The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

The latest consumer price index (CPI) data released shows that Australia is in deflation, and over the quarter, national rents fell by -1.3 per cent, which was both the largest and first quarterly decline on record.
Nationally, the cost of renting is now back at levels last recorded in March 2017.
Despite falling rents throughout the quarter, the volume of rental searches on realestate.com.au is actually up 38.5 per cent.
Not only are people searching more, the volume of high-intent activity on the rental section of realestate.com.au is also up by 74.5 per cent over the same period.
The results are a clear indicator of how COVID-19 has changed the property market dynamic.
Rental rates are coming under pressure from multiple sources. We have virtually no migration, there is new stimulus encouraging purchasing from first home buyers who otherwise may have been renters, and then there's the fact that unemployment is rising, and younger people are most affected.
With a moratorium on rental evictions in place until September, the next quarter is unlikely to see rental CPI fall as severely. Thereafter it is likely rental rates will fall further and will take quite some time to recover to previous highs.
The high demand on realestate.com.au is likely due to the possibility of finding cheaper and or better rentals, as evidenced by the CPI data.

Privately-owned developer Orchard Property Group has taken the wraps off its latest project with the launch of the $105 million Aurora project in the heart of Ipswich’s booming southern corridor.
With construction well underway, the 63 homesites in the first release of Aurora Deebing Heights will be completed and registered in September, providing buyers with access to the Federal Government’s $25,000 HomeBuilder grant.
The first release at Aurora includes homesites ranging in size from 362 sqm to 600 sqm (median size of 420 sqm) and prices starting from $186,000. House and land packages are available from $399,844.
Orchard Property Group Managing Director Brent Hailey said the 502 lot Aurora project was expected to benefit from the growing demand for large, affordable homesites close to a number of major employment hubs.
“Over the last decade, Deebing Heights has emerged as one of the hidden gems in the Ripley Valley growth area with schools, shopping and recreation facilities all just a short drive away,” he said.
“The new Deebing Heights State School has quickly gained a strong reputation since it was opened in 2016 and is just a few minute’s drive from Aurora.
“The suburb has been in the shadow of the larger Ripley area for many years, but its proximity to the Ipswich CBD, Amberley RAAF base and other employment hubs has established it as property hotspot in its own right.”
Ipswich is the fastest-growing region in Queensland, with annual population growth of more than 4 per cent with 70 per cent of that growth occurring in the region between Ipswich CBD and Springfield.
The rate of growth has prompted new Ipswich City Council Mayor Teresa Harding to make a submission to Infrastructure Australia in support of a 25km public transport corridor between Ipswich CBD and Springfield Central, including a new station at Deebing South.
Deebing Heights has been one of the fastest growing suburbs in Ipswich over the last decade, growing from a population of 344 at the 2011 census to 2,023 by 2016. This is expected to continue to grow exponentially over coming years.
Mr Hailey said Orchard was expecting strong demand for the project with the HomeBuilder grant and the State Government’s first homebuyer grant providing plenty of incentive for buyers.
“The HomeBuilder grant has been a strong driver of demand for new land since it was announced in June and we would expect that to continue right up to the deadline at the end of December.” 
Combined with the State Government’s $15,000 grant, first home buyers now have access to $40,000 in grants. 
Aurora was made possible by a $7.2 million Catalyst Infrastructure Program grant from Economic Development Queensland (EDQ) to undertake a major upgrade of Binnies Road, Ripley, to provide access to the site. 
Orchard acquired the 34-hectare site at 160 Dalys Road, Ripley, late last year from a group of investors for $11 million. The acquisition takes Orchard’s total pipeline of lots owned and under control to more than 2,000 across five different projects around South East Queensland. The site included an existing Development Approval for a new masterplanned community. 
The Ripley Valley PDA, located about five kilometres south-west of the Ipswich CBD and around 50 kilometres from Brisbane CBD, was declared a PDA in 2010 and covers 4,680 hectares.
The new project will be Orchard’s second largest, following the launch earlier this year of the 650-lot, $120 million Pebble Creek project at South Maclean. The company recently completed sales at PineVue @ Maudsland (110 lots) and has active projects at Ormeau, Narangba and Caboolture.

While Victoria and NSW have been hardest hit by the health crisis, Queensland’s job market has fared worst.
The Sunshine State’s unemployment rate was the highest in Australia at 8.8 per cent in July – a 19-year high. And 144,500 jobs were lost between February and July as international and state border closures impacted tourism. 
Of the 20 regions with the highest unemployment rates in the land, Queensland had the highest representation with nine in July. Leading the way was Wide Bay, where the jobless rate rose by 8.2 percentage points - the second most in the nation - to 17 per cent. Next was the Queensland Outback (10.9 per cent), followed by Brisbane’s Moreton Bay South (10.5 per cent), Ipswich (10.1 per cent) and the Sunshine Coast (9.8 per cent). 
But Western Australia also featured prominently. Apart from Mandurah’s nation-topping 18 per cent jobless rate, Perth’s North-West lost the most jobs (-30,200) between February and July. And Western Australia’s unemployment rate of 8.3 per cent is the second highest in Australia - now at 20-year highs. 
Since the economy re-opened from the first virus lockdown in May, most jobs have been added or reinstated in Sydney’s Parramatta (+20,600) and Ryde (+14,600) with the NSW Central Coast (+14,400) the third best performing region. But the data excludes the impact of Victoria’s level four restrictions, which will feature prominently in the August update.
What are the implications for investors? 
After the historic plunge in Aussie jobs due to first virus lockdown in April, the labour market is showing tentative signs of improvement as restrictions are eased and the economy (outside of Victoria) is gradually reopened. 
The July labour force report surprised on the upside, beating economist expectations of an addition of 30,000 jobs. In fact, employment rose in the month by 114,700. 
But the nascent recovery in the job market is incredibly uneven. While Victoria is likely to lose the most jobs because of lockdown 2.0, Queensland and Western Australia - which have both enjoyed more success at containing and suppressing the virus - aren’t faring much better. Queensland is highly dependent on interstate and international tourism. And Western Australia continues to be captive to the fortunes of mining. 
That said, with iron ore prices straddling 6½-year highs on the back of the Chinese industrial-led recovery, the Western Australian economy is well positioned to recover first from the COVID-19 recession. Already 19,100 jobs were added or reinstated in July with skilled job vacancies up by 11.3 per cent. 
NSW is managing to keep Sydney’s virus flare ups at bay for now. NSW - which has lost 134,300 jobs since February - added 56,800 jobs in July. Jobs are returning in Parramatta, Ryde and the nearby NSW Central Coast. But unemployment is high in NSW tourism and retiree ‘lifestyle’ regions, such as Coffs Harbour-Grafton (11.6 per cent) and Newcastle &amp; Lake Macquarie (9.7 per cent). Policymakers certainly have a delicate balancing act addressing disparities in joblessness nationally. 
China’s industrial recovery continues with the country on track to rebound quickest of all major economies from the virus economic contraction. While stimulus is feeding through to construction, manufacturing and infrastructure activity, policymakers remain wary given high debt levels. China’s Loan Prime Rates have been stable - keeping mortgage and corporate lending rates anchored at low levels - but the State Council has said that it will cut rates again to support still-weak domestic demand, if necessary.

The Makris Group is set to divest two Adelaide retail assets, including Rundle Mall’s City Cross Shopping Centre and office complex fronting Grenfell Street.
The offering will also include the North Adelaide Village neighbourhood shopping complex and an adjoining site at 85-87 O’Connell Street.
CBRE’s Simon Rooney and James Douglas have been appointed to steer the sale campaign on behalf of the Makris Group, South Australia’s largest privately-owned retail property group. 
The the Makris Group has a large, diversified portfolio across retail, commercial and maritime sectors.
Mr Rooney said the properties, which will be offered for sale individually or in-one-line, were expected to generate significant interest. 
“Investors will be attracted to the location of City Cross within Adelaide’s tightly held CBD, and the affluent locale of North Adelaide Village,” Mr Rooney added. 
The City Cross Shopping Centre (pictured above) and office complex is the largest of the two offerings, providing a gross lettable area of 10,512sqm.
The centre offers extensive frontages to Rundle Mall – the retail heart of the Adelaide CBD and Grenfell Street, the city’s core commercial address for corporate and Government tenants.
The thriving CBD centre includes anchor tenants Harvey Norman, Rebel Sport and Australia Post, alongside 57 specialty tenancies, including a highly productive food offering.
Mr Rooney noted that City Cross provided the opportunity to acquire a major retail CBD holding, with multiple mixed-use development opportunities. 
The existing centre services an expansive metropolitan trade area population of over one million, a worker population of 117,600 and a visitor market of over eight million per annum.
The trade area retail expenditure pool is $15.1 billion, including $7.9 billion in the primary trade area.

Situated just 3km from the CBD, North Adelaide Village is in one of Adelaide’s most affluent catchments, in close vicinity to the redeveloped Adelaide Oval and revitalised Riverbank Precinct.
