Port Melbourne townhomes come with up to $85,000 stamp duty saving

For buyers looking to get into Port Melbourne without compromising on space, a new incentive at the completed Port Lane townhome community could make the numbers considerably more attractive.
Developer ID_Land is offering to cover the full stamp duty for eligible buyers at Port Lane, potentially saving purchasers up to around $85,000 on a brand-new three-bedroom townhome.
The limited-time offer comes as the developer looks to attract more buyers to the completed community, where townhomes are priced from $1.16 million and ready to move into.
For buyers, the incentive removes one of the larger upfront costs associated with purchasing property, with ID_Land contributing the full stamp duty amount payable at settlement, subject to eligibility and contract conditions.
The appeal of Port Melbourne is well established. The suburb offers something increasingly difficult to find this close to Melbourne's CBD: the beach, expansive parklands, established neighbourhood amenities and easy access to the city.
Port Lane has been designed to make the most of that lifestyle, offering three-bedroom townhomes with rooftop terraces, generous living spaces and a more manageable alternative to a traditional family home.
The townhomes come in three configurations, catering to buyers with different space and parking requirements.
Entry-level homes, featuring two-and-a-half bathrooms and a single car space, start from $1,160,000. Larger townhomes with a generous main suite, two bathrooms and a double garage start from $1,350,000, while north-facing parkside homes with three bathrooms and a double garage are priced from $1,525,000.
Every home has its own rooftop terrace, providing an additional outdoor living space, with selected residences enjoying views towards the adjoining parkland.
ID_Land, the development arm of ID_CORP, has an established track record in Melbourne's medium-density housing market, having previously delivered townhouse communities in Brunswick, Pascoe Vale and Hadfield.
Its Brunswick development, The Barkly, won state and national Best Medium Density Development awards from the Urban Development Institute of Australia in 2017.
For Port Lane, ID_Land reunited several of its previous design collaborators, bringing together architects Rothelowman, interior designers Hecker Guthrie and landscape architects Tract.
Hecker Guthrie's interiors take subtle cues from the bayside setting, with fluted glass referencing the reflective waters of Port Phillip Bay, complemented by timber flooring and joinery.
Bathrooms feature walk-in showers and large baths, while the main living areas have been designed to connect with the homes' outdoor spaces.
Externally, Rothelowman has used a restrained palette of slate, cool grey and white, softened by timber finishes and touches of green. Tract's landscaping introduces pocket parks throughout the community, along with a planted entrance pergola.
According to the sales team, buyers inspecting Port Lane have been particularly drawn to the contemporary interiors, rooftop terraces and the opportunity to secure a low-maintenance home without sacrificing the space typically associated with townhouse living.
The generous, zoned floorplans have also appealed to buyers looking for separation between living and sleeping areas, while the community's relatively modest owners corporation contributions have been another consideration.
Location remains one of Port Lane's strongest selling points.
Port Melbourne Beach is around a five-minute walk away, while JL Murphy Reserve, with its sporting ovals, playground and community garden, is less than 500 metres from the development.
The Bay Trail and Lagoon Pier are also nearby, while South Melbourne Market is around a seven-minute drive and Melbourne's CBD can be reached in approximately 20 minutes by tram.
The townhouses at Port Lane were completed last year, and are ready to move in.
The stamp duty offer is available to eligible purchasers for a limited time. Refer to the contract for full terms and conditions.
