<p>For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.</p>

<p>At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.</p>

<p>It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.</p>

<p>Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.</p>

<p>While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.</p>

<p>A new Colliers report, <em>Brisbane 2032 Olympic and Paralympic Games: Creating Solutions</em>, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.</p>

<p>The broader construction pipeline paints an even clearer picture.</p>

<p>Construction Skills Queensland's <em>Horizon 2032</em> report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.</p>

<p>The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.</p>

<p>Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.</p>

<p>"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.</p>

<p>"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

	<li>Be an Australian citizen at least 18 years of age.</li>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<p>Street protests against popular “sharing” economy firms Uber and Airbnb have become commonplace around the world.</p>
<p>Both these sector giants are succeeding in circumventing market regulations in many markets in areas including tax and labour law, creating concerns not just among workers but the broader public.</p>
<p>Direct action against these companies has not been the only response. Co-operatives and new platforms that offer workers equity or customers a “purpose” are growing in number.</p>
<p>One example is Canadian firm Stocksy, which brings together more than 900 photographers and redistributes 90% of profits to the artists. Loconomics adopts a similar approach. It is a co-operative owned by service professionals from massage therapists to dog walkers that operates with a strict principle of one member one vote. </p>
<p>These innovative co-operative startups are up against corporations with deep pockets. But they can build on the much broader worker co-operative movement, which emerged in the mid to late 19th century as a response to increasing pressure from changing market structures. At that time, bigger companies undercut quality and used unfair labour practices, particularly low pay. They also restricted attempts by workers to organise better conditions – a situation that has obvious parallels in the platform-enabled economy. </p>
<p>Co-operatives and mutuals can also be customer and community owned. These organisations echo the increasing interest in social entrepreneurship and corresponding business models that enable the pursuit of both social and financial returns. </p>
<p>For instance, Fairmondo aims to change e-commerce by creating a global online marketplace based on a federation of national co-operatives. Scaling such models in order to compete globally is of course a challenge.</p>
<p>Co-operatives are also emerging as popular organisational structures for social entrepreneurs. For example, Hepburn Wind Farm is a locally owned co-operative in Daylesford, Victoria, that owns and operates two wind turbines. These provide enough clean energy for more than 2,000 homes in the community. </p>
<p>There are about 2,000 mutual businesses and co-operatives in Australia. The top 100 of these businesses represented a turnover of A$28 billion in 2013/14, growing at a yearly rate of 14%. This demonstrates the sustainability of such models.</p>
<p>There are also calls for co-operatives in Australia to be allowed to more ready access to funding opportunities beyond membership, including crowdsourced equity platforms, as is occurring in other countries. </p>
<p>This resurgence in interest in co-operatives reflects broader developments and trends in the “social economy”. One growing trend impacting retail spending and the philanthropic sector is people turning from simply donating to a charitable cause to actively being members of purpose organisations and engaged in “purpose spending”. Examples include  thankyou, new Sydney café Gratia and TOMS with their buy-one-give-one model. </p>
<p>Purpose spending goes further than ethical consumerism and “doing no harm”, by enabling consumers to buy from organisations with a social purpose as their main function. </p>
<p>Our current research with Chuffed, one of Australia’s largest civic crowdfunding platforms, points to this emerging trend in purpose spending. </p>
<p>Chuffed users have raised A$10 million in 3,000 campaigns across 20 countries over the past three years. One in five of these fundraisers have been “value-exchange campaigns”, where donors receive a reward/good/service in return.</p>
<p>It might well be that membership, crowdfunding and impact investing are not enough to provide the resources necessary to compete with giant global platforms. But in a world where the race to global market share and brand domination is key to success, mixed models hold some promise. </p>
<p>For instance, Juno, a recently created startup in the ride-sharing business, received its initial funding from classic investors – not workers or customers. However, its model promises fairer treatment of drivers by adopting an equity structure that will facilitate drivers’ owning 50% of the business in coming years. The result is a hybrid between the usual startup model and the member-owned model. </p>
<p>Though still in its infancy, Juno has signed up more then 8,500 drivers since its launch seven months ago. </p>
<p>Co-operatives are an organisational and financial model at the interface of major technological, business and societal trends: the sharing economy, social entrepreneurship, impact investing and social purpose spending. </p>
<p>Although not always living up to their ideals, co-operatives and other versions of employee ownership can offer alternatives to the “Uberisation” of work.</p>

The ‘Uberisation’ of work is driving people to co-operatives

<p>Those looking to get a piece of the Australian dream of buying a home are still falling victim to the shadow property market of rent-to-buy deals, a new report shows.</p>
<p>In a typical rent-to-buy deal, the buyer agrees to an inflated property price, then pays market rent (or above), an “option fee” to buy the property in several years’ time, and in some cases a deposit and outgoings. The option fees are at least partly credited to the purchase price. The catch is that the buyer has to refinance with a mainstream lender to buy the home by the time the rent-to-buy deal expires. </p>
<p>People who have signed up to rent-to-buy deals find it virtually impossible to refinance. The Consumer Action Law Centre has seen no examples of successful rent-to-buy deals. They are extremely risky financially and the legal protections for buyers are grossly inadequate.</p>
<p>In vendor finance schemes, the buyer agrees to an inflated property price, then pays a deposit, instalments, outgoings and, in some cases, their First Home Owner Grant. Vendor finance agreements are typically for between two and 30 years. However, the buyer will often need to refinance within several years and will face the same obstacles as in rent-to-buy deals.</p>
<p>The Consumer Action Law Centre report, Fringe Dwellings: The vendor finance and rent-to-buy housing black market, collected and published 10 case studies from Victoria and beyond. The studies detail the experiences of people across Australia who have bought into these schemes. There are some striking similarities between these cases.</p>
<p>The sales pitch is the same – “Own a home quickly and easily”, “Buy without a bank!”, “Tell the landlord to shove it!” and so on. The dream of home ownership is a very easy sell, especially to someone who thought it was out of their reach.</p>
<p>There are many examples of failed vendor finance deals. Many buyers have paid significant amounts towards what they hope will be their home, only to find they cannot complete the purchase and will lose everything.</p>
<p>The people who fall victim to these schemes don’t have the income, savings or credit history to get a mortgage. Often the banks have said no and people are drawn in by someone who seems to understands their predicament and finally says yes. </p>
<p>In most cases the deals were unaffordable from the beginning. The purchase price is well in excess of market value and the repayments are much higher than you’d see in a mainstream mortgage.</p>
<h2>How people fall into the trap</h2>
<p>Owning your own home is at the centre of the modern Australian dream. Yet this dream is increasingly out of reach of many as housing affordability worsens with rocketing property prices in our major cities. A report published earlier this year by the Australian Population Research Institute cited international research data ranking Sydney and Melbourne as second and fourth respectively among the most unaffordable locations in the world across the 86 major markets surveyed.</p>
<p>So it’s no wonder that people will go to extreme lengths, and are susceptible to the seductions of smooth-talking property spruikers, as they chase the dream of home ownership.</p>
<p>The legal framework is almost impossible for an individual to navigate without expert advice. In Victoria alone, there are nine pieces of state and federal legislation that can apply to rent-to-buy and/or vendor finance arrangements.</p>
<p>Although the various deals are sold to buyers in much the same way, it’s when they unravel that the complicated nature of the deals comes to light. This is essentially a black market, because it does not sit within established property markets or laws. </p>
<h2>How common is this in Australia?</h2>
<p>Such schemes have a long history in Australia and elsewhere but have achieved somewhat of a renaissance with the rise of the people who promote these schemes. </p>
<p>Unfortunately, it is difficult to identify how many people have entered into these sorts of schemes due to a lack of available data. Answers to questions in the census also do not provide this information. For the most part, therefore, these transactions are invisible.</p>
<p>As the property has not changed hands, there is no record on the title to the land and consumers rarely register caveats. However, the Consumer Action Law Centre and other legal services around Australia have assisted clients regarding these schemes in recent years. </p>
<p>In addition to this, there is an unhealthy level of interest in getting involved in these schemes. Thousands of potential brokers have attended vendor finance and rent-to-buy promotions in Australia. We Buy Houses Pty Ltd, the biggest of the operators, had a turnover of $20 million between January 2011 and June 2014. The role that some lawyers play in the establishment of the schemes is another concern. </p>
<h2>What can be done?</h2>
<p>These schemes operate in a legal twilight zone. The patchwork of state and federal laws does not adequately regulate these transactions. </p>
<p>Depending on the structure of the particular transaction and the jurisdiction in which it occurs, some consumers may qualify for some legal protection while others simply fall through the cracks. Given the already onerous financial and emotional burdens incurred, consumers may recoil at the prospect of further expense and stress through engagement with the legal system. </p>
<p>Obviously the best course is to discourage consumers from entering into these transactions in the first place, so more public awareness of the pitfalls is desirable. The reality is, however, that the tantalising prospect of home ownership will mean that many hopeful but vulnerable homebuyers will still enter into these transactions. Proactive legal intervention is necessary and urgent.</p>
<p>As suggested by the Consumer Action Law Centre, the most effective solution would be to prohibit such schemes. Their track record in Australia and elsewhere is poor. The only benefit flows to the broker. </p>
<p>Failing this, property investment advice should be more tightly regulated. </p>
<p>The Corporations Act and the Australian Securities and Investments Commission Act impose tight regulations upon other forms of financial advice and all of these transactions should be no exception. Also purveyors should be licensed under the national credit laws to ensure compliance with national standards and make sanctions available for non-compliance. </p>
<p>These measures are essential to ensure that advice provided complies with existing regulation, that consumers are aware of the pitfalls of the schemes and that an especially vulnerable cohort of consumers is protected. </p>
<p>Another concern is the coverage of existing national and state laws. It is ironic that, in many cases, these transactions do not fall under the national credit law, the cornerstone of responsible lending and protection from unjust contracts. </p>
<p>State legislatures, which have carriage of real property laws, also have a role to play. Again, depending on the the structure of the transaction, laws could potentially overlap and yet other scenarios are not addressed at all. </p>
<p>Finally, regulators should use consumer protection laws to pursue these schemes. These laws prohibit misleading or deceptive and unconscionable conduct – although proving these legal standards before a court can be onerous. </p>
<p>The Consumer Action Law Centre’s suggestion of an extension of the provisions to include unfair trading – especially within the context of the ongoing review of the Australian Consumer Law – is timely.</p>
<p>These types of shonky schemes are not new and their shortcomings cannot be denied. The desire for a home means that many consumers will be vulnerable, especially in a time of declining home affordability and tighter credit. It seems we have reached a point where a national approach to the regulation of these transactions is not just desirable, but essential.</p>

Eager homebuyers still falling victim to shadowy rent-to-buy deals

<p>The ABS reported that Building Approvals remained resolutely strong in August 2016, with some 20,788 private sector dwellings approved, driven yet by another rebound in attached dwellings.</p>
<p>The trend in detached house approvals has declined by about 5 percent since peaking in April 2015, while attached dwellings have just kept on trucking. </p>

<div>The approvals figures have elicited quite a lot of excitement, although the completions delivered to date have been far less arousing.</div>

<div>The Housing Monitor reported that Sydney saw a total of 30,191 houses and apartments completed during 2015/16, which was the strongest result since 1999/2000 (which if anything just underscores how long it has been since Sydney constructed a decent number of dwellings). </div>

<div>This sounds quite impressive until you compare it to the hugely strong population growth of the Greater Sydney region over the same time period. </div>
<div> </div>
<div>Unsurprisingly, the impact on price growth was precisely zip, with dwelling prices rising by about 10 per cent. </div>

<div>However, the key characteristic of this construction cycle is the lag - and apartment completions will increase further in 2016/17. In fact, a lot further. </div>

<div>The figures clearly continue to show that the delivery of this glut of high-rise projects is the most at-risk sector of the market.</div>

High rise projects most at-risk sector: Pete Wargent

<p>Sekisui House, the world's largest residential construction company, has secured the sale of 90 per cent of its latest tranche of SHAWOOD homes within the first week of release at The Hermitage, at Gledswood Hills.</p>
<p>Suggesting south-west Sydney’s housing market remains extremely strong, the limited number of four bedroom single and double-storey homes were released for purchase in the last week of September with prices ranging from $749,000 to $782,000.</p>

Strong interest in Sekisui House's SHAWOOD release

<p>Demand for properties in Melbourne's south-east has created an apartment building boom among the city's 'sandbelt suburbs'.</p>
<p>Clayton South, Mentone, Moorabbin, Mordialloc and Oakleigh, in particular, are experiencing a surge in apartment buildings.</p>
<p>A report prepared by Urbis in August states that there are currently 25 developments within the area that will create 1,534 new apartments within the next three years.</p>
<p>Cedar Woods state manager, Patrick Archer, states that the growing demand in Clayton South and neighbouring sandbelt suburbs were key factors when choosing to create the company’s masterplanned Jackson Green community.</p>
<p>With apartment prices comparable to inner-city suburbs, sandbelt neighbourhoods are becoming increasingly popular for providing buyers with larger apartment sizes than their city counterparts.</p>
<p>Sales recently commenced at Cedar Woods' Jackson Green community for their Wattle Apartments.</p>
<p>The boutique apartments offer buyers the opportunity to purchase one bedroom one bathroom, two bedroom one bathroom and two bedroom two bathroom apartments ranging from 50-52 square metres, 73 square metres and 71 square metres to 75 square metres respectively.</p>

Melbourne sandbelt booming as Cedar Woods' Jackson Green launches boutique Wattle apartments

<p>Close to four years of yield compression has pushed Sydney’s CBRE office yields to a historical, pre-GFC low.</p>
<p>There's potential to fall further, new research from CBRE suggests.</p>
<p>A new report from the group highlighted that Sydney CBD core prime office yields reached a nine-year low of 5.2% in Q3, while secondary yields are 20 basis points off their pre-GFC low of 5.9%.</p>
<p>CBRE’s Michael Pisano said while the office sector was reflecting similarities with the market pre-GFC, there were key differences that suggest the current growth cycle could be maintained for longer.</p>
<p>“Capping off an impressive run in yield compression over the past three and a half years, Sydney CBD office yields have reached pre-GFC lows - without the same level of market rental growth to stimulate pricing when compared to the market in 2007,” Pisano said.</p>
<p>“Evidencing this, the drivers of the current market are vastly different when compared to the previous cycle, which further suggests a greater degree of sustainability.”</p>
<p>CBRE head of research Stephen McNabb said the Reserve Bank’s approach to monetary policy had created an environment that was conducive to a healthy commercial property market.</p>
<p>“A long period of lower interest rates has been the key stimulus to the current cycle, however the next phase will be supported by lower vacancy rates and forecast rental growth,” McNabb said.</p>
<p>“The other difference between now and the pre-GFC peak is that the fundamental outlook for the Sydney office market is looking solid. Vacancy - currently 5.6% - is expected to fall to 3.3% by 2018 and prime effective rent growth is running at a 23% annual rate in Q3 2016.</p>
<p>“Importantly this rent growth is following, not leading, the yield compression which is in stark contrast to the performance of the office market after the GFC.”</p>

Sydney CBD office yields at pre-GFC lows

<p>Melbourne-based freight management company has cemented its presence in the Truganina industrial market, after securing a new purpose-built facility in the area.</p>
<p>Wheadons Freight Management &amp; ERH Refrigerated Transport has signed a 10-year lease on the purpose built truck depot at 34-36 Banfield Court.  </p>
<p>The rental is $450,000 per annum net plus GST.</p>
<p>The 5,500sqm facility features a dual workshop with service pits, a large high clearance warehouse accessed by six recessed loading docks, five on grade roller doors and state of the art offices.</p>
<p>Relocating from its 2,000sqm building in Ajax Road, Altona, Wheadons Freight Management &amp; ERH Refrigerated Transport also purchased the adjoining 12,100sqm block of land for additional truck parking.</p>

Truganina lease signals confidence in Melbourne’s industrial market

<p>There has been a substantial increase in scheduled auctions this week relative to the 853 auctions last week, with CoreLogic tracking 2,161 auctions across the combined capital cities this week.</p>
<p>In both Sydney and Melbourne, the two major auction markets, auction activity is up week-on-week, with 1,085 Melbourne auctions scheduled and 731 homes set to be taken to auction across Sydney.</p>
<p>Despite a surge in scheduled auctions, there are fewer than the 3,016 which occurred a year ago.</p>
<p>Across the smaller cities, auction activity is higher across each of those cities than it was a week ago.</p>
<p>Capital city auctions this week:</p>
<p>• Sydney: 731</p>
<p>• Melbourne: 1,085</p>
<p>• Brisbane: 150</p>
<p>• Adelaide: 95</p>
<p>• Perth: 30</p>
<p>• Canberra: 60</p>
<p>Reservoir in Melbourne is the busiest individual suburb for auctions across the nation this week, with 20 residential homes set to go under the hammer.</p>
<p>Glen Waverley is also quite bust with 17 auctions whilst Bentleigh East, Essendon, Mount Waverley and Pascoe Vale each have 14 scheduled auctions.</p>

<p><strong>Summary of last week’s results:</strong></p>
<p>Capital city auction clearance rates increased last week to 75.8 percent on the back of low volumes due to long weekends and the AFL and NRL grand finals. Last week there were 872 capital city auctions, down from 2,480 the previous week.</p>
<p>Melbourne’s auction clearance rate was recorded at 87.2 percent last week, up from 77.2 percent the previous week. In Sydney, the final results show an auction clearance rate of 82.5 percent up from 80.4 percent over the previous week.</p>
<p>The low volumes resulted in higher clearance rates across both of the largest auction markets and pushed clearance rates above 90 per cent in many regions of both cities.</p>
<p>Across the smaller auction markets, auction clearance rates were lower last week in all regions except for Perth. Despite the fall, Adelaide has maintained a strong clearance rate above 75 per cent.The Sunshine Coast region was the busiest non- capital city region last week, with 52 auctions, however Wollongong recorded the strongest clearance rate at 78.6 percent.</p>

Scheduled auctions increasing, but still fewer than a year ago: CoreLogic

<p>While the number of adult children requiring financial support from the bank of mum and dad is lessening 74 percent of parents polled for a survey by finder.com.au are still helping out their kids over the age of 18 financially.</p>
<p>The survey found 12 percent receive help from their parents because they are saving for a home loan deposit, 11 percent say they support their adult children because they’re in debt and 28 percent of recipients are embarrassed or ashamed about getting financial aid from their parents.</p>
<p>Such financial help includes free or low rent, paying bills, university fees, white goods, or even buying a house.</p>
<p>Bessie Hassan, Money Expert at finder.com.au, says the percentage of adult children receiving financial handouts from their parents has fallen over the past 12 months. with the number of Australians that receive help from their parents dropping by 12 percent over the year.   </p>
<p>“It's human nature that parents want to step in if they’re child is struggling torepay debt or if they’re unable to complete a significant purchase such as a medical expense or a vehicle,” she said. </p>
<p>“Young adults can get into the habit of living beyond their means because they think Mum and Dad will always be there to get them out of hot water. </p>
<p>“A big part of parenting is helping your children become self-sufficient, and money matters should be no different.</p>
<p>“However, if you insist on giving money to your child, consider making it a loan with strict conditions on when and how it is to be paid back.</p>
<p>  “Trends in the employment market such as unpaid internships combined with rising property prices and large HECS/HELP debt required to pay off a tertiary degree are some factors that may be contributing to the large proportion of handouts from parents to their adult offspring."</p>
<p><span><strong>Men versus women</strong></span></p>
<ul>
<li>More women receive financial help from their <span id="0.1264793537557125" class="highlight">parents</span> than men, and women receive almost twice as much financial help with a significant purchase like a house or car than men. </li>
<li>
<span id="0.8965416448190808" class="highlight">On</span>e in six men (16 percent) are proud <span id="0.9900411360431463" class="highlight">to</span> admit they get handouts from their <span id="0.911558298394084" class="highlight">parents</span> compared <span id="0.011454666033387184" class="highlight">to</span> 14 percent <span id="0.8887502867728472" class="highlight">of</span> women. </li>
<li>A greater number <span id="0.47018751804716885" class="highlight">of</span> women (9 percent) are ashamed <span id="0.010757443262264132" class="highlight">of</span> the financial help they receive from their <span id="0.7568443964701146" class="highlight">parents</span> than men (7 percent). </li>
</ul>
<p><span><strong>State by state</strong></span></p>
<ul>
<li>Victoria is the biggest sponge state, with 65 percent <span id="0.8121267724782228" class="highlight">of</span> people getting financial help from their <span id="0.18340994301252067" class="highlight">parents</span>, while South Australians are the most independent. </li>
<li>The greatest number <span id="0.16462527005933225" class="highlight">of</span> Queenslanders (23 percent) were ‘slightly embarrassed’ <span id="0.3799958403687924" class="highlight">to</span> get financial help from mum and dad, followed by NSW and WA (22 percent). </li>

<p>As a benchmark for comparison, Table 1 (above) shows the current average apartment size (indoor area only) in inner Melbourne. <br><br>Note that the majority of Cremorne apartments sampled are from the proposed development at 2 Gough Street and is thus more of a reflection of this specific building than the entire suburb.</p>

<p>Looking at just two bedroom apartments, here are the suburbs with proposed developments that are bigger than average, followed by those below the average:</p>
<p>Above average two bedroom apartments: Abbotsford, Collingwood, Fitzroy, Richmond, South Melbourne</p>
<p>Exactly average: Coburg and Thornbury</p>
<p>Below average two bedroom apartments: Box Hill</p>
<p>Brunswick East, Cremorne, Highett, Preston, Reservoir</p>
<p>Balconies</p>
<p>The Victorian Government’s Better Apartments draft design standards suggests a minimum of 8m2 of outdoor area for 1 bedroom apartments and 10m2 for two bedrooms or more.</p>
<p>Most regions seem to exceed this standard, with the only exception being Cremorne one bedroom apartments (7m2). </p>
