Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Steve Mortimer lists Rushcutters Bay cafe premises

The first residents have started moving into Radius Apartments in Brisbane’s Woolloongabba, with the newly completed development also starting to operate as serviced accommodation.
The mixed-use project by Majella Property Developments at 44 O’Keefe Street comprises 91 apartments with a mix of 35 one-bedroom and 56 two-bedroom units. It is also being operated by Oaks Hotels &amp; Resorts as Oaks Woolloongabba.
Majella chief executive officer Sebastian Monsour said the larger size of the apartments and the overall quality appealed to buyers.
“On average, the apartments are larger than those in other new residential developments selling for similar prices within Brisbane city and fringe suburbs. This has proven very popular with potential buyers as they consider it better value for money,” Monsour said.
The one-bedroom apartments range in size from 79 sqm to 98 sqm, while two-bedroom apartments ranging from 99 sqm to 133 sqm. Apartment pricing ranged from $357,000 to $569,000.
Two commercial tenancies have also sold in the commercial space.
Majella Group founder Professor Frank Monsour said, “Brisbane City Council’s Urban Renewal Brisbane program has ensured that Woolloongabba has undergone unprecedented revitalisation.”
The launch of Oaks Woolloongabba was the tenth Brisbane property for Oaks Hotels &amp; Resorts with a room inventory of more than 1,400 rooms.
Radius was constructed by Queensland’s Tomkins Commercial &amp; Industrial Builders.

There's one small change I'd like following the baton change of RBA governorship between the outgoing Glenn Stevens and Philip Lowe.
Let's cut the number of RBA Board meetings from the current 11 per year to eight.
Why put Australia through the angst every month, other than the January summer holiday break.
Incidently why do we get the Australian dollar detail against the US in every news bulletin? The weather yes, but do we really need currency updates on the hour?
As riveting each of the first Tuesday of the month RBA Board meetings are for the growing band of monetary policy devotees, I'd suggest the current timetable makes for disruptive overload.
Economist Stephen Koukoulas says no other country seems to have such an interest rate and monetary policy obsession.
"It's almost unhealthy how much attention is placed on the RBA interest rate decisions each month when most of those decisions are to keep rates steady.
"When rates are adjusted from time to time, the moves are usually well anticipated by the market," he said.
He suggests eight RBA Board meetings each year could be slated in for the Wednesday following the release of each quarterly consumer price index and quarterly national accounts with these releases feeding into RBA deliberations. 
Of course the RBA would maintain its ability to meet and adjust rates in emergencies outside of regular meetings.
The RBA has remained a hallowed institution through Glenn Stevens' 10 year tenure though it saw some worthy reforms especially introducing the release of the meeting minutes every month, but I don't see the need for press conferences as suggested recently by business columnist Alan Kohler.  
There's always the biannual appearance of senior RBA officials before the House of Representatives Economics Committee.
It was at one of these that the normally dour governor advised his Sydney home was "not a fibro house, but it is a piece of spec rubbish built in the 1970s, and in many respects it shows that."
I've loved his reserved, yet insightful, nature which last week saw more of the same when asked about the complex issue of quantitative easing, low interest rates and the increase in the money supply.
"Well, I'm very much hoping we never need to find out," he said before adding his test would be "Who went to Bunnings in the end as a result of that?" 
He suggested more borrowers would use low rates to accelerate the repayment "rather than going to Bunnings."
"And I'm hypothesising here," he said. 
"I think a lot more people are intent on trying to get to the point where they're carrying a lower debt load."
He supposes that people have changed their opinion about how much confidence they have in future asset values rising and how much leverage they're prepared to hold.
He says a lot of people now thought: "I'm going to be more careful."
He will get to sense over the side fence shortly as a property next door at Sylvania Waters has been listed for upcoming auction.
The four bedroom, two storey home on 600 sqm isn't too dissimiliar to the Governors.
The corner non-waterfront home last sold for $43,000 in 1971.
It has been listed through DJW Property with $1.35 million to $1.4 million price guidance, so that would represent around eight percent annual price growth.
Glenn Stevens and wife Susan have owned next door since 1992 when they paid $312,500.

Let's reduce the RBA monthly meetings

Yesterday was Phil Lowe's first day as Governor of the Reserve Bank of Australia, having been elevated from Deputy Governor to replace Glenn Stevens, who has retired. 
Given Lowe's long history at the RBA and close involvement in the board process, as Deputy Governor since 2012 and an assistant Governor since 2004, we expect that the transition from Governor Stevens to Lowe will be as smooth as could be imagined. 
We do not see Lowe as any more or less hawkish or dovish than Stevens. Guy Debelle also steps up from assistant governor (financial markets) to the deputy governor role, a move that, once again, supports continuity of policymaking rather than explicit change. We expect the RBA's policy framework to remain unchanged, including the 2-3 percent flexible inflation target. 
Facts 
Phil Lowe starts as Governor, following Glenn Stevens' retirement. Lowe has been deputy governor since 2012 (and thus a board member) and, prior to that, an assistant governor since 2004. He started at the RBA in 1980, straight out of high school. He received a PhD in economics at MIT (completed in 1991) and has seconded to the Bank of International Settlements (BIS) from 2000 to 2002. 
Guy Debelle becomes Deputy Governor, following nine years as assistant governor for financial markets. Debelle started at the RBA in 1994, from the Australian Treasury and completed a PhD in economics from MIT, under Stanley Fischer (current Federal Reserve Deputy chair) and Rudi Dornbusch, and has seconded to the IMF, MIT and the BIS.

Implications 
In appointing Deputy Governor Phil Lowe to the Governorship, the Treasurer has chosen to maintain significant continuity in the operations of the Reserve Bank of Australia. In this way, it is a strong endorsement of the operations of the Reserve Bank by the current government. Likewise, the promotion of assistant governor, Guy Debelle, to the Deputy Governor role supports continuity of policymaking. The appointments support the continued operation of the RBA as an independent central bank with a flexible inflation target. 
Although some observers point out that Phil Lowe's speeches have tended to be more hawkish than those of Glenn Stevens, we doubt that Lowe will be more hawkish than Stevens in policymaking (as we have pointed out recently, see 'The RBA Observer: On hold, at Governor Steven's last meeting', 2 September 2016). 
In our view, Stevens' speeches also tended to be more hawkish when he was an assistant and deputy governor, but became somewhat more balanced when he took the governorship. It is also worth keeping in mind that the RBA have been 'reluctant cutters' all through the recent easing phase, being successively forced to cut by lower than expected inflation rates. We expect this reluctance to continue under Governor Lowe.

Much like Stevens, a great deal of Lowe's economic research has been in the area of asset prices, financial cycles and their importance for monetary policy settings. Much of this research significantly pre-dated the global financial crisis. 
Lowe and Christopher Kent (a current assistant governor) wrote a paper in 1997 suggesting that 'when an asset price bubble emerges, there may be circumstances where policy should be tightened in order to bring on the collapse of the bubble before it becomes too large'. Lowe went on to write papers at the BIS, in 2000-2002, that focused on the importance of financial cycles in monetary policy settings. 
This emphasis on the importance of credit cycles is likely to inform Lowe's policy approach, but he has also always emphasised that it needs to be (and can be) consistent with the flexible inflation-targeting framework. 
With a new governor, a new agreement will be signed between the Governor and the Treasurer. This is how the Reserve Bank Act is operationalised and is likely to be signed and published soon. We expect it to be very similar to the previous agreement, particularly stating that the RBA has the 'objective of keeping consumer price inflation between 2 and 3 percent, on average, over the cycle'. 
We doubt the inflation target will be changed and strongly believe this would be the wrong move (see 'Lowering Australia's inflation target would be a mistake', 12 May 2016). 
We expect the agreement to continue to include an explicit role for the RBA in maintaining financial stability. There could be some changes to the wording of this part of the agreement, in light of the RBA's more explicit concerns about lending standards during the recent housing price boom. However, we do not expect this to change the way prudential policy is implemented or the role of the prudential regulator. 
Phil Lowe's first policy recommendation will be the board meeting on 4 October. We see the RBA keeping its cash rate firmly on hold at 1.50 percent at this meeting. Our central case has the RBA on hold in coming quarters.

Robust demand for terraces and townhouses across Frasers Property Australias Sydney communities backs up calls made by NSW Planning Minister Rob Stokes for more medium density housing in established suburbs to meet surging population growth. 
Forecasts released yesterday by the NSW Department of Planning &amp; Environment show Sydneys population is expected to jump by over 2.1 million in the next 20 years. 
Sydney requires 726,000 new dwellings by 2036 and the Minister identified medium density and terrace housing in established parts of the city as the key to meeting this demand. 
Demand for the traditional Sydney terrace design has grown, and Frasers Property has found a ready market for its entire stock of more than 200 terrace-style homes in the past year. 
Its a product type Frasers Property has a lot of experience with. Over the past decade Frasers Property has delivered 1300 terrace-style homes throughout metropolitan Sydney. 
Its clear that demand is there for terrace home product but the challenge is land availability and zoning. Projections of sharp population growth have resulted in many of Sydneys established suburban markets particularly the middle ring being zoned with a bias to high density apartments,said Mr Edgar. 
In principle this seems a reasonable solution. However, strong terrace and townhome sales in our communities suggest that there is a big appetite for medium density product in the middle ring suburbs, and planning conditions that enable medium density housing would be welcomed by the market. 
Existing planning conditions in many middle ring suburbs exclude townhouses and terraces because of minimum lot size requirements. 
Socially and economically sustainable community design arises from a well-balanced mix of medium and high density housing, and there is demand for both.
Great design cant be compromised when creating a variety of housing types that will have enduring relevance for current and future generations. 
When we launched a range of new townhome and terrace designs at Fairwater in Blacktown in 2014 we had more than 3,700 registrations of interest before we started selling. Every stage since has sold strongly.

We are finding customers are drawn to the charm and character of the terrace style home so we re-imagined the more traditional terrace design to cater for the modern urban lifestyle, with indoor and outdoor living spaces and greater natural light.
Frasers Property recently released 29 new homes at Fairwater including a number of terraces and townhomes starting from $668,000. 
Tailors Walk in Botany is another case in point, where the re-imagined three and four level contemporary terraces are helping to maintain the character and charm of one of Sydneys most historic areas and proving extremely popular among young families and investors.
Creating a compelling terrace and townhome offering means designing to reflect the surrounding environment and recognising that variety is important, not just to buyers but also in terms of maintaining an attractive and functional streetscape. 
At The Gallery at Botanica, for instance, Frasers Property is turning the historic Lidcombe Hospital site into a superb medium density development through beautifully restoring a number of unique heritage residences from the late 19th and early 20th century into one, two, three and four bedroom residences. There also will be a limited number of newly built homes. 
The historic Lidcombe Hospital site benefits from a unique heritage environment, creating the opportunity and the need to design a variety of housing types that capitalise on the historic setting and satisfy demand for larger properties from growing and extended families.
To meet the expected population surge in Sydney, Minister Stokes also called for a design shift to bigger apartments and again, its a product in which Frasers Property has noticed a big increase in demand. 
Were receiving significant interest in the three bedroom apartments in our communities as buyers increasingly respond to the relative affordability of larger apartments while not wanting to compromise on good design.
For example, at Centrale in North Ryde, with its close promixity to the on-site train station and a plethora of amenities, the three bedroom apartments are proving very popular.

Terraces and townhomes depend on design

A state-owned development site near Coffs Harbour’s marina has sold unconditionally for $3 million despite the local council pushing for a heritage listing. 
The 3,181 sqm corner block in the city’s popular jetty and foreshore precinct houses a three-storey office building along with three smaller office facilities totalling a building footprint of 731 sqm.
The purchaser, a private investor, plans an apartment complex at the site which was home to the NSW Forestry Corporation for more than 70 years. 
It holds a mixed use business zoning which is code assessable for six storeys in height and nearly 9,500 sqm of floor space.

LJ Hooker Commercial’s Troy Mitchell, who secured the deal with Deb Grimley, said the site’s claim for heritage status was in doubt.
“The site has a 1940s building which has been subjected to discriminate works by various contractors over its time, including being re-clad in aluminium.
“The heritage values are questionable. There is a series of artworks in the building which are the property of the Forestry Corporation and once those works are relocated, I think the lack of heritage character in the building will be evident.”
Mitchell said the purchaser was confident of dismissing any heritage application for the site and was currently completing the development application for lodgement in 2017. 
The purchaser and NSW Forestry Corporation have agreed to a 12-month leaseback as part of the negotiation at $75,000 per annum plus GST

Coffs Harbour site sells for $3 million despite heritage push

A Chinese family has acquired a Balwyn freehold property for $6.18 million, nearly $3 million more than its last sale three years back, reinforcing the strong demand for strategic strip retail investments in Melbourne. 
The sale of the 701 sqm property at 313-315 Whitehorse Road in the inner eastern suburb of Balwyn was brokered by CBRE’s Josh Rutman, Rorey James, Mark Wizel and Benson Zhou.
The property was sold with existing leases to bedding retailer Back to Sleep and creative agency Web Silk on a WALE (weighted average lease expiry) of four years. The tenancies provide an annual income of $376,000 net. 
The sale price translates to a building rate of $8,819 per sqm – one of the strongest rates on record for the area, according to the media release.
James linked the strong result to continued buyer confidence in Melbourne’s inner east. 
“The transaction provides further evidence that strip retail investments outside Melbourne’s prime retail precincts continue to be coveted assets, with these properties consistently achieving prices far above long term averages,” said James.

Chinese family buys office building in inner-east Melbourne for $6.18 million

Construction will start in October on a $12 million new shopping centre in Adelaide’s Penfield, and will include a new Foodland store, which will be Drakes Supermarkets’ 37th in South Australia.
Planning approval for the new centre was granted in July. 
The 2,600 sqm Foodland store at Eyre Village will including a full grocery offering, fresh and organic produce and Home Meal Solutions. The new store is expected to employ 150 people. 
The 1.3 hectare Eyre Village is part of AVJennings’ Eyre residential development and will house up to 10 speciality stores for which a leasing campaign is already underway. 
Upon completion, Eyre will have around 2,000 new homes, and nearly 5,000 residents. In addition, there will be recreation places and sports fields.
AVJennings state manager Brian Virgo said work starting on Eyre Village was a sign of confidence in the development. 
“Eyre is progressing well with the community growing rapidly, new homes under construction and work well underway on the creation of new parks and gardens within the development,” said Virgo. 
“Shopping at Eyre Village will add to the high level of amenity and convenience offered to residents living at Eyre, Penfield and the surrounding suburbs.” 
Intrepid Property’s Craig Feely, who is managing the leasing at Eyre Village, said the centre’s location will make it a big draw with residential communities. 
“Commercial tenancies range from 45 up to 400 square metres with leasing opportunities suiting a medical centre, pharmacy, café, takeaway food outlets and hair or beauty salons.” 
Eyre Village is due to open in May 2017.
