<p>The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.</p>

<p>For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.</p>

<p>Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.</p>

<p>It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.</p>

<p>Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.</p>

<p>Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.</p>

<p>"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.</p>

<p>While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.</p>

<p>The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.</p>

<p>One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.</p>

<p>The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.</p>

<p>Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.</p>

<p>The city's entrepreneurial culture is also translating into business growth.</p>

<p>Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.</p>

<p>Development activity remains another key indicator of confidence.</p>

<p>There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.</p>

<p>While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.</p>

<p>Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.</p>

<p>"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.</p>

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

<p>The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.</p>

<p>The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.</p>

<p>The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.</p>

<p>Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.</p>

<p>The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.</p>

<p>The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.</p>

<p>Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.</p>

<p>The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.</p>

<p>Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.</p>

<p>"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.</p>

<p>"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."</p>

<p>Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.</p>

<p>"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.</p>

<p>"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."</p>

<p>Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.</p>

<p>"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.</p>

<p>"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."</p>

<p>The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.</p>

<p>Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.</p>

<p>"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.</p>

<p>"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."</p>

<p>Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.</p>

<p>"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.</p>

<p>Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.</p>

<p>Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.</p>

<p>"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.</p>

<p>"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

This means that the amount available and the conditions attached to the grant will differ, so it is important to check the specific guidelines for your state or territory.</p>

<p>Are mortgage holders set to get a reprieve from the RBA in 2026?</p>

<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>

<div><span>Typically, $3 million wouldn’t be considered the prestige end of the market in Sydney, so when home owners from the Lower North Shore and Eastern Suburbs sell up and realise the scale of improvements and land size they can obtain for relatively similar money.</span></div>

<div><span>Another recent example was a $4 million plus rural residential purchase in Berrima by an eastern suburbs family which saw an agreed contract price with one prospective purchaser and an additional two families waiting in line to snap up the property in the event the sales agreement failed to close.<br></span></div>

<p>Australian governments have always wanted thriving regional cities, but policy innovations with this goal in mind have a <a href="https://theconversation.com/australias-dangerous-fantasy-diverting-population-growth-to-the-regions-105052">bad history</a>. Planned well, regional cities have huge potential to generate <a href="https://theconversation.com/bust-the-regional-city-myths-and-look-beyond-the-big-5-for-a-378b-return-79760">national economic growth</a> while improving <a href="https://theconversation.com/the-average-regional-city-resident-lacks-good-access-to-two-thirds-of-community-services-and-liveability-suffers-131910">livability and sustainable development</a>.</p>
<p>Governments want strong economies, diverse job opportunities and growing populations in regional cities. The Commonwealth’s <a href="https://www.infrastructure.gov.au/cities/city-deals/index.aspx">City Deals</a> and <a href="https://www.infrastructure.gov.au/cities/smart-cities/plan/index.aspx">Smart Cities Plan</a> have recently renewed focus on these priorities.</p>

<p>Suddenly, the potential of digital technology for working remotely is being embraced. Many people could live in regional cities while working remotely for employers elsewhere. If this trend continues, regionalism could well become the newest phase of Australian urbanism.</p>
<p><strong>An urban country dominated by capitals</strong></p>
<p>An urban country emerged from <a href="https://www.cambridge.org/core/journals/urban-history/article/abs/australian-urban-history-a-progress-report/3740C0E5729075AB694AA58F4B81C895">as early as the 19th century</a> as modern Australia took shape. Almost 90% of Australians now live in cities, making us one of the most urbanised countries in the world. <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Lookup/by%20Subject/2071.0%7E2016%7EMain%20Features%7ESnapshot%20of%20Australia,%202016%7E2">More than two-thirds are in the capital cities</a>; relatively few live in regional cities.</p>
<p>The east coast capitals developed first. Other capitals followed, along with industrial cities like Newcastle and Geelong. Regional cities grew at different speeds; some have <a href="https://en.wikipedia.org/wiki/Ballarat">longer histories</a> than <a href="https://en.wikipedia.org/wiki/Gold_Coast,_Queensland#History">others</a>.</p>

Here, expanding outer suburbs extend into surrounding hinterlands before eventually connecting with neighbouring cities and towns. Metropolitan Melbourne, Greater Sydney and South-east Queensland are examples.</p>
<p>Urban consolidation, focused on increasing the density of urban cores and inner suburbs, is another recent phase of Australian urbanism. It is <a href="https://theconversation.com/vested-interests-behind-city-shapers-often-subvert-higher-density-policies-74244">promoted</a> as an efficient way to improve the availability and mix of urban housing, while slowing unsustainable sprawl. The <a href="https://theconversation.com/media-picture-of-urban-consolidation-focuses-more-on-a-good-scare-story-than-the-facts-58044">broad uptake</a> of urban consolidation across Australia is one of the main reasons inner-urban living became desirable in recent times.</p>
<p>A common thread through the phases of Australian urbanism is that the overwhelming concentration of people and jobs in capital cities has been <a href="https://theconversation.com/australias-dangerous-fantasy-diverting-population-growth-to-the-regions-105052">difficult to reverse</a>. Until now, migrating to a regional city and bringing your job with you was a distant dream for most workers and policymakers.</p>
<p><strong>Departures and arrivals</strong></p>
<p>Things may be about to change for regional cities. A <a href="https://www.news.com.au/finance/exodus-from-australian-cities-as-coronavirus-pushes-people-to-the-regions/news-story/09ef690c2847484f7e9777fd1ca5ce43">new trend</a> of people relocating from capital cities to regional areas appears to be gaining momentum.</p>
<p>This new internal migration creates a unique opportunity for governments to grow regional cities and stimulate economies.</p>

Displacement of regional city residents was a big <a href="https://www.tandfonline.com/doi/abs/10.5172/rsj.19.3.211">problem during the mining boom</a>.</p>
<p>Regionalism also presents opportunities and challenges for the capital cities. <a href="https://info.propertycouncil.com.au/property-australia-blog/office-vacancy-rates-reflect-strong-base-settings">Growing vacancy rates</a> for residential, commercial and retail space could become permanent. Falling populations and fewer workers will hurt some sectors. Sunk investment in infrastructure, including public transport, might be unrecoverable if projected user numbers don’t materialise.</p>
<p>Even if some residents leave capital cities, others will still arrive. There will probably be distinct demographic differences between the two groups. Most of those leaving will be established professionals with occupations they can continue remotely. Most arrivals will likely be interstate and overseas migrants, as well as graduates looking for entry-level professional roles.</p>
<p>For the next few years at least, the option to work regionally for a capital city employer is likely to be negotiated and earned, rather than automatic.</p>
<p><strong>Regional future demands adaptable planning</strong></p>
<p>The coming years will definitely not be business as usual for Australian cities. The rise in remote working will bring <a href="https://theconversation.com/coronavirus-has-changed-our-sense-of-place-so-together-we-must-re-imagine-our-cities-137789">transformative changes</a>.</p>
<p>It will not be enough to just plan for growth in regional cities. It is imperative to plan well, plan strategically and plan for the long term.</p>
<p>The move towards regionalism will have financial, social and environmental impacts. Established urban patterns may no longer hold. Policy responses will have to be innovative, flexible and dynamic.</p>
<p>Governments may need to activate special regulatory and legal arrangements to effectively manage trends towards regionalism. The innovative frameworks for regional development in recent <a href="https://www.infrastructure.gov.au/cities/city-deals/index.aspx">City Deals</a> are illustrative of new policy approaches to shaping regionalism.</p>
<p>We see a shift in the distribution of some planning and development powers between tiers of government to prioritise certain projects. Changes will have to be justified by economic, environmental or social objectives. Even if necessary, it might cause controversy, upheaval and legal challenges.</p>
<p>Governments will need to be strategic, diplomatic and brave to maximise future opportunities for regional and capital cities. Employment soared higher in October: Pete Wargent

<p dir="ltr"><span>The Queensland auction record was smashed earlier this month with the $9.8 million sale of a Noosa penthouse.</span></p>
<p dir="ltr"><span>And the out of state buyer activity in coastal Queensland has showed no signs of slowing down, with a Melbourne buyer securing the keys without physically inspecting the $2,075 a night high season holiday let on the exclusive Hastings Street.</span></p>

Noosa penthouse breaks Queensland auction record

<p>Canberra was the standout performer for another week with over 80 percent of weekend auctions being successful.</p>
<p>Adelaide’s clearance rate took a hit as the city entered into lockdown during the week, reducing from an 80 percent final clearance rate last week to a 41 percent success rate this week with many auctions withdrawn.</p>

<p><span>There were 1,791 homes scheduled for auction across the nation's combined capital cities this week and of the 1,442 results collected so far by CoreLogic, 73 percent have reported a successful result.</span></p>
<p><span>This </span><span>week’s volumes were not only higher than last week’s </span><span>1,728 auctions held, but the highest number of auctions held since April.</span></p>
<p><span> Preliminary figures indicate that the clearance rate weakened over the week, after last </span><span>week’s higher preliminary figure of 75 percent, which later </span><span>revised down to 70 percent at final figures. </span></p>
<p><span>One year ago, a much higher 2,612 homes were auctioned, when a lower 68 percent cleared.</span></p>
<p><span>In Melbourne, volumes increased over the week with 632 properties scheduled to go under the hammer, of the results collected so far a preliminary clearance rate of 77 percent was </span><span>recorded. </span></p>
<p><span>This was higher than both last week and last year’s </span><span>clearance rate, however volumes are only half of that seen last year. Last week, 604 Melbourne homes were auctioned </span>recording a final auction clearance rate of 69 percent and last year a 70 percent clearance rate was achieved across 1,221 auctions.</p>
<p><span>It was the last weekend with Melbourne auctions to be held with only 10 bidders allowed to attend an auction or home inspection.</span></p>
<p><span>There has now been an easing of coronavirus-related rules, from midnight Sunday, to allow 20 people at a private inspection as long as social-distancing rules are met. </span></p>
<p><span>Up to 50 people will also be able to attend an auction held outside under the new rules that were introduced.</span></p>
<p dir="ltr">Melbourne’s top reported weekend sale was $4 million in Malvern (top and below), having come with a $3.9 million to $4.2 million Marshall White price guide.</p>

<p><span>There were 807 Sydney homes taken to auction over the week, preliminary figures show that 76 percent sold, lower than </span><span>last week’s preliminary figure of 76 percent when volumes were a higher 840. </span></p>
<p><span>Sydney’s final clearance rate came in at 71 percent last week, "so it’s likely this week’s will be similar," CoreLogic noted.</span></p>
<p><span> One year </span><span>ago, 940 Sydney homes were auctioned returning a final clearance rate of 76 percent.</span></p>
<p><span>Sydney prestige sales included a $16.6 million house in Vaucluse. Wendouree, a Vaucluse house listed through Sotheby's for the first time in eight decades, was the nation’s top sale.</span></p>
<p><span>There was also a $11.01 million sale through Sotheby's in Bellevue Hil, which was</span> $1.5 million above the reserve.</p>
<p><span>The four-bedroom home on 830 sqm, at </span>29 Kambala Road, Bellevue Hill<span>, attracted six registered bidders. </span></p>

Melbourne continues residential auction rebound

Lane Cove is Sydney's busiest auction suburb this weekend

<p>The success of vaccine tests; Australia’s current strong growth story; and pivots around monetary policy are highly relevant to the market outlook.</p>
<p>The approach to monetary policy in Australia is changing.</p>
<p>In his speech last Monday, the Governor neatly set out the four aspects of current policy.</p>
<p>The nature of forward guidance – “we have now moved to place much more weight on actual outcomes rather than forecast outcomes". A reasonable interpretation here is that particularly due to the combination of globalisation and technology the functioning of labour markets has changed and the need to be pre-emptive with policy has dissipated.</p>
<p>It is now appropriate to wait to see inflation firmly within the 2–3% band AND high wages growth, requiring a return to a tight labour market. Arguably he is making the “tight labour market” a necessary condition so, if for example a spike in inflation resulted from a supply shock then that would be an insufficient condition to raise rates.</p>
<p>Consistent with the above view he emphasises the RBA’s mandate – price stability; full employment; and economic welfare. He confirms the sentiment in 1) by emphasising the need to reduce spare capacity in the labour market – jobs are the central focus and success with jobs will lead to progress on the inflation front.</p>
<p>He discusses “the gravitational pull of low global interest rates” – if that pull, which reflects the global excess of savings over investment, is overlooked developments around the exchange rate and the economy would be adverse.</p>
<p>However, in the Q&amp;A he again describes negative rates as “extraordinarily unlikely” since they make it “harder for banks to lend” although he does accept that the gravitational pull represented by any future decision of the US Federal Reserve to go negative would cause a rethink.</p>

Mid-2021 economy likely to experience a “soft patch”: Bill Evans

<p>Queensland developer Seymour Group has announced the appointment of BESIX Watpac as the builders for their New Farm development, The Oxlade.</p>
<p>Located at 80 Oxlade Drive, the riverfront residences offer a collection of 30 residences with up to 16 metres of river frontage.</p>
<p>The project will mark the first development led by Brisbane businessman Kevin Seymour’s grandson, Ben Seymour.</p>
<p>“You’ve got young Ben here who is taking over the reins and I guess it’s the first of the whole new era of the company and development”, Kevin Seymour said.</p>
<p>Over 21 residences within the $100 million, six-storey development already been sold, with the construction set to commence in the coming week.</p>
<p>“They’re all owner-occupiers, they’re all people from Brisbane”, said Place Estate Agents’ Sarah Hackett, who is marketing the project.</p>
<p>Designed by bureau^proberts, the apartments afford between 210sqm and 380sqm of living space, with views of either the Brisbane skyline or the Brisbane River.</p>
<p>The apartments offer herringbone timber flooring, natural stone finishes and multiple living areas.</p>
<p>“Each residence [is] individually crafted and elegantly designed to create free flowing, light-filled spaces”, the project marketing read.</p>
<p>The project’s construction is expected to complete in mid-2022.</p>

<div>Properties in the Rockhampton prestige market are generally in the older areas of Rockhampton consisting of renovated Queenslanders on good sized allotments that generally have extensive ancillary improvements.<span> This was evident in the highest sale for 2020, a property in Queen Street, The Range consisting of a fully renovated, two-storey Queenslander with five bedrooms, three bathrooms and two-car garage.</span>

The property was further improved with an inground pool, extensive landscaping and solar panels and has direct beach access with sweeping ocean views. </span></div>

Rockhampton prestige market saw a minor pandemic induced decline: HTW

<p>The impact of COVID-19 on the property market is greatly varied across this large state.</p>
<p>COVID-19 has significantly increased the unemployment rate in Queensland with a greater impact on regional areas, particularly those with a heavy reliance on tourism. As of August 2020, the unemployment rate was 7.5 per cent.</p>
<p>The sustained period of the border closure between Queensland and other states has been a contributing factor to the already substantial impact of COVID-19. This is due to the strong connection between Queensland and New South Wales and, to a lesser extent, Victoria.</p>
<p>COVID-19 has helped strengthen ‘work from home’ opportunities, meaning owner-occupiers can take advantage of ‘lifestyle’ prospects instead of being tied to employment hubs.</p>
<p>Before COVID-19 hit, there was already a strong trend of sea- and tree-change homebuyers looking for the best of all worlds – lifestyle, accessibility to employment hubs and affordable housing.</p>
<p>In Queensland, the areas that attract those lifestyle buyers include the Gold Coast and Sunshine Coast.</p>
<p>Beachside suburbs especially outperform the market as they offer fantastic lifestyle opportunities.</p>
<p>However, while solid house price growth may be experienced in Brisbane, the inner-city unit market remains oversupplied and, therefore, high risk.</p>
