The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Melbourne's preliminary weekend clearance rate was 44.1 per cent after 197 reported price results from the 483 scheduled auctions.
The tally included some 193 withdrawn from auction, Domain reported.
It was the second July weekend with the rate in the 40s after the return to lockdown across the capital city. 
There were 85 reported online Melbourne auctions, with 60 selling, which was the highest recorded success rate for online to date, Domain research analyst Nicola Powell advised.
Melbourne's top sale was <a href="https://www.realestate.com.au/sold/property-house-vic-kew-133806986" target="_blank">45 Walpole Street, Kew</a> (pictured) which fetched $4.21 million prior to its scheduled online auction.

Sydney's preliminary clearance rate on Saturday was 64.6 per cent, after 471 scheduled auctions and 270 reported results. The rate included 77 withdrawn auctions.
The nation's cheapest was the $300,088 pre-auction sale at 15/38 Barrett St, Robertson. It had last sold from $80,000 in 1983.
Brisbane's top sale was just over $1 million when 43 Saint Helens Rd, Mitchelton was sold at $1.09 million.
Sydney’s highest sale was a four-bedroom, four-bathroom home in Vaucluse, on the market for the first time in 65-years.
It sold for $5,695,000 through Sydney Sotheby’s agent Michael Pallier.
There were five registered bidders for 61 Village High Road.
‘The buyer was a local but what drove the price was an expat in Singapore who had never seen the house and had a family member bidding for them. The third bidder, who bid up to $5.5 million, wanted to buy it for his 18-year-old daughter as a long-term hold. He looked at it an hour before the auction.," Pallier told Nine Entertainment.
Canberra had the country’s highest preliminary clearance rate of 90.6 per cent – reflecting the sale of 29 out of 32 reported auctions by CoreLogic.

Melbourne auction weakness remains while Brisbane comes up the cheapest

The key message for property investors right now is that there are many growth markets across Australia.
There’s a tendency in mainstream media to extrapolate the situations in Sydney and Melbourne to the whole nation. If the big cities are in decline, then Australian real estate is in decline, according to news media.
This is seldom true – and it’s certainly not the case right now. Some of our smaller capital cities are pumping strongly and, in particular, regional Australia has many growth markets.
Last week I made this comment: “Regional Queensland has achieved something that few jurisdictions across Australia have managed: it has maintained its previous high levels of well-performing markets in defiance of Covid-19.”
I wrote that I rated the Sunshine Coast one of the strongest economic and real estate stories in the nation and that it continues to produce solid results in its property markets.
The anecdotal evidence from people at the coalface of the Sunshine Coast property industry is that sales are happening, vacancies remain low and there’s no evidence of values falling.
The latest data on prices and vacancy rates confirms that – with evidence of notable growth pockets.
Most of the postcodes across the Sunshine Coast region, including Noosa (which is a separate local government area), have vacancy rates between 1% and 2%. While some of the capital city CBDs and tourism-dominated locations like Surfers Paradise have had big blowouts in their vacancies, the Sunshine Coast has resisted this trend.
Although tourism is an important industry to the Sunshine Coast, its economy is insulated by the ongoing massive spend on infrastructure, including the evolving medical precinct, the new CBD now under construction, the billion-dollar highway improvements, the upgrade of the local airport to international status and the subsea internet cable link to Asia – among other projects.
And this is bolstering the local property market.
The top end of the market in particular has been boosted, thanks in part of the influx of well-paid medical specialists working in the new medical precinct, based around the $2 billion university hospital.
The two most expensive suburbs in the region, Sunshine Beach and Minyama, have both experienced notable uplift in prices recently. The median house price for Sunshine Beach, just outside Noosa, has risen 16% in the latest quarter and 27% in annual terms, to reach $1.8 million. Minyama is up 7% in the most recent quarter and 23% annually – and typical houses are now above $1.1 million.
The median house price for Noosa Heads has risen 8% in the past year, including 1.4% in the most recent quarter.
Other locations throughout the Sunshine Coast region, including Mooloolaba, Maroochydore, Coolum and Pelican Waters, have recorded more moderate growth, but nevertheless have achieved price uplift in both the past 12 months and the most recent quarter – and a time when the big cities are feeling the negative impacts of Covid-19.
Keep that in mind the next time you hear one of our chattering economists telling us that “Australian property prices” are falling.
The Sunshine Coast is a standout example among many thriving regional markets.

Employment rose by a record 210,800 in June after falling by 264,100 in May (previously reported as 227,700 decline). Full-time jobs fell by 38,100 and part-time jobs rose by 249,000.
The unemployment rate rose from 7.1 per cent to 7.4 per cent in June. It was the highest jobless rate in 21½ years (since November 1998).
Hours worked rose by 4.0 per cent in June after falling by 0.7 per cent in May. Hours worked are down by 5.7 per cent over the year.
Participation rate: The participation rate rose from a 19½-year low of 62.9 per cent in May to 64.0 per cent in June.
Spare capacity: In June, the underutilisation rate fell from 20.1 per cent to 19.1 per cent. The underemployment rate decreased from 13.1 per cent to 11.7 per cent.
Unemployment across states in June: NSW 6.9 per cent (May 6.4 per cent); Victoria 7.5 per cent (6.9 per cent); Queensland 7.7 per cent (7.8 per cent); South Australia 8.8 per cent (7.9 per cent); Western Australia 8.7 per cent (8.1 per cent); Tasmania 6.9 per cent (6.3 per cent); Northern Territory 5.7 per cent (7.4 per cent); ACT 5.1 per cent (4.1 per cent). Biggest job gains occurred in New South Wales (80,800); Queensland (52.900) and Victoria (29,500).
A raft of companies is affected by the employment data but especially those dependent on consumer spending.
What does it all mean?
The healing process is beginning – but no one said it was going to be easy. In fact health authorities warned about virus outbreaks and ‘hot spots’ as state and territory economies re-opened. The aim is to keep the virus suppressed rather than aim for elimination as there always is a balance of health and economics.
The lift in jobs in June reflects the re-opening of businesses as they move out of hibernation. It will be important to keep the virus suppressed (contained) so that more workplaces can re-open, more people get work, and there is a progression to relative normalcy.
We shouldn’t get too hung up on historical job market comparisons. The current situation is different to past recessions, being a health emergency rather than an economic emergency. The quick recovery of economies is dependent on a vaccine being found rather than a central bank rate cut or government tax or spending measure. Understandably the published unemployment rate may understate the ‘true’ rate but that is why JobKeeper was devised – to ensure people remain connected to their workplace.
Australia has done well in suppressing the virus and in responding to outbreaks. Vigilance is required. But we can be comforted in the fact that federal; state and territory governments as well as the Reserve Bank are doing all that it takes to support and stimulate the economy.
As well as today’s data on jobs, SEEK reported that job advertisements lifted 41.5 per cent in June. And the Federal Government is unveiling a $2 billion JobTrainer skills package to assist job seekers in returning to the workforce.
We continue to expect the jobless rate to peak around 8 per cent, well short of the generational high of 11.2 per cent set in December 1992. We expect the JobKeeper package to be amended and extended to ensure that the job market and broader economy continue to heal. The hope is that job seekers find employment relatively quickly to ensure they are not ‘locked out’ of the job market. It took 7½ years for the jobless rate from 11.2 per cent to 6.0 per cent in the 1990s/early noughties.

The COVID-19 pandemic has had broad-reaching implications for the commercial property sector and will continue to do so for some time, according to the latest report from valuation firm Herron Todd White.
"Whilst neighbourhood shopping centres currently resemble ghost towns and are struggling with often only the anchor tenants trading, we also have real concern for local retail shopping precincts," the firm said.
"These local retail strips, particularly in inner city areas, are usually the life of a suburb, however with local cafes, bars, pubs, restaurants, clothing retailers, beauty services and gymnasiums almost all being forced to close, these strips are also near deserted."
The report illustrated that established retail strips built almost entirely around restaurants and late night trade such as Crown Street in Surry Hills, Oxford Street in Paddington, King Street in Newtown and Darling Street in Balmain are bearing the brunt of these closures.
Other usually strong retail precincts including the CBD, Bondi Beach and Manly have also been severely impacted by the abrupt halt of tourism and additionally in the case of the CBD, the closure of most offices.
Understandably, based on this lack of trade, tenants are seeking rental relief from their landlords.
"In addition to this, we are seeing significant increases in vacancy rates with tenants not renewing existing leases and properties that were available preCOVID-19 remaining on the market with agents reporting little to no interest," the firm continued.
"There have been very few transactions from which to gauge how the rental market is performing."
Some limited evidence has indicated significant reductions in the rental rates being achieved in Sydney.
A recent example of a property in Darlinghurst, that only managed to achieve 30 per cent of the rental it had previously received in 2019, was provided in the report.
"On a more positive note, there are some locations that seem to have weathered the storm better than others," the report said.
"Macleay Street, Potts Point has seen many retailers continue to trade throughout the pandemic and as a result, the increase in vacancy does not appear to be as significant as we have seen in other retail precincts."
"This can be explained by the demographic and typical trade base for these retail shops, which is generally considered to be mostly locals.Further, the high proportion of the population living in units in this area has meant that many have relied on local businesses throughout the pandemic."
Much like the near halt in retail leasing activity, sales activity is minimal with often only properties that were on the market prior to the pandemic being transacted.
That said, the majority of campaigns have been withdrawn from the market or moved from being an active auction campaign to an expressions of interest campaign.
Therefore, the firm found that it is very hard to gauge where the market currently sits.
"We do note that there have been a few recent investment sales, indicating that there is some demand for well-located retail assets with strong lease covenants that are considered low risk."
"In completing valuations of retail assets during this period of uncertainty, we are reflecting the current risk associated with vacancies and adjusting letting up periods based on the current market activity and enquiry level being reported by local agents."
"Looking ahead, we are of the view that investors will shy away from retail assets as they are considered to be highly volatile, with the risk of lengthy vacancies higher than usual and the overall lack of demand for space likely to result in a decline in values."
The firm concluded that there is a defined path to recovery for the retail sector, however the sector faced significant challenges in the immediate future.

COVID-19 pandemic has deep implications for the Sydney's commercial property sector: HTW

Only 40 per cent of students in China who previously intended to study overseas still plan to, while just under 50 per cent of those who had studied overseas plan to return to their study after the borders reopen.
These are results from our unpublished survey of 1,012 students we conducted in China between June 5 and 15. We asked them whether they would continue with their plan to study abroad post COVID-19. 
These findings are not surprising. Due to growing tensions between China and the West – even before COVID-19 – middle-class parents in China had become increasingly concerned about the safety of, and possible discrimination against, their children abroad, including in the US and Australia.
The pandemic seems to have accelerated this trend.

<h2>What students say about studying in Australia</h2>
Of the 1,012 students we surveyed, 404 had registered to study abroad in the next three years (in the US, UK, Australia, Canada, Japan, New Zealand and Singapore) and 608 had been studying overseas (including in Australia, US, UK, Canada, New Zealand and Japan) before COVID-19 .
In the questionnaire, we presented interviewees with considerations and asked them to nominate which ones would influence their decision about whether to study in Australia after COVID-19, as well as in other countries.
The first group (group A) includes 304 students who had studied in Australia but who were not able to return due to travel restrictions.
Of these, 50 per cent were undergraduates, 42 per cent graduates, 5 per cent doctoral students, and 3 per cent vocational education or high school students.
The second group (group B) includes students who had never studied abroad before but had registered their intention to in the next three years, including in Australia, before COVID-19.
The second group also answered Australia-specific questions.
Not many students in either group considered issues such as more expensive air travel, less freedom in China and online lectures as critical factors influencing their decision to study in Australia.
But the two groups reacted to some factors quite differently. The students who had studied in Australia before considered the following factors as more critical to their decision:

returnees with Australian degrees are not more competitive in China’s job market compared to graduates from top-tier universities in China
</li>
<li>
life is more convenient, safe and easier at home and I don’t want to go abroad to endure the hardship as a foreign student
</li>
<li>
improved political stability and economic prospects in China
</li>
<li>
less of a chance of landing a good job with an Australian degree in China
</li>
<li>
no need to go abroad if lectures are delivered online.
</li>
</ul>
The group of students who hadn’t yet studied in Australia but planned to, considered the following factors as critical:
<ul>
<li>
media reported cases of Chinese being “discriminated against” or “abused” in Australia
</li>
<li>
deterioration in Sino-Australia relations
</li>
<li>
not many outstanding returnees from Australia are visible in the media to represent the success of Australian education
</li>
<li>
Australian universities lowered the entry standard for foreign students due to COVID-19
</li>
<li>
Australian degrees are perceived to be less valuable compared to degrees from other English-speaking countries, especially the US and the UK, by HR personnel in China.
</li>
</ul>
<h2>What the students said</h2>
Not surprisingly, both groups considered the Chinese government’s warnings against visiting, or studying in, Australia important. A decision to study and live abroad is often made by the whole family in China. Official voices weigh significantly in such decisions.
A student who had done some of her master degree in a Melbourne university said:
After the Chinese New Year, Australian borders were closed to Chinese students due to COVID-19. Direct travel was not allowed. So I travelled to Thailand and spent 14 days in a small hotel in Bangkok before I landed in Melbourne. I had to be self-quarantined for 14 days in my rented room.
Then I found all lectures were moved online and the situation of COVID-19 became serious in Melbourne. The PM urged international students to go home. My parents were so worried. They paid for an over-priced air ticket and a quarantine-hotel in Shanghai for me for 14 days before I could go back to my hometown.
When the [Chinese] government announced the travel and study warnings, I couldn’t convince my parents that things aren’t that bad in Australia. They listened to the government and believed the ‘official voices’ rather than their own daughter.
There <a href="/news">have been cases</a> (though isolated ones) of Asians or Chinese people being bullied in Australia due to COVID-19. Unfortunately, social media in China <a href="https://www.smh.com.au/politics/federal/chinese-students-will-not-go-there-beijing-education-agents-warn-australia-20200610-p55151" target="_blank">often distorts such cases</a> and amplifies the (mis)perceptions. And the tensions between China and Australia have enhanced these negative perceptions.
Sending their children abroad was once a privilege for elites with intellectual, economic or political power in China. But this is now quite common among middle-class Chinese families.
Chinese families spend a large amount of money on their children’s education. Better opportunities (either in the host country or on returning home) after study abroad is an underlining reason Chinese families invest in their children.
Australia has attracted many Chinese students in recent decades. But if Chinese students with Australian degrees are less appreciated or less competitive compared to those who study in other countries or in local universities, families will look for other options.
A Chinese student who had been studying at a Sydney university told us:
We are the clients and the degrees are a commodity; we pay for our degrees. What if the commodity loses its value? The clients will surely walk away.
COVID-19 has had a negative impact on the number of Chinese students likely to study in Australia. But the downward trend started way before the pandemic.

Students in China heed government's warnings against studying in Australia

With restrictions easing on 15 May, Queensland saw relaxations for the real estate industry, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation. 
"There’s plenty to dig into for this month’s topic but first, a quick update on how our market is tracking," the valuation firm said. 
In-house auctions can now be conducted with ten members of the public present and a maximum of three agency representatives running the auction. 
Open home inspections can be carried out with a maximum of ten people allowed access. Names, addresses and mobile numbers must be taken by agency staff of any attendees for contact tracing purposes too.
"The easing of restrictions has seen an increase in listings and more activity at open homes. We have, however, yet to see evidence of changing transaction volumes or price movements. 
"That said, it is worth noting that Brisbane’s economy remains well placed for the future given the state’s low infection rate and slow-but-steady opening of businesses," the valuation firm said. 
"We note with some interest that subject to there being no second wave of infection, analysts remain optimistic of Brisbane’s property market remaining stable and likely for long-term recovery from this point on," the valuation firm said. 
"So, how should you spend that lazy $700,000?
"First up, let’s talk about who is buying at this price point. We are seeing activity from owner-occupiers, investors, upgraders, families and some first homeowners.

"That’s right! Pretty much every buyer type is represented in some form," the valuation firm continued. 
Next, let’s see where you might spend this handsome chunk of change.  $700,000 will get you within reasonable proximity of the CBD, the report noted. 
For example, the desirable northern suburbs of Hendra, Wooloowin and Clayfield all have entry- level pre- and post-war dwellings on 405 square metres in secondary locations within this price point. 
"If you want to be within these desirable addresses and need something a bit newer, consider a new or near-new townhouse with three-to-four bedroom, two-bathroom, two-car accommodation," the valuation  firm said.

In locations such as Gordon Park, Stafford and Kedron, a detached dwelling on 405 square metres would be a good option. 
"In fact, we consider this a very strong market sector at present with good capital growth potential. If you have the money and are keen to invest, put these suburbs on your shortlist," the valuation firm said. 
Windsor, Wilston and Newmarket are well-serviced, inner-north addresses popular with families. There are some stunning residences here, however at this price point you’re likely to buy a modern townhouse that will have good value growth potential over the long term, the report noted. 
Heading south and the Carina and Carindale areas provide opportunity. A 1970 to 1980 high-set style dwelling with three-bedroom, one-bathroom accommodation and in good condition will be within your price range.
"If you need another bedroom, it’s still possible to buy at $700,000, but you might need to settle for a secondary position," the valuation firm said.

"Other addresses south of the river and within striking distance of this price point are Coorparoo, Camp Hill and Hawthorne, but you may have to settle for something on a busy road or small lot and you’re likely to find just two-bedders within the budget. Suffice it to say, you’re looking for an eager seller if this is your patch and price point," the valuation firm said. 
As mentioned earlier, the Coronavirus crisis has not resulted in a measurable fall in property prices across the Brisbane market generally and $700,000 is a solid value band, the report noted. 
As such, don’t expect to score a bargain due to the pandemic. A lack of listings means buyer choice is limited. In addition, many properties are trading off-market.
"So, what might offer excellent bang-for-buck at $700,000 in Brisbane?
"Our advice is usually to purchase as close as possible to the CBD for your budget. And in most cases, choose detached housing over and above attached housing and units. But at $700,000, your options are limited when it comes to suburbs within a five-kilometre radius of town," the valuation firm said. 
As such, choose fringe to mid-ring suburbs within close proximity to school catchments, amenities and public transport. You will also get larger housing lots for your budget in suburbs a bit further out, the report noted. 
"Our initial thoughts at this price point would be a reasonable quality home in Carina or Wynnum. Something on a circa 600 square metre allotment with an older highset dwelling to a good standard," the valuation firm said.

Gordon Park, Stafford and Kedron and their detached dwellings on 405 square metre lots are good options too. This is a buoyant part of the market at the moment and has good potential to achieve capital growth.
A current listing is a three bedroom house in Kedron with a price guide of $649,000.
Set on a 415sqm block, the <a href="https://www.realestate.com.au/property-house-qld-kedron-133701926" target="_blank">12 Howell Street</a> home (pictured below) comprises three bedrooms, open plan living and dining space, covered deck and double garage. 
It is situated within walking distance to local schools, shops and cafes.

"If you have your heart set on buying an apartment, then act with caution," the valuation firm said. 
New apartments in mid-ring localities as well as investment product throughout Brisbane should be viewed as medium-to-high risk even though they offer a lower price point in comparison to single unit dwellings. There’s still a large supply hanging over from previous years’ excess development and a softening in values is evident for off-the-plan purchases.
In short, capital growth in investor style units is highly unlikely in the short term, the report suggested. 
For example,<a href="https://www.realestate.com.au/sold/property-apartment-qld-cannon+hill-132163162" target="_blank"> Unit 511/22 Andrews Street, Cannon Hill </a>(pictured below) just sold for $375,000.

Finally, $700,000 invested in Brisbane property will probably achieve a gross rental yield of around four to five per cent. 
For example, detached houses and townhouses in Gordon Park, Stafford and Kedron achieve circa $550 per week.
"The future of property at this price point looks stable over the next couple of market cycles, although caution is required in the short-to-mid term under current market conditions. There’s still too much uncertainty out there at present," the valuation firm said.

What a lazy $700,000 can buy in Brisbane: HTW residential

On the back of strong market activity in the latter part of 2019, the market has remained resilient under exceeding pressures, generating a 0.4 per cent increase in dwelling values in May, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation. 
The report notes since 22 April, South Australia has recorded only two new COVID-19 cases, both of which were imported.
With tight border security and strict social distancing measures implemented early, the state has essentially eradicated the virus locally.
 Social distancing restrictions have continued to ease and from 29 June, venue capacities will be increased to one person per two square meters without a limit on capacity. This has been positive news for the labour market after the unemployment rate climbed to 7.9 per cent in May.
 Auction data for the week ending 21 June indicated a clearance rate of 65 per cent from 41 auctions; at the same time last year, the clearance rate was 53 per cent from 106 auctions. 
The data suggests that stock levels are low as vendors remain reluctant to dip their toes back into the market whilst buyer activity remains strong.
"Agent feedback supports this trend with many reporting limited stock but buoyant sales activity over the past four weeks," the valuation firm said. 
The most recent CoreLogic data suggests that the tide however could be turning. In the second week of June, the Hedonic Price Index suggested property values in South Australia have entered the initial stages of a decline cycle. This data will continue to be reviewed in the short to medium term to gain a greater understanding of where the market is heading.

The report notes in a market with a median house price of $480,000, a lazy $700,000 goes a long way. This price point is considered to be representative of the middle and inner rings where suburban median house prices range between $600,000 and $800,000. 
"Owner-occupiers and cashed up investors are most active at this price point with low interest rates making a $700,000 purchase more accessible to the broad market," the valuation firm said. 
Gross yields of four per cent are typical at this price level, which is considerably below the seven to nine per cent achievable in the outer ring. What this market lacks in rental return is made up for in capital gains as the inner and middle rings have historically been the best performing for capital gains.
Turn of the century character dwellings are considered the best performing property type at this price point, the report noted. 
Properties of this nature are forever exceeding expectations when it comes to achievable price levels, are popular with the rental market and provide the greatest prospects for capital growth over the long term.
Well serviced suburbs within the inner portion of the middle ring, five to seven kilometres from the CBD, are considered to provide the best prospects for growth at this price point in the long term. 
Prospect to the north, Felixstow to the north-east, Cumberland Park to the south and Lockleys to the west have the attributes fitting the required mould.
Prospect is located five kilometres north of the Adelaide CBD and is characterised by early 1900’s dwellings on a mixture of allotment sizes ranging from low to high density. 
The suburb runs north-south and has a number of sub markets. Price levels can vary street by street with the most noticeable differential being the portion of the suburb located north of Regency Road.
The suburb is serviced by the Prospect Road retail and food and beverage precinct and is located in close proximity to the northern Adelaide Parklands.
Prospect has seen strong growth over the past four years and currently has a median house price of $710,000, the report noted. 
Characterising this price point is the sale of <a href="https://www.realestate.com.au/sold/property-house-sa-prospect-133353898" target="_blank">36 Da Costa Avenue </a>(pictured below) which achieved a sale price of $685,000 after an eight week marketing campaign.

Service station yields have continued to firm over the past five years, more particularly for national branded retailers and the sale of quality investment product, according to the June Herron Todd White (HTW) commercial report. 
The report took a look at the service station investment across the nation. 
"Second tier, independent branded service stations and regionally-based assets continue to attract investment within a softer yield range," the valuation firm said. 
The two most recent and prominent service station portfolio auctions for 7-Eleven realised an average analysed yield for the New South Wales holdings of below 4.5%.
These sales comprised a varying degree of asset quality, however all featured 12-year initial lease terms with all outgoings except land tax and management recoverable by the landlord.Each lease had fixed three per cent annual increases and four additional five-year options.
"There have been limited recent service stations sales since the COVID-19 pandemic, however we would anticipate investor interest to remain in quality service station assets despite these uncertain times," the valuation firm said.

It has a passing net rental of $295,000 per annum plus GST.The selling agent reports that the property listing attracted more than 200 enquiries with a final sale price in early April 2020 of $7.2 million exclusive of GST.

The site is a 3612 square metre, rectangular shaped, internal allotment with single street frontage to Bernera Road.
The property is located within an established industrial precinct of Prestons.
Improved on the site is a modern, circa 2015 built, BP service station with a sublease to Pie Face and a separate Burger Edge food and beverage outlet.
The property sold subject to an existing head lease to BP Australia until 31 December 2030 with three further five year options.
The property has an advised net income of $442,617 per annum net plus GST with annual CPI or four per cent increases.BP is responsible for all outgoings.
"It would appear that despite the COVID-19 pandemic, investments that reflect good management, strong lease covenants and future redevelopment upside are still considered attractive with no evidence to date reflecting a softening in demand in this sector," the valuation firm said. 
"As the New South Wales economy returns to something approaching business as usual in the coming months, the biggest challenge for the balance of 2020 may not be oil demand and prices, but reducing the level of unemployment in the economy."
