Melbourne developer <a href="https://www.apartments.com.au/developers/pdg-corporation">PDG</a> has unveiled its vision for the former Water Tank Site in Ivanhoe, which would see it transformed into a thriving residential neighbourhood, complete with a 2000 sqm public park.&nbsp;

Delivered in partnership with <a href="https://www.apartments.com.au/developers/development-victoria">Development Victoria</a>, the proposal would transform the prominent corner of Bell Street and Upper Heidelberg Road into a connected community comprising two residential buildings, generous public open space and shared amenities.&nbsp;

The vision includes 287 one, two and three-bedroom apartments, with a minimum of 10 per cent allocated to affordable housing, alongside a 2,000-square-metre publicly accessible park featuring a children's playground, activity lawn, indigenous planting, timber climbing logs, seating areas and a rock gathering circle.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the proposal draws on the site's industrial heritage, using a robust architectural language that references the former water tank through expressive structural elements and durable, self-finished materials.&nbsp;

Extensive landscaping has been woven throughout the development, creating a living landscape that strengthens connections to nature while responding sensitively to the surrounding neighbourhood. Two residential buildings ranging from three to 12 storeys are linked by a landscaped forecourt, creating a welcoming arrival experience and improving pedestrian connections through the site.&nbsp;

Residents would also enjoy more than 1,000 square metres of communal open space, including barbecue and dining facilities, vegetable gardens, landscaped seating pavilions and a dedicated coworking space.&nbsp;

PDG Founder and Managing Director Vince Giuliano said the vision reflected an opportunity to transform one of Ivanhoe's most recognisable sites into a place that balanced housing, community and landscape.&nbsp;

"This is an opportunity to reimagine an important site and create a neighbourhood that delivers lasting benefits for Ivanhoe," Giuliano said.&nbsp;

Development Victoria’s Executive General Manager Precincts, Niall Cunningham, said the application is an important step for the government-owned site.&nbsp;

PDG was selected as development partner in late 2025 following a competitive tender process.&nbsp;

A planning submission for the project is currently being progressed through the Victorian Government's Development Facilitation Program, with positive early engagement from both Banyule Council and the Department of Transport and Planning.

PDG unveils plans to transform landmark Ivanhoe Water Tank Site

Shane Wilkinson's <a href="https://www.apartments.com.au/developers/pace-development-group">Pace Development Group</a> has lodged plans for a major residential precinct on the former Presentation College site in Windsor, with an eight-building masterplan ultimately rising to 10 storeys.

The proposal at <a href="https://www.apartments.com.au/new-apartments/167-dandenong-road-windsor-vic-3181">167–187 Dandenong Road</a> spans a substantial 19,027 sqm site and is being progressed across six stages, with the first residential stages comprising 170 homes across four buildings designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>.

Stage Two will deliver the bulk of the initial housing, with Building A comprising 81 apartments and Building B 49 apartments, both rising to six storeys.

Stage Three will deliver a further 40 homes. The heritage Nagel Building, identified as Building C, will be converted to 12 dwellings, while a new five-storey Building D will comprise 28 apartments at the Hornby Street and Dandenong Road corner.

The longer-term masterplan points to considerably greater density across the site.

Indicative plans show Building E accommodating around 80 dwellings across up to 10 storeys, while Building F is earmarked for around 120 dwellings and also up to 10 storeys. Building G is planned to range between four and 10 storeys, however its apartment yield is yet to be determined. That means the masterplan currently identifies at least 370 dwellings across Buildings A to F before any apartments within Building G are counted.

Across the 1.9-hectare site, that represents an indicative density of at least 194 dwellings per hectare, with the final figure to increase once the yield of Building G is established.

Pace is pursuing the project through the Victorian Government's Development Facilitation Program, with Urbis lodging a combined Section 96A planning scheme amendment and planning application on behalf of the developer, which secured the site earlier this year.

The application seeks detailed approval for Stages One, Two and Three, alongside approval of the broader masterplan framework that will guide the later residential stages. Stage One will see an existing heritage building adaptively reused for a wellness and fitness-related facility, while the broader precinct will retain several significant heritage buildings and established trees as part of the redevelopment.

A minimum 10 per cent affordable housing contribution is proposed across both the initial residential stages and the later masterplan stages, delivered through a discounted rental model.

The project comes immediately after a major change to the site's planning controls.

The site was rezoned to the Housing Choice and Transport Zone through Planning Scheme Amendment GC285, gazetted on July 22, 2026, and now sits within the inner catchment of the Windsor Station precinct under the State Government's Train and Tram Zone Activity Centres Program.

While the new controls identify large sites within the inner catchment for buildings of up to six storeys, Pace's masterplan pushes height to 10 storeys in parts of the site, with the taller buildings concentrated toward the centre and along the Sandringham railway corridor.

Lower-scale built form is proposed toward the site's more sensitive residential and heritage edges, with Buildings A and B generally stepping from three storeys at their interfaces to six storeys at upper levels.

Cera Stribley's masterplan breaks the development into a collection of separate buildings rather than a continuous built form, with landscaped spaces, new pedestrian links and a new publicly accessible road forming part of the precinct.

The planning report says the development will create new pedestrian connections to Elm Place and along the railway corridor, as well as a new publicly accessible road linking Elm Place with Dandenong Road. The proposed buildings will occupy around 54 per cent of the site, leaving a substantial portion available for landscaping, communal areas and permeable surfaces.

Urbis said the scale of the project reflected the site's strategic location close to Windsor Station, tram services and the Chapel Street Activity Centre, with the former school campus identified as a significant opportunity to increase housing supply on an underutilised inner-Melbourne site.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

The 5000-plus enquiries by prospective buyers of the first luxury apartments at Barangaroo South has delighted the developers, Lend Lease.
There are just the 159 off the plan apartment offerings in the first two buildings which are due for completion by late 2015.
There's a nine-storey 77 apartment building called Alexander that will sit on the waterfront promenade at the southern end of the Barangaroo site. Designed by PTW architect Andrew Andersons, the building is draped in vertical gardens.
 The second building, Anadara, is designed by  Richard Francis-Jones of FJMT. It has 82 apartments including a two-level penthouse that will top the 11-storey building. The penthouse is in the curvaceous design feature known as The Cloud.
The 60 square metre one bedders will be price at about $1 million; the 100 square metre two bedders about $2 million and three-bedders about $3 million, the CBRE director of residential projects, Murray Wood said. The prices are averaging around $20,000 a square metre.
Overlooking the new public square and harbour cove, CBRE says the Barangaroo apartments development is Sydney’s last significant CBD waterfront residential offering.

The development, set 30 metres from the water's edge, has been billed as part of the urban architectural movement towards mixed-use developments that are set to replace the former focus of the commercial business district.
The strong preliminary registration interest emerged earlier this year while the planning applications were under consideration.
The apartments go on sale later this month with CBRE as the lead selling agent for the residential community which is dubbed the most significant Sydney CBD waterfront residential offerings since the release of apartments at Circular Quay and Woolloomooloo in the 1990s.
The level of enquiry is above anything Lend Lease have seen globally in the last two decades for new apartments at any of their international projects, Ben Christie, the national sales and marketing manager at Lend Lease told Property Observer.
Buyer interest has come from the UK, the USA and Asia, with $10,000 refundable deposits being lodged by enthusiast  buyers.
Lend Lease expect a strong owner occupier take-up, with some local buyers having the apartment as a passive occupancy while maintaining a property elsewhere in Sydney
Rentals as unfurnished are tipped to start from $1600 a week for the two bedders, with strong demand expected from the forecast 23,000 new neighbourhood workforce.

Harbourfront Barangaroo apartment developments stoke significant anticipatory interest

This week I’ve been thinking about legacies and what we can do to leave a meaningful one.
Sadly we had another death in our family, with the sudden passing of my beautiful mother-in-law Sue last month and after my dad dying earlier in the year, I’ve been reeling a little.
During the lovely tribute my husband prepared for his mum, I found myself reflecting about really how little time we have (she was only 70) and sometimes when a death is sudden, it jolts you into action.
The questions I asked myself were: “Am I living the best life possible? What do I want to achieve in my life? What will I leave behind for my kids? or what will I be remembered for?”  
This bought me to ask: "What will be my legacy when it’s my time to go?”
A legacy is something that is left behind after a person has passed.
Commonly people think of bequeathing money or property or other things of value.  To me, a legacy is more about sharing what we have learned, not just what we have earned, and bequeathing values over valuables. I think that material wealth is only a small fraction of a legacy.
Until now, I didn’t realise it but I have been working on material legacies.
Coming from a working class family, my parents taught me how to make money from hard work.  I leant you’d be payed a good salary for a good days work.
I wanted to break the earn from working cycle for my family so that our income could come from investments and managing our mone, and from the business. 
I also do not want to rely on the government to dictate my retirement.
My aim was to set my family up for financial freedom and retire with money.
But upon reflection, whilst sitting in Sue’s funeral service, I realised that there is much more to life.
Yes we need money to live and support our families but what is beyond that? 
You can achieve a material or monetary legacy quite easily if you focus on it. Within a space of 10 years I have done that; built a property portfolio and a successful business. It wasn’t easy but I feel really pleased that all the hard work is paying off now.
But more importantly, I realised that the real value is in what I’ve learnt in the last 10 years. 
This may be of use to others and I hope particularly to my kids.  I hope that what they learn from my life will enhance their life.  Maybe they won’t see the same value I do to be financially independent?  I can’t do much about how they perceive life and their wants and needs. All I can do is live my own life to the fullest on my own terms. They’ll take out from it what they need.
Just what is it that I want my sons and step daughter to be mussing over when they are sitting in my funeral service?
I hope my life’s message will be that you can do anything in this wonderful world of ours, just be persistent and focussed and follow your dreams.
So what’s your legacy going to be?

What legacy will you leave behind?

More fun and games from the world of Aussie property with David Collyer of Prosper having a jolly old chirp at my expense over at the Don't Buy Now! campaign, predictably enough describing me as a "incoherent spruiker" and my output as "bilge" in an attempt to "shred my credibility", while also labelling me a "breathless auto-publicist" among other taunts.
Fair enough. In cricketing parlance I fully expected to be 'sledged' and never believed that everyone would agree with me that the share markets would be a great long-term bet and that property prices in Sydney would likely increase to record highs when my book was released on 31 May 2012 (although in truth I've never believed that certain Australian cities and regional property markets would be a particularly good bet).
Ever since the 1990s, I've always been of the view that property should be seen as a 25 year investment and that over that timeline, prices will likely increase in certain locations including Sydney (and certain areas in and around London) where the population is booming and there is little land available for release.
Average investors are notoriously desperately poor at timing markets so I place emphasis on long-term outcomes.
Stock markets have been on a bonanza run since May 2012 and delivered great capital growth and dividend streams.
If you've read my book, you'll know that I'm a strong advocate of heavily diversifying risk across a number of asset classes, but felt that some exposure to Sydney property would result in a good long-term outcome.
My own approach has been to spread risk widely by holding hundreds of (predominantly industrial and financial) stocks and investing in different property markets, with a bias towards growth asset classes.
As disclosed on my blog, I've owned a number of diversified (industrials-focussed) Australian LICs, the major Aussie bank stocks, a couple of major resources companies, a couple of UK index funds, a number of inner-Sydney residential properties, residential properties located close to London and a healthy cash buffer in a cash management account.
More than anything, my message was to do something by spending less than you earn and investing in a diversified portfolio of assets rather than to fail conventionally by doing nothing.
I also felt that Australia's property markets would likely steadily rebound from that time at May 2012 rather than crashing dramatically.
David Collyer took exactly the opposite view to me, specifically advising potential homebuyers and renters to steer clear of the property market at all costs for the past few years, as once again stressed in this February 2012 article which you can read <a target="_blank" href="https://www.prosper.org.au/2012/02/23/prosper-sees-property-price-falling-15-perhaps-20-in-2012/">here</a>:
“It is difficult to foresee anything that could derail the current downward trend – a trend we see accelerating strongly.
“The RBA is gradually, cautiously lowering interest rates. It is extremely sensitive to suggestions its activities may hasten or brake the deflating housing bubble. The other obvious tool available to government, a First Home Buyers Grant, has been utterly discredited,” Collyer said. 
 “We expect property prices to wilt under these combined pressures, with prices at end December 2012 between 15 and 20 per cent less than today. We renew and repeat our warning to potential home buyers to stay out of the property market. Falling prices erase equity while buyers’ mortgage liabilities remain payable in full."
“Don’t buy now,” Collyer concluded.
Since the property market troughs in mid-2012, unfortunately, prices have not fallen by 20%, or even 15%.
In fact, they have increased to new highs in Perth (+10.3%) and Sydney (+9.6%), are close to previous highs in Melbourne (+7.5%) and Canberra, and even Adelaide (+1.6%) and Brisbane (+2.1%) have seen prices rebounding.

Unlike David Collyer of Prosper, I don't view the property market as a homogenous commodity; I'm instead of the view that prices will perform strongly in some areas and badly in others.
As is obvious by the fact that I've owned Sydney properties, I've long felt that this represents the best long-term risk-adjusted bet, but I don't rate the prospects of certain other cities.
If you took Collyer's specific advice to sit back and wait for a 15-20% crash in Sydney, Melbourne or Perth, you've already cost yourself a year's salary as prices have rebounded materially, leaving yourself in an even more awkward position: whether to wait yet again risking further price gains, or buy now at a significantly higher price than you could have done in 2012.
Futures markets now see interest rates remaining at 2.50% or below right through until early 2015. With auction clearance rates repeatedly topping 80%, I expect to see prices increasing even further in Sydney, though I'm far less certain about the prospects for some other cities.
My problem with the Don't Buy Now campaign has not been that prices won't fall - of course they always might recede (or they might not).
My problem with it has been the seriously flawed underlying assumption that people can predict short-term market movements with unerring accuracy.
What if prices continue to increase as has been predicted by the mainstream forecasters including BIS Shrapnel, Australian Property Monitors, RP Data, SQM Research, McGrath and ANZ Bank, to name but a few?
<a target="_blank" href="https://www.hsbc.com.au/1/PA_ES_Content_Mgmt/content/australia/about/research/archive/2012/OZ120712a.pdf">HSBC has long been vociferous and specific</a> in why they believe that there is no bubble and that prices will likely increase.
Even the globally bearish Fitch included Australia in its three most favoured markets of 2013 expecting prices to turn a corner and head up a little.
SQM Research predicted in its base case scenario 2013 price gains in Darwin (+6% to +14%), Perth (+6 to +12%), Sydney (+5% to 9%), Adelaide (+2% to +5%), Melbourne (+2% to +4%), Canberra (+1% to +4%) and Hobart (+2% to +5%).
Australian Property Monitors predicted national price gains of +5 to +7% through 2014.
BIS Shrapnel forecast median house price gains of 19% in Sydney in the 3 years to June 2016, as well as gains of 17% in Brisbane, 15% in Perth and 10% in Darwin. BIS also forecasts lower gains over the same time period of 5% in Melbourne, 3% in Canberra, 6% in Adelaide and 4% in Hobart.
Personally, I've often found BIS forecasts to be overly optimistic and frequently on the bullish side.
But given that 2016 will be the sixth calendar year of the Don't Buy Now campaign, what if the mainstream market forecasters prove to be right?
What if prices continue to go up instead of the 15-20% crash which has continually been promised by David Collyer for the last 3 years?
How long will Prosper continue to issue the specific financial advice to potential homebuyers to sit out of the market if that base case scenario plays out?
I'm not saying that Collyer will definitely be proven wrong. My question has rather been: what happens if the market forecasters are right?
One other thing: if Australians are "disleveraging with surprising vigor" as Collyer claims, then why have prices jumped by 10% in Sydney, by 10% in Perth and by 7.5% in Melbourne?

Searches for property in Australia climbed even higher during June prompting TheMoveChannel.com to publish the top five most searched for Australian destinations.

The top five hotspots for British buyers and voyuers in Australia: The Move Channel

The landmark 1933 Villa d&#39;Este estate at Palm Beach has been sold for around $7.5 million by Terry Tobin, QC, and his wife, Bernadette, who have owned the property since 1983.

The 2,626 square metre property has been the family holiday home since&nbsp;bought for $700,000 from Guy Dawson.

It was <a href="https://palmbeach.ljhooker.com.au/2N9F6Z" target="_blank">listed for sale with $9 million price hopes through LJ Hooker Palm Beach agents David Edwards and Peter Robinson who have declined to reveal the selling price.</a>

Its set over two separate titles on Northview Road&nbsp;comprising&nbsp;a 1,426 square metre block with a Spanish Mission-style house and a 1,200 square metre vacant block.

It has&nbsp;views stretching across the length of Pittwater&nbsp;and especially north towards Lion Island and the Barrenjoey headland.

Built in 1933, the&nbsp;Mediterranean villa&nbsp;has an open loggia with barley-twist columns, arched windows and wrought-iron detailing.

The&nbsp;five-bedroom residence has a large living room and a billiard room.

‘’As a result, a number of local super funds are considering an offshore strategy again and we are well placed to assist.’’
Mr Fallet says that while the fund ‘’currently has a buy-side bias to the United States, we have a watching brief on further investment opportunities in Europe and Asia”.

AMP wholesale fund buys Sacramento office building for $32.7 million

The Commonwealth Bank has become the first major bank lender to announce cuts to its fixed-rate home loans in the wake of this week's RBA cash rate cut.
Australia's biggest home loan provider has cut the interest rate on its three-year fixed rate home loans by 10 basis points to 4.89% per annum.
The new rate is inclusive of any package discounts and required a minimum loan amount of $150,000.
The new rate kicks in from tomorrow (Friday 9 August) and is available to new and existing customers who take out a new fixed rate home/investment home loan or switch into one of these products.
The bank has also committed to beating the advertised rates on one-to-five year fixed rate home loans from competitors ANZ, NAB, Westpac, St George, Bank of Melbourne, and Bank SA for the next seven weeks.
 
Commonwealth Bank acting executive general manager for retail products and customers, Clive van Horen says customers are increasingly looking to lock in a competitive rate, with some fixed rate terms at historic lows. 
“Some of our fixed home loan rates are at 20 year lows, so now is a great time for customers looking for a guaranteed rate across either the short to medium term.”

Commonwealth Bank cuts three-year fixed rates to 4.89% and makes fixed-rate pledge

The unemployment rate remained unchanged at 5.7% in July, the latest ABS figures show.
Market expectations were for the unemployment rate to rise to 5.8% over July.
The number of people employed decreased by 10,200 to 11,653,200 in July.
This was offset by the number of people unemployed decreasing by 5,700 people to 705,400 in July as well as the seasonally adjusted labour force participation rate decreasing 0.2 percentage points to 65.1% in July.
The decrease in employment was due to decreased full-time employment, down 6,700 people to 8,133,900, and part-time employment, down 3,500 to 3,519,300.
Full-time and part-time employment decreased for both females and males.
The highest unemployment rate is in Tasmania (down from 9% to 8.2%) and the lowest is in WA (unchanged at 4.6%).
The biggest unemployment rate rise was in South Australia - up from 6.1% in June to 7.1% in July.

Non-bank lender State Custodians, which consistently offers among the lowest variable rates in the market, has taken to Twitter to inform borrowers of its decision to pass on the August rate cut in full.
