Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

The latest mortgage arrears report by Fitch suggests smaller lenders and non-banks are doing as good a job as the major banks in managing their mortgage risk. 
The Fitch Dinkum 30+ Days RMBS Index (the Dinkum 30+) decreased to 1.69% in the second quarter of 2011 (from 1.79% in the first quarter). 
Over the same period <a target="_blank" href="/news">Moody’s calculated the national mortgage delinquency rate for 30 days plus rose</a> from 1.36% to 1.67%, attributing this increase to weaknesses in the non-mining job sectors of the economy. 
Residential mortgage-backed securities (RMBS) are a means for lenders to raise funds by selling bundles of loans to investors.
Major RMBS issuers include FirstMac, Challenger, Macquarie Bank’s PUMA fund, Resimac and Liberty Financial.
The percentage of borrowers more than 30 days behind on their mortgage repayments decreased in the second quarter of the year but remains at historically high levels, according to the latest Fitch Dinkum Index.
The index measures the performance of mortgages backed by residential mortgage backed securities (RMBS) – a means of funding loans outside of bank deposits.

The benchmark Fitch Dinkum 30+ Days RMBS Index (the Dinkum 30+) decreased to 1.69% in the second quarter of 2011 (from 1.79% in the first quarter).
The 0.1% decline was in line with forecasts, as the variables which negatively affected households during the first quarter of the year – increasing interest rates, natural disasters, seasonal spending – tailed off.
According to Fitch, 30+ days arrears have stabilised as a result of the RBA leaving the cash rate unchanged at 4.75% since November last year.
“The stable mortgage rates over the second quarter of 2011 have allowed households to slightly adjust to the challenges which hampered mortgage performance during the first quarter, such as increasing interest rates, natural disasters, and seasonal Christmas spending,” says James Zanesi, associate director in Fitch’s Structured Finance team.
“Mortgage performance is also expected to continue its stabilisation through the third quarter of 2011 as the effect of Christmas spending continues to pass through, borrowers affected by natural disasters in the first quarter continue to cure their delinquency status and households adjust their spending to the increases in mortgage rates over the last two years,” he adds.
The biggest threat to the performance of the mortgage market in the long term is the increasing cost of living, together with potentially higher levels of mortgage rates. 
Fitch believes the current unemployment rate is not a concern for arrears in 2011.
Other key findings over the second quarter of 2011:

<li>Borrowers that take out low-doc loans, primarily those self-employed, employed) remain under pressure despite 30+ days delinquency rates decreased to 6.55% from 6.74% in the first quarter of the year. </li>
</ul>
<ul>
<li>Arrears rates for non-conforming borrowers low-doc borrowers (loans for borrowers with poor credit history) decreased by 1.05% to 15.83%. </li>
</ul>
<ul>
<li>The percentage of loans 30 to 59 days in arrears decreased by 8 basis points to 0.71%. Fitch expects this trend to continue, although eventual monetary policy decisions and the increased cost of living may potentially elevate mortgage arrears for longer. The percentage of loans 60-89 in arrears decreased to by 3 basis points to 0.31%.  As is the case for the Dinkum 30, the stabilisation of household expenditure has positively affected 60-89 days arrears. Fitch does not expect volatility in the 60-89 days delinquencies bucket in the long term. </li>
</ul>
<ul>
<li>The percentage of loans more than 90 days in arrears increased marginally (1 basis point) to 0.66% but is still below the 0.72% peak reached in December 2008 (following the liquidity crunch). In the current scenario of relatively flat house prices, a strong economy and stable employment, it is very unlikely 90+ days delinquencies will reach a new peak.</li>

Mortgage arrears high but stabilising: Fitch

Credit Union Australia (CUA), the nation’s biggest customer-owned lender, has cut its three-year fixed-rate home loan rate by five basis points to 6.34%, bringing it under the four major banks. 
The CUA’s three-year fixed-rate home loan is now 31basis points lower than the average of the Big Four’s equivalent three-year fixed-rate home loan products. 
It was recently voted a top three favourite home in the Mozo People’s Choice Awards 2011. 
“Given the current uncertainty in the market, Australians looking for stability and security around their mortgage repayments may find fixing their loan for a longer-term period of three years a good option,” says Andrew Hadley, CUA’s group GM for strategy and marketing.

CUA undercuts major banks with fixed rate cut

As we move into the summer months, I thought I would share with you my favourite vacation destination: <a href="https://www.kukio.com/">Kukio</a>, and the contiguous <a href="https://www.fourseasons.com/hualalai/">Hualalai Four Seasons Resort</a>, on the Big Island of Hawaii. 
I was actually married in a ceremony on the beach at Kukio, which you can see in the picture immediately below. As my wife and I stood before a Hawaiian celebrant, turtles and whales (and possibly the odd tiger shark) frolicked in the clear blue waters behind us. The portents were certainly promising.

Kukio was the brainchild of Michael Meldman, founder of the <a href="https://en.wikipedia.org/wiki/Discovery_Land_Company">Discovery Land Company</a>, who you might have seen star in the TV show Entourage as a bidder for an NFL franchise. 
Another foundation investor in the project was the oil tycoon and philanthropist Billy Getty. I remember my brother-in-law bumping into Billy one day on Kukio’s golf course. He asked him what he did for a job. The billionaire’s response was, “Why son, I won the lottery of life.”

Kukio is not actually a hotel, but one of the world’s most exclusive private clubs with circa 350 members. Membership does not come easily: you need to buy a home, which can be priced anywhere from US$3.6 million to $US50 million plus. Two of Kukio’s properties are rumoured to be individually worth more than US$100 million. 
The members themselves comprise numerous billionaires, such as the computer pioneer Michael Dell, and US celebrities. When my wife and I visited Kukio earlier this year we were lazing by the pool (pictured below) alongside Leonardo de Caprio, Cameron Diaz, A-Rod, Naomi Campbell and Toby McGuire. On the same trip we were sipping cocktails at the bar next to Lance Armstrong and Kelly Slater.

Kukio is serviced by Kona’s small jet port, which is a 20-minute drive away. Landing over the harsh volcanic rock, which would make mincemeat of any unprepared aircraft, is a surreal experience. The airport itself is quite a sight, with the two tiny thatch huts (think a beach version of Cooma airport) typically enveloped by 50 to 60 private jets. 
At sea-level the Big Island of Hawaii resembles a moonscape with little flora able to survive among the very dry and ashen lava. Yet the island itself is massive (in fact, the so-called Big Island is larger than all the others combined). 
I took the following photo one morning on my BlackBerry. I was standing on the Four Seasons golf course, where it was about 30 degrees centigrade. Yet what you can see in the distance is a lava tube covered by white snow! People actually ski on the island’s highest peaks during the winter months. At sea-level in Kona, however, the weather is most remarkable for its predictable consistency: clear blue skies and 25 to 30 degrees centigrade for 365 days a year.

The service and quality of Kukio’s amenities are second to none. For just a few hundred members there are outstanding restaurants, two golf courses, a private beach with dedicated staff to help furnish every conceivable water sport, an enormous gymnasium and spa, three swimming pools, multiple tennis courts, a cinema, playing fields, and so on. 
The Fazio-designed golf course (see below), which has been carved into the volcanic rock above the resort, is a beautiful juxtaposition of the natural and built worlds with “rest centres” every few holes offering marble bathrooms and kitchenettes stocked chock-a-block with delights. The club staff will deliver you lunch on the course, including home-cooked, thin-crust pizzas.

One of the great things about Kukio is that it is situated immediately alongside a fabulous <a href="https://www.fourseasons.com/hualalai/">Four Seasons Resort</a>, the freehold underlying which is owned by Michael Dell. So if you don’t know a member, you can stay at the Four Seasons, which is regarded by many as one of the best of its kind. Entry-level rooms are reasonably priced and can be booked for under $1,000 a night.

The best private resort in the world with prices that match the big-name guests

St George Bank has joined the fixed-rate cutting party, trimming its rates for the fifth time in three months.
 
The bank has cut its three-year fixed home loan rate by 0.15 to 6.39% per annum as well as trimming its two-year fixed home loan rate by 0.05% to 6.39% for its Advantage Package customers. 
It follows parent bank <a href="/news">Westpac cutting its fixed rates </a>earlier this week. <a href="/news">The Greater Building Society </a>also cut its rates earlier this week.
St George Bank chief executive Rob Chapman says today’s decrease means the bank has cut its three-year fixed home loan rate by 0.9% per annum since it began cutting fixed rates in July this year. 
The Advantage Package includes a home loan, credit card, and transaction account. 
Chapman says a fixed rate mortgage offers “the reassurance of repayments locked in for a fixed period” 
According to RateCity’s Damian Smith <a href="/news">cashed-up banks will continue to cut fixed rates</a> in an effort to stimulate first home buyer interest and lock borrowers in for longer periods of time.

St George joins Westpac in cutting fixed rates

Ahead of the October Tax Forum, The Housing Industry Association has demanded drastic measures at both federal and state levels to cut housing taxes.



The industry body points to research by the Centre for International Economics that has found that residential building is the second most heavily taxed sector in Australia in relative terms (after retailing), with the average tax burden estimated at around 31% of the value of output compared with an economy-wide average of 24.4%.



New housing contributes more than twice as much in government taxation revenues (2.8%) as it does in value added to the economy (1.2%).



Sydney home buyers are feeling the brunt of the tax burden, paying an estimated 44% or $268,000 of the purchase price in taxes, followed by Melbourne buyers (38%, $184,000) and Brisbane (36%, $191,000) buyers.

About 40% of the tax bill is made up of what the CIE classifies as “hidden and ambiguous taxes” including the “excessive portion” of infrastructure charges and the cost of meeting “overly stringent” minimum energy efficient ratings. 
Direct taxes – stamp duty, land taxes and GST – make up 28% of the tax bill while indirect taxes – taxes on resources: capital, labour and land – account for 32%. 
Stamp duty, which is levied at a state level, is deemed the most inefficient tax, according to the CIE report, which estimates that cutting stamp duty by $500 million would create a $738 million benefit to consumers and up to a $51 million benefit to producers.

Overall, the CIE report say policy action to remove or significantly housing taxes will “pay big dividends in terms of improved efficiency, faster growth and increased housing supply”. 
“It’s time to recognise and act on the fact that the tax burden on new housing in Australia is excessive,” says HIA managing director Shane Goodwin. 
“We’ve got to the point where the tax on a median new Sydney home is over $260,000, and it’s clear the type of impact this is having in terms of decreased affordability and constrained housing supply.” 
According to the HIA, the tax forum presents an opportunity for the Gillard government to put in place the foundation for a strong taxation reform agenda that will not only boost productivity and growth, but can help address policy issues such as Australia’s large and growing housing affordability problem.

HIA demands tax relief for new housing ahead of tax summit

Global hotel investor interest will be sparked following the announcement that Colonial First State Global Asset Management will sell the three five-star Marriott hotels in Sydney, Melbourne and Brisbane that comprise its unlisted Commonwealth Property Hotel Fund. 
The hotels that will be put on the block are the 28-storey Brisbane Marriott acquired in June 2000, located at the Northern End of Queen Street and comprising 267 rooms; the 34-storey Sydney Harbour Marriott at the northern end of Pitt Street acquired by the fund in April 2001 and comprising 550 rooms and the 186-room Melbourne Marriott on the corner of Exhibition and Lonsdale streets in the theatre precinct acquired in February 2001. 
The Sydney Harbour Marriott is the most valuable asset in the portfolio, comprising 58% of its value. 
A global marketing campaign exclusively led by Jones Lang LaSalle Hotels Craig Collins and Mark Durran will commence in early 2012. 
In late 2009, the fund sold the Surfers Paradise Marriott Resort &amp; Spa for about $75 million to Indonesia’s Rajawali Group. 
John van der Wallen, fund manager for Commonwealth Property Hotel Fund, says the proceeds from that sale were used to pay down debt and to fund “extensive refurbishment works to set the remaining hotels up for the sale process”. 
The fund spent $18 million refurbishing the Sydney Harbour Marriott and $10 million on the Melbourne Marriott. 
“Refurbishment works included upgrading room accommodation, telecommunication and internet systems in Sydney and Melbourne, upgrading restaurants and bars in Sydney and Brisbane, while the façade and entry to the Melbourne Marriott is currently being improved,” van der Wallen says. 
Van der Wallen says the sale of the hotels “is in line with the realisation strategy of the fund and will allow investors to recycle their capital”. 
Collins says investor interest in the hotels is strong: “The sale of this portfolio is one of the most anticipated offerings in the Australian hotel investment market for some years. Over the past six months we have been constantly asked by investors when these hotels are coming to market. The time has finally arrived.” 
Collins believes the sale of this portfolio will be of particular appeal to major global investors looking for large-scale acquisitions.</body></html>

Three CBD Marriott hotels up for sale

Self-managed super funds overwhelmingly favour business property to residential property – sometimes to the detriment of the members’ retirement savings. 
ATO statistics shows that SMSFs have less than a quarter of their $58.9 billion direct property investments in residential. This immediately raising a straightforward question: Why? 
Martin Murden, director of SMSF consulting for services provider to accountants Partners Group in Melbourne, attributes a substantial part of the gap in popularity to the fact that many owners of small and medium businesses hold their business premises in their own funds. 
And Sean Preece, managing director of residential property adviser and buyer’s agency Capital 360, attributes the popularity gap to the higher average yield of commercial properties. As Preece explains, many fund trustees seek a higher yield to service investment loans on geared properties. 
However Preece, who advises many SMSFs on their property investments, argues that residential real estate is an “absolutely” appropriate asset for superannuation. 
Lower average yields aside, residential property potentially has a range of positive features for SMSFs including relatively low volatility compared with other growth asset classes, an inefficient market that opens up buying opportunities, and, historically, solid long-term capital gains on well-selected properties. 
And if a SMSF sells a property when the asset is backing the payment of a superannuation pension, no capital gains tax is payable. (This tax treatment, of course, applies to any growth assets.) 
Further, fund-held residential property can lend itself to some innovative, highly rewarding strategies. For instance, Preece says Capital 360 recently arranged for three SMSFs and three personal investors to each buy an apartment in a six-unit block. The owner of the block agreed to a 15% discount. And an inexpensive makeover of the flats boosted the yields. 
An innovative strategy for couple fund trustees is to buy their future retirement homes through their SMSFs. This strategy can provide excellent retirement savings, tax and lifestyle advantages. 
But be warned there are plenty of pitfalls for SMSFs when buying residential property – particularly if the property is geared.

Why DIY super funds shouldn't snub residential property

Last week we ran a massive race.  It could be said it was the grand prix of property purchases.    You see, I found a really, really fabulous development site for my client and there was no time to waste as I realised that the property was way under priced!
It all started with a call from the agent.  “I’m listing a property you might be interested in, Jo,” she said.  The grin on my face broadened as I asked a few crucial questions. What were these questions?
There were five:
What is the land size? I was told 1,000 square metres (it was actually 1,039 square metres)
How many rooms does the house have?  FOUR (most houses in this suburb are two- or three-bedrooms)
What’s it renting for? $265 per week (ears prick up...Wow, this is way under-rented!)
Where is it? Did I hear you say “on the corner”? Yes, it was a corner block!
What is the listing price?  $270,000...hmmm I knew a four-bed house on 500 square metres (more than half the land) had recently sold for $272,000 a few doors up and it was not a corner block.
As I asked these questions and even though I actually received some incorrect answers, my heart was pounding.  I knew this was an extraordinary property.   As luck would have it, I was going to be in the Hunter the very next day so I could check it out immediately.
I sweetly asked the agent, “Can I inspect the property tomorrow?”  After a few hours wait, the answer came by email: No, not yet as the contract had not been received, although they had a signed agency agreement.   I picked up the phone and after a few minutes’ chat, I had gleaned the address of this property.
The next day I could think of nothing else as I hit the freeway.  My curiosity was soon satisfied as I stood at the fence, peering through the bushes to grab photos of the property we were soon to secure for our client.
Had I not had a good relationship with this agent, I might not have been able to get the address. But she knew that my clients were always strong purchasers.  As part of our process, before a client even signs up with Property Bloom, we ensure they have done three things:
-          Sought independent financial advice to ensure property development is the right strategy for them.
-          Had a preapproval from their lender on figures relating to the type of development we’d be project managing for them.
-          Discussed the correct structure to purchase under and tax implications with their accountant.
So we were able to move quickly, before this property had officially hit the open market. We had a two-day head start.  We knew the property would hit the internet sites and be advertised in the local newspaper very soon, so time was of the essence.
I took lots of photos and rang my surveyor. Had he done a survey on this property in the past?  Sometimes I find this to be the case and we can obtain a copy of an old survey. But, today he said he had no”.
I rang my client and told him my feelings about this property.  The house had a lovely Federation-style with wrap around veranda. The large corner block was a no brainer.  But, even without seeing the contract, I knew that the zoning for this suburb was changing to low density under a proposed Draft LEP.  In the past we could have lodged a DA to build a duplex behind the house and complete a two-lot Torrens Title subdivision. But I knew this was no longer an option. I had developed in this very street before, so I knew where the sewer main ran.  I knew rental demand was strong.  Most importantly, I also knew that being a corner block with kerb and guttering on just one boundary meant that the council would condition kerb and guttering to be completed on the other boundary as part of the DA consent if we were to lodge a DA for a subdivision.  While the block was large enough to subdivide, this cost of approximately $30,000 to $50,000 for 50 metres of kerb and guttering including the bitumen sealing of the very wide road shoulder could kill the project.  This was the deciding fact for me.  An inexperienced punter, not knowing the local council requirements, may have easily found themselves in hot water.
The answer for this site was a strong yield creating development strategy and we would build a two-bedroom granny flat to supplement the four-bedroom house.  This would not overdevelop the block and leave adequate outdoor living space around each dwelling.  We would not be asked to upgrade the road as part of this complying development.  The property was opposite a school, the four-bedroom house would rent to a family with kids needing some yard space and the two-bedroom flat may well be rented by a retired couple of a single parent.
So with a little freshen up renovation, paint and new carpet, the house will rent for $350 per week. Remember we paid just $270,000 for it (full asking price was our very quick second offer, before the property was “officially on the market”). It will cost us $90,000 to build our granny flat and this will rent for $270 per week.  The result is a 9% gross yield for my client.
By this time, we were well and truly sprinting to exchange.  I knew as soon as this property hit the open market there would be mega interest in it. Little did I know, it would also be the catalyst for some very unscrupulous agent activity.  We later found out that one local agent who did not have a sales agreement with the vendor tried to gazump us by talking directly to the vendor telling them he could bring them a buyer above asking price.  You can only imagine how the listing agent reacted to this!
That’s why we were sprinting.  Within five days we had received three crucial pre-purchase documents:
-          pest &amp; building report
-          Ident survey
-          Bank valuation and unconditional loan approval
My client’s conveyancer had to hound the vendor’s solicitor to make them act fast and move to exchange as quickly as possible.  They didn’t know what had hit them. Usually it’s the other way around with the vendor pushing to exchange.  My job was to keep all parties fully informed so everyone knew that my client was moving as quickly as physically possible to exchange. This communication process was crucial in the success of the deal.   The vendor had told the agent to keep the property on the market until it was exchanged.  So if for one minute, the agent thought we were moving too slowly, he could well have taken another offer to their vendor.
My message from this experience to you is: run loudly and fast, and don’t ever let things go quiet!  Manage the process till the end if you want to ensure you buy that property.   As they say, it’s not over till the fat lady sings or in other words, until you sign the contract and exchange takes place!

Pounce on opportunities quickly or you will miss out

Recently we gave a talk to more than a hundred high-net-worth individuals at the Sandringham Yacht Club for Peter Wilson of Godfrey Pembroke, where we involved the participants in a hands-on exercise that introduced them to “valuing” high-end homes.
There were three steps to the process. First we asked them to give their valuation of three 250-square-metre beachfront blocks in Sandringham that were up for sale. Then we informed them there was a conservative valuation of $5.4 million from a reputable valuer, and asked them to revalue the blocks in the light of this information. Then, after telling them the asking price was $8 million and there was possibly a winning consortium’s bid, we asked them to give a third and final valuation. Their final valuation had to be above the possible winning consortium’s bid – after all, there is no point coming second if you want to buy something.
Three clear things came out of this exercise:
1.            At the top end people have a very wide opinion of values: In this exercise the estimates varied from $3 million to $12 million on the same offering. People were genuinely trying to estimate correctly – there was self-interest involved.
2.            The power of suggestion: While the value range remained wide for the second lot of “valuations” after the $5.4 million value was tabled, not one participant’s valuation was now below $5.4 million. Once a credible suggestion had been given, it seems everyone put a floor under the price. Very interesting if you are the only taker on a home.
3.            <a href="https://www.propertyobserver.com.au/residential/a-smart-buyer-s-guide-to-step-quoting/2011091451554" title="A smart buyer's guide to step quoting" target="_blank">The power of step quoting</a>:  Scenario three produced a wide range of valuations but not one was below the valuation the respective participant had put in scenario two. In other words, for every one of the participants the price had gone up. This is again about the power of suggestion and the power of step quoting.
For buyers who believe that an asking price is an asking price and a valuation is a valuation – like rocks set in stone on which to build a platform of action – this scenario may seem a bit perplexing.
But the fact is that when you’re buying a property – especially at the top end – opinions, suggestions and questioning are how a final sell price is established.
When agents are dealing with buyers – including us as buyers’ agents – they use suggestion firstly to frame an area of thought e.g. a price range and then to move you the buyer up the price ladder. Depending on the agent’s credibility you will either go with that suggestion or you won’t.
Agents also use questioning to work out if you are actually on the price ladder – and if so at what position. They do this to ascertain broad interest which they report back to the vendor, and to ascertain your interest so as they can decide on a plan to take you up to the next rung.
As buyer’s agents our role is to do the reverse.  Our job is not to establish a credible floor, but to establish a credible ceiling. We use the power of suggestion to indicate to the selling agent where a client may be on the price ladder. We use questioning to gain information and to see if those suggestions have been effective.
Remember that in home buying there are three opinions that really count when it comes to forming or framing your price thoughts. Firstly: the vendor’s sell price (not asking price); secondly: the highest other bidder’s buy price (That is the only other buyer competition we are concerned about); and thirdly: your own thoughts on price. Which is actually the most important opinion on price.  Not the valuer, not the buying agent and not the selling agent, not Uncle Jim’s – but yours. If it is informed and considered then it is correct and more important than all others.
Some of you may view this all as a game and some may not want to be involved. But here in Melbourne, it’s the way homes are bought and sold (yes, even auctions). It’s called haggling or bargaining, and what that involves is a contest between seller and buyer. In many cases it’s unavoidable – and when it is, you might as well play the game as best you can.

The only valuation that matters is yours

Banks will continue to trim their fixed-rate mortgages, but by smaller margins, according to RateCity CEO Damian Smith. 
“There are more rate cuts to come, but in the absence of an RBA rate cut, it would be hard to see them coming down as fast as they have since the start of August,” he tells Property Observer. 
Smith says although banks won’t admit it, they are “awash with cash right now”. 
“Term deposit rates are declining far more than banks have budgeted for. They are looking to get this money off their books,” he says. 
Smith says banks are also trying to kick-start the first-home buyer market, which according to RateCity research is down $11 billion compared with 12 months ago. 
“Banks don’t have too many other tools available to them right now. They can’t cut variable rates because that will affect all customers and they don’t want to crazy on LVRs because they don’t want to take on bad customers,” he says. 
Furthermore, the ban on exit fees has made fixed-rate loans more attractive to lenders, as it allows them to lock borrowers in for a longer period of time. 
About 70% of lenders that RateCity compares on its website have cut their fixed rates, the most recent being <a target="_blank" href="/news">Westpac </a>and <a target="_blank" href="/news">The Greater Building Society</a>. 
On average the benchmark three-year fixed rate has fallen from about 7.28% to 6.7%

Smith says the possibility of a rate cut by the RBA is now much stronger than it was six weeks ago.
Besides the advertised rate cuts, Smith also confirmed earlier reports that borrowers of good standing are able to negotiate discounts of more than 1% with some of the lenders.
“If someone like the CBA directly acquired a client, they could get their variable rate reduced from around 7.7% to something like 6.5%,” he says.
