A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Virginia warehouse site sold post-auction for $4 million

The home of the Fratelle hair salon, has sold for $2.4 million under the hammer.
It transacted at a tight 5.2% yield on behalf of a local family who owned the asset for almost 30 years.
Chris Kombi and Chris James, of Fitzroys real estate, sold the property.
Kombi said the fierce competition between five investors at auction pushed the sale price well beyond reserve, while the building rate of $11,428 per square metre was remarkably high for a strata-titled retail property in the area.
A local investor purchased the property for their self-manager super fund.
The 210 square metre fully self-contained premises is securely leased to Rokk Ebony Properties Pty Ltd on a 10+5+5-year deal with a return of $125,200 per annum.

The service station, at 140-142 Eumundi Noosa Road, is passed by more than 17,000 vehicles each day and in excess of six million annually. 
The 2,428 square metre site includes a 40m frontage to one of the region’s busiest roads, the main thoroughfare linking Noosa Heads with the Bruce Highway at Eumundi. 
Viva Energy, the Australian distributor of Shell fuel and lubricants, has a 15-year lease on the property, which generates annual net income of $426,921. 
Shell is accompanied by a NightOwl convenience store and the family-owned Rick’s Artisan Pies and Sourdough at the site, which opened in 2017. 
The CBRE Queensland Retail Investments team of Darren Collins, Michael Hedger and Joe Tynan together with CBRE Sunshine Coast Managing Director Rem Rafter have been appointed to manage the sale campaign.

Sportswear company ASICS has now opened its Oceania headquarters at the 256-hectare Sydney Business Park in Marsden Park.
Constructed on a 57,000 square metre site, the new ASICS Oceania headquarters comprises: 24,960sqm warehouse and distribution centre, a 4,000sqm office including conferencing, gymnasium and internal Japanese inspired garden, a 1,500sqm retail factory outlet and a 4,500sqm private multi-use sports playing field.
Designed by Reid Campbell, SBA, Siren Design and London-based WDC Design, the buildings incorporate modern retail interiors, and office space.

ASICS opens Oceania headquarters in Sydney's Marsden Park

Australia's official interest rate isn't likely to go below zero, according to RBA Governor Philip Lowe.
At the Business Economics Dinner in Sydney last night, Lowe said negative rates are "extraordinarily unlikely."
A method used in Europe and Japan, Lowe said the tool is truly unconventional.
"Prior to the financial crisis, it was widely thought that zero was the lower bound for the policy interest rate.
"It was thought that if interest rates went below zero, people would hold their savings in banknotes rather than be charged by their bank to deposit their money.
Lowe said that having examined the international evident, it is not clear that negative interest rates has been a success.
"While negative rates have put downward pressure on exchange rates and long-term bond yields, they have come with other effects too.
"It has become increasingly apparent that negative rates create strains in parts of the banking system that can impair the ability of some banks to provide credit.
"Negative interest rates also create problems for pension funds that need to fund long-term liabilities.
"In addition, there is evidence that they can encourage households to save more and spend less, especially when people are concerned about the possibility of lower income in retirement.
"A move to negative interest rates can also damage confidence in the general economic outlook and make people more cautious.
Policy interest rates have been negative in Denmark, Sweden and Switzerland. Rates have been lowest in Switzerland, at minus ¾ per cent.
The only country outside of Europe that has had negative policy interest rates is Japan, at minus 0.1 per cent.
Lowe said Australia is not in the same situation that has been faced in Europe and Japan.
"Our growth prospects are stronger, our banking system is in much better shape, our demographic profile is better and we have not had a period of deflation. So we are in a much stronger position."
Lowe said low interest rates are not a temporary phenomenon and are "likely to be with us for some time."

Negative interest rates in Australia extraordinarily unlikely: RBA Governor Philip Lowe

The Albury prestige property market offers discerning purchasers a choice of location, size, quality and an array of ancillary improvements, according to the latest Herron Todd White (HTW) residential report. 
The report notes thus far in 2019 there have been 27 dwelling sales in the $700,000 to $1.4 million range, with only four over $1 million.
"Despite the very strong central Albury market dominated by character dwellings, the best address has proven to be modern Chamberlain Close, with three sales over the past two years all between $1.1 and $1.2 million," the valuation firm said. 
The most recent transaction was off market in April when 15 Chamberlain Close sold for $1.2 million.
This is a modern well-appointed circa 2012 home with a pool on a 744 square metre level block within walking distance of the CBD.
This segment of the market is stable and thinly traded due to the sought after location and the very limited stock of new or modern homes in a central location.
"Rest assured that if you have a million dollars to spend in Albury, there won’t be anything to spend once you move in," the valuation firm said.
Just up the hill from the central flats, <a href="https://www.realestate.com.au/sold/property-house-nsw-albury-129626926" target="_blank">699 Uralla Place, Albury </a>(pictured below) sold for $1.08 million in January.

It raises questions about how retirees without mortgage-free homes cope. The proportion is growing.
In part that’s because prices have skyrocketed. Over the past 20 years home prices have grown at about twice the pace of income.
That is in part because of the growth in migration. About 3.7 million migrants have settled in Australia in the past two decades creating new demand for housing.
It is also because of the growth in credit, much of which went to Australians who already had homes rather than those who didn’t yet have them.

And it is also because housing supply has been slow to respond.
But the complex dynamics of high house prices don’t tell the full story.
A wide-ranging review of home ownership just published by the <a href="http://www.cepar.edu.au/news-events/news/housing-ageing-demographic" target="_blank">ARC Centre of Excellence in Population Ageing Research</a> finds something else at play.
It’s the expansion of our lives.
Living longer, waiting longer
The typical age of a first home-buyer began climbing at the start of the 1980s, after dipping in the 1960s and 1970s as home ownership became widespread.
Between 1981 and 2016 the typical age increased by nine years from age 24 to age 33 at around the peak of the house price boom.
It was accompanied by a deferral in almost every other important life event:

In part this might be because the canvas of our lives has grown. The median age at death has grown by 12 years since the 1960s, from age 70 to 82.
Longer lives have meant longer adolescences and later ages at which we finish studying, find work, and start families.
The typical age of getting a first job is two years later than it was 50 years ago; the typical age of finishing education is five years later, the typical age of having a child is seven years later, and the typical age of getting married is eight years later.
At the same time the typical age of leaving the labour force is only four years later: it has climbed from 61 to 64. It’ll probably have to grow further, because mortgages aren’t typically paid off until age 62, ten years later than in the 1960s.
Delay is the new normal
Australia is not unusual in leaving things til later, even though house prices here have grown more than in most other countries.
There’s something more universal at play. Younger age groups may prefer the flexibility that renting offers. Longer lives mean they have more time to buy their homes. Even the nine year deferral in home purchase we have had so far should still see today’s young generations enjoying home ownership for longer than their parents.
Of course, many will choose not to buy. An increasing minority of mostly low income Australians look like being locked out of the market forever, and many who own homes will surrender them as a result of relationship breakups or other life events.
Some will regain them. Others will retire with mortgage debt: 36% of homeowners do so now, up from 23% ten years ago. Many will use super to pay off debt instead of using it to fund retirement.
Our retirement income system is little help
The odd thing about the pension is that the payment is the same for both owners and renters. In fact, over <a href="https://www.theaustralian.com.au/nation/politics/elderly-in-1mplus-homes-raking-in-63bn-in-pensions/news-story/30cbe2423577d46f5489ec39b673f8f4" target="_blank">A$6 billion</a> of age pension payments go to people living in houses worth more than a million dollars.
Renters receive rental assistance but it is pegged to the wrong index, so it has grown more slowly than rents.
The oft-quoted <a href="https://www.smh.com.au/national/onethird-of-australian-pensioners-live-in-poverty-oecd-report-20160107-gm0uno" target="_blank">statistic</a>, that old-age poverty in Australia is high, is wrong.
But our analysis, which takes account of housing, suggests that old age Australian renters do indeed have some of the worst relative poverty rates in the OECD.

Older renters have greater housing affordability stress than both older home owners and younger renters.
About 37% of renters aged 64-74 have both a low income and pay more than a third of it in rent, up from 21% in 1996.
While increases in homelessness among older women appear to be largely due to greater population numbers, their increased use of homelessness services is disproportionate.
The population of women aged 55+ increased by about 3% per year between 2011 and 2016. Their use of homelessness services increased 11% per year.
Even if the typical Australian continues to become a homeowner by retirement, a growing minority will not, and will be treated poorly by our retirement income system.

Sydney and its suburbs have been enveloped in haze over the past few days. The haze is a mixture of bushfire smoke and dust blown in from western New South Wales. As particles move from rural locations, like Gospers Mountain in this case, they make grey cities.
In Australia, dust blurs the distinction between the bush and the city. Elsewhere it blurs the farmlands with the concrete jungles, and <a href="https://theconversation.com/indonesias-huge-fires-and-toxic-haze-will-cause-health-problems-for-years-to-come-124556" target="_blank">nation-states with regions</a>.
<a href="http://societyandspace.org/2019/03/17/spiral/" target="_blank">Spiralling dust</a> challenges our usual ways of thinking about bush, farm, industry, rich city and poor city divides. It travels across geographical and socioeconomic boundaries. There is no easy way to stop it.
Dust’s composition and unfettered mobility <a href="https://www.stateofglobalair.org/health/sources" target="_blank">make it a global epidemic</a>. Once airborne, dust spares no one in its path. It sits in the lungs of cities and citizens. It is stubbornly difficult to eradicate.
The harms of dust
The dust brings with it old and new anxieties about life, death and disease. Air pollution caused <a href="https://www.stateofglobalair.org/health" target="_blank">2.4 million deaths in India and China</a> in 2017.
Last week, <a href="https://www.washingtonpost.com/world/asia-pacific/delhi-is-engulfed-by-toxic-pollution-why-isnt-anyone-wearing-masks/2019/11/14/bb4adfe4-0643-11ea-9118-25d6bd37dfb1_story?outputType=amp" target="_blank">Delhi</a> and <a href="https://www.channelnewsasia.com/news/singapore/haze-singapore-unhealthy-range-november-nea-12088930" target="_blank">Singapore</a> reported serious air pollution from agricultural fires and industrial emissions. <a href="https://www.indiatoday.in/diu/story/stubble-burning-dips-in-north-india-satellite-data-show-1619716-2019-11-16" target="_blank">Particles from crop burning</a> in the neighbouring states of Haryana and the Punjab and <a href="https://economictimes.indiatimes.com/industry/energy/power/finance-commission-likely-to-reject-12-billion-package-to-help-utilities-cut-pollution/articleshow/72136898.cms?from=mdr" target="_blank">power plants</a> took Delhi’s air quality index to <a href="https://www.indiatoday.in/diu/story/stubble-burning-dips-in-north-india-satellite-data-show-1619716-2019-11-16" target="_blank">dangerously high levels</a>.
Dust is also generated from within cities, particularly from construction sites. Regulatory bodies seek to <a href="https://societyandspace.org/2019/07/11/breaking-the-ground/" target="_blank">contain these sites within enclosures</a>. Where the regulatory frameworks are weak, environmental bodies impose fines.
<a href="https://timesofindia.indiatimes.com/city/delhi/construction-dust-open-waste-dumping-top-polluting-activities/articleshow/67445201.cms" target="_blank">Construction dust adds significantly to air pollution</a> in Indian cities. In Kolkata, <a href="https://www.propertyobserver.com.au/https://www.telegraphindia.com/states/west-bengal/building-materials-add-to-air-pollution-in-calcutta/cid/1699147" target="_blank">construction materials are stored on sidewalks and roads</a>. Even with fines, it is nearly impossible to make barriers that can contain dust.

Haze can be seen, but the threats of dust are often invisible. Dust plumes <a href="https://www.theguardian.com/world/2009/sep/27/dust-storms-diseases-sydney" target="_blank">can carry bacteria and viruses</a>. Dust can <a href="https://www.sahealth.sa.gov.au/wps/wcm/connect/bb145a804f951ad6ab5bab0ba45b835a/Port+Augusta+Dust+and+your+health+information+2017.FINAL.pdf?MOD=AJPERES&amp;CACHEID=ROOTWORKSPACE-bb145a804f951ad6ab5bab0ba45b835a-mN5ShjC" target="_blank">cause a variety of respiratory and circulatory diseases</a>.
In Singapore, dust mites have been claimed to be the <a href="https://www.asianscientist.com/2014/02/health/dust-mites-main-allergies-singapore-2014/" target="_blank">main cause</a> of respiratory allergies.
The colours of dust
Dust gathers colour. In Australia, <a href="https://www.news.com.au/technology/environment/natural-wonders/massive-red-dust-storm-sweeps-over-new-south-wales/news-story/1eb304c90ccfa8842f2bb553bb65de70" target="_blank">dust storms are typically red</a>.
The so-called “Asian dust storms” are yellow. <a href="https://asiasociety.org/korea/hwang-sa-yellow-dust" target="_blank">Originating in the deserts of Northern China and Mongolia</a>, strong winds carry yellow dust all the way to the Korean Peninsula via the jet stream.
These storms have increased in China, and the levels of industrial pollutants in the dust often have too. Yellow dust also <a href="https://asiasociety.org/korea/hwang-sa-yellow-dust" target="_blank">carries viruses, fungi, bacteria and even heavy metals</a>, none of which is good for respiratory health.
Earlier this year, Thailand was affected by yellow dust. Authorities in Bangkok used <a href="https://www.bangkokpost.com/thailand/general/1611010/bangkok-fires-water-cannon-into-the-air-to-fight-pollution" target="_blank">water cannons</a> and even <a href="https://www.thaipbsworld.com/cloud-seeding-results-in-brief-rain-over-parts-of-bangkok/" target="_blank">cloud seeding</a> in attempts to limit the dust’s effects.
Singapore is periodically <a href="https://www.todayonline.com/singapore/air-quality-eastern-singapore-enters-unhealthy-range-haze-due-particulate-matter" target="_blank">enveloped in grey</a> dust.
<h2>The history of dust</h2>
Today, talk of smoke, haze and smog is common to the world’s cities. Once dust settles, we become habituated to it. Dust resides in landscapes and humans. And dust tells stories about historical wrongs.
Australia has a long history of death from exposure to asbestos dust. Dust <a href="https://www.perthnow.com.au/news/wa/when-dust-ends-in-death-how-asbestos-devastated-wittenoom-ng-b88930946z" target="_blank">wiped out the town of Wittenoom</a> in Western Australia.
The <a href="https://www.asbestos.com/asbestos/history/" target="_blank">first documented asbestos death</a> was recorded in the UK in 1906. Although asbestos has been known since then to be deadly, it continues to be a stubborn presence around the world. Worldwide consumption of asbestos is <a href="https://web.archive.org/web/20131021061734/http:/www.silverdell.plc.uk/images/downloads/Silverdell_History_of_Asbestos.pdf" target="_blank">nearly as high as it has ever been</a>.
In the early 1930s, overcultivation of wheat on the Great Plains of the US created the <a href="https://www.britannica.com/place/Dust-Bowl" target="_blank">Dust Bowl</a>. Overploughing, poor land management and severe drought left the topsoil exposed. Spring winds picked up this loose soil, resulting in “<a href="https://www.britannica.com/place/Dust-Bowl" target="_blank">black blizzards</a>”.
The dust affected <a href="https://www.history.com/topics/great-depression/dust-bowl" target="_blank">huge swathes of the country, including the cities of Chicago and New York</a>. It deepened the economic crisis of the Great Depression and caused mass migration.
Haze from forest fires has been a regular occurrence in Singapore <a href="https://www.straitstimes.com/sites/default/files/attachments/2015/10/02/haze_covers_whole_island_oct_28_1977.pdf" target="_blank">since at least the 1970s</a>. These have originated in the south of Malaysia, Borneo and Sumatra. In the 1990s, transboundary pollution became the subject of two regional summits, leading to the <a href="http://haze.asean.org/?wpfb_dl=32" target="_blank">ASEAN Agreement on Transboundary Haze Pollution</a> in 2002.
In 2014, Singapore passed the <a href="https://sso.agc.gov.sg/Act/THPA2014" target="_blank">Transnational Haze Pollution Act</a>. This law enables regulators to prosecute companies and individuals, even <a href="https://www.wri.org/news/2014/08/statement-singapore%E2%80%99s-new-haze-pollution-law-%E2%80%9C-new-way-doing-business%E2%80%9D" target="_blank">beyond the nation-state’s borders</a>, that cause air pollution.
<h2>A pervasive challenge for cities</h2>
Our bodies create dust and dust enters our bodies. <a href="https://www.betterhealth.vic.gov.au/health/conditionsandtreatments/house-dust-mite" target="_blank">Species emerge that live off dust</a>.
What makes dust harder to reckon with in our imaginations is that its particles are almost invisible and its source is generally unknown. It is an amalgam of an uncountable number of sources, often from many different countries and producers.
Whether resulting from geological events, deforestation, construction or some indeterminate combination of each, our inability to pinpoint dust’s source makes climate accountability extremely difficult.

Whilst the Melbourne city centre has experienced an increase in the number of high-rise apartments over the past few years, developers are always looking for new ways to improve city living for residents, according to the latest Herron Todd White (HTW) residential report. 
The report notes there are many apartments available on the market today, including off the plan developments.
"The median Melbourne apartment price ranges between $340,000 for a one-bedroom apartment and $840,000 for a three-bedroom apartment with the potential to generate rent of $450 per week to $910 per week respectively," the report said. 
Highlighted below are the city centre’s highest priced sale to date and highest current rental listing.

The highest priced sale was 1901/35 Spring Street, Melbourne (pictured above).
It was sold for $14.75 million in May.

Located at the Paris end of the city, 35 Spring Street is known as one of Melbourne’s high-calibre buildings.
"With a modern luxury design, residents can enjoy the many features and amenities this property has to offer yet still be in the hustle and bustle of the core of the city with its renowned retail, restaurant and entertainment culture," the valuation firm said.

The apartment with three bedroom, two bathroom, and two car space has been listed for $3,300 per week.
 Overlooking the treelines of the Treasury Gardens, this mansion-like apartment is one of the Melbourne CBD’s most prized apartments.
"Taking up an entire level, this luxury dwelling features a family library, wine cellar and voluminous living spaces which can be used for formal and informal entertainment areas. This is the ultimate family home as there is something for everyone," the valuation firm said.
