<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

The ten most affordable suburbs in Perth

<p>The combined capital city weighted average clearance rate fell to 72.9% last week, down from 74.6% the previous week, while auction volumes rose from 2,118 to 2,248. Over the current week, CoreLogic RP Data is tracking 2,639 scheduled auctions, which will bring the total auctions for winter 2015 to over 26,500 which is the highest level on record.</p>
<p>This week, between <strong>Melbourne</strong> and <strong>Sydney</strong>, Australia’s two largest auction markets, there are more than 2,200 auctions scheduled, with Melbourne expecting 1,190 auctions over the week and 1,086 in Sydney. Both cities saw clearance rates fall last week with Melbourne’s final auction clearance rate down to 74.3 per cent from 76.5% the previous week. Meanwhile, Sydney’s clearance rate of 76.2% was almost identical to the result recorded one year ago (76.1%).</p>
<p>The number of residential auctions scheduled across <strong>Adelaide</strong> (105), <strong>Brisbane</strong> (159) and <strong>Perth</strong> (40) this week is higher than last week, while <strong>Tasmania</strong> is expecting auction volumes to remain unchanged, with 9 auctions scheduled across the state.</p>
<p>In <strong>Canberra</strong>, CoreLogic RP Data is currently tracking 50 auctions, a fall from last week when 75 auctions were held, but higher than at the same time last year (37). For the fourth week in a row, Canberra’s clearance rate surpassed the 70% mark, with last week’s final clearance rate for the city recorded at 71.2%.</p>
<p>Richmond in Victoria has the highest volume of auctions scheduled for any one individual suburb this week, with 24 properties set to go under the hammer.  Following on from this, Reservoir, also in Victoria, has 21 auctions scheduled.</p>

<p><span>We’re now seeing home sales trend below </span><span>$400,000 which is making it much harder for price-sensitive buyers to purchase into capital city markets.</span></p>
<p><span>37.4% of all home sales nationally were at less than $400,000 compared to 52.0% between $400,000 and $1 million and 10.6% over $1 million over the 12 months to June 2015. </span></p>
<p><span>Sales below $400,000 were at a record low over the past year and sales above $1 million were at a record high.</span></p>

<p><span>Twenty </span><span>years ago 95.2% of all capital city houses and 96.7% of units sold for less than $400,000. Meanwhile, only 0.4% of all houses and 0.3% of all units sold transacted for more than $1 million.</span></p>

<p><span>Ten years ago, the proportion of sales under $400,000 had fallen </span><span>sharply relative to 10 years earlier. At this time, 66.2% of houses and 73.8% of units had sold over the year for less than $400,000. In comparison, 4.0% of houses and 2.3% of units across the capital cities sold for more than $1 million. </span></p>
<p><span>Five years ago, around one third of all capital city house sales </span><span>(34.1%) and 46.4% of units sold for less than $400,000. At the same time, 10.1% of capital city houses and 3.8% of units sold for </span><span>more than $1 million</span><span>.</span></p>

<p><span>Looking at the activity over the past year: </span></p>
<p><span>Canberra (7.4%) and Sydney (7.8%) recorded the lowest proportion of house sales under $400,000. </span></p>
<p><span>Hobart (61.2%) was the only city to have more than half of all house sales below $400,000. </span></p>
<p><span>Currently, the unit market offers more opportunity to purchase below $400,000 however, each of Sydney (16.3%), Melbourne (35.9%), Perth (38.5%), Darwin (29.7%) and Canberra (43.3%) recorded a majority of unit sales above this price point. </span></p>
<p><span>CoreLogic RP Data reported a record high proportion of houses and units sold for more than $1 million over the past 12 months. In Sydney, more than a third of all houses (36.8%) sold for more than $1 million. Melbourne had the second highest proportion of sales over $1 million (17.7%). </span></p>
<p><span>Although Melbourne had a record high proportion of houses sold over $1 million it was less than half the proportion of sales in excess of $1 million recorded in Sydney. </span></p>
<p><span>For units, Sydney had the highest proportion of sales over $1 million (11.6%) and was the only capital city in which more than 10% of unit sales were in excess of $1 million. In fact, Sydney had a higher proportion of unit sales over $1 million than each of Brisbane, Adelaide, Hobart, Darwin and Canberra had for houses. </span></p>
<p><span>Although we anticipate that the rate of capital growth will slow </span><span>over the coming year we still expect values to generally rise. As a result we would expect a further decline in the proportion of homes </span><span>selling below $400,000</span><span>. </span></p>

<br><div><span><em>"<span>No further detail is provided by the ABS, but given that there was a kahuna $1.5 billion spike in merchandise imports in Western Australia, and we can assume that this was probably related to a major mining project.</span></em></span></div>

<div><span><em>In all likelihood, one might hazard that this was rail capex for Gina Rinehart's Roy Hill iron ore project (which typically a business would treat as an investment in a fixed asset for the generation of revenue streams, rather than trading expenditure)."</em></span></div>
<br><div>In all probability, therefore, the June quarter rebound was capex driven with a large asset purchase accounting for most of the spike.</div>

<div>Moreover we can expect that the September quarter will see engineering construction work resuming its inevitable decline.</div>
<br><strong><span style="text-decoration: underline;">Building by state</span></strong><br><br><div>At the state level, Victoria has been the king of residential building across recent years.</div>

<span>Indeed, the New South Wales economy in generally is in very fine shape at the present time.</span><br><br><strong><span style="text-decoration: underline;">Residential building by state</span></strong><br><br><div>Looking at specifically residential buiding we can see that the +7.4 per cent year-on-year increase has been overwhelmingly a function of "other residential" building - which is to say, the construction of units, townhouses and apartments.</div>
<br><div>As denoted by the green line below, outside Sydney major renovations activity has been very subdued through this cycle.</div>

<br>Residential building remains strong for the time being, but even here Australia can only build new apartment projects for so long.</div>

<div>Of more significance will be today's capex intentions for the 2015/16 financial year, and specifically whether businesses are becoming more inclined towards investment plans.</div>

<div>If not, in a nutshell, interest rates will have further to fall.</div>

Construction rebounds...for now: Pete Wargent

<p><span style="line-height: 1.3em;">Inner north and south Melbourne has been tipped as two areas with good apartment prospects for first home buyers.</span></p>
<p><span style="line-height: 1.3em;">REIV chief executive officer Enzo Raimondo said Melbourne’s most affordable one-bedroom apartments are located in Carlton which recorded a June median price of $207,750.</span></p>
<p><span style="line-height: 1.3em;">“Affordable property around Melbourne is not restricted to the outer suburbs. Apartments allow first home buyers to get a foothold on the property ladder, especially in highly sought after areas such as Carlton,” he said. </span><span style="line-height: 1.3em;"> </span></p>
<p>"Meanwhile Carnegie, in Melbourne’s south-east, delivered a median for similar sized apartments of just $292,500.</p>
<p><span style="line-height: 1.3em;">Other suburbs that rank highly included Elwood and St Kilda. These neighbouring suburbs boasted one bedroom median prices of $389,000 and $390,000 respectively.</span></p>
<p><span style="line-height: 1.3em;">"Buyers with budgets in the $400,000 range are able to broaden their search – not only geographically but also by considering two-bedroom options."</span></p>
<p><span style="line-height: 1.3em;">Footscray and Maribyrnong recorded median prices for two-bedroom apartments in the most recent quarter of $408,000 and $410,000 respectively.</span></p>
<p><span style="line-height: 1.3em;">Glenroyrecorded the city’s lowest three-bedroom apartment median </span>price for<span style="line-height: 1.3em;"> the June </span>quarter<span style="line-height: 1.3em;"> at just $465,000. Two-bedroom apartments had a median price of $375,000.</span><span style="line-height: 1.3em;"> </span></p>
<p>Toorak had Melbourne’s highest median for two and three-bedroom apartment. Other top apartment suburbs include Brighton, Richmond, South Yarra and Docklands. </p>

Melbourne inner, middle suburbs providing best buys

<p>Sydney’s property market is predicted to be healthy and stable this spring. </p>
<p><span style="line-height: 1.3em;">The market has been like a steam train the past 18 months with prices accelerating far too quickly and a lot of talk of a bubble, however it has now found its feet and is well on the road to a healthier, balanced position. </span></p>
<p><span style="line-height: 1.3em;">This spring, with the Australian economy still strong and consumer sentiment up, we’re hopefully set to see an increase in the number of first home buyers entering the market, as well as an increase in listings. </span></p>
<p>My top seven trends for Sydney’s property market this spring are:</p>
<ul>
<li>
<strong>Heightened stability.</strong> Over the past 18 months, Sydney’s market conditions were frantic and unpredictable, however, we’re now beginning to see a calming of the waters. The market is far less volatile - people know what they’re in for - and with this heightened sense of consumer confidence comes more action and more listings. </li>
</ul>
<ul>
<li>
<strong>More listings</strong>. With consumer sentiment up, expect to see more properties on the market this spring compared to last. This time last year, buyers were unsure of what would happen, adopting a ‘wait and see’ mentality. However, this year, the market is much more consistent and we should see more stock hit the market as a result.</li>
</ul>
<ul>
<li>
<strong>Slightly lower clearance rates.</strong> So far this year Sydney’s auction clearance rate has consistently hovered around the mid-80% mark, however, we are likely to see this drop slightly to around the mid-70s. This is still an exceptionally high clearance rate and a sign of a strong, healthy market – one that is stable and less fickle.   <span style="line-height: 1.3em;"> </span>
</li>
</ul>
<ul>
<li>
<strong>Less local investors.</strong> As banks become more prudent about responsible lending, we’ll see less local investors in the market this spring.As investors back off a bit, we are likely to see the number of first home buyers increase by as much as 3-5%. </li>
</ul>
<ul>
<li>
<strong>Apartments, apartments, apartments</strong>. Sydney is going apartment crazy. We’ll see more being built and more being sold. Although I’m pleased to see more dwellings being approved and constructed, my lingering concern is that a disproportionate amount are still being sold to overseas investors. This spring we’ll no doubt see more debate and discussion on this topic.</li>
</ul>
<ul>
<li>
<strong>Emerging growth suburbs.</strong> There will be a surge in buying activity in regional areas close to metropolitan cities, as buyers walk away from Sydney in favour of areas such as the Central Coast. Newcastle and Wollongong should also experience increased demand from buyers as Sydney properties become increasingly unobtainable. In Sydney, it’s Mascot, Botany, Riverstone and Leppington that are emerging as the next big growth areas. </li>
</ul>

<li>
<strong>Prices to increase but at a balanced rate.</strong> Property prices will continue to rise, but at a healthier, less accelerated rate. Rather than the 1-1.5% per month increases we’ve been experiencing, I expect to see closer to half a percent increase in prices for the remainder of this year, making it more achievable for first home buyers to purchase their ideal home this spring. </li>
</ul>

Top seven trends for Sydney’s property market: Douglas Driscoll

<p>On Wednesday I spoke at seminars in Sydney where I heard about a property investment strategy that is different in many respects to one I would pursue. But it<span>’</span>s a very good and successful one, nevertheless.</p>
<p>It reinforces a point about which I<span>’</span>m constantly aware: there<span>’</span>s no single strategy for property investment that can be called the right one. The best strategy for buying property and building a portfolio differs from one person to the next.</p>
<p>Here<span>’</span>s what David McMillan of Performance Property Advisory does on behalf of his clients. He and his team identify one market which, above all others, stands out as the one that offers the most value.</p>
<p>They focus exclusively on that market and devote big resources there to learn all they can, establish a network of service providers and be ready to move quickly when the right properties become available.<span style="line-height: 1.3em;"> </span></p>
<p>A core plank of the strategy is to buy in areas likely to show good growth in the first three years. Early growth creates the equity that helps to fund the next purchase and build the portfolio.</p>
<p><span>“</span>People can<span>’</span>t stump up a deposit of $100,000 or $150,000 every time they want to buy another property,<span>” </span>McMillan says. <span>“</span>So we buy them something for $500,000 that will be worth $650,000 in three years time. They build their portfolio using the equity that has been created.</p>
<p><span>“</span>Most investors only get as far as one property, because they make mistakes. Those mistakes are leveraged and amplified.<span>”</span></p>
<p>McMillan and his team has a track record of targeting future growth markets well ahead of the pack. They were buying in prime suburbs of Sydney in 2012, in advance of the three years of strong price growth that followed.</p>
<p>Once the temperature rose as the herd stampeded into Sydney, the PPA team exited. The properties bought for their clients in Sydney have grown 40% to 60% in value.</p>
<p>The next focus was Brisbane, with the emphasis on prime suburbs close to the CBD. They started buying there in mid-2013 and have bought close to 300 properties for clients. They<span>’</span>re now on the way out of Brisbane, as more investors come into that market, making it harder to find good-value investments.</p>
<p><span>“</span>We buy established property, not new property. New property is the most expensive way to buy real estate and the least effective way to grow a portfolio. We look for scarcity and we look for good quality property in good areas.<span>”</span></p>
<p>How do they know the right time to focus on a particular market? One of the key research tools is charting the relationship between prices and rents.</p>
<p>When Sydney had gone multiple years without significant price growth, but rents had grown considerably, they knew it was the right time to strike. <span>“</span>We want a location with price stagnation for 5-7 years plus a significant increase in rents,<span>” </span>he said.</p>
<p>An example was the top end suburb of Rose Bay. In 2012, the median price had grown only 15% in the previous eight years. But rents had grown 70%. According to the formula, that meant the suburb and many others like it in Sydney were primed for a growth spurt.<span style="line-height: 1.3em;"> </span></p>
<p><span>“</span>It was very clear what was going to happen in Sydney,<span>” </span>McMillan says.<span style="line-height: 1.3em;"> </span></p>
<p>McMillan offers three keys to successful investment:  buy in markets showing value, buy at or below the median price for the target region, and buy quality.</p>
<p><span>“</span>We won<span>’</span>t recommend a property to a client that we wouldn<span>’</span>t put in our own portfolio. If you don<span>’</span>t like it and wouldn<span>’</span>t live in yourself, then it<span>’</span>s probably not a good property to invest in.<span>”</span></p>

Charting the relationship between prices and rents: Terry Ryder

<p>Improving consumer confidence and market conditions in Melbourne, Sydney and south-east Queensland have helped residential developer Sunland Group boost profits for the 2015 financial year. </p>
<p>The group reported an after-tax profit of $30.1 million, 111% up on its 2014 result. </p>
<p>It said higher development margins and an increase in settlement values were partly responsible for the profit uplift, but most of the increase came from the sale of $90.1 million worth of assets in Sydney and Melbourne. </p>
<p>Some of the sale proceeds were earmarked for reinvestment in south-east Queensland, including the acquisition of a 42 hectare site on the Gold Coast and the group’s first residential housing development site in Brisbane.</p>
<p>“Sunland has maintained a counter-cyclical approach to site acquisition and divestments, positioning the group’s development portfolio to capitalise on the improving south-east Queensland residential markets,” managing director Sahba Abedian said.</p>
<p>The group also used the proceeds to pay out a special 6 cent per share dividend, bringing dividends for the year to 10 cents, fully-franked. </p>
<p>Sunland, which has developments along Australia’s eastern seaboard, reported sales were up 20% on the previous year to 754 lots, however settlements were down by 13% to 389.</p>
<p>“Whilst settlement volumes decreased as a result of [the] strategic asset sales, settlement values still increased by 7% across the balance of the portfolio,” Abedian said.</p>
<p>Multi-storey apartment buildings account for $2.3 billion worth of the group’s $3.7 billion portfolio, with residential housing and urban developments making up the balance. </p>
<p>It has 10 projects scheduled to launch in 2016 and aims to increasingly focus on multi-storey developments over the medium-term. </p>
<p>The group intends to issue profit guidance at its annual general meeting on November 20.</p>

Sunland Group boost profits for FY2015

<p>What types of communities do the best job of living with a minimal impact on the planet? I asked myself this question when I read a recent article which argued that even if everyone on Earth lived in an ecovillage we would still be using too many resources.</p>
<p>I am more optimistic — some ecovillages provide a much better blueprint than others.</p>
<p>As a 2013 study of 14 ecovillages by US political scientist Karen Litfin shows, ecovillages can be regarded as “pioneer species”. They show people how to improve their sustainability: the ecovillages Liftin studied used 10–50% fewer resources than their home-country averages and, being whole communities, were more influential than a single sustainable household.</p>
<p>Litfin’s assessment took in a wide range of factors – ecological, economic, even psychological – but one example of how ecovillages show the way forward is in power consumption.</p>
<p>Mainstream households tend to rely on national or regional supplies of gas or electricity, with no (or little) control over their sources. In places like Victoria, which has a very emissions-intensive power sector, this can make it difficult to make sustainable choices. However, ecovillage neighbours who have banded together to access renewable energy, say solar or wind power, can make off-grid environmental savings.</p>
<p>While there are financial (and other) barriers to setting up environmentally sound residential neighbourhoods, there are useful rules of thumb. In general, small is beautiful and sharing is efficient. One simply cannot fit as much “stuff” into a smaller house, and sharing accommodation often economises on consumption of goods and services.</p>
<p>Some ecovillages shame others in reducing their environmental footprint. Where ecovillages re-inhabit and renovate old buildings, they save on resources. A good example is the postcapitalist eco-industrial Calafou colony, northwest of Barcelona, which houses some 30 people in an old textile factory complex.</p>
<p>Members of another community that I have stayed at, Ganas in New York City, live in renovated residential buildings and operate several second-hand businesses at which residents work. Residents at Twin Oaks in Virginia, where I worked for three weeks, have a surprising level of collective sufficiency, with residents working on farming and making hammocks and tofu to sell, the proceeds of which are shared between the group.</p>
<p>Such experiments can be scaled up, settling residents in ex-commercial and ex-industrial premises — effectively shrinking cities by encouraging higher-density, more sustainable collective communities.</p>
<p>The global village</p>
<p>This feeds into the idea of “planned economic contraction” or “degrowth”, which as Samuel Alexander argued on The Conversation is necessary in order to live sustainably. But I don’t share his pessimism about the ability of ecovillages to show us a way towards this sustainable life.</p>
<p>An analysis of Findhorn ecovillage in Scotland showed that an average resident travels by air twice as much as an average Scot, yet their total travel and overall ecological footprint was half the Scottish and UK averages.</p>
<p>Residents of Findhorn and of another UK ecovillage, Beddington Zero Energy Development (BedZED), make significant savings in terms of car travel. It follows that just by avoiding air travel, these residents would have even more environmentally sound practices.</p>
<p>Managing without money?</p>
<p>Members of ecovillages such as Twin Oaks not only share “one purse”, but also complement their efforts at collective sufficiency with minimal use of money. (Avoiding money is part of the culture of squatters generally.) Members of Calafou put in money to the community on the basis of their individual capacity but share governance and benefits equally. Here social and environmental values dominate.</p>
<p>In contrast, money is the principle on which capitalism revolves. If we reduce consumption — and we will need to, to become sustainable — then production has to be reduced. But capitalist producers have no successful operating systems for shrinking. Most often, when consumption decreases it results in unemployment and austerity, rather than orderly degrowth.</p>
<p>Money pressures us to opt for more rather than less, or else risk poverty and powerlessness. Thus it applies a systemic pressure to expand. Growth is not simply a result of people’s greed – even not-for-profit cooperatives aim to create a monetary surplus. How would you run a business or your household using money income in a shrinking market? What would happen to prices and savings?</p>
<p>Many suggest a guaranteed minimum income, but the value of the currency will prove unstable in such conditions and, anyway, what really matters to us is what we can purchase with that income (meaning that prices matter).</p>
<p>Such questions lead us to the conclusion that strategies for degrowth must leap not only beyond capitalism but also beyond money. This is the strength of Litfin’s focus on ecology, community and consciousness, incorporating skills which we need to replace production for trade on the principle of money.</p>
<p>In the future, collectively sufficient ecovillages could operate environmentally efficiently on the basis of direct democracy and arrange production and exchange within the commons they lived off without the use of money. Instead, ecovillagers would make non-monetary exchanges, where necessary, on the basis of social and environmental values.</p>
<p>Thus we could reduce our footprint and stay within Earth’s capacity.</p>
