New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

The current climate has ushered in a seismic shift in work culture, as many employees transition into a work from home set-up.

Work-life balance, commute times and the rising cost of living means that working closer to home has long been a priority for many employees. But not everybody’s home is going to be an appropriate work environment, and many employees crave the social and community aspects of the workplace, so the blending of the two will be essential.

Why a distributed model is the future of the workplace

The world is no longer as we once knew it, property markets across Australia are beginning to feel the ever-increasing weight of Covid-19. 
  
From the top, companies are ceasing their operations due to not having enough customers to purchase their products or services, landlords are put in compromising situations and not being able to lower rents due to current financial structures in place with their lenders and property investors who are geared to their maximum may all be feeling the heat at the moment.

The truth is until we know how long this pandemic will last, we really don’t know the full effect of Covid-19.

How resilient is the Australian economy?

It’s always a good time to buy if you know where and what to buy with the correct financial structure in place. Being proactive in an uncertain market can have its advantages. 
Property prices may fluctuate around 5% - 10% over this period, but this may not be in all cases. 
It’s a great time to take advantage of the established real estate market, however inventory is so low it may not actually change the value of the property at all. 
  
The Inventory available in brand new construction is also low due to the changes that took place in 2017 with Foreign Investment restrictions &amp; Banks tightening their belts. 
Many Developers were put in compromising situations, most deciding to hold off or delay the start of construction; big and small, as a result, today we have a lack of new properties available to purchase which may have actually helped keep our property market from falling even further today as it’s all about supply Vs demand. 
  
The brand-new construction market is what will also keep prices from lowering as Developers know that “this is just a phase &amp; it too shall pass”, They will not lower their prices and risk losing profits which would impact their current investors &amp; purchasers.

For a Developer to change prices he would expose his current purchasers and they would face valuation issues &amp; compromise all their future settlements for the project. 
  
If a Developer does want to sell due to financial need or if they just want to move on from the project, they will most likely offer a generous rebate, furniture package or holiday incentive to sweeten the deal. 
In brand new construction we need to take into account, The Developer has most likely paid a premium for the land in today’s pricing, hired a “state of the art team” consisting of architects, designers, builders, contractors and so on, lowering prices may not even be a possibility.

Trouble in today’s world.

We are living in a world where relying on capital growth may be a questionable approach when investing, over the last 5 years we know that growth in all the capital cities have certainly been slow, this could have been due to the rush of the rising property prices after the Global Financial Crisis when prices climbed to their highest, we may still be waiting for it all to catch up. 
Over the last 10 years we have seen the most growth in regional areas close to the capital cities. 
  
Investors who took this “Capital Growth” approach and purchased Apartments, Townhouses and Homes at premium prices across city locations happily organised finance on “interest only” loans and never questioned to pay off the principle in anticipation that capital growth would kick in &amp; their loan to value ratio would increase and they would have equity in their properties which would allow for a rental increase and options to refinance or borrow against. 
The issue is that over the past 5 years the capital growth never kicked in, their “interest only” period expired and loans switched to  “Principle &amp; Interest” and they are now up for an additional $1000 - $1500 per month.

This can be a scary place for an investor, especially if you have 2 or 3 properties in the same position or a mortgage…… 
  
Today, one of the safest ways to ensure you don’t get stuck in a scenario that you are cash poor is to invest in high yielding properties. 
Properties should be paid off as soon as possible to ensure you start to see the benefits of what investing in a property actually means, the goal is to purchase property that will provide you an income - not cost you money.

Slow &amp; steady wins the race.

In today’s environment it is important that we now take action and plan ahead. 
It’s important to start planting seeds now so our future selves are in a sound position to take care of the ones we love tomorrow.

The easiest way we can start to invest is to locate areas which have strong forecasts for future growth, career opportunities that can sustain strong population increase with efficient transport systems, elite schools and universities with a proactive government who are invested in increasing all of the above and evolving with the changing times.

In order to have exposure to the best investment markets, it’s imperative to take a nation-wide approach, this way you’ll have access to opportunities in markets that are in more favourable stages on the property cycle to the suburbs in the immediate vicinity around your local area.  
  
In order to identify these suburbs, it’s important to look at a number of micro-economic factors, these include population growth, infrastructure investment, employment growth, wage growth, future housing supply versus underlying demand, affordability, GDP for the LGA, etc. These factors will reliably indicate where to invest, looking further into the data will indicate when to enter this market.  
  
For example, looking at the construction of a train line, when will it result in price growth? When there is an announcement, when construction begins, on completion, or two years later when locals are raving about the shortened commute to work?

<h2>So, how do you know when it’s the right time to invest in a particular suburb?</h2>

In its most simplistic form, the <a href="/expert-insights/buying/how-will-the-coronavirus-impact-australia-s-property-market">property market</a> is either a buyer’s market, seller’s market or an equilibrium as it transitions between the two. Purchasing in the transition between a buyer’s market to a seller’s market still allows for a potential investor to negotiate a substantial discount and secure position in the market, while then subsequently benefit from the price growth that follows as demand increases and the market becomes more favourable for sellers. This transition window will never last longer than 10-12 weeks. What are the data points to look for when trying to identify a transitioning market?

Days On Market:  
The suburb’s days-on-market metric’s rate of change has stabilized and then decreased, quarter on quarter when analysing 90-day rolling averages over the last 4 periods. This is an indication of increased buyer demand as it is taking less time for properties to sell once they come to market. Moreover, an insight into the relationship between vendor expectation and market expectations. In very simple terms it is demand outstripping supply.

Vendor Discounting:  
The suburb’s average discounting metric rate of change has stabilised and is beginning to decrease, quarter on quarter when analysing 90-day rolling averages over the last 4 periods. This is an indication that vendors can be less negotiable on their asking prices as there is a healthy level of buyer demand

Sales Volumes:  
The suburb’s sales volume metric’s rate of change has increased consistently, quarter on quarter when analysing 90 day rolling averages over the last 4 periods. During a buyer’s market, listing volumes decrease as most vendors will wait to sell when market conditions are more in their favour. Movement in this trend in combination with positive movements in the aforementioned factors indicates an increase in sellers putting their property to market in order to capitalise on the level of buyer demand. 

Gross Yields: 
The suburb’s gross yield metric’s rate of change has increased when analysing its 90-day rolling average and also its 365-day rolling average. When this happens it generally means that tenants' interest is increasing in an area. Typically speaking they are future buyers, so this is a lead indicator of future buyer demand. 

Vacancy Rates:  
The suburb’s vacancy rate is below the long term (last five years) trend line’s median value. This demonstrates tight rental demand, an important factor for investors as the property needs to be easily leased. Demand outstripping supply is an indication of this. 

For each criterion above, a potential investor should apply a weighting to each score. If a suburb is weaker in one particular category, it may still be a very sound place to invest so it’s important to consider the data set above in context and in its entirety. 

Ultimately, by harnessing the power of the data available to us now it is possible to remove a substantial portion of risk from property investing. By analysing key sets of data and statistics, it’s probable to identify markets that are in the correct stage of the cycle to invest, this in turn will indicate to an investor <a href="/guides/how-to-invest-in-property-in-2020-the-ultimate-guide">where to invest</a>. Using Data To Make Informed Property Investment Decisions

The stage is well and truly set for the return of theatrical home sales in New South Wales, after the state government lifted restrictions on in-person auctions and open-for-inspections this weekend.
Real estate agents are back to selling homes in an environment that maximises their performance and prospective homebuyers have been able to inspect properties more easily.
The Northern Territory lifted restrictions on live auctions and open-for-inspections last weekend, while up to 10 people are allowed to inspect homes in Western Australia.
A return to the usual ways that people can buy, sell and rent property is the best news for the industry since mid-March, but the real benefit will come once we see increased real estate listings.
A big challenge for Australia’s economic recovery will be confidence, and right now, listing volumes are still well down.
Listings are down but buyer search activity is up
Since the weekly low over a month ago, buyer search activity on realestate.com.au has increased by 46 per cent nationally and is now flowing through to buyer enquiry.
Enquiry is now up 24 per cent compared to the same time last year. While the connection between buyer enquiry and transactions is not an exact one, it does show greater intent to purchase than searches alone.
There are many factors driving this uptick including a relatively low number of active COVID-19 cases, a stable banking system, incredible levels of government stimulus, and importantly, the gradual opening of the economy.
Interest in commercial farming surges ahead
Buyer interest in all commercial property types dropped in April with the exception of commercial farming.
Compared to April last year, demand (views per listing) is now up 22 per cent. At the other end of the commercial property spectrum, retail demand dropped 37 per cent and office demand declined 30 per cent.
Interest in commercial farming is likely to be partly driven by COVID-19. Unlike shopping centres and offices, which are experiencing high numbers of closed stores and empty spaces, farms are still operational, and people still need food.
Other factors also playing a role in commercial farming demand include the weak Australian dollar and the drought breaking,. Many buyers are also looking beyond seasonal and commodity cycles when purchasing.
Western Australia is attracting the most interest while South Australia is the only state with a decline in activity. During the drought, some WA commercial farms were recording bumper conditions contrasting what was happening on the eastern seaboard.
Homes are selling faster compared to last year
Interesting data looking at days on site from realestate.com.au outlines just how quickly homes are selling at the moment compared to the same time last year.
Seasonality often impacts how quickly properties sell. For example, selling a home in January generally takes longer than in September, which is also consistent with broader market activity.
Since COVID-19 lockdowns started in mid-March, days on site – the number of days a listing was active on realestate.com.au to the date it was delisted due to being sold – has increased.
However, this increase is not unusual and is typical of what we see in April given the Easter holiday period, as well as Anzac Day.
Encouragingly, days on site in April 2020 were far lower than what they were in April 2019. It is likely that the low number of properties for sale, combined with increasing levels of search and enquiry, are driving this trend.

There were just 109 auctions scheduled in Melbourne on Saturday, some six weeks into the online system, with the Domain Group recorded a preliminary clearance rate of 47 per cent.
It was from just 53 reported results plus 29 withdrawn properties.
Homes withdrawn from auction are counted by Domain as unsold when calculating the clearance rate.
There were 126 auctions scheduled across Sydney on Saturday, on the first weekend when vendors could switch campaigns to onsite in-person auctions with social distancing.
Domain Group recorded a preliminary clearance rate of 68 per cent from 73 reported results plus 21 withdrawn properties.

Not every buyer was comfortable to bid on-site on the first weekend back such as a five-bedroom house at 18 Eastcote Road, North Epping that attracted a mix of buyers on different platforms.
Four parties registered to bid: just one attended the auction on-site, another on the phone and two logged onto computers from home.
The property sold for $1.711 million to the bidder at the on-site auction.
“Real estate agents should limit the number of people viewing a property and attending an auction, follow stringent cleaning and safety guidelines, ensure clients do not touch surfaces and always have hand sanitiser available,” the NSW Treasurer Dominic Perrottet said.
“If we want to keep as many people in jobs as possible and businesses in business it is important to follow the safety advice and not put others at risk,” Mr Perrottet said.
“If people are not genuinely in the market for a new home, now is not the time to be having a look through their neighbour’s house.”
The nation's top selling sale was 30 Augustine St, Hunters Hil which sold for $1,917,000.
The nation's cheapest sale was $382,000 for a two bedroom unit at 8/30 Ashley St, Reservoir, according to Domain.

Guildford West mortgagee villa sells for minor loss

On the 25th of March, real estate agents were temporarily banned from hosting open property inspections and on-site auctions.
The ban resulted in changes to the auction process, which went from on-site to online. These changes are reflected in some startling data points in the auction results. Below is a summary of typical auction outcomes before and after auction bans were put in place.
The biggest stand-out in the data is an increase in properties withdrawn from auction. From the week ending 29th of March, to the week ending 3rd of May, the portion of scheduled auction events withdrawn averaged 45.8% across the combined capital cities market. This is about 8 times the 5-year average rate of withdrawn properties prior to COVID-19, which was 5.7%.
While withdrawn properties increased, the total number of scheduled auctions came down in the weeks after the nation-wide lockdown. This partially reflects vendors and agents adapting to the private treaty sale method, or adapting to online or over-thephone auctions. As a result, the withdrawn rate has since come down to 26.4%. The decline in auction volumes was also partly attributable to the Easter long weekend, which typically sees very low levels of listing, buying and selling activity
The clearance rate for the combined capital cities reached a record low (excluding January results which are seasonally impacted) of 30.2% in the week ending April 19th. This has since stabilised to 47.5% for the week ending 3rd of May.
The dramatic drop-off in the clearance rate was largely because CoreLogic counts a ‘withdrawn’ property as a non-sale. Meanwhile, 17.1% of scheduled auctions were passing in after the on-site auction ban was introduced.
Ultimately, most of the decline in the clearance rate can be explained through an engineered slowing of auctions. This is important to note, because clearance rates and changes in home values have historically been closely correlated.
At face value, the sharp fall in clearance rates implies housing values could follow a similar trend, however there is a good chance the relationship has at least temporarily disconnected due to the high withdrawal rate dragging the clearance rate to artificial lows.
Will the re-introduction of auctions have an impact on the residential market?
As open inspections are gradually reintroduced across the country, and onsite auctions re-commence in NSW, it is worth considering what impact, if any, this would have on the volume of transactions and price levels. CoreLogic estimates that the number of transactions has dropped about 40% over April, while prices held relatively firm.
Having multiple, potential buyers inspect property would increase productivity for agents, potentially enabling more stock to come to market.
Public auctions may expose buyers to their competition, which in a market where prices are rising, could induce people to make higher bids and become more competitive.But in the current market, consumer confidence is recovering from the lowest levels since the early 90’s recession, and prices are likely to start falling.
In Melbourne, where 46% of all capital city auctions were held in the 2019 calendar year, values already showed a 0.3% decline over April. This means the auction method of sale may be less popular with vendors and agents.
The easing of restrictions on auctions comes as the ABS reports that paid employment positions have fallen 7.5% across Australia, and total wages paid has decreased 8.2%.
Ultimately, being able to look at property, and bid publicly on property, does not increase capacity to buy property. The real estate industry is more likely to see a recovery when other sectors return to normal operations, and consumer sentiment lifts from its current lows.
