Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

Australian house prices are more vulnerable to a major correction than the US housing market was before its collapse following the GFC, according to The Economist magazine. 
The magazine says home prices in Australia (alongside Belgium, Canada, France, New Zealand, Britain, the Netherlands, Spain and Sweden) are overvalued by about 25% and could plummet if there is another global credit crunch as a result of a sovereign debt meltdown in Europe.
It says the housing markets of Australia, Belgium, Canada and France “look more overvalued than [the housing market] was in America at the peak of its bubble”. 
This assessment is based on two ratios: the first is the price-to-income ratio, a gauge of affordability; and the second is the price-to-rent ratio, which reflects the rents earned by property investors (or those saved by owner-occupiers). 
In the case of Australia, the magazine says the price-to-rent ratio is running at 53% above the long-run average while the price-to-income ratio is currently 38% above the long-run average. 
In comparison, the ratios for the depressed US housing market are down 8% and down 22% respectively.

“If both of these measures are well above their long-term average, which we have calculated since 1975 for most countries, this could signal that property is overvalued,” The Economist says. 
The magazine also notes that Australia, Britain, Canada, the Netherlands, New Zealand, Spain and Sweden “all have even higher household-debt burdens in relation to income than America did at the peak of its bubble”. 
“Overvalued prices and large debts leave households vulnerable to a rise in unemployment or higher mortgage rates. A credit crunch or recession could cause house prices to tumble in many more countries,” it says.
The views expressed about Australia in the respected publication are at odds with predictions by economists such as <a href="https://www.propertyobserver.com.au/residential/housing-recovery-to-begin-in-first-quarter-of-2012-but-headlines-wont-tell-us-until-later-christopher-joye/2011112352512" target="_blank">Rismark’s Christopher Joye, who expects a recovery in housing prices in the first quarter of 2012</a>.
ANZ Bank property analyst David Cannington also disagrees, telling The Age the ratios used by The Economist don’t give the full picture.
''We think there's more to the stability of the housing sector than is suggested in The Economist's analysis,'' he says.
But not all Australian economists think the housing market is safe.
“The potential in Europe is that the debt crisis worsens and the housing market is tightened. And that's not good news,” <a href="https://www.propertyobserver.com.au/residential/property-experts-rate-spring-selling-season-as-disappointing-warn-europe-debt-crisis-could-harm-recovery/2011112852564" target="_blank">says APM economist Andrew Wilson</a>.
The Economist acknowledges that some economists reject its measure of overvaluation, “arguing that lower interest rates justify higher prices because buyers can take out bigger mortgages”. 
“There is some truth in this, but interest rates will not always be so low. The recent jump in bond yields in some euro-area countries has raised mortgage rates for new borrowers,” it says. 
The forecast for Australia is made as part of the Economist’s latest update to its global house-price indicators, which shows that prices are now falling in eight of the 16 countries in the table, compared with five in late 2010. 
House prices are falling in Australia (-2.2%), Spain (-5.5%), Netherlands (-2.8%), Denmark (-1.3%), Ireland (-15.1%), US (-5.9%) and Japan (-3.3%). 
Despite US houses prices looking “cheap” by comparison to other first world markets and having reached “a floor, The Economist says there is no guarantee of an imminent bounce. 
“In Britain and Sweden in the mid-1990s, prices undershot fair value by around 35%. Prices in Britain did not really start to rise for almost four years after they bottomed,” it says. 
Furthermore, an expected four million foreclosed homes could come onto America’s market may also keep house prices depressed. 
It was recently estimated that it could take <a href="https://www.propertyobserver.com.au/overseas/it-will-take-more-than-50-years-to-sell-all-of-new-york-s-foreclosed-homes/2011111352327" target="_blank">more than 50 years to sell all the foreclosed and delinquent homes in the states of New York and New Jersey</a> at the current rate of foreclosure sales.

Australian housing market more at risk than pre-GFC America: The Economist

The final weekend of the spring property selling season has come and gone, and experts are underwhelmed as sales remained broadly in the line with the trend set in the first half of the year despite a slew of new listings hitting the market.

Most believe any improvement will not be seen until February or March, but also warn the European debt crisis could prolong the current trend if credit remains tight and banks roll back on home lending.
"That is the big danger for us," says SQM Research managing director Louis Christopher. "The threat to the housing market is that banks may severely ration their home lending."
Clearance rates in both Melbourne and Sydney remained around 50% over the past weekend, despite the number of listings increasing by several hundred.
APM economist Andrew Wilson says the result is indicative of the past season, with home buyers mostly waiting until they could get the best deal possible.
"Melbourne has certainly bumbled along the bottom of the market, and there's no real sign of a pick up there. We've been slightly more optimistic about Sydney, but we've had such a mixed news period that it's been extremely hard."
Wilson says the fear of another recession and the ongoing debt crisis in Europe has kept buyers away, and that fear will continue into the next year.
"We're starting to look like we'll get some headwinds next year, but financial markets are looking at another restriction of credit, and that will be a big change if that occurs."
"The potential in Europe is that the debt crisis worsens and the housing market is tightened. And that's not good news. The upcoming budget outlook has talk surrounding it of reduced tax receipts for the government, and that's more negative news."
While Wilson says while the season certainly hasn't been bad, the lack of sales in proportion to the higher number of listings is disappointing.
"It's still a pretty good picture, and we've had a reasonable, yet subdued, spring. It's just the national financial situation at the moment which has put us on watch."
According to the Real Estate Institute of Victoria, Melbourne recorded a clearance rate of 53%, with a total of 899 auctions. Chief executive Enzo Raimondo said the result shows how "evenly balanced" the market is.
Sydney recorded a 54.9% result, with Adelaide recording 16.7%.
Christopher says despite the macroeconomic situation, the market is ready for a recovery in 2012.
"We've had a rate cut, we'll see if that helps. That movement could certainly stimulate the market next year."

Marilynne Paspaley's much-anticipated $70 million luxury Pinctada resort development on WA’s Rottnest Island won’t be proceeding.
The former actress and Pearling family scion has abandoned plans for a resort on the island because of too many “constraints”.
She says outdated bureaucratic processes killed off her vision for the resort.
In June WA Tourism Minister Kim Hames told a parliamentary estimates hearing that Pinctada’s inability to raise finance for the project had thrown it into “limbo”. Paspaley denied this, claiming the time frames imposed were not realistic.
Last year the WA government named Pinctada as preferred developer and its plan would provide the island its first new accommodation since the 1980s.
Paspaley is among the few developers to successfully build hotels in WA in the past 20 years, including Pinctada Cable Beach in Broome, for which she became a registered builder. She also holds The Kimberley Grande and McAlpine House in Broome.
However, the rigid processes in place through the Rottnest Island Act proved too much for the developer, who claims that her plans would not have been commercially viable.
She says she has spent millions of dollars trying to minimise the obstacles associated with her plan for a 120-room resort and spas overlooking Longreach Bay on a site that is the island’s degraded former rainwater catchment.
This is the second attempt to find a developer for the site. In 2009 a consortium led by Broadwater Hotels and Resorts collapsed after two years of negotiations.
The search to find a suitable developer will continue and Karma Resort’s founder John Spence, who is also a Commissioner for WA Tourism, is likely to cast another bid for the pleasure to develop the property.

Home ownership is the cornerstone of the great Australian dream, as it can provide financial and emotional security for households and typically represents their largest lifetime investment.
Housing investment also plays a vital role within the economy, as it can influence the pace of general economic growth, while providing an important fiscal and monetary policy nexus between governments and households.
The residential building market comprises the construction of new single-unit (detached) housing (principally built by firms in the industry), new multi-unit apartments and townhouses, and alterations and additions to existing dwellings (i.e. home improvements). The value of total work done on residential buildings was about $49.3 billion in 2011-12, which represents flat growth over the past five years (0% per annum), while the value of work done on new single-unit housing construction has contracted by an average 1.5% per annum to currently total $26.8 billion (down 1.5% on the previous year). The number of single-unit housing commencements totals about 97,000 in 2011-12, down by 13.5% on the recent cyclical peak at 112,141 units in 2009-10.
The industry generates about 75% of its annual revenue from building work on new single-unit housing, about 7.5% from the construction of apartments and townhouses, 15% from alterations, additions and repairs to existing dwellings (i.e. home improvements) and the balance from speculative property sales (about 2.5%).
Total House Construction industry revenue is about $30.3 billion in 2011-12, down 2.3% from the previous year and representing a decline by 1.5% per annum over the past five years (matching the trends in total investment). Industry value added currently totals $8.33 billion, or 0.7% of Australia's GDP.
Housing investment trends were subdued during the mid- to late 2000s by the combined influence of weaker general economic conditions, deteriorating affordability and the tightening lending arrangements associated with the global financial crisis and the collapse of the US subprime mortgage market. The underlying demand for new housing has been supported by accelerated net population growth, which has exceeded 400,000 people annually over recent years.

The initial impact of the floods resulted in delayed work on current construction projects caused by flood damage to partly constructed housing and materials, and the diversion of skilled tradespeople to work in the severely affected areas where they could help homeowners.
Early in the next five years, the reconstruction work following the floods, coupled with strong underlying demand for new housing, will support further cyclical expansion in the industry's performance ahead of a minor correction in the longer term. The industry is forecast to maintain cyclical revenue growth averaging 3.5% per annum over the five years through 2016-17 to reach a record $36 billion, matching the pace of GDP growth (3.4% per annum).
Total direct employment by this industry is about 90,000 people in 2011-12, although the industry has a heavy reliance on a subcontracted labour force. The total industry workforce currently numbers about 300,000 to 350,000 full-time equivalent people. Wage costs absorb about 15% of annual industry revenue, while payments to subcontractors and employment agencies and for professional and technical services absorb about 35% of industry revenue.
The industry comprises about 35,000 establishments and is characterised by its many small to medium-size contractors, which operate in relatively narrow regional markets. The four largest contractors generate less than 10% of annual industry revenue and construct about 10% of annual commencements. Australia's leading homebuilders include BGC (Australia), Mirvac Group, Dale Alcock Homes, Henley Arch, AV Jennings, Metricon Homes and Devine Limited, each accounting for about 1.0% to 2.5% of the annual industry revenue and housing starts.
Industry outlook
Pent-up demand for new housing stemming from the recent surge in Australia's population, coupled with solid general economic performance, will underpin record housing construction activity over the next few years. However, a minor cyclical correction in demand conditions is expected late in the period as housing affordability deteriorates and some of the current demand is satisfied.
Divergent trends will appear in the housing market over the next five years. Investment is currently constrained by the price of entry into the housing market, by high levels of household debt and steadily rising mortgage interest rates. In addition, the lending practices of mortgage initiators tightened in the aftermath of the subprime market fallout in the United States and the global financial crisis. On the other hand, Australia weathered the global economic storm better than most countries. Households continue to have a capacity to take on debt, household savings are climbing and there has been an unprecedented surge of population, which puts upward pressure on housing demand. IBISWorld forecasts renewed cyclical growth in new housing construction with record levels of housing starts and investment.
Housing Construction industry revenue is forecast to average growth of 3.5% per annum over the five years through 2016-17, matching the investment trend in the single-unit housing market, and the projected pace of Australia's GDP growth (3.4% per annum). Annual industry revenue is forecast to average $35.5 billion per annum over the five years through 2016-17, or 10.6% above the average of $32.1 billion per annum for the previous five years through 2011-12. The number of single-unit housing commencements will climb by an average 2.5% per annum over the next five years.
Australia has high pent-up underlying demand for accommodation, particularly among first home buyers, stemming mainly from the unprecedented growth in the resident population over recent years (natural and immigration), which has fuelled rental yields and property values and lifted the underlying demand for new housing construction. The effect of escalating land values and material prices will cause housing demand to swing towards the construction of multi-unit apartments and townhouses, particularly for first home buyers and empty nesters who seek the lifestyles of inner-urban locations.
Investment by first home buyers in single-unit housing will be concentrated in new housing subdivisions in the outer fringes of metropolitan areas, and all the state governments have moved to open up land for residential development.
Reconstruction after the floods
The industry will continue to derive additional impetus from the reconstruction of housing in southern Queensland and northern Victoria in the aftermath of the 2011 floods. The total value of housing construction, repairs and renovations will be $4.0 and $5.0 billion, which includes about $2.2 billion for the reconstruction of single-unit houses (spread over the three and half years to 2015) and about $1.4 billion on renovations and repairs undertaken by this industry.
The reconstruction experience of New Orleans in the United States, following Hurricane Katrina in 2005, suggests delays in new construction activity will stem from a combination of disputed insurance payouts, bureaucratic red tape (e.g. building approvals on flood zone and relief payments), bottlenecks due to shortages in materials and skilled labour, and changed zoning and building codes in response to floods.
Tradespeople will be attracted to the flood-affected regions by higher contract rates, which will have a knock-on effect for the rest of the country. In the near term, the more remote regions of northern Victoria and central Queensland will face escalating construction costs and delays due to materials shortages.
Profit performance
The industry's profit performance is forecast to continue to strengthen considerably over the next five years, and is likely to be strongest for the larger-scale builders that combine construction with land development activities (particularly lifestyle community developments) and those servicing the reconstruction effort.
Industry gross operating surplus is forecast to climb by an average 6.0% per annum over the five years through 2016-17, increasing to about a 15% share of industry revenue, up from 12.5% currently. The improved profitability is expected to support growth in industry value added averaging 4.0% per annum over the next five years, and industry wage costs are projected to grow by 2.5% per annum, reflecting the growth in direct employment (1.5% per annum) and higher real wage rates, as demand conditions tighten in the skilled labour market (particularly in Western Australia and Queensland).
Housing investment rebounds
The pent-up underlying demand for owned and rental accommodation, fuelled by population growth exceeding 400,000 per annum since the late 2000s, and the stabilisation of mortgage interest rates, points to the substantial upswing in total housing investment over the next few years. Improved general economic conditions should support housing investment trends and GDP is projected to climb by 3.5% to 4.0% per annum over the next three years to 2014-15, generating similar growth in household income.
Although housing affordability conditions remain generally unfavourable, with particularly high serviced land values, the First Home Owner Grant still applies (distributed by state and territory governments) and most states also provide generous subsidies for newly constructed dwellings, regional housing incentives and stamp duty relief.
The value of new single-unit housing construction will climb by 7.0% to 8.0% per annum over the two years to 2013-14, maintaining solid growth of 3.0% to 4.0% per annum over the next two years to total a record $33.5 billion by 2015-16. The number of single-unit housing starts will climb commensurately with accelerated growth in the short term, eventually reaching a cyclical peak at 115,250 dwelling units in 2015-16, or about 19% above its current cyclical trough (and about 3.0% above the previous cyclical peak in 2009-10).
The upswing of investment will cause industry revenue to surge by 7.3% per annum over the next two years, before moderating through the mid-term, reaching a record $37.5 billion by 2015-16 (23.8% above its current level). This performance will fuel robust growth in operating profit and will lift direct employment by 8,500 people over four years (about 2.0% per annum) to peak at 97,000 people in 36,250 establishments. The total industry workforce, including subcontracted labour, will climb to about 400,000 people.
Demand moderates
The industry's prospects are expected to moderate in the longer term as investment into single-unit housing falls 5.2% to settle at $31.8 billion in 2016-17. This turning point corresponds with the typical four- to five-year cycle in housing demand. It also partly reflects the expected tightening of investment finances following several years of strong economic expansion, and the stock of existing homes approaching the underlying requirement. The upward pressure on mortgage interest rates is expected to gather momentum in the mid-term, as government looks to fund the recent deficit increases (increasing the demand for cash), which will push up bond rates on international markets.
Industry revenue is forecast to contract by 4.0% to $36 billion in 2016-17, as the level of new single-unit housing starts falls by over 5,000 to 110,000 dwelling units. The industry will continue to derive solid demand from the home improvements market and the aligned multi-unit apartment market.
Key success factors
<ul>
<li>
Development of a symbiotic relationship with another industry: Close linkages with financial institutions enable adequate funding of activity.</li>
<li>
Membership of an industry organisation: To be eligible for insurance, operators must have membership with the Housing Industry Association or the Master Builders Association.</li>
<li>
Access to highly skilled workforce: It is essential that industry participants have access to a pool of skilled subcontractors or skilled employees, as this industry is prone to cyclical shortfalls in skilled labour.</li>
<li>
Having contacts within key markets: Businesses must have significant promotion of different types of houses at various display centres.</li>
<li>
Ability to expand and curtail operations rapidly in line with market demand: The ability to read the building cycles and to position operations according to likely outcomes is important.</li>
<li>
Access to the necessary amount of land and type of property: The larger-scale players in this market typically develop and promote residential subdivisions, and thereby profit from both construction and property development activities.</li>

Building solid foundations: Insights into the housing industry

There is an in interesting, although fairly typical, conflict between economists' RBA rate forecasts in December and the predictions of the SFE's 30-Day Interbank Futures Contract, which is the purest cash rate proxy. In short, only 27% of economists believe the RBA will cut next week, according to Bloomberg data. In contrast, the financial markets are putting a 100% probability on a cash rate reduction to 4.25%, and have been doing so for weeks (see chart).

As discussed here before, the RBA does not normally like surprising market “expectations” with a shock decision. While the RBA is understandably quite focused on financial market expectations, it also includes economist views in this camp and, of course, is acutely aware that the two frequently diverge. 
But what expectations are most important? It is hard to say. On the one hand, it cares most about the expectations of participants in the domestic economy. A key cohort are consumers who, I suspect, are not sure what the RBA will do (i.e., closer in spirit to economists). Yet financial markets are also significant insofar as they set the long-term price of money that prevails in the economy via the yield curve. There has been huge inversion of the Aussie yield curve, which has reduced domestic interest rates (e.g., on three-year fixed-rate loans) and therefore supplied additional financial accommodation over and above what the RBA was planning to bestow via its cash rate decisions. Check out the sub-6% home loan deals you can currently get. The bottom line: the RBA can rely on whatever it wants to rationalise a decision; e.g., economist expectations or financial market pricing. This time around, it probably does not mind the conflict between the two, especially if it intends on pausing: the financial markets are already providing the "insurance" many investment bankers are begging the RBA to supply while the current inertia in economist views means that the RBA does not feel that its arm is being twisted in one direction.
What will it actually do? Frankly, I don't know – and neither does the Reserve Bank. One will not have a more confident feel for the probabilities, which hinge almost exclusively on Europe, until we have full information on the day of the decision.

Economists' RBA December rate forecasts clash with financial markets

There is an important relationship between selling agents and buyers’ agents in the property industry, and this association is based on trust and integrity. At the end of the day we work together in the best interests of our respective clients and it is a win-win situation all round. 
As a former real estate sales agent I have to admit I often fell into the comfortable habit of “list, market and wait for the buyers to contact me”.  This was the equivalent to being a trapdoor spider waiting for its prey to show up and swallow it. But complacency is a fatal mistake unless you are an arachnid. 
As well, the other strategy in those days was to offer conjunctions to other agents and hope they would solve my problem for me. 
But nowadays there is a brilliant option that you should use for every property on your books, not just because it will benefit you but because it will benefit your client. And it costs you nothing! It is simply to work with a buyers’ agent. 
You can even include this tactic in your marketing pitch for listings and you will be pleasantly surprised to see that vendors welcome this strategy with open arms. After all, it doesn’t cost them anything and hugely increase the chances of finding a buyer. And it is a great option to flogging your extensive and out-of-date client database to prospects; no one ever bought that strategy. 
Real estate agents should recommend prospective buyers to buyer’s agents simply on a goodwill basis, and this is good practice for you. 
As an example, imagine that you have been dealing with a buyer who wants a specific type of property but you don’t have a suitable listing currently on your books. This is the perfect opportunity to demonstrate your desire to help them and initiate an on-going close personal relationship in the future. 
There are important benefits to you: 
<ul>
<li>You have done a favour to the buyer by demonstrating your desire to help them with no personal gain, and they will appreciate your selfless advice and integrity as an agent. Sooner or later they will come back to you. </li>
</ul>
<ul>
<li>The client may go cold on you and begin dealing with another agent (most likely a competitor). So it is better to use the opportunity to refer them to a trusted buyers’ agent who you know will look after their best interests. They will remember you for this. </li>
</ul>
<ul>
<li>The buyers’ agent will reciprocate the favour in future by personally recommending you as a real estate agent as you have now established a relationship based on trust and goodwill.</li>
</ul>
 
So talk to your favourite buyers’ agent about your listings and what you have coming up (don’t wait for them to contact you). Build up a close working relationship with them and grow your reputation by recommending buyers’ agents you know and trust.

The reciprocal relationship between buyers' agents and selling agents

The world has gone mad about apps – so much so in January 2011, the American Dialect Society named “app” the word of the year for 2010. The word app is a noun, short for application, which is in other words a software program. The mobile applications market is reshaping the world, which is accelerating at enormous speeds thanks to the increased availability of smartphones and much faster wireless speeds. Like it or hate it this is the future, and consumers love it.
Apple currently offers nearly 375,000 applications with more than 10 billion downloads to date that are only compatible with Android, Blackberry, Windows and Nokia devices. From news and information to books, weather, travel, health, fitness, communication and real estate, the list of apps goes on and on and on. Reviews are currently written: Top 100 apps – the definitive guide are all the go with these online downloads, where consumers constantly browse the device manufacturers via the top three: Apple’s App Store, Blackberry’s App World and Nokia’s Ovi.
The very first app store was created in 2001 although the technology was well ahead of the market. It was not until July 2008 when Apple permitted third-party developers to create apps for the iPhone that we really saw this technology take off. By 2009, combined platform revenues were $4.2 billion, and today analysts are predicting these revenues will climb to $30.5 billion by the end of 2013.
In March 2011 Apple launched its iPad 2 when it was revealed by the late Steve Jobs that Apple had sold 100 million iPhones, users had downloaded 100 million eBooks and it just surpassed $2 billion paid to app developers through its Apps Store. Jobs also announced that Apple had just passed 200 million Apple ID accounts across its three stores: iTunes, iBooks and App Store. The share of adult mobile users who have downloaded an app to their phones nearly doubled in the past two years.
A recent paper, <a href="https://apo.org.au/commentary/australian-children-online">Australian Children Online</a>, identified that Australian children between nine and 16 are frequent users (96%) and access the internet through mobile devices (60%), more so than children in most other countries. They go online almost daily (76%) both at home and school. Even more amazing is that children are not being taught about mobile devices at school, they are being self-taught.
Cyberspace is ruling the world where consumers prefer to browse through the web in the comfort of wherever they are at any given time. I have no doubt that Apple continues to lead the market (by a country mile or should that be a country stratosphere?).
Apple has now released to the world the iPod, iPad, iPhone, so get ready for the iCloud, which had 20 million users in less than a week when it was announced on October 12, 2011. The cloud-based system allows users to store music, photos, applications, documents, bookmarks, iBooks, etc. This is where it gets interesting,  given in the middle of 2012 Apple will release iTV – which has already sent television makers into a deep sweat when it was announced.
So now the Apple junkies find themselves second guessing what this release is all about and what part it will play in our day-to-day lives. Will it take off just like the iPad, iPhone and iPod? Yes it will, I believe, given businesses will have the ability (never seen before) to have their very own apps viewed by consumers within the comfort of their homes on their television.
The Apple website boasts: “Apple TV – Everything you need to be entertained.” Apple TV gives you access to everything you want to see and hear – blockbuster movies, your music and photos, even live sports – right there on your widescreen TV.
Business2 founder Peter Ricci <a target="_blank" href="https://www.business2.com.au/2011/11/apple-tv/">filed this insightful explanation</a> on what he believes iTV will deliver –it’s fascinating, scary and most importantly exciting. The reality that your business app can be viewed on a television in the lounge room is invigorating and frightening for traditional business models. Should such predictions come to fruition this clearly identifies that businesses across the planet will have to concentrate entirely on their electronic consumer platforms?
Walter Isaacson has recently released his book titled <a href="https://www.amazon.com/Steve-Jobs-Walter-Isaacson/dp/1451648537/ref=sr_1_1?ie=UTF8&amp;qid=1322172689&amp;sr=8-1">Steve Jobs</a> . ‘I’d like to create an integrated television set that is completely easy to use,” Jobs told Isaacson. “It would be seamlessly synced with all of your devices and with iCloud.” No longer would users have to fiddle with complex remotes for DVD players and cable channels. “It will have the simplest user interface you could imagine. I finally cracked it.”
Once upon a time we were told “an apple a day keeps the doctor away.” Today it’s a case of an Apple every day presents our world in a totally different way.

Apple's iTV will change the business model for companies

Commercial property investors have snapped up more than $90 million worth of refurbished 7-Eleven service stations across NSW and Victoria since the retail group began auctioning them off earlier this year.
The stores, which all come with 15-year leases and guaranteed tenant income, have been sold to investors with prices ranging from $1.6 million for a 1,900-square-metre service station in Bayswater East in Melbourne to up to $4.6 million for a 2,824-square-metre site in Turramurra.
Yields have ranging from 4.6% to as high 8.5%.
Currently, just one refurbished 7-Eleven remains up for sale, a <a href="https://www.realcommercial.com.au/property-retail-nsw-mount+druitt-5958106" target="_blank">2,500-square-metre site at Mount Druitt site in Sydney’s outer west</a>, which has annual income of $316,000 and is being marketed by Charles Gonzalez of Burgess Rawson.
However, investors with an eye for these colourful assets should not despair. Jones Lang LaSalle’s John Macree, who led the most recent campaign culminating in 10 sales of 7-Elevens at auction in NSW, says the property group is working with 7-Eleven to prepare further properties for sale in 2012.

Sales of 7-Elevens during 2011 secure investors yields of between 4.6% and 8.5%

Despite the inclement weather, a South Yarra unit that had not been sold in 30 years attracted fierce bidding at its weekend auction. 
"With rain pouring down outside a large crowd crammed into the lounge room of 6/50 Marne Street, South Yarra as 5 bidders fought it out," says Mark Armstrong of <a href="https://www.propertytycoon.com.au/" target="_blank">Property Tycoon</a>. 
"The bidders were mainly retirees looking to downsize in a blue-chip location and a number of large bids including a $40,000 jump in the closing stages was not enough to convince the vendor to place the property on the market," he says. 
"The bidding stopped at $1.825 million and the vendors dug their heels in and passed the property in. The vendors were aware of two facts: 1) The last comparable sale in the block sold for $1.9 million and 2) properties like this very rarely lose value regardless of the market conditions. 
"Their punt proved to be correct as shortly after the auction the highest bidder purchased the property for $1.9 million."

South Yarra $1.9 million weekend auction tipping result

The wildfires that ripped through the millionaire’s beachside sanctuary of Prevelly in WA’s Margaret River have turned dozens of houses to ash, including Michael Chaney’s historic Wallcliffe House.
Ten of millions of dollars in property have been wiped off the value of coastal communities of Gnarabup and Prevelly.
Scores of houses have been damaged during several days of fire, which was caused by a controlled burn-off that went horribly wrong.
The historic Wallcliffe House was among the official count of 31 houses destroyed.
On Thursday the shingles of the 1865-built house caught alight and fire tore through the stone buildings, including the recently added guest wing.
The house is owned by Perth millionaire and NAB chairman Michael Chaney and his wife, Rose. It cost $5 million in 2001. So committed to the house that Rose took the long-time gardener, the late Colin Thompson, to Europe to inspect and replicate the gardens of Spain’s Alhambra.
Wallcliffe House was a two-storey stone, shingle and corrugated iron homestead designed in the Victorian Georgian style built by the Bussell family. The five-hectare property also had long associations with the Terry and Hohnen families.
The luxury 10-cabin Isaac’s Ridge Cottages was also destroyed and some tourists lost their belongings and had to camp at the beach for safety.
Prestige wineries including Voyager Estate, Cape Mentelle and the Leeuwin Estate were all evacuated and being closely monitored.
Cashed-up holiday makers have been calling local estate agents concerned that their beachside Christmas rentals were under threat.
Premium properties in Prevelly leased for $5,000 a week during the festive season, when the area is heavily booked.
Local holiday leasing agent Jacqueline Keller says it is too early to even guess which houses have been destroyed or damaged.
“We only know what we are hearing on the radio, but our phones have been running hot. We are just glad there has been no loss of life,” she says.
In Prevelly and surrounding areas, which is a favourite haunt of Hugh Jackman, dozens of holiday investments properties are heavily leased for the week of Christmas.
About 15 houses in the afflicted area listed for sale with price tags of between $800,000 and $3 million. It is not yet known if any are still standing.
Premier Colin Barnett has declared the area a natural disaster zone and promised a full inquiry will take place into how the blaze happened.
The Premier said that those who lost their homes will receive an immediate compensation payment of $3,000 from the state government while those whose homes were damaged will get $1,000.
