Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

Residential property investment is set to pick up after a disappointing few years, according to a report compiled by QBE Lenders Mortgage Insurance in conjunction with BIS Shrapnel, with Western Australia tipped as the state to record the biggest growth.
The report comes just a few days after separate research from Deutsche Bank noted the amount of investment in residential property has declined over the past year, partly due to the increase in maintenance costs and flattening prices.
The QBE report states the return of investment dollars will be associated with growth in the mining sectors – mostly located on the west coast.
“The return of more substantial investment in the resources and mining sectors is expected to lead to accelerating economic growth, which is projected to drive greater employment and income growth,” the report notes.
According to data from the Australian Bureau of Statistics, the value of loans to investors jumped by 15% in 2009-10. However, through 2010-11 the value dropped by 8% as sentiment fell in conjunction with higher borrowing costs, “as well as creating wider affordability constraints and causing dwelling prices to fall”.
But the QBE report states demand will increase as rates remain stable over the next year, <a href="https://www.propertyobserver.com.au/residential/housing-prices-to-increase-by-about-20-in-perth-and-sydney-by-2014-qbe-lmi-report/2011101151878" target="_blank">with growth in investor activity to pick up in most states.</a>
Loans have fallen in the Northern Territory, Western Australia and Queensland by 30%, 28% and 22% respectively, but QMI says all are in for a “greater rebound” in the value of residential investment loans.
“Underlying demand is expected to benefit, as these states attract higher net inflows of migrants from interstate and overseas due to greater job creation and income levels.”
At the same time, however, dwelling supply has contracted over the past three years in Queensland and Western Australia, “which is expected to translate into a rising efficiency of dwellings over the next three years to June 2014”.
This is also predicted to occur in the Northern Territory as demand outpaces completions and as a result, “these cities consequently offer the best potential for capital growth”.
“Western Australia is forecast to lead the upturn in investor demand, with Queensland lagging due to the relatively weaker state of its local economy before it emerges during the second half in 2012.”
Investor activity is set to improve in 2011-12 in New South Wales as well, with QBE noting that after a post-GFC downturn, real house prices are still below peak 2004 levels, “providing scope for future price growth”.
The report also notes solid rental growth should come due to tight vacancy rates. But investors are out of luck when it comes to Melbourne. The report notes that the value of investor loans is likely to fall away in 2011-12 in Victoria, the only state to grow 3% in 2010-11. 
The report forecasts only a minimal amount of price growth in Melbourne due to constrained affordability and the forecast of rising interest rates to 2014.
“The current high level of residential construction activity in Melbourne will result in a significant addition of new rental stock, relieving vacancy rates and placing downward pressure on rents,” the report says.
Oversupply in Adelaide, Hobart and Canberra will also mean growth is subdued in those cities over the next three years.

Investor interest to pick up in WA and Queensland: QBE LMI

Just 49 families have signed up to quit Sydney for the sticks under the NSW government’s scheme to encourage relocation from urban to regional areas.
Since July 1, a $7,000 grant has been available for families who sell in Sydney, Newcastle and Wollongong and buy in regional areas.
The value of the new property must be less than $600,000 and the property must be the principal place of residence.
The low numbers have cast doubt over the estimated 7,000 annual take-up, but a government spokesman says it is too early in the four-year scheme for any meaningful figures to be produced.
The relocation grant scheme had been central to the Coalition's pre-election ''decade of decentralisation'' pitch, with Premier Barry O'Farrell hoping it will ease population pressure within the Sydney metropolitan area.
The SMH has reported the Coalition initially expected the scheme would be taken up by 10,000 households a year, capped at 40,000 across four years, but Treasury has revised the number to 7,000 a year.
The Office of State Revenue data noted 49 grants were taken up in the first three months of the scheme, to September 30, 2011.
Last month opposition leader John Robertson announced a policy to redirect $280 million from the regional relocation program to a policy to support regional businesses and staff, and to retrain employees who have been laid off in regional areas and support business innovation.
But the Real Estate Institute of NSW believes the policy was a practical initiative addressing the housing availability crisis that has been gripping Sydney for some time.

Ken Woolley's latest Modernist Pettit + Sevitt project home, built recently with 21st-century thinking, remains listed with $1.18 million plus hopes after being withdrawn from its weekend auction.

It is three decades after the original building company closed its doors. The original 1960s house design has been updated to meet modern building requirements.

Pettit + Sevitt relaunched in 2009 under the directorship of Ron Sevitt’s widow, Val Sevitt, and her children, Colin Sevitt and Carol Perry.

At one stage Pettit + Sevitt was building 400 of Lowline houses a year with about 3,500 built in the 1960s and '70s.

The latest offering remains listed through McGrath agent Mark Vinogradov.

Residential and commercial builders expect overall industry activity to be lower over the next six months relative to the past six months.
Builders expect industry activity and profits to fall and jobs may go, according to Master Builders Australia’s September quarter 2011 national survey.
Given the building and construction industry has lost the cushioning effect of government stimulus programs, there had been a worrying deterioration in business conditions that builders operating in both commercial and residential building are now facing, according to Master Builders Australia chief economist Peter Jones.
“Builders report a worsening in own business conditions and outlook, with private sector demand failing to pick up and fill the gap left as Building the Education Revolution, Social Housing and other government stimulus programs end.
“The building and construction industry has lost the cushioning effect of government stimulus programs whilst the credit squeeze and other regulatory constraints continue to affect business operating conditions,” Jones says.
“Non-residential or commercial builders, already experiencing poor conditions, face the prospect of falling activity, with conditions in residential building now also expected to deteriorate.”
“With activity and profits under pressure, it is little surprise that builders have indicated that they will be looking carefully at workforce levels in the period ahead.”
“Large parts of the building and construction industry are doing it tough, and the Reserve Bank should consider cutting rates or at the very least keeping interest rates on hold until a private sector recovery is able to gain momentum.”
The report notes the residential sector index fell sharply in the September quarter and is now close to levels reached during the global financial crisis.
Although more than three-quarters of respondents are not looking to change apprentice numbers, more builders are saying they will release apprentices.
Financial constraints remain operative for builders, with negative effects increasing again in the September quarter after some easing in the previous four quarters.
About 30% of respondents were concerned that availability of finance was having a major/large constraining effect on their businesses.
This compares with about  5% or 6% before the global financial crisis.

Builders expect activity to slow in next six months

More than 20,000 potential borrowers have approached the Commonwealth Bank since it sought to fend off the other three big banks as competition heats up for home loan customers.
It is offering a guarantee was to beat any advertised interest rate from its three major competitors, ANZ, NAB and Westpac.
Its guarantee will be available until the end of October for new customers who borrow a minimum of $100,000, as well as existing customers who take out new borrowings of $100,000 or more.
"Since we launched the home loan guarantee a few weeks ago, more than 20,000 people have come to us,” Michael Cant, the bank’s executive general manager of retail products, says.
The bank has recently reduced rates on its fixed-rate home loans. Its fixed rates for one- to five-year products range from 6.33% to 6.74%.
The Commonwealth Bank is also hosting a series of free home buying seminars across the eastern seaboard in October and November 2011.

CBA extends the battle for mortgage loan competition

A 7.4-hectare Yarraville site owned by chemical giant Orica next to the Port of Melbourne has been listed for sale.
It is being offered for sale through Walter Occhiuto and Andrew Dawkins from Dawkins Occhiuto.
The Industrial 1-zoned property is on the corner of Whitehall and Lyell streets.
Offers are due by November 9, with flexible settlement terms available.
With neighbours including chemical manufacturer Albright and Wilson, Whitehall Street was dubbed one of Victoria's most contaminated strips of land in 2005. Environmental watchdog the EPA included Orica’s site in its report, noting it had range of contaminants on its Whitehall Street site, including mercury and other heavy metals. The EPA called for an audit on the property.
It was reported that at the start of last century, Tasmanian company Mount Lyell shipped hundreds of thousands of tonnes of iron pyrites – a copper mining by-product – to the banks of the Maribyrnong River in Yarraville. It set up a factory on what is now the Orica site. The factory, and its neighbour Cuming Smith, a fertiliser and acid manufacturer, roasted the pyrites in a kiln. The released sulphur dioxide, which was made into sulphuric acid, was used in the manufacture of superphosphate fertilisers. The leftover material was a purplish iron oxide called "spent oxides" or "cinders".
From 1901, iron oxide was used to fill the river flats on the banks of the lower Maribyrnong, noted the historian Professor Ian Rae, a chemist who has advised governments on hazardous substances.
Yarraville was named by its pioneer land speculators promoters to emphasise its proximity to the Yarra River when it was subdivided for housing in the 1850s by the partnership of Biers, Henningham and Co, which issued 900 invitations to its inaugural fete, picnic and land sale.
But its residential ambience changed in the 1870s when the waterfront was taken up by large, smelly factories given the onset of modern manufacturing to Melbourne.
Across the river is Coode Island.
As manufacturing employment has declined, the residential parts of Yarraville have been reinvented as a commuter suburb with weatherboard cottages. Its commercial precinct around Anderson Street is possibly Melbourne's narrowest main street, now with restaurants, cafés and organic produce shops.

Melbourne-based Metricon Homes has been ranked Australia’s largest builder in 2010-11, according to the Housing Industry Association.
The list, which ranks the nation’s largest 100 residential builders based on the number of homes started each year, revealed that housing starts fell by 13% from 59,509 in 2009-10 to 51,903 in 2010-11.
The largest 100 builders started 40,183 houses, which was down 21%, along with 11,720 units and townhouses, which were up 30%
With 3,060 starts, all detached houses, Metricon Homes came in as Australia’s largest residential builder for the first time.
The WA-based Alcock/Brown-Neaves Group ranked second largest builder with 2,668 starts, and the Perth-based BGC (Australia) third with 2,435 housing starts.
BGC (Australia) had been at the top of the listing in 2009-10 with 4,392 starts.

Despite Metricon’s top spot, it started 5% fewer houses this year than last year, when it ranked third. Its housing starts occurred in Victoria, New South Wales and Queensland. For 35 years, the Mount Waverley-based Metricon has been developing homes that now span the eastern seaboard of Australia from Melbourne to far north Queensland, along with South Australia. Its first office opened in Caulfield, Melbourne by its co-founders, George Kline and Mario Biasin. It now has a team of more than 1,000.
Hickory Developments Pty Ltd was the nation’s largest multi-unit builder for the second consecutive year with 2,003 starts, up on the 1,274 starts for the previous year and thereby improving the company’s overall ranking from number 10 to number five.
The 100 builders in the latest HIA-Colorbond Steel Housing 100 Report held a 33% share of Australia-wide housing starts in 2010-11, down from 36% in 2009-10 and 38% in 2008-09.
The share of the market held by the largest 20 builders was steady in New South Wales when compared with 2009-10, eased slightly in Victoria, and fell substantially in Western Australia. The market share held by the largest 20 builders in Queensland increased moderately. The market share held by the largest 15 builders in South Australia fell significantly.
The biggest mover in 2010-11 was Brookfield Multiplex, with an increase of 846 starts.
The revenue earned from home construction by the Housing 100 was estimated to have eased to $13.6 billion in 2010-11, representing a decline of less than 1%.
The decline in national housing starts in 2010-11 primarily reflected weakness in Queensland, Western Australia, South Australia and New South Wales.
“The unwinding of stimulus measures, heightened interest rate uncertainty, stalled progress in attacking supply-side obstacles, and weak consumer and business confidence amidst negative domestic and global economic news all conspired to derail new home building conditions last financial year,” says HIA chief economist Dr Harley Dale.
“Evidence of accelerated weakness in new housing conditions in 2011-12 reinforces the justification for interest rate cuts and short-term fiscal stimulus to boost Australia’s new housing supply,” Dale says.

Borrowers who look beyond the interest rate horizon when choosing their home loan can benefit in the long run.
The rate usually captures borrowers’ attention when hunting for the best deal, but it shouldn’t blind them to the many aspects worth focusing on when weighing up loan options.
Consumers often think they’re home and hosed when they’ve found a loan with a competitive interest rate. What lies beneath should be paid just as much attention, such as other features needed now or in future, the fees – some of which may go unnoticed until the mortgage is in full swing - and the quality of service.
Anticipating your needs well into the future isn’t easy, but starting out with a sense of features you’re likely to want in the years to come can save much time and hassle.
These factors will help ensure borrowers settle in for a comfortable home loan journey. The features worth considering when choosing a loan include: Fixed or variable rate: Borrowers needing certainty over repayments might consider a fixed-rate loan, however this may not offer all the features needed, such as the ability to contribute extra payments and redraw them or use an offset account. The loan could also cost more in the long term, especially if, during the fixed term, rates fall. It depends what the market does and how the borrower feels about strapping into the rate rollercoaster. Splitting the loan amount across part fixed/part variable may be a good compromise for those seeking some stability along with flexibility. Loan redraw facility: Having a redraw facility allows income and/or extra repayments to be put into the loan account, and withdrawn when needed. Rather than earning interest in some kind of savings account, which is taxable, the funds drop the principal loan amount, reducing the interest owed on it. This does take budgeting discipline. Loan fees: There are many kinds of loan fees borrowers may incur, including application fees, monthly account fees, redraw fees, additional repayments fees, rate lock fees and break fees. A qualified mortgage broker can provide a full list of features and fees that home loans have. Choice of lender: It’s best to first shop around rather than going directly to a lender you already know. Australian borrowers have access to an extensive range of safe lenders, ranging from big banks through to smaller credit unions, building societies, non-bank lenders and others. Lesser known lenders also offer competitive deals; looking at a complete set of options is a clever move. Loan term: The length of a loan’s term impacts the repayment amount and interest paid over its lifetime. For example, if you borrow $500,000 at 7% over 30 years, principal and interest repayments are $3,327 per month. Total loan costs are $1,197,544 and the interest component is $697,544. That same loan paid out over 25 years, sees monthly repayments $207 higher but equates to a saving of $137,375 in interest. Handy online loan calculators provide such insights. Loan top up: It helps to think longer term about loan features that may be handy down the track, such as a loan top-up feature. This allows you to increase the home loan’s credit limit to fund, say, a renovation. This is commonly used by those who want to access built up equity in their property.

There's more to home loans than interest rates

For generations backyards, barbecues and big houses have been the norm for Australian home owners. But what of future generations?
Some demographers suggest we are so much in love with the idea of having big spaces to raise a family that it's impossible for us to change, despite the fact that Australia will likely have to absorb 2.3 million additional households over the next 15 years alone and we’re not sure we’re we are going to put all these people.
Sure, the baby boomers and many of their gen X offspring have found it hard to sacrifice sprawling McMansions in favour of smaller accommodation, but will gen Y be more inclined to embrace higher-density living?
A recent report from the <a href="https://www.grattan.edu.au/pub_page/090_report_cities" target="_blank">Grattan Institute</a> indicates a growing preference toward apartment-style accommodation in Australia.
The study, aptly entitled The Housing We'd Choose, found that Australians want more apartment-style housing and are moving away from detached housing.
It also found we’re not building enough of the type of accommodation more and more people want.
Not enough apartments to go around
In 1976, detached dwellings (houses) made up 78% of all accommodation; however by 2006 this had dropped marginally to 74%.
While 4% doesn't sound like a large reduction, it's interesting to note that many respondents indicated a preference for apartment living, with the issue being a lack of higher-density stock compared with the vast number of detached homes on the market.
The report suggests there are potentially thousands of tenants and home buyers out there who simply cannot find the type of accommodation they are seeking in the places they most want to live.
Author of the report Jane-Frances Kelly says there is an ever-increasing divide between the style of housing people want and what's available and that the construction industry needs to be more aware of our changing needs and place greater emphasis on affordable, higher-density options.
No longer the slums
Over the years our perception of townhouse and apartment living has changed.
Where once we saw medium- and high-density developments as “slums” intended for lower socio-economic classes, in the last 20 years or so apartment living has become the practical and trendy alternative, in particular sought after by young, upwardly mobile professionals.
“In short, many of the detached houses…are a legacy of a time when Sydney and Melbourne were different cities. Today's stock reflects attitudes formed and decisions made under different conditions, some of which no longer apply,” says Kelly.
So why aren’t we building more apartments?
Well, we are, in some locations.
The growth in apartment popularity has certainly influenced the Melbourne skyline of late, with a saturation of new stock hitting the market and more set to come on line in the next year or two.
In fact, I’m concerned that there will be an oversupply of apartments in the Melbourne CBD and that this will create a severe price correction in that market, especially as many have been bought by investors. Some who won’t be able to settle their purchase and others who won’t be able to find tenants at a time when we have fewer overseas students coming to Australia.
An oversupply of CBD and new near city apartments is also looming in Brisbane.
But in general the high cost of land, council restrictions, the resistance of communities, high development costs and difficulty obtaining funding is stifling new apartment development in many of our inner- and middle-ring suburbs.
Then of course there are the infrastructure constraints to consider – namely public transport access and the capacity for existing roads and public facilities, such as schools and hospitals, to handle the type of rapid growth in resident numbers that higher density housing would create.
Some lessons for investors
Let’s face it: as our population grows there's no doubt we will need to embrace the apartment culture.
This should not be a real problem, as fortunately our lifestyle preferences are changing, with many gen Ys prepared to trade a backyard for a balcony.
It’s no coincidence that over the last few years investors who owned well-located apartments have done well as capital growth and rental growth has often outpaced growth in detached housing.
But as always, you can’t just buy any apartment and hope it makes a good investment.
I’d steer clear of generic, off-the-plan, and in particular, CBD stock. Inherently these lack scarcity and will be more risky in the next few years due to the glut of similar developments coming on line.
Here’s my recommendation: you would do much better buying an established apartment in a highly sought-after, near city or bayside location where you'll find smaller, boutique-style apartments that are always in favour with buyers and tenants.
Sure they might need a bit of a facelift, but this is just a chance to add value to what already represents an asset with excellent potential for strong long-term growth.

Why apartments might be a better investment than houses

Retail is set to move into the bases of office towers, according to Savills’ latest assessment of the CBD market.
This follows the completion of the Westfield Sydney (38,000 square metres of leasing space) and Mid City (9,000 square metres) developments on Pitt Street Mall
Currently retail and leisure activities occupy 7% of the total floor space in the CBD, according to most recent Sydney City Council surveys.
New retail developments will come on line in several stages over the medium to long term, mainly in the major developments of Barangaroo, Central Park on Broadway and City One, a redevelopment proposal for Wynward Station.
Significant retail activity is expected south of Pitt Street Mall, with a number of new office and retail developments mooted or under construction. 
“One thing is sure; Sydney CBD is undergoing somewhat of a retail renaissance, with new retail being encouraged in laneways, George Street mooted to be pedestrianised (similar to Times Square in New York), and a new dedicated Retail Advisory Panel established to focus on future retailing business in the Sydney CBD,” the report says.
The potential reconfiguration of George Street to support light rail will also have a major effect on George Street retailers following Sydney City Council’s announcement that it would set aside $180 million for the proposed light rail and pedestrianisation of the street.
“If this development goes ahead, it will reinforce George Street as the main transport corridor for pedestrians in the city and benefit business in the long run,” the report says.
Other developments likely to encourage CBD retailing include:

<li>Sydney City Council is also working with smaller retailers, providing grants to encourage development of laneways and small business to provide a greater depth of retail experience in the Sydney CBD and its villages. </li>

<li> A Retail Advisory Panel has been established to identify and create opportunities for CBD retailers”. </li>

<li>Following the success of “fast fashion” with Zara launching on Pitt Street Mall, Savills says there is anecdotal evidence that “several other global juggernauts are sizing up Australia, with Sydney CBD destined to be a nominated flagship location in each instance”.</li>
