vendor reserve prices through natural competitive bidding."</p>
<p dir="ltr">The one that passed in had two bidders.</p>
<p dir="ltr">"We even had significant interest from Sydney buyers look to move down to a cheaper market."</p>

In-room auction nets $4.11 million for inner city Melbourne apartments

<p>The third and final stage of Byron Bay’s residential subdivision Seacliff has only three lots remaining after the first two stages sold out.</p>
<p>Developer Unison Projects’ $20 million Seacliffs development at Suffolk Park in the Byron Bay hinterland features 34 elevated lots in the 16 hectare eco-friendly hinterland estate, including some with ocean views.</p>
<p>Some 3 hectares of the 16 has been developed, with the remaining 13 hectares of rainforest untouched or revegetated.</p>
<p>Unison Projects’ Jonathan Levy said the final three lots were elevated with ocean views.</p>
<p>Levy said the quality of houses constructed has been outstanding. </p>
<p>Seacliffs Byron Bay is a rainforest fringed enclave with 73% of the estate maintained as a nature reserve and a wildlife corridor for native animals. </p>
<p>McGrath’s Nick Dunn said Seacliffs has appealed to a wide range of buyers including families, downsizers and locals seeking a more elevated location in Byron while staying close to the town centre and major amenities, eight minutes to the heart of Byron Bay.</p>
<p>The remaining blocks are cleared and priced from $575,000.</p>

Final building lots at Byron Bay’s Seacliffs released

<p>The Duke of Gloucester Hotel, located in Sydney's Eastern suburbs has been listed for sale with a price tag of $30 million.</p>
<p>HTL Property's Sam Handy and Daniel Dragicevich hold the listing.</p>
<p>This campaign follows the recent sale of a number of Eastern Suburbs pubs including the Centennial Hotel (Woollahra), Royal Hotel (Bondi) and Bondi's Icebergs Bar and Dining Room.</p>
<p>Affectionately known by locals as the 'DOG', the hotel has been operated under management by the Good Beer Company on behalf of a private syndicate.</p>
<p>“We’ve had several unsolicited approaches to buy the DOG in recent times and decided to put it to market to focus on our redevelopment of the Keg &amp; Brew”, commented owner John Azar.</p>
<p>The syndicate acquired the hotel in a discreet off-market transaction from Newhaven Hotels in 2015 for a reported $17 million and immediately activated a $3.5 million renovation, refurbishment and reconfiguration.</p>
<p>The hotel, which boasts a 2am liquor licence and only has 19 gaming machines makes annual revenues in excess of $8 million.</p>
<p>It was #425 on OLGR's Dec-18 quarter rankings and outside of some hardware upgrades, the gaming room has remained largely untouched since the sale some four years ago.</p>
<p>HTL Property's Director Sam Handy advised, "the Duke of Gloucester Hotel is surrounded by several TOP 200 gaming rooms, all with the maximum gaming machine holding of 30 machines."</p>
<p>"An incoming purchaser would be strongly advised to immediately increase the hotel’s machine holding from 19 to the allowable 30 and doubling the size of the gaming room by extending into the existing TAB and smoking area," he added.</p>
<p>Set on a 746 sqm landholding it is situated at the cross section of Frenchmans Road and Clovelly Road in Randwick.</p>
<p>Spanning two levels the holding consists of three bars, two kitchens, TAB, designated gaming room and multiple outdoor areas. </p>
<p>The Duke of Gloucester Hotel is being sold via private treaty.</p>

Sydney's Duke of Gloucester Hotel listed for $30 million

<p>Heitman LLC (Heitman) a global real estate investment management firm, has acquired an Edward Street office building Brisbane.</p>
<p>They made the purchase on behalf of an affiliate, in a joint venture with Marquette Properties (Marquette), a Brisbane-based real estate asset manager.</p>
<p>Comprising 18,000 sqm of office space and 1,500 sqm of retail space across two floors Heitman and Marqueete plan on substantial ground floor and podium work, as well as upgrading the façade.</p>
<p>Situated at 288 Edward Street, it is positioned in the Central Brisbane CBD </p>
<p>Brad Fu, Heitman Senior Vice President and Director of Asia-Pacific Acquisition “The asset’s irreplaceable location provides a compelling repositioning opportunity in the core of Brisbane’s CBD, which is benefiting from a strong revival in leasing demand, an expanding Queensland economy, and growing international investment interest.” </p>

Heitman purchases Brisbane CBD Office

<p>EXPERT OBSERVATION</p>
<p>We expect Q4 GDP to confirm a softening trend, recording another soft print of 0.4% in the quarter to be 2.6% higher over the year.</p>
<p>This release will also provide an important update on household sector dynamics around dwelling investment and consumption – two factors we see constraining growth over the next year or so and look to have done so in Q4. With growth projected to slow, amidst remaining spare capacity in the economy, we see rates on hold for an extended period.</p>
<p>While this release is unlikely to trigger an immediate shift on rates, it will provide another marker on the growth front which may lead to an eventual reassessment of the future growth path by the RBA, particularly if weaker growth flows through to labour market conditions.</p>
<p>Looking forward, we see the economy supported by public sector spending, a rise in LNG exports and healthy growth in business investment. Offsetting these supports, consumption is likely to only grow modestly and dwelling investment is expected to fall. </p>
<p>Wednesday’s GDP figures are forecast to show the economy growing at a similar pace to Q3, printing at 0.4% q/q and seeing a year-average result of 2.9% for 2018.</p>
<p>In doing so, the data would confirm the economy slowed significantly in the H2 2018. Retail sales data and NAB’s modelling of household spending on services suggests that consumption growth will lift slightly to 0.5% - an improvement from Q3, but still a weak outcome.</p>
<p>Official data on residential construction suggest dwelling investment is to fall by around 3%, in line with NAB’s expectation of a decline of around 18% over the next two years, a view supported by the ongoing decline in building approvals. For our Q4 forecasts we see some downside risk to consumption and upside risk to public demand roughly offsetting. </p>
<p>Looking forward, we expect growth over the next two years to be driven by public infrastructure investment, business investment and further growth in net exports, with consumption to only see modest growth and dwelling investment to fall relatively sharply.</p>
<p>For now, we do not forecast a ‘wealth effect’ weighing on spending, despite our forecast for further declines in house prices, but rather see a larger effect from housing through a significant fall in the construction cycle.</p>
<p>The key uncertainty around our forecasts relates to consumption and business investment. While consumption is playing out broadly as we expected based on weaker income growth, there remains some risk from further declines in house prices leading to a ’wealth effect’.</p>
<p>On the business side, the NAB business survey suggests some loss in momentum over the past 6 months and a recent dip in capacity utilisation. This presents a downside risk to our strong outlook for investment.</p>
<p>With wage and price data suggesting inflationary pressure remained weak in Q4, we expect national accounts measures of prices and income growth will also remain modest. Nonetheless, this release will provide an update on household income growth, the savings rate and the pattern of household expenditure. Unit labour costs look to have remained weak - consistent with ongoing weakness in market sector inflation.</p>
<p><strong>Monetary policy implications:</strong> While the RBA remains focused on labour market for now, weaker GDP data will provide little comfort that activity will support ongoing strong employment growth.</p>
<p>Also, these data will provide a signal as to the likely speed and magnitude of the dwelling investment downturn as well as the pattern of household consumption – both downside risks to the RBA’s forecasts for growth.</p>
<p>The national accounts will likely confirm that income growth has remained low and also pose further questions around whether the labour market as a lagging indicator is yet to respond to the slowing in growth from mid last year.</p>
<p>We think that the RBA will wait for further evidence of a slowing labour market before shifting to an easing bias as leading indicators of the labour market are still favourable. Though with growth slowing we think the risk is building to the downside as the last effects of strong growth early in 2018 fade.</p>
