<p>One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.</p>

<p>Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.</p>

<p>The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.</p>

<p>Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.</p>

<p>Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.</p>

<p>The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.</p>

<p>Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.</p>

<p>The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.</p>

<p>That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.</p>

<p>The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.</p>

<p>"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.</p>

<p>Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.</p>

<p>The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.</p>

<p>The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.</p>

<p>According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.</p>

<p>The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.</p>

<p>A significant component of the proposal is the revitalisation of Blue Street Plaza.</p>

<p>The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.</p>

<p>Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.</p>

<p>Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.</p>

<p>Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.</p>

<p>fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.</p>

<p>Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.</p>

<p>The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.</p>

<p>Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.</p>

<p>FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.</p>

<p>Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.</p>

<p>Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.</p>

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

<p>Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.</p>

<p>The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.</p>

<p>The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.</p>

<p>The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.</p>

<p>The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;</p>

<p>PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.</p>

<p>The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.</p>

<p>Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.</p>

<p>"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.</p>

<p>Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.</p>

<p>A major focus of the design has been the public domain.</p>

<p>The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.</p>

<p>The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.</p>

<p data-end="239" data-start="66">Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.</p>

<p data-end="442" data-start="241">Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.</p>

<p data-end="661" data-start="444">Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.</p>

<p data-end="909" data-start="663">Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.</p>

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

<p data-end="492" data-start="327">Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.</p>

<p data-end="843" data-start="497">At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.</p>

<p data-end="1109" data-start="848">The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.</p>

<p>The building's architecture also reflects Bowden's industrial heritage. <p>The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.</p>

<p>Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.</p>

<p>Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.</p>

Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.</p>

<p>Not all apartment amenities are immediately visible.</p>

<p>Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.</p>

<p>Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.</p>

<p>The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.</p>

<p>That growing presence reflects a broader change in how apartment buildings are being planned.</p>

<p>Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.</p>

<p>It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.</p>

<p>For buyers comparing apartments, these everyday details are becoming part of the decision-making process.</p>

<p>Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.</p>


Parcel delivery is joining the apartment amenity checklist

<p data-end="471" data-start="164">Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.</p>

<p data-end="777" data-start="473">The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.</p>

<p data-end="976" data-start="779">Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.</p>

<p data-end="1119" data-start="978"><a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.</p>

<p data-end="1399" data-start="1121">"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.</p>

<p data-end="1399" data-start="1121">"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."</p>

<p data-end="1605" data-start="1401">The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.</p>

<p data-end="1852" data-start="1607">The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.</p>

<p data-end="789" data-start="598">New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.</p>

First look: Inca eyes Mona Vale with State Significant DA for Dawn apartments

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

Property 101: Queensland property industry breaches and penalties

<p>When it comes to developing, we have all heard about the Development Application (DA) and the Construction Certificate (CC), but how and what exactly is involved with each council approval? </p>
<p>It is important to understand this process before you start developing.    </p>
<p>The DA and CC are two very different approvals. If you find a DA approved site but the CC has not yet been issued, then you should understand that there is still a lot of work to do before you can start to build.</p>
<p><strong>Development Application (DA)</strong></p>
<p>The DA is a request for permission to carry out proposed development. It also categorises the developments as requiring consent, developments not requiring consent (Complying Development, CDC) and prohibited development.  </p>
<p>A development application is required for the following reasons:</p>
<ul>
<li>- Construction of new building or structure, including swimming pools, outbuildings, <br>   retaining wall, jetties, etc </li>
<li>- Add or alter an existing building or structure </li>
<li>- Demolish a building or structure </li>
<li>- Display an advertising sign </li>
<li>- Change the use of an existing building or land </li>
<li>- Carry out excavation, earthworks or adding fill </li>
<li>- Development on or near a heritage listed item </li>
<li>- Development within a heritage conservation area </li>
<li>- Subdivide land or strata subdivide a building</li>
</ul>
<p>A development application must consist of at least:</p>
<ul>
<li>- Completed application form and fees. </li>
<li>- Copies of Site Plans indicating location of the proposed development on the land. </li>
<li>- Copies of Plan/Drawings of the proposed development indicating elevations heights. </li>
<li>- Other supporting documents (if required) </li>
</ul>
<p><strong> Construction Certificate (CC)</strong></p>
<p>A Construction Certificate is required after the DA Consent is issued and before any building work is carried out.  You can apply for a Construction Certificate only if you have prepared detailed plans, specifications or engineering details.  And importantly, if all the council and other service fees and charges have been paid.  This is where some first time developers may get caught out when buying a DA approved site.  It’s very important to understand the Conditions of the DA Consent and how they will impact the development.</p>
<p>The Construction Certificate certifies that relevant matters are adhered to, this includes:</p>
<ul>
<li>- the construction plans and specification comply with the relevant standards (ie Building <br>   Code of Australia);</li>
<li>- the construction plans and specifications are consistent with the development consent; <br>   and </li>
<li>- all conditions of the development consent requiring compliance prior to the issue of a <br>   construction certificate are finalised.</li>
</ul>
<p>Note: The CC is not required for complying development, where building details are covered by a <br> Complying Development Certificate (CDC).</p>
<p>If you are unsure of the planning process, then use a qualified planning consultant or development project manager.  </p>

Understanding the planning process: Jo Chivers

<p>The Devitt family have reduced their apartment portfolio on the Gold Coast, far away from the chilly Melbourne where they are based.</p>
<p>They have accepted $3.35 million for their 26th floor Silverpoint apartment at Main Beach through Ray White agent Robert Graham.</p>
<p>Spread over 480 sqm, the apartment has four living areas and four bedrooms, each with walk out balconies. It cost $1.65 million in 1989.</p>
<p>They retain their $9.2 million two level Main Beach penthouse which was purchased nearby in Liberty Panorama in 2011.</p>
<p>Peter Devitt and wife Jo, who sold on St Georges Road, Toorak, own the Melbournian penthouse which Peter bought for $15 million for Jo as a birthday present.</p>
<p>Peter is the company director of LU Simon building.</p>

Devitt's sell Silverpoint, Main Beach apartment

<p>One of the startling facts about the Brexit vote was the deep division between the city of London and the rest of the country.</p>
<p>There was clearly a sense that change was working to the advantage of the urban elites, and often to the detriment of people who lived outside those privileged areas.</p>
<p>The recent Australian election reveals some of the same division but within the major cities rather than between city and the regions. Inner-city areas voted quite differently to the suburbs.</p>
<p>The fight over Melbourne’s East-West Link road project played out in those terms. The plan was heavily opposed by inner-city residents who had access to good public transport (trams, trains, buses, bicycles etc) and supported by residents of the suburbs who wanted improved cross-city road transport. The inner-city elite won.</p>
<p>We now have a similar but more egregious case evolving in Melbourne. The state government is supporting the construction of a project called the Western Distributor. It is basically a plan to improve the flow of goods in and out of the Port of Melbourne (which is in the CBD). This provides a significant benefit to the people of the western suburbs – that is, to the poorer half of the city.</p>
<p>There are two advantages to the city’s west. It will dramatically reduce the number of trucks passing along suburban streets and it will reduce travel times from the west to the north of the city. The government’s evaluation is that it will:</p>
<p>… take 22,000 vehicles including 6,000 trucks off the West Gate Bridge daily, remove up to 6,000 trucks from local streets in the inner west, improving amenity, air quality and safety … [and] reduce serious injury crashes by 20 percent.</p>
<p>The Victorian government promotes the benefits of the Western Distributor Project.</p>
<p>There is also a broad economic advantage to Victoria as a result of better logistics flows. Melbourne is a major container port and improvements to the movement of freight produce advantages for all Victorians: the project will “cut travel time to the port by up to 50%, and deliver an annual A$35 million saving to the freight industry”.</p>
<p>Opposition based on self-interest</p>
<p>The inner city is opposed to the project. The grounds put forward are revealing. City of Melbourne Greens councillor Cathy Oke said:</p>
<p>No city in the world is encouraging cars into the CBD so I can’t see how this project is a winner for our liveability status.</p>
<p>The state Greens MP for inner-city Melbourne, Ellen Sandell, makes the same argument:</p>
<p>No modern, global city is trying to bring more cars into its CBD. We should be investing even more in public transport, cycling and pedestrian infrastructure and ways to get trucks off streets in the west – not new freeways that bring cars into the city.</p>
<p>These are clearly selfish propositions. Inner-city residents do not want any more cars in the city regardless of the benefits that might accrue to other residents of Melbourne, and regardless of any broader economic benefits for the city and the state. The fact that the people of the west are poorer, have worse public transport, worse health outcomes and high levels of unemployment, is seen as unimportant.</p>
<p>A recipe for social divisions</p>
<p>These are the sort of elite positions that created Brexit and the broader political unhappiness in Europe and the US. If the inner-city residents are going to be this selfish, then we can expect to see some political response from the suburbs.</p>
<p>The inner city is spoilt. Inner-city residents have free trams in Melbourne, paid for by people in the suburbs. Inner-city residents have all of the Melbourne arts precincts and all of the cultural venues, also all subsidised by people in the suburbs. The inner city also has all of the major sporting venues, again all subsidised by the suburbs.</p>
<p>If we are to avoid the rise of populist concerns seen in other countries, the inner-city elite need to change its attitude. Rather than dividing the society by rejecting change that might hurt rich inner-city dwellers a little but provide substantial benefits for the rest of the city, these sorts of changes need to be considered fairly and discussed reasonably.</p>
<p>Residents in inner-city Melbourne (and inner-city Sydney and Brisbane too) have lower unemployment, higher pay and much better cultural amenity than people in the suburbs. Fairness requires some change and better support for the poorer parts of the city, not the richer parts.</p>
<p>Governments need to respond too by reducing the subsidies to the inner city. Even some clearer presentation of the state budgets to separate out the impact of spending on a geographical basis would help. Let us start spreading the benefits more widely.</p>

Inner-city bias: the suburbs need a fair go

<p>Property developer Theo Onisforou has purchased an Elizabeth Bay knockdown, but with no desire of demolishing the Billyard Avenue home.</p>
<p>He maintains his $6.8 million purchase of the non-waterfront house at Bradfield Cleary auction was best kept as a renovated single residence dwelling rather than flats on the 530 sqm holding.</p>
<p>He's since told friends he'd snapped up the cheapest house in the suburb's best street.</p>
<p>There are just the 10 freestanding houses on the avenue where he also lives.</p>
<p>Boomerang tops the offerings, and already eliciting serious buying interest.</p>
<p>Onisforou suggests ownership opportunities for non-unit dwellers are limited in the densely populated precinct so expects a nice rental return from downsizers who desire a freestanding home.</p>
<p>It last sold 44 years ago.</p>

Elizabeth Bay knockdown gets second wind from investor

<p>An office tower in Hong Kong’s Kowloon district has been snapped up by Chinese conglomerate Cheung Kei Group for HK$4.5 billion ($776 million).</p>
<p>The en-bloc sale of East Tower and East Villa of One HarbourGate Hong Kong was through Savills, which follows the record transaction last year of the West Tower.</p>
<p>Savills CEO of Greater China, Raymond Lee, said the real estate firm was delighted to be chosen as the consultant for Cheung Kei Group in their headquarters search in Hong Kong.</p>
<p>He added that Wheelock Properties's avant-garde design and architecture of office buildings in Hong Kong has attracted many potential investors and buyers.</p>
<p>The 18 Hung Luen Road property comprises a 15-storey, 23,500 sqm office tower and a two storey, 2400 sqm retail villa.</p>
<p>Savills Australia CEO Paul Craig said the sale demonstrated the investor demand for office property in strong locations.</p>
<p>"We have seen a similar level of demand for Australian commercial property from new international groups as our reputation as a safe haven for investors continues to grow with record levels of transactions over the last three years,’’ Craig said.</p>
<p>In the eight months since November, Savills Hong Kong office has concluded three major deals totalling more than HK$14.1 billion including the sale of West Tower of One HarbourGate (HK$5.85 billion), East Tower of One HarbourGate (HK$4.5 billion) and NWS Kwai Chung Logistics Centre (HK$3.75 billion).</p>

Hong Kong office tower sold via Savills for $776 million

<p>The latest Housing, Income and Labour Dynamics in Australia survey found just half of Australian adults own their own home and the wealthiest households in Australia are couples over 65.          </p>
<p>The survey, released by the Melbourne Institute of Applied Economic and Social Research found a decline in home ownership between 2001 and 2014 fell more rapidly for younger age groups, concentrated on those aged under 55.</p>
<p>It said there was also a slight decline in home ownership among persons aged 55–64, from 75.1 percent in 2002 to 72.9 percent in 2014 and little change in home ownership among those aged 65 and over.</p>
<p>"Home ownership among persons aged 25–34 declined from 38.7 percent in 2002 to 29.2 percent in 2014, with much of the decline occurring between 2010 and 2014.</p>
<p>"Among persons aged 35–44, home ownership declined from 63.2 percent to 52.4 percent, and among persons aged 45–54, it declined from 75.6 percent to 67.4 percent.</p>
<p>"Median home values are similar among the three middle age groups (35–44, 45–54 and 55–64), and lower among the youngest (25–34) and oldest (65 and over) age groups. Growth in median home values is somewhat similar across the five age groups. "</p>

Just half of Australian adults own their own home: HILDA

<p>What can you get for $500,000 in Sydney when the median dwelling price is at $782,000 (CoreLogic, May 2016) with a 13.1 percent positive increase in year on year values?</p>
<p>According to property valuation firm Herron Todd White’s residential market report for July, if you have an open mind and are willing to compromise on at least one of the factors of floor space, distance to CBD or age of improvements, there are options throughout the greater metropolitan area. </p>
<p><strong>North Sydney </strong></p>
<p>In the northern suburbs of Sydney, $500,000 doesn’t buy you much at all. With that threshold limit, compared with the CoreLogic unit median price of $662,000, you have the options of a semi-modern one-bedroom unit with one car space in Waitara, a 1970s one-bedroom unit with one car space in Lane Cove, or if there is some stretch available, a smaller semi modern studio in St Leonards without a car space. Further up towards the beaches you can still only just get a 1-bedroom unit but the closer you get to the city, the more likely you’ll have to contend with an older complex, dated inclusions, main road frontage and no car parking. </p>
<p>This price bracket is generally made up of investors and first home buyers, both of which are sensitive to price and interest rate movements. The current cash rate as at June on hold at 1.75% may impact the market but we believe current regulations on investment loans will play a larger role in how this market performs overall.</p>
<p>As an illustration, Property Observer found a one-bedroom unit at <a href="https://www.realestate.com.au/property-apartment-nsw-waitara-121952018" target="_blank">2402/32 Orara Street Waitara NSW 2077</a> that sold for $490,000.</p>

For $500,000, you can still buy a one-bedroom unit in northern Sydney: HTW

<p>Depending on whether you view the glass as half full or half empty is how you will summarise the current Darwin property market.</p>
<p>For the optimists, the current dwelling market in the northern suburbs presents a great opportunity for purchasers looking to secure property around the $500,000 mark, according to valuation firm Herron Todd White in their July residential property report.</p>
<p>Although the median housing price is down 4.8% year on year, the quarterly change up to the March quarter has increased 1.4 percent (source: REINT, RELM March quarterly figures). This marginal increase reflects a slight shift in consumer confidence in this segment of the market as you can now purchase a well renovated, three-bedroom, one-bathroom elevated dwelling in the outer northern suburbs of Malak or Karama starting at the lower end of $500,000 and pushing to the mid to upper end of $500,000 depending on the finishings and overall amenity of the property.</p>
<p>By comparison, for the same money you can purchase a dated, three-bedroom, one-bathroom dwelling in the superior suburbs of Millner, Jingili and Leanyer that are selling from $500,000 to mid $500,000s. Or you can purchase property in these same suburbs that have higher quality finishings for the upper $500,000 mark. A much needed injection for this segment of the market is the recent grant announcement for all home owners to carry out general maintenance on their property.</p>
<p>If home owners engage with a registered tradesman to carry out the work, the government will provide a subsidy of up to $2,000 on the proviso that the cost is of equal or greater value to the grant amount.</p>
<p>To the other side of the Darwin property market and for those who view the glass as half empty, the inner city and fringe CBD unit market continues to show a decline, with recent figures showing a 52.4% decrease in total sales volume up to the March quarter of 2016 and a decrease of 3.5% in the median unit price year on year (RELM March Quarter).</p>
<p>"We are now witnessing a large number of vendors holding on to their properties and only listing if they have to. This has resulted in some really good purchases," says the HTW report.</p>
<p>"We know of a recent dated two-bedroom two-bathroom unit in the fringe suburb of Larrakeyah selling for the low $300,000 mark. Comparatively the unit next door sold for $460,000 at the end of 2014, putting things into perspective as to how far this market has come back."</p>
<p>However, there is a silver lining to what has been a declining unit market over the past 12 months with the NT Government announcing that it will re-introduce stamp duty concessions for existing properties, effective 24 May 2016. What this means for purchasers is that they will now receive a 50% discount on the stamp duty payable for properties valued up to $450,000. For properties that are purchased above this price point they will receive a $10,000 subsidy on their stamp duty payment.</p>
<p>"Although we are aware of a recent duplex going under contract in the fringe CBD suburb of Stuart Park under this concession, we are yet to see enough evidence to support that this change to stamp duty concessions has had any real impact on the Darwin CBD market," the report says.</p>
<p>"We predict that this will be the case until both the Territory and Federal elections are held later this year and consumers are given more certainty about the property market."</p>
<p>Property Observer found a three-bedroom house at <a href="https://www.realestate.com.au/property-house-nt-millner-122291646" target="_blank">147 Old McMillans Road, Millner, NT 0810</a> recently sold for <span>$480,000.</span></p>

Three bedroom home is an easy pick for $500,000 in Darwin: HTW

<p>The south-west property market over the past 12 months has seen the opportunities to buy into the market for sub-$500,000 diminish, according to property valuation firm Herron Todd White’s residential market report for July. </p>
<p>The Fairfield sub-$500,000 market is now predominantly made up of dated 1960s and 1970s low rise two-bedroom, one-bathroom units, many requiring refurbishment or works to common property. </p>
<p>Rarely available are units in modern developments and at this price point, a 2000s built two-bedroom, 1/2-bathroom unit in a large high rise complex may be available but the limited access to sunlight and privacy from the balcony will need to be considered. </p>
<p>The Liverpool sub-$500,000 market is mainly focused on the unit market which is centred on the CBD of this regional town. This is by far the best performing unit market for both quality of product and city centre location within the south west region. If you look towards the future, the Liverpool city hub will be the central focus point for living, working and entertainment in the south west region with the ease of access to the shopping centre, train station and schools major attractions for both owner occupiers and tenants. </p>
<p>This time 12 months ago we spoke about the potential to enter the sub-$500,000 in suburbs such as Ashcroft, Busby, Miller and Cartwright. In the past six months this market has quickly evaporated. </p>
<p>There is minimal evidence of such sales now and if they do appear, they are mainly near land value with the improvements usually presented in very poor condition and in need of a considerable amount of capital outlay to occupy. </p>
<p>Further afield, Campbelltown, some 55 kilometres from the CBD, still offers plenty of opportunities to enter the sub-$500,000 for both dwellings and units. Suburbs such as Ambarvale, Airds, Bradbury and Englorie Park offer an abundance of choice from 1970s 2-bedroom low rise units to 1990s 3-bedroom, 1-bathroom homes on sub-500 square metre parcels. These areas can only benefit from future urban sprawl. </p>
<p>To illustrate the point, Property Observer found a two-bedroom townhouse at <a href="https://www.realestate.com.au/property-townhouse-nsw-campbelltown-122395302" target="_blank">14/10-18 Allman Street Campbelltown</a>, (above) which was sold for $436,000. The median price for units in the suburb was $410,000 while for houses it was $580,000, according to CoreLogic.</p>
