<p>One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.</p>

<p>Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.</p>

<p>The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.</p>

<p>Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.</p>

<p>Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.</p>

<p>The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.</p>

<p>Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.</p>

<p>The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.</p>

<p>That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.</p>

<p>The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.</p>

<p>"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.</p>

<p>Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.</p>

<p>The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.</p>

<p>The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.</p>

<p>According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.</p>

<p>The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.</p>

<p>A significant component of the proposal is the revitalisation of Blue Street Plaza.</p>

<p>The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.</p>

<p>Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.</p>

<p>Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.</p>

<p>Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.</p>

<p>fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.</p>

<p>Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.</p>

<p>The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.</p>

<p>Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.</p>

<p>FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.</p>

<p>Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.</p>

<p>Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.</p>

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

<p>Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.</p>

<p>The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.</p>

<p>The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.</p>

<p>The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.</p>

<p>The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;</p>

<p>PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.</p>

<p>The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.</p>

<p>Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.</p>

<p>"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.</p>

<p>Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.</p>

<p>A major focus of the design has been the public domain.</p>

<p>The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.</p>

<p>The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.</p>

<p data-end="239" data-start="66">Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.</p>

<p data-end="442" data-start="241">Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.</p>

<p data-end="661" data-start="444">Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.</p>

<p data-end="909" data-start="663">Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.</p>

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

<p data-end="492" data-start="327">Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.</p>

<p data-end="843" data-start="497">At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.</p>

<p data-end="1109" data-start="848">The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.</p>

<p>The building's architecture also reflects Bowden's industrial heritage. <p>The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.</p>

<p>Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.</p>

<p>Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.</p>

Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.</p>

<p>Not all apartment amenities are immediately visible.</p>

<p>Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.</p>

<p>Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.</p>

<p>The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.</p>

<p>That growing presence reflects a broader change in how apartment buildings are being planned.</p>

<p>Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.</p>

<p>It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.</p>

<p>For buyers comparing apartments, these everyday details are becoming part of the decision-making process.</p>

<p>Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.</p>


Parcel delivery is joining the apartment amenity checklist

<p data-end="471" data-start="164">Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.</p>

<p data-end="777" data-start="473">The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.</p>

<p data-end="976" data-start="779">Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.</p>

<p data-end="1119" data-start="978"><a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.</p>

<p data-end="1399" data-start="1121">"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.</p>

<p data-end="1399" data-start="1121">"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."</p>

<p data-end="1605" data-start="1401">The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.</p>

<p data-end="1852" data-start="1607">The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.</p>

<p data-end="789" data-start="598">New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.</p>

First look: Inca eyes Mona Vale with State Significant DA for Dawn apartments

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

Off-the-plan property explained: What is stamp duty?

<p>Generally, where an executor of a deceased’s estate is a spouse, family member or friend, for example, they are not entitled to remuneration, particularly if they already receive a benefit under the deceased’s will. </p>
<p>If an executor is not remunerated under the Will they can make an application to the court, which has the discretion to allow an executor remuneration for their services where it is just and reasonable (see section 98 Trustees Act 1962 (WA); other states including NSW have an equivalent provision). </p>
<p>In Atkins v Godfrey [2006] WASC 83 the court stated that it was just and reasonable for the executor (who was a friend of the deceased) to receive remuneration, as there was evidence to show that during a five-year period the executor had spent over 380 hours on the administration of the estate and that the executor had rendered substantial services over that time.</p>
<p>However, the court has the power to refuse an executor’s remuneration on a number of grounds, including positive fraud and dishonesty or if there has been misconduct in the execution of the executor’s duties.</p>
<p>Whilst in the above case there were no acts of fraud or dishonesty, there were two factors which reduced the amount of remuneration the court awarded the executor: </p>
<p><strong>One - Failure to pursue the administration of the estate with due expedition</strong></p>
<p>Once the assets of the estate were distributed, a dispute arose relating to legal fees paid to the solicitors involved assisting with the administration of the estate, and who represented the executor in relation to a claim against the estate from the deceased's family member.</p>
<p>This conflict caused a delay in relation to finalising the accounts of the estate and the court found that the evidence showed the executor did not take steps to ensure the conflict was resolved expediently.  As a result there was unnecessary delay which reduced the amount the court awarded the executor to reflect that the administration of the estate should have been finalised earlier. </p>
<p><strong>Two - Failure to scrutinise legal fees</strong></p>
<p>The executor overpaid the solicitors involved in the administration of the estate due to a failure of the executor to scrutinise the invoices to ensure the amounts charged were proportionate to the work undertaken.  This meant the solicitors had to refund to the estate approximately $19,000.  The court decided that as a result of this a modest reduction to the remuneration of the executor would be appropriate.</p>
<p>Other factors relevant to the amount of remuneration awarded in this case included. </p>
<p>- the estate was not complex for the executor (i.e. the Will was not difficult to interpret, most assets were distributed straight to the beneficiaries and did not need to be sold);</p>
<p>- the amount of time the executor spent on the estate (over 380 hours);</p>
<p>- the responsibility the executor assumed in relation to the court action against the estate; and</p>
<p>- the involvement of professional solicitors and accountants in relation to the estate.</p>
<p>Independent executors can be paid by the estate but it is wise to say so in the Will.  The amount they can receive is clearly dependent on the particular estate but also on the level of efficiency they exhibit in carrying out their role.<strong> </strong></p>

Property 101: When it is reasonable for an executor to be remunerated?

<p>The entreprenurial Shark Tank Australia judge Andrew Banks is looking for a buyer for his Beverly Hills mansion, someone willing to part with US$17.495 million. (AUD $22.99 million)</p>
<p>Banks has somewhat disappeared from Sydney's eastern suburbs scene since selling Villa Veneto at Point Piper in 2011 for $52 million, however he remains important enough in Los Angeles for the Variety website to write about his listing. </p>
<p>The Aussie headhunter turned film producer is looking to double his money, having paid US$9.18 million for the seven bedroom European-style mansion four years ago. Banks is based in Los Angeles, where his two children moved to live. Banks emigrated to Australia from Britain in 1972 and had initially pursued a career on the stage, having worked as an actor in The Old Tote Theatre Company.</p>
<p><a href="https://www.theagencyre.com/for-sale/808-n-alpine-drive-beverly-hills/" target="_blank">Entering the 10,522 sqm remodelled home</a> through a two-story foyer with two curving staircase, there's grand formal rooms including an elegant dining room, a family room and a music room with wet bar.</p>
<p>The master suite comes with its very own sauna, fireplaces and private terrace. There's also a home office, gym/yoga studio, a theatre and an elevator.</p>
<p>Tall privacy hedges surround the swimming pool and spa area, which is accompanied by a pool house - also with its own sauna - and an outdoor kitchen.</p>

<p>The wild storms that lashed eastern Australia earlier this year damaged property and eroded beaches, causing millions of dollars' worth of damage.</p>
<p>As sea levels rise, the impact of storms will threaten more and more homes, businesses and services along the coastline.</p>
<p>CSIRO projections suggest that seas may rise by as much 82cm by the end of the century. When added to high tides, and with the influence of winds and associated storms, this can mean inundation by waters as high as a couple of metres.</p>
<p>As a community, we have to start deciding what must be protected, and how and when; where we will let nature take its course; how and if we need to modify the way we live and work near the coast; and so on. Many of these decisions fall largely to local governments.</p>
<p>We have launched a website to help local councils and Australians prepare for a climate change future. CoastAdapt lets you find maps of your local area under future sea-level scenarios, read case studies, and make adaptation plans.</p>
<h2>How will sea-level rise affect you?</h2>
<p>Using sea-level rise modelling from John Church and his team at CSIRO, CoastAdapt provides sea-level projections for four greenhouse gas scenarios, for individual local government areas. This also provides a set of inundation maps for the selected local government area.</p>

<p>The inundation maps (developed by the Cooperative Research Centre for Spatial Information) show the average projected sea-level rise for a particular climate change scenario, combined with the highest tide. The method provides an approximation of where flooding may occur.</p>
<p>Because water is simply filled onto the map according to elevation, it doesn’t account for things like estuary shapes and water movement, the behaviour of waves and so on.</p>

<p>But both the maps and the sea-level projections are a useful way to start thinking about where risks may lie in any given local government area.</p>
<p>CoastAdapt also looks at what we know about coastal processes in the present day. Understanding these characteristics helps us understand where and why the coast is vulnerable to inundation and erosion.</p>
<p>For instance, sandy coasts are much more vulnerable to erosion than rocky coasts. The information will help decision-makers understand the behaviour of their coasts and their susceptibility to erosion under sea-level rise.</p>

<h2>Local councils already adapting</h2>
<p>Adaptation is already happening on the ground around Australian local councils. We have highlighted several of these on CoastAdapt.</p>
<p>In the small seaside town of Port Fairy in southeast Victoria, for example, an active community group is monitoring the accelerated erosion of dunes on one of their beaches. The council and community have worked together to prioritise protecting dune areas with decommissioned landfill to prevent this rubbish tip being exposed to the beach.</p>

<p>Other councils have already undertaken the process of assessing their risks and drafting adaptation plans.</p>
<p>Low-lying areas in the City of Lake Macquarie already experience occasional flooding from high seas. This is expected to become more common and more severe.</p>
<p>Lake Macquarie Council has successfully worked with the local community to come up with 39 possible management actions, which the community then assessed against social, economic and environmental criteria. The area now has a strategy for dealing with current flooding and for gradually building protection for future sea-level rise.</p>
<p>This approach has engaged community members and given them the opportunity to help decide the future of their community.</p>

<h2>Getting prepared</h2>
<p>What stumps councils and other coastal decision-makers is the scale and complexity of the problem. Each decision-maker needs to have some sense of the risk of future climate change to their interests, then develop plans that will help them to cope or adapt to these risks. Planners and adaptors must navigate uncertainty in where, when and how much change they must consider, and how these changes interact with other issues that must be managed.</p>
<p>To better understand the risk, decision-makers need access to timely, authoritative advice presented in ways and levels that are useful for their needs. This is particularly true for an issue such as climate science, which is technically complex.</p>
<p>Climate projections, particularly at the local level, come with a level of certainty and probability. The further we look into the future, the more extraneous factors are unknown – for example, will global policy succeed in bringing down greenhouse emissions? Or will these keep increasing, which will necessitate planning for worst-case scenarios?</p>
<p>Add to this the questions around legal risk, financing adaptation measures, accommodating community views and so on, and the task is daunting.</p>
<p>That’s the thinking behind CoastAdapt – the first national attempt to create a platform that brings together a range of data, tools and research that have been developing and growing over the last decade. As well as maps and case studies, we’ve also built an adaptation planning framework (Coastal Climate Adaptation Decision Support) and set up an online forum for people to ask questions, exchange ideas and even pose questions to our panel of experts.</p>

Coastal councils are already adapting to rising seas

<p>The builder and consultancy firm to develop Illoura Coolum, a $35 million oceanfront apartment project in Sunshine Coast, have been announced.</p>
<p>Queensland developer Coolum Terrace Holdings has named RCQ Construction builder for the 37-apartment project, while Sunshine Coast’s KHA Project Management will manage the project.</p>
<p>Illoura Coolum comprises two buildings comprising one, two and three-bedroom apartments and penthouses ranging in size from 140 sqm to 563 sqm. Prices range from $375,000 to $1.5 million.</p>
<p>Spokeswoman Elisabeth Pernod for Coolum Terrace Holdings, which developed the project, said the appointment of RCQ Construction was an important milestone. </p>
<p>“We expect construction to start in the next three months, with a build time of approximately 12 months,’’ she said.</p>
<p>Apart from beach views for nearly all apartments, other features include individual fully-ducted air conditioning, full height two-pac kitchens, stone benchtops, bedrooms. Amenities include direct access to Coolum Esplanade, spaces for barbecue and relaxation pavilion.</p>
<p>The architects for the project are Blackburne Jackson Design.</p>
<p> Property Observer had previously reported that 30 percent of apartments have already been sold. </p>

RCQ Construction to build luxury oceanfront apartments on Sunshine Coast

<p><span style="font-size: 12.16px; line-height: 1.3em;">We all know that housing market conditions are very different from region to region, with values continuing to show strong growth conditions in Sydney and </span><span style="font-size: 12.16px;">Melbourne, while dwelling values are trending lower in Perth and Darwin. </span></p>
<p><span style="font-size: 12.16px;">One of the fundamental drivers of housing market performance comes back to the balance between housing supply and demand.</span></p>
<p>All too often, we reference supply levels to the amount of new housing stock that has either been approved for construction, or recently completed. From this perspective, we are absolutely seeing a surge of apartments into inner city markets across the largest capital cities. However, another facet of housing supply relates to how many homes are currently being advertised for sale.</p>
<p><strong>Listing counts</strong></p>
<p>Listing counts, which typically reflect how many established homes are currently available for sale (as opposed to developer stock, or off-the-plan listings, which generally aren’t advertised for sale individually on the major real estate portals such as realestate.com.au) are also an important measure of housing supply.</p>
<p>The number of properties being advertised for sale provides a vital clue about the direction of housing prices. Those cities where advertised stock levels remain short are continuing to see upwards price pressures, while cities with historically high stock levels are seeing downwards pressure.</p>
<p>Take Sydney as a case in point. CoreLogic is currently tracking just over 18,800 listings across the metro region of Sydney. While this headline figure is approximately 4% higher than a year ago, overall stock levels remain historically low. As a comparison point, when the Sydney market was moving through a down phase between late 2010 and mid-2012, CoreLogic was tracking just over 40,000 properties on the market.</p>

<p>The fact that Sydney listing numbers remains so low is one of the factors providing the upwards pressure on housing prices. Buyers simply don’t have a lot of stock to choose from, which creates urgency in the market and provides leverage to vendors when setting and negotiating their prices.</p>
<p>At the other end of the spectrum is a city like Darwin, where listing numbers have recently moved through historically high levels. CoreLogic is currently tracking just over 1,600 homes for sale across Darwin. Considering the past 12 months saw approximately 2,160 dwellings sold across Darwin, we can estimate there is roughly 9 months of ‘effective’ housing supply across the Darwin market.</p>

<p>Watching the trend in listing numbers is an important aspect to understanding local housing market performance. Most cities are still recording a relatively low number of property advertisements compared with historic levels, however with Spring approaching, we are likely to see an upwards trend of newly advertised properties enter the market.</p>
<p>With transaction numbers already trending lower, this upswing in stock levels will provide a timely test of the market’s strength.</p>

<div>From the inception of the SIV programme in November 2012 until 30 June 2015 there had been some 2,573 applications lodged, but only 879 visas actually granted.</div>

<div class="separator">This reflects that Melbourne and to a somewhat lesser extent Sydney have been the two key destinations and markets of interest for Chinese investors since around 2012.</div>

<div class="separator">Indeed, the Foreign Investment Review Board (FIRB) Annual Report showed that real estate applications tripled in two years, driven overwhelmingly by a deluge of Chinese investors into Victoria, New South Wales, and Queensland. </div>

<div class="separator">The DIBP statistics for the top five source countries correspondingly show that more than 90 per cent of applicants for SIVs have also been Chinese. </div>

<br><strong><span style="text-decoration: underline;">The wrap</span></strong><br><br><div>Since the commencement of the significant investor visa programme in 2012 there have now been a total of 1,397 SIVs granted, leading to just a shade under A$7 billion of investment in complying assets.</div>
<div> </div>
<div>It's difficult to say what the expected take-up for the SIV ever really was, but fewer than 1,400 visas sounds suspiciously like a fizzer of an initiative to me (albeit the composition and destination of applicants says something of note about where capital invested in Australia is coming from and where it is headed to).</div>
<div> </div>
<div>Previously SIV investors were opting to drop money into passive investments such as qualifying government bonds and residential real estate schemes - not really what Australia needs more of, tbh! - which led to a much-needed reassessment of the requirements for complying investments.</div>
<div> </div>
<div>Unfortunately interest in SIVs has been dampened since, following consultation with stakeholders, the rules were amended to require a greater share of the $5 million required investment to hit up venture capital products (at least 10 per cent) and emerging companies (minimum 30 per cent), investments that are typically associated with a higher risk of loss, whether perceived or real.</div>

<div>The most timely available statistics for expressions of interest, invitations, and applications lodged suggest only a modest ongoing flow of interest in the SIV.</div>

<div>Requiring wealthy Chinese with A$5 million to invest in venture capital projects and emerging companies is a fabulous idea...on paper.<br><br>In reality, however, this may be too ambitious and result in the killing off of SIV applications given that wealthy foreigners are unlikely to be familiar with the products and ventures in question, and therefore remain understandably reluctant to commit.</div>

<div>It wouldn't be a surprise to see the rules amended again or relaxed to allow Chinese investors to provide project funding (not passive investment) for residential and commercial real estate developments, or for infrastructure projects.</div>

Slow take up of Significant Investor Visa: Pete Wargent

<p>Melbourne Quarter, a mixed-used development that will have more than 1,600 homes, has received the Victorian planning minister’s approval. </p>
<p>The $2 billion project’s first of three towers is coming up at 628 Flinders Street. The 40-level tower will offer views of the city and bay and feature hanging gardens.</p>
<p>The three towers have been designed by Melbourne-based architectural firm, Fender Katsalidis Architects. </p>
<p>Planning Minister Richard Wynne’s approval marks the next stage for Lendlease on the site’s residential precinct. </p>
<p>More than half of the 2.5 hectare site has been earmarked for open public spaces including Melbourne’s first elevated Skypark, a neighbourhood park, a public square and retail laneways connecting to the greater CBD area. </p>
<p>The first building, East Tower, will have one, two and three bedroom apartments. </p>
<p>Lendlease's managing director for urban regeneration, Mark Menhinnitt, said all residential towers at Melbourne Quarter would target a 5-Star Green Star rating.</p>
<p>“Melbourne Quarter’s competitively priced apartments will provide a range of one, two and three bedroom city residences, with added value in their design features, location and amenity compared to what our CBD competitors are offering,” he said. </p>
<p>“We are already receiving strong market interest for Melbourne Quarter’s East Tower.” </p>
<p>Residents of <a href="https://www.melbournequarter.com.au" target="_blank">Melbourne Quarter</a> would have access to clubs, swimming pool, gym, library and a lounge.</p>
<p>On completion, its commercial offices are expected to be home to around 10,000 workers.  </p>
<p>The residential display suite is at 691 Collins Street.  </p>

$2 billion Melbourne Quarter project gets planning approval

<p>A 740 sqm commercial offering in Armidale has been listed for sale at $1.25 million.</p>
<p>Previously traded at $925,000 in 2012, <a href="https://www.realestate.com.au/property-house-nsw-armidale-117673739" target="_blank">110-114 Beardy Street</a> has been marketed as a blue chip investment.</p>
<p>The building has three shop frontage on a high foot and vehicle traffic street. </p>
<p>The property is listed by Shane Kliendienst at Uphill &amp; Schaefer Real Estate, Armidale.</p>

Regional Armidale property listed at $1.25 million

<p>A residential site in Sydney’s Botany, with a development approval in place and a price guide of $10 million, went to auction on August 25 via Raine &amp; Horne.</p>
<p>According to www.realestate.com.au, the site located at <a href="https://www.raineandhorne.com.au/properties/1-5-10-12-morgan-street-botany-2019-new-south-wales-af9c4aad-a078-4a11-a609-b15c54b42205" target="_blank">10-12 Morgan Street</a> was passed in at the auction. </p>
<p>Listing agent Tony Laing said the “real value in this site lies in the DA approval, and it’s expected the property could command a gross realisation of $30 million plus in off-the-plan sales for a developer”. </p>
<p>The DA consent allows for a five-storey apartment block, with a mix of 34 one, two and three bedroom apartments and basement parking with spaces for 58 cars.</p>
<p>The property currently comprises five industrial strata units providing an internal building area of approximately 1,653m2.</p>
<p>Laing told trade publication, Logistics &amp; Material Handling that it is expected the property could command a gross realisation of $30 million-plus in off-the-plan sales for a developer.</p>
