Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

NSW Treasurer Mike Baird has been suggesting NSW faced a state budget crisis given falling revenues.
But the state’s stamp duty revenue hasn’t completely fallen off the cliff.
Indeed, the latest Office of State Revenue data actually reveals the overall annual transfer duty tally has gone up despite fewer house, unit, commercial and land sales.
There was $3.53 billion in stamp duty paid in the last financial year by 161,000 purchasers.
In the 2009-10 financial year 189,000 purchasers paid a slightly lower $3.51 billion in stamp duty.
Stamp duties typically represent about 20% of total state revenue.
Perhaps what has concerned Baird is that the July sales volumes were the slowest in recent years, with just 12,937 property transactions.
It was the slowest sales tally for the six years that figures are available. Buyers paid $292 million in stamp duty last month, down only slightly on the $303 million paid in July 2010.
There were 15,084 sales in July 2010, with the peak years in recent times being 18,040 in July 2009 and 18,070 sales in July 2007.
The latest monthly revenue does sit well below the $375 million paid in July 2007, but we have all had to get use to a tighter rein on income and expenditure following the global financial crisis.
The figures provide an uncertain backdrop to next week’s first O’Farrell government state budget.
The incoming state government delayed the typical May budget following its March election.
Baird presumably now has a clearer view of the so-called black hole he inherited from Eric Roozendaal, the former Labor government treasurer, and the future of his spending initiatives.
It is understood that the NSW financial position has deteriorated by hundreds of millions of dollars since April, with receipts from GST payments and payroll tax having collapsed since the budget position was last published shortly after the March election.
"The budget is under increasing pressure, as all government budgets are with the drop in revenues," Baird told the Sydney Morning Herald earlier this week. It noted stamp duties have been hardest hit.
"Recent global events will hurt our budget, just as they are hurting every budget. And it's not a small amount. It's not in the tens of millions; we're talking hundreds of millions of dollars."
Baird and the Premier, Barry O'Farrell, have warned of a "tough" budget, due next Tuesday.

Stamp duty revenue hasn't fallen off a cliff, despite slow NSW sales volumes

Three directors of collapsed property group Australian Capital Reserve have pleaded guilty on the eve of their criminal trial at the NSW District Court to providing false financial information in a prospectus.
The directors – Samuel Pogson formerly of Wahroonga, Murray Lapham of Turramurra, and Steven Martin of West Pennant Hills – headed the Estate Property Group and its fundraising arm, Australian Capital Reserve, until May 2007, when it was placed in administration.
Continuing the post-mortem of the risky boomtime property development company collapses that have ended up before the courts – such as Fincorp and Westpoint –  court documents reveal EPG and ACR financial records were being manipulated from 2004 to present small investors with an encouraging picture of the group’s loss-making operations.
When it collapsed, these 7,000 note holders were owed more than $300 million. Since the deed of company arrangement its creditors have received a total of 49.4¢ on the dollar, just short of the estimated return to its unsecured note holders of 59¢ on the dollar. Further distributions are forecast until July 2013.
It was reported in 2008 that Pogson had no assets, other than a bicycle. His 1890s family home, Havelock (pictured), which was owned by his wife, was sold for $3.85 million in 2008 having cost $3.9 million in 2003. Similarly, Lapham advised he had no assets other than two leased cars. He also lived in a multimillion-dollar home owned by his wife. The latest ASIC filings for Pogson and his wife give their address as one of the two Turramurra houses bought by Lapham’s wife in 2009.
The group's sales have included a $12.1 million Newcastle building that had been bought for $6 million along with the sale to Becton of much of the partly built and greenfield development site portfolio.
It had the Greenwich Village at Waterloo; Brentwood Valley Estate at Pokolbin; Wheatsheaf Place, Parramatta; Neo200, Melbourne; Grosvenor on Queens, Melbourne; The EsCeN, Parramatta; The Sanctuary at Rumbalara, Gosford; The Grange on York, Kellyville; The Verge, Camperdown; Karinya, Wahroonga; Werrington Estate, Kingswood; and Kingfisher Grove at Shortland in its portfolio.
The mezzanine financing investors were receiving a 9.55% return a year for their 10-year unsecured notes.
Pogson pleaded guilty to providing false and misleading information by inflating profits when in fact there was a loss, and along with Lapham and Martin pleaded guilty to another charge of making a false statement to obtain an advantage by soliciting investment in Australian Capital Reserve.
At a 2004 board meeting the financial controller informed the directors that the group had posted a $7.5 million loss as at December 31, 2003.
The directors asked for a list of the loss-making ventures, which were in Pokolbin in the Hunter Valley, and Gosford.
Pogson and Lapham then purchased 26 of the unsold Gosford units, increasing the sales from $17.1 million to $30.8 million, and directed the financial controller to backdate the sales and valuations.
Similar directions were given for the Pokolbin property. 
''By placing the alleged sales into the financial figures of the group it turned a pre-tax loss of $7.5 million to a pre-tax profit of $7.4 million, a turnaround of some $14.9 million,'' prosecution documents say, as reported in the Sydney Morning Herald.
The purpose ''was to entice investors to invest in the group''.
The men are due in court for sentencing submissions on October 20.
Estate Property Group Limited and its 21 subsidiaries, including ACR, went into voluntary administration in May 2007.
It raised funds through a series of nine prospectuses offering unsecured deposit notes to the investing public between April 2000 and December 2006.
ACR lent the funds it raised to other EPG subsidiaries that used the funds for the purchase and development of properties.
By May 2007, ACR had lent $332 million of note holders’ funds to 13 of EPG’s property owning subsidiaries.

Disgraced Australian Capital Reserve property spruikers plead guilty and cry poverty

On the back of the HIA reporting new home sales falling to their lowest level in more than a decade, residential builders typically say the market is extremely tough with consumers holding back and unfavourable conditions likely to persist into next year.
New home sales fell 8% in July to 6,428 across the country, the lowest level since January 2000. This follows an 8.7% decline in June, according to the HIA survey of Australia's major residential builders.
Ryan Stidwill, who heads up RW Stidwill Construction and builds high-end homes on Sydney’s Northern Beaches, says the market is quieter than usual.
He puts this down to factors such as the carbon tax and the current consumer caution.
“It has been tough for the last couple of years – renovations are more popular at the moment.”
Stidwill, who won the 2011 HIA Australian Home of the Year award for a five-bedroom waterfront home on Scotland Island, says seasonality may be a factor and is hopeful that consumer confidence will pick up in spring and summer. 
Victoria’s Brian Lee master builder, who won the Australian Townhouse/Villa Development of the Year and who specialises in projects in the Balwyn and Canterbury areas of Melbourne, told Property Observer building activity had dropped off. 
“It’s going to be tough going forward. Everyone is struggling at the moment.” 
Another HIA award winner, Pat Ryan from Queensland-based Ryan Design homes, which won the Australian project home of the year, told Property Observer the market was “really tough”.
Ryan, who builds homes from Gympie to North Lakes, says he has had to work hard to maintain a reasonable level of activity.
“We have to make sure every inquiry count,” he says.
Wilhelm Harnisch, CEO of the Master Builders Association (MBA), says he is surprised at the lack of recovery given the strong fundamentals of a growing population, strong underlying demand and higher employment.
“We were expecting a recovery by now, but that has not eventuated.”
Based on feedback from members, Harnisch says the biggest factor inhibiting recovery is the lack of confidence in the market, brought about by concerns of higher interest rates and uncertainty about where economy is the heading. 
“These are the main inhibitors leading to slower growth,” he says. 
Asked what would be required to turn the market around, Harnisch says an improvement in consumer sentiment would be a major factor as well as a signal by the RBA that rates are on their way down. 
“We need greater certainty as to where the economy is heading and how the carbon tax will play out.” 
The MBA and the HIA are both vehemently opposed to the planned carbon tax with the MBA estimating the tax will add 2% to building costs and HIA expecting it to add $6,000 to the cost of building a new home. 
But Not all builders are finding the market tough going. 
Jason Agresta, purchasing manager at Modernview homes in Sydney’s Hills district, a finalist in the Australian project home of the year category and NSW winner in 2010, says activity has been “quite good”.
Agresta says he is getting plenty of enquiries, though people are little slower and more careful about making a decision.
Being a new builder and being shortlisted for the award have both helped bring in enquiries from both new home buyers and those seeking custom builds, Agresta says.
“We’re looking to double our capacity and are currently building a display home."

Even home building award winners finding the market tough

A new alfresco restaurant, café and shopping hub will form part of investment group <a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/chatswood-office-tower-refurbishment-to-appeal-to-larger-tenants/2011080150988">F</a><a target="_blank" title="Chatswood office redevelopment" href="https://www.propertyobserver.com.au/new-south-wales/chatswood-office-tower-refurbishment-to-appeal-to-larger-tenants/2011080150988">KP’s refurbishment of a 15-storey commercial building in Chatswood on the Sydney North shore</a>.
The outdoor piazza to be called The Avenues will be developed outside 465 Victoria Avenue in the western precinct of Chatswood bordering Railway Street, Brown Street and Victoria Avenue and is due for completion in mid-2012. 
It will contain seven retail spaces ranging in size from 61 square metres to 255 square metres totalling about 1,100 square metres of retail space as well as public seating, grassed areas and open spaces. 
About 360 square metres of space on the mezzanine level inside the building is also zoned for potential retail use. 
A spokesperson for the project says FKP will be seeking retail rents in the region of $750 per square metre. 
Restaurant operators are expected to take up the bulk of the retail sites. 
The spokesperson says obtaining pre-commitments for the office tower will be key to attracting restaurateurs. 
The Avenue will provide a pedestrian thoroughfare to the Chatswood Rail Interchange, which services about 70,000 commuters a day and is also situated near “Eat Street” on the other side of Railway Street. 
“Eat Street” includes the Bavarian Bier Café, Mamak Malaysian Restaurant and the Three Beans Café.
Noteworthy nearby restaurants include Fook Yuen Chinese Restaurant, Rocket Modern Australian, and Fiorenzoni Italian. 
A rotunda will be built on the corner of Railway and Brown Streets aimed at attracting a signature restaurant and possibly a wine bar catering for office workers on weekdays and residents and families on weeknights and weekends. 
Other developments in the area include three towers called The Metro Residences featuring 553 apartments, which are about to be built above the Interchange in a $500 million complex called The Metro Residences. This will bring a further 1,500 people to enliven the precinct from day to night, and add to the activity generated by Willoughby Council’s $200 million entertainment quarter called The Concourse which will open in September.</body></html>

In every book I have ever written, I’ve outlined the various schemes and scams which are on offer for property investors. Just as I think I’ve come to the last of them, new ones emerge and property investors must remain ever vigilant to ensure that they are not trapped.

A few months ago, Arthur emailed me to tell of his discontent with a service for which he had paid $15,000. He was somewhat sheepish in admitting that, while he sees himself as astute and careful, he had been swayed by the promises of this company, the head of which had written a book and so had acquired some credibility in the property industry.
In a nutshell, Arthur had been promised one-to-one mentoring that would significantly accelerate his investing success and, as these companies often promise, launch him into millionaire status in a short timeframe. Through a succession of workshops and telephone meetings, Arthur would be provided with the secrets he needed to realise his dreams of wealth.
Of course, as you have probably guessed, Arthur quickly discovered that there are no secrets, and after attending a number of unenlightening seminars and receiving a few rushed 15-minute mentoring calls, Arthur’s disillusionment was complete. He had discovered that his mentor was probably only a few steps ahead of him and had no secrets to tell at all, apart from the stunning revelation that he needed to find property with growth of more than 12% per annum!
Well, of course, that would be lovely, wouldn’t it? If only we could all just pluck areas that will return 12% per annum, every year, then we’d all be rich in a short period of time. But the truth was that this company, like so many others, was making millions from the mentor fees of investors just like Arthur, and its own property portfolio is likely the result of this windfall, rather than their own investing prowess.
You most likely read this and think that you would be less gullible than Arthur, but I know for a fact that Arthur is intelligent and enquiring. He’s just really busy, and the chance to have someone, whose  marketing is brilliant, do the hard work for him made him vulnerable to their promises and easily led in that instance. Luckily for Arthur, he was able to have his fees refunded, but not without a considerable battle in which all manner of legal action was threatened. In the end, it was quietly settled, meaning that this company lives to rip off more people like Arthur.
I am not for a moment suggesting that you should not seek a mentor, or even pay for good quality education. I am suggesting, however, that as there are no secrets to be revealed, such mentoring and education should represent value for money and be provided by people who truly have the runs on the board. I know of several experts who have vast experience and skills in the area of property investing, who also provide value-for-money courses and assistance, and who are genuinely in the business of helping others, rather than being in the business of amassing their own fortunes.

Singaporean funds have continued to flow into Australian commercial property, with private investment firm Nadathur Fareast buying Tourast Corporations’ Constellation Hotels business, which includes management of over 60 hotels in Australia and New Zealand.
The sale price has not been disclosed.
The portfolio includes Chifley, Australis Resorts and Hotels, and Country Comfort brands. The company also operates the Sundowner Motels brand and includes six hotels in New Zealand.
Singapore funds have invested heavily in Australia commercial property this year, with real estate trust <a href="https://www.propertyobserver.com.au/news/singapore-commercial-trust-to-invest-in-sydney-tower/2011070750733" target="_blank">K-REIT spending $150 million in July for a 50% stake in the 8 Chifley Street, Sydney office tower</a>, currently under construction.
Touraust Corporation chairman and founder Darryl Courtney-O’Connor says the sale has secured a “strong future for Constellation Hotels, its people, brands and unique business platform”.
 He says the deal with Nadathur Fareast is the best way to maintain Constellation Hotel’s successful Australian operation while optimising growth of the business throughout Asia Pacific. 
“Constellation Hotel’s ambition is now to meet the increasing demand for new generation hotels in lively destinations across the region by replicating the successful brands, operational platforms, loyalty systems and culture developed on Australian soil.” 
Courtney-O’Connor founded Constellation Hotels 25 years ago. 
Constellation Hotels CEO John Wooller and his executive team will continue to manage the business, the Australian Financial Review reported.
Nadathur Fareast manages an investment portfolio of about $600 million and was founded by NS Raghavan, co-founder of US-based IT consultants Infosys Technologies.

Five key decisions to help your commercial property success

Emotion can be a very destructive force particularly when it starts to dictate our financial pathways. One of the first things Forex traders learn before stepping onto the trading floor is how to harness their emotions.  Without doing so, they risk making costly mistakes that can gradually undermine belief in their own abilities and prevent them acting when they need to.  Fear is possibly the most destructive emotion of all.  Although it can be our best friend allowing us to kick into “fight or flight” mode when facing real danger, it can also become an enemy when it leads us to make irrational decisions for fear of losing something we’ve created an attachment to.
It’s well known that home buyers are particularly prone to heightened emotions when purchasing property.  By the time they have identified a property that fits their requirements, they’ve created an attachment to the home to the extent of imagining their lifestyle, belongings, and future prospects as owners of the house.  The disappointment that eventuates when buyers miss out on a property because someone had deeper pockets can be so bitter, it can deter them from focusing on the next opportunity, or subsequently paying too much and suffering buyer’s remorse.
There’s nothing like the street theatre of a good auction with four or five willing participants and a never ending flow of tit-for-tat bidding to give a feeling somewhat akin to the suspense built up on an episode of Who Wants To Be A Millionaire.  However, in our current market – just heading into the milder weather of spring – it’s still a rare event, as this weekend’s mundane 55% clearance rate in Melbourne demonstrated.  This scenario usually indicates excellent buying conditions for purchasers.  However, if The Block was going to teach us anything, it demonstrated that when a property passes in to later be negotiated, an above-average price can still be achieved, belying the impression some may have of an ever falling market.  In other words, although not a lot is happening in full view of the buying public, there’s plenty happening behind the scenes – and the purchasers are not necessarily coming out winners.
Too many people are basing their perception of the market on whether a home sells under the hammer, when – only a few days later – we all too often witness a sale that outperforms expectations.  This was exactly what happened to the houses on The Block and a wonderful example why home buyers – more than ever before – need to be savvy negotiators and in control of their emotions.
It’s true that Watercress productions didn’t make a profit on the houses, but then they never intended to.  Had they wanted a profit they would have built the original plans for 16 units with undercover parking. However, don’t be fooled – they are the true winners of this game show.  They obviously made a fortune in ratings and also the lingering advantage of dominating the papers by simply playing on the public’s never-ending love affair with property.  On top of this, they bagged a great sale!  The homes were worth a little less than their reserves – and yet three out of the four sold well above their reserves!  What a wonderful result – and how was it achieved?  By playing on home buyers’ emotions.  Who lost?  Arguably the ones who paid above market value in what’s widely perceived a buyer’s market.
Becoming an expert in property is not an overnight process. It takes time, plenty of leg work and ample experience.  Walking through open for inspections, following auction campaigns and monitoring sale prices are just a small part of the process.  A good sales agent knows all the tricks needed to play on buyer’s emotional sensibilities to achieve a top result.  However buyers often think they can walk into the market with little or no experience and come out winning.  The results from The Block aptly proved this is not the case and even in a down market, with good negotiation skills, houses can and will sell above market value.
So if you really want to win the game as a property buyer – and take advantage of our current purchasing conditions - take a bit of advice.

<li>Change your buying psychology and ignore the price quotes. The only way to educate yourself on price is leg work!  Get to know what the property is really worth, not what the selling agent’s asking.</li>
<li>Start research early – start when you’re thinking about buying and in the process of getting your finances organised, not when you’re in a position to impulse buy on a whim without market knowledge and risk paying too much.</li>
<li>Walk through open for inspections, follow auction campaigns, and start educating yourself on real market results – not those spruiked in the papers.</li>
<li>Know your limitations and more importantly, know when to walk away.</li>
<li>Finally – if you can see the value of using a tax accountant to achieve a good return at tax time and save money, employ the same strategy with property and pay an independent expert to help you do the same.</li>

Leave emotion at the door when buying property

Until the Sydney market returns to very strong conditions, the CIC Australia development company expect its South Coast sales to remain slow.
The company’s Bay Ridge development, a 142-block housing estate at the intersection of the Kings Highway and the Princes Highway about a kilometre north from Batemans Bay, has been slow to sell.
CIC was resigned to delivering the project over a number of years at a slow rate in response to market conditions, its shareholders were recently advised.
“Until such time as the Sydney market returns to very strong conditions we expect Bay Ridge to remain slow,” it says.
The Canberra-based property developer CIC Australia is part of Sir Ron Brierley’s Guinness Peat Group and is listed on the Australian Stock Exchange.
Bay Ridge was aimed at both locals and sea-changers relocating from Canberra and Sydney.
The lot sizes start at 2,500 square metres, offering the opportunity to build a large home without the constraints of a small block. With a 3,800-square-metre average size, the development seeks to combine a rural character with the convenience of town services including water, sewerage and communications.
The blocks of land start at $199,000, and house-and-land packages start with Masterton Homes at $582,000.
Notwithstanding the fact that the NSW South Coast market remains very slow, the company did recently sell the last of its lots at CIC’s Glen Mia development at Bega.
Competition was strong at the final auction in early February, and all lots were sold above the reserve.
CIC Australia commenced operations in Canberra in 1986 then under the name Jerrabomberra Estates Limited.
CIC has reported a profit after tax of $6.2 million for the six-month period based on strong presales in Canberra and Adelaide.

Residential building block sales very slow on NSW South Coast

Investors poured more than $2 billion into Australian commercial real estate over the June quarter, accounting for a quarter (24%) of all Asia-Pacific transactions, according to research by CBRE.
About 30% of Australian commercial property was bought by offshore funds over the three-month period – double the long-term average.
The Canada Pension Plan Investment Board’s purchase of half of the 92,000-square- metre Northland shopping Centre in Melbourne at the end of May for $455 million accounted for almost a quarter of the total investment in Australian commercial assets and was also the biggest Pacific commercial transaction of the year.
Offshore funds continue to flow into Australian commercial property in the third quarter of the year, with <a href="https://www.propertyobserver.com.au/office/overseas-investors-buy-anz-sydney-headquarters-for-refurbishment/2011082851315" title="Overseas investors buy ANZ headquarters" target="_blank">Boston-based international real estate advisor Pembroke Real Estate, on behalf of an affiliate, buying 20 Martin Place, Sydney from ANZ for about $95 million</a>.

Investment in the pacific region (including New Zealand) surged by 228%, albeit coming off a low base following a slow start to the year, while activity in Asia fell by 52%.
Overall, the Asia Pacific region registered just $9 billion worth of commercial transactions, a quarter-on-quarter drop of 52% as investors turned more cautious following the earthquake and tsunami in Japan and the economic picture worsened in the United States and Eurozone.
The drop would have been significantly greater were it not for Singapore-based Mapletree Investments spending $2.25 billion to acquire Festival Walk shopping mall in Hong Kong at the end of July, the largest commercial deal in the city's history.
Over the period Australia overtook Japan as the most heavily traded office market, accounting for 25% of all transactions by value. In total more than 50 office transactions took place over the period, with an average value of $80 million.
According to CBRE regional director for institutional investment properties Rob Sewell, the Sydney office market had been the subject of particularly keen investor interest.
“Buyers are keen to enter this sector now in order to capitalise on rising occupier demand for premium office space and the anticipated rental growth predicted to take place over the next few years,” Sewell says.
“Looking ahead, we expect foreign investors will be looking to further increase their presence in the Pacific region, especially at the quality end of the market, with investors turning to Australia and New Zealand as safe havens amid rising global volatility. Capital is currently seeking out high quality assets in prime locations with superior tenants and a lease length which offers security of income.” 
“Core Australian property assets are providing some outstanding defensive characteristics with the promise of very good upside income and growth. With Australian 10 year bonds currently yielding around 4.5% there is a much wider spread for core investors with returns of nearly 5% above the risk free rate. This represents quiet a compelling investment case.”
