A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Elwood will soon be home to $35 million Canopy, a 58 apartment project at 12-14 Dickens Street, with construction expected to commence this year.
With designs from ROTHELOWMAN, <a href="https://www.canopyelwood.com.au" target="_blank">Canopy</a> will include one- and two- bedroom apartments over four levels from $480,000.
They will be sized from 45 square metres to 80 square metres.

Urban Inc are the developers behind the project.
Selling the development is 360 Property Group’s Evan Cathcart, who notes that the area has seen ongoing gentrification for many years.
“Recent changes in planning legislation mean there will be limited opportunities for purchasers to buy property off main roads in Elwood, so we anticipate interest in Canopy will be high,” Cathcart said.
“With Elwood’s forecasted capital growth over the next five years and the low vacancy rate of 1.7 percent, it represents a great opportunity for both owner occupiers and investors.”
In the development will be six penthouse apartments with two-bedrooms and two-bathrooms, including 35 square metre terraces. Meanwhile, each of the one- and two-bedroom apartments will have an individual terrace and ground floor terraces are adjoined by landscaped courtyards from MDG Landscape Architecture.

Each has one basement car park, and in total seven visitor car parks will be included as well as bicycle and storage cages. Security entrances with video intercom will also be included.
The expectation for building completion is late-2015, however other material suggests early 2016.

Construction to commmence soon on Canopy development in Elwood

Mentone is one of the Melbourne's more affordable bayside suburbs. But is it a good option for investors?
Bordered by <a href="/news">Black Rock</a>, <a href="/news">Parkdale</a>, <a href="/news">Cheltenham</a> and <a href="/news">Mordialloc</a>, <a href="/news">Mentone</a> is a large suburb located in Melbourne's south-east.
In 2012, Mentone had a population of 12,458, according to the Australian Bureau of Statistics. The average monthly mortgage payment in 2011 was $2,171.
The majority of the suburb's homes are occupied by families, rather than lone occupants or house-sharers; in 2011, 64% of Mentone homes were family-occupied. Of the suburb's 3,104 families, 1,371 with children under 15 and/or dependent students. The high proportion of families in Mentone is unsurprising, given some of the key drivers of demand in the suburb. Jason C Swift, director of Hodges Real Estate Mentone, says residents are attracted to the suburb's schools. "The area boasts a number of good public and private schools including Kilbreda College, St Bede’s College, Mentone Grammar School, Mentone Girl’s Grammar School and Mentone Girl’s Secondary College – providing families with children a great reason to reside in the area," says Swift. Schools remain a key concern for many buyers, <a href="/expert-insights/buying/suburb-spotlight-does-sandringham-s-lifestyle-market-stack-up-for-investors">as in the nearby Sandringham</a>.
According to Swift, lifestyle factors and local amenities are also a key quality for the suburb.
"Mentone offers a great beach lifestyle with many leisure activities at its residents’ front doorsteps. It is home to a number of sporting associations including a lifesaving club, cricket club, football club, tennis club and lawn bowls club," says Swift.
"For shopping enthusiasts, Mentone has a number of retail strips including Como Parade West and Balcombe Road. Surrounding side streets offer restaurants, cafes, supermarkets, bakeries, home-wares and book shops, and the strip alongside the Nepean Highway is home to many large furniture retailers, car dealerships and hardware stores. Furthermore, Mentone is situated close to Southland, one of Victoria’s largest shopping malls."

Located 21 kilometres from Melbourne's CBD, Mentone is still relatively well serviced by public transport and roads, Swift explains.
"Transport options for the commute from Mentone into Melbourne’s CBD are good, with both a reliable train line and easily accessible road links."
The Mentone railway station is serviced by the Frankston line and falls in Metro's Zone 2, meaning ticket prices are substantially more for Mentone residents than they are for those in Bentleigh, five stations closer to the city. A train trip into the city will take Mentone residents around 40 minutes.

According to Swift, the suburb offers a diverse mix of properties for investors.
"A wealth of choice is available when it comes to property in Mentone and a wide range of architectural styles span the area including Victorian homes, Edwardian properties, 1940s to 1970s architecture and an array of contemporary style homes," says Swift.
RP Data records the suburb's median house price for June at $1,138,800. However, it's unclear whether this is a monthly fluctuation due to a few high value home sales in the suburb - in May, the median house price was $885,000. The median unit price for June was $289,500. In May, it was $505,000.
Given the suburb's size and the variety of homes on offer, Swift says buyers should be careful about the Mentone properties they consider.
"When looking to purchase in Mentone, it pays to be wary of properties that are close to the Nepean Highway or too close to Mentone’s train line. Mentone is a large suburb with great variation in property values so prospective buyers will do well to fully research the street or area of Mentone that they are looking to purchase in," he says.
"For example there can be a notable price differentiation between properties located on either side of the Nepean Highway."
This <a href="https://www.realestate.com.au/property-house-vic-mentone-116997327" target="_blank">three bedroom home</a> on a 779 square metre plot on the beach side of the Nepean Highway sold last month for $1,170,000.

Swift says the suburb's bayside appeal attracts interest among buyers.
"As with many other suburbs along the bay, there is a high demand for property in the area, with an impressive average of 52 people looking at each property compared to the state average of 22 people per property," he says.
Despite the suburb's appeal to owner-occupier families, the suburb's rental market shouldn't be overlooked.
"For those looking to invest in Mentone, there is potential to realise great capital growth on properties located in the suburb," says Swift.
"Renters represent 29% of the market and are attracted by the area’s excellent transport links and schools. Rental properties typically fetch an average of $500 per week for a house and $340 per week for a unit. Both houses and units in Mentone tend to experience good capital growth, with annual price increases for homes averaging 5% and 8% on units," he explains.
"For the astute property buyer, Mentone has a significant amount to offer including a good village lifestyle, great transport links, attractive schools and beautiful beachside living," says Swift.

Suburb spotlight: Mentone's family appeal

A $50 million hotel in Palmerston’s CBD has been given development approval, as Stage One of the Maluka Views development project.
The 161 room hotel, including 32 suites and 41 short stay apartments, will be behind The Hub on Roystonea Avenue, and is being created by local investors John ‘Foxy’ Robinson and Mick Burns.
Peter Chandler, Minister for Lands, Planning and the Environment, said that with two suburbs currently under construction and the area growing it’s crucial to utilise the CBD.
“This site has sat vacant for many years and the government has released it for development through our urban infill strategy which has identified 70 parcels of Crown land across the Territory which could yield up to 2,700 dwellings,” said Chandler.
“Hotel accommodation is under immense pressure, especially in the Dry, this development will bring online much needed rooms for the developing City of Palmerston.”
Stage Two of Maluka Views will be residentially-focused, with a mix of commercial, retail and alfresco dining to be offered.
Robinson said that they have confident in Palmerston’s growth.
“There are 50,000 people living in Palmerston and the Rural Area and there is nothing of this standard for them to access,” Robinson said of the decision to pour funds into the project.

A portion of property investing is often related to creating equity in a property – through developments, subdivisions and even renovations.
It's unsurprising, especially with shows such as <a href="/expert-insights/building/want-to-join-the-block-2015-heres-how-to-apply">The Block</a> and <a href="/expert-insights/building/underdogs-adam-and-lisa-win-house-rules-season-two">House Rules</a>, that renovating is a much discussed aspect of real estate for both home owners looking to improve their properties, and investors looking for bang for their buck.
Our Tuesday Q&amp;A is with Renovating for Profit’s Cherie Barber,  where we ask about essential renovation skills, the experts you can’t do without and whether you can really make money from a quick cosmetic fix up. Which skill is more important for renovating – a good eye for design or good management skills? I’d say good management skills are essential, whereas a good eye for design is definitely an asset, but you can always call on professionals to help out with that.
In the renovating game, it’s those with exceptional time management and organisational skills, who are great negotiators and communicators, and who know how to accurately set a budget and stick to it… they’re the ones most likely to succeed and make money.
A creative eye, without all those skills, might get you a beautifully renovated property, but it could send you broke! If you could choose just one professional as your “go to” for a renovation project, who would they be? I rely heavily on all my tradies, so choosing just one is difficult, but I’d say a really skilled carpenter is your biggest asset. They’re a jack of all trades who can turn their hand to most things, whether it’s putting up a stud wall, putting in a kitchen, making built-in seating for a courtyard or just smart shelving.
You really need a second in command on a project that you can depend on, so a carpenter would be my “go to” guy if I had to choose just one. Do you think there are any difficulties for women renovating? To be honest, it took me a couple of renovations to gain my confidence working as the only female on a building site – and not just the only female, but the one in charge! Not all blokes are comfortable with that, especially in a male-dominated industry like the building trade.
I’ve found the key is to be calm, assertive and very clear and direct in my communication style.
Never get emotional. You’ll minimise misunderstandings and disputes by having everything in writing, so if there’s a disagreement over an aspect of work or money, you have your written contract and detailed scope of works to fall back on. “Firm, but fair” is an approach that tradies understand and respect, whether you’re male or female. 
Friendliness goes an awfully long way on a building site. No one likes a dragon lady! Can buyers really make money with a cheap cosmetic renovation?  (Must read: <a href="/expert-insights/what-is-a-cosmetic-renovation-investment-terms-explained">What is a cosmetic renovation?</a>) Absolutely - loads of my students have done it! But you have to target the right properties.
If you’re looking for a two-bedroom apartment to renovate in a certain suburb, and you find that renovated and unrenovated two-bedders are pretty much selling for the same price, then it’s unlikely you’ll make money on the renovation.
You need to find decent “pricing disparity” – suburbs where buyers are willing to pay a premium for smartly renovated properties. That’s why careful research is so critical.
Buy the right property, in the right suburb, at the right price, and yes, you can definitely make money on a cosmetic renovation.

There’s a few thing buyers really don’t like. “Popcorn ceilings” are definitely one. They’re the spray-on ceilings that were especially popular throughout the 60s and 70s, and often contain asbestos. Visually they’re ugly and people don’t like the idea of asbestos in their home. Skinny little skirting boards and architraves always look cheap.
I hate bad layouts that don’t make the most of the available floor space, and unruly landscaping that was never properly thought out in the first place. And anything terracotta coloured – whether it’s tiled roofs, pavers or brick houses! Speaking of brick (especially those terracotta and blonde ones), rendering them is absolutely compulsory in my book. Are there any people who should not renovate a property? This probably relates back to question one, and the importance of excellent organisational, budgeting and negotiation skills. Those three cornerstones are just such a big advantage in the renovating game.
If you don’t have a single one of them, well, then you’re really going to struggle. Renovating isn’t an automatic road to riches. It takes time, focus, dedication and a lot of hard work to be successful.
Unless you’re willing to put in the hard yards to educate yourself about what’s required and then get out there and do it, you might be better off sitting at home. Trying to “wing it” is simply a recipe for disaster.

Can cosmetic renovations really make money? Q&A with Cherie Barber

Houses within 10 kilometres of Melbourne’s CBD are now typically worth $1 million, new figures from Real Estate Institute of Victoria show.
Inner Melbourne stretches from <a href="/news">Coburg </a>in the north, <a href="/news">Ivanhoe </a>in the east, <a href="/news">Caulfield </a>in the south and <a href="/news">Tottenham </a>in the city’s west.
The 87 suburbs rage from <a href="/news">Toorak </a>being the most expensive at $2.43 million to <a href="/news">Maidstone</a> the most affordable of the inner city ring at $555,000.
The overall median house price for Melbourne’s inner suburbs has risen to $1,027,500 by the end of June, a $13,000 (1.3%) lift in prices from the $1,014,500 median in March.

The March figures were the first time the median for inner-Melbourne hit six figures.
There were 52 suburbs across Melbourne that had a median house price in excess of $1 million in March quarter 2014.

The REIV president Neville Sanders said the latest modest lift in the June quarter showed it "wasn’t a spike or aberration".
The March quarter was substantially more than $979,000 in the December median.
There are 83 suburbs that make up inner Melbourne have recorded a 15% boost in auction numbers to 7,282 auctions, with almost 5,400 sold under the hammer.

Inner Melbourne's million dollar house median no aberration

Adelaide’s residential property market is in a slightly better position than it was 12 months ago, according to Herron Todd White.
" It is fair to say that it is no longer the buyers' market that it once was," the latest report by the valuation firm advised.
 The number of days on the market has reduced, vendor discounting has tightened, sales transactions have increased and in that time there has been around a 3% improvement in median price.
Investment activity appears to have increased in the past 12 months or so as investors try to capitalise on the current market conditions that see vacancy rates remaining low, rental rates steady, and low interest rates persisting. 
"With the property market in Adelaide having reached the bottom of the cycle investors are now more confident that property will start to see some improvement in capital growth in the medium to long-term," the report said.
With only a slight annual increase to Adelaide's median price, the report suggested $500,000 would still buy much the same as it would have last year.
It noted $500,000 can currently buy in the inner suburbs, less than seven kilometres from the CBD, including Norwood, Parkside, Unley and Prospect, but "more and more difficult" in older established suburbs located close to popular shopping strips and centres, and dining and café precincts. 
"Proximity and access to the city is probably the biggest selling point for these areas."
Property within these suburbs that have a price tag of less than $500,000, can secure an older style two bedroom unit or attached cottage/maisonette on a small allotment.
"Tenant demand within these suburbs remains high, with very low vacancy rates as a result.
"Tenant demand should also maintain current rental rates with the potential for slight increases over time. 
The current rental rate is around $350 to $500 which would roughly equate to a gross yield of 3.5% to 5%. 
"Properties within these locations are also expected to experience solid capital growth in the long term with property investment in these suburbs somewhat akin to blue chip shares," the report said. 
Within the next zone of 7 to 25 kilometres from the city $500,000 will purchase an older three bedroom house on a large allotment (500 to 900 square metres) or a newer three bedroom house on a smaller allotment (200 to 500 square metres). 
"The older dwellings on large allotments have the possibility of renovation, extension or even sub division in the future to increase capital worth. "The prospects for solid long term growth are good. 
"Yields in this area vary and would expect the average yield to be in the order of 4% to 5%."
Suburbs greater than 25 kilometres from the CBD considered to be the outer suburbs, include to the north, Elizabeth and Davoren Park where it is possible to purchase a basic two to three bedroom dwelling of 100 square metres on an allotment of 400 to 800 square metres for $130,000 to $200,000.

Adelaide no longer the buyers' market that it was: HTW

There has been a concerted media push recently to stoke the Melbourne versus Sydney rivalry, in light of Melbourne's booming apartment sector. All in all these articles have been written well and are quite informative, with a pinch of 'Yeah we're better than you' from either side for good measure.

<a href="http://theage.domain.com.au/real-estate-news/sydney-losing-tower-race-20140704-zsrcp" target="_blank">The Age</a> provided an overview of Melbourne's 22 towers beyond 200 metres (add <a href="/new-apartments/madison-grand-334-city-road-southbank">334-344 City Road</a> to the list) while also suggesting Sydney had a serious case of envy. Within the article Victorian Planning Minister Matthew Guy declares "Since 2010, 54 per cent more homes have gained building approval in metropolitan Melbourne than in Sydney and 11 per cent more than the entire state of NSW."

<a href="http://news.domain.com.au/domain/real-estate-news/youve-got-the-wrong-city-gvner-20140703-zsuuh" target="_blank">Domain</a> and <a href="http://www.afr.com/p/national/sydney_melbourne_in_biggest_city_oTvYbTsbP6iH0rriJTLoHP" target="_blank">AFR</a> have also chimed in with pieces alluding to Melbourne's population on target to overtake Sydney's in due course plus the spectre of there being a glut of rental properties on Melbourne's horizon.

The most surprising (or maybe not) find in researching the current development back and forth came when assessing The Australian's <a href="http://www.theaustralian.com.au/projectapartment" target="_blank">Project Apartment</a> publication, which in theory provides an overview of the nation's apartment sector.

There is nothing to suggest it isn't a national publication aside from the content of course. 32 glossy pages with only a half page spread dedicated to Melbourne's risk of oversupply. Even white-hot Brisbane barely rated a mention while the lion's share of content and advertising was dedicated to Sydney; the sun does surely shineth out of Sydney's...

Prime Minister Tony Abbott said of the The Australian this week "It has a national perspective, not a parochial one... The Australian alone is dedicated to our country." Upon first reading The Australian's Project Apartment publication, I'd rather dedicate it toward use in the throne room.

The Australian's cockamamie publication aside, the rippling of media attention on the topic does allude to a more genuine discussion point: there is a competitive and sometimes frictional dynamic between the two cities that spurs both forward.

Melbourne has been and continues to be the star performer in the eye of many an Asian property developer, to the point where the local scene is awash with apartment projects. Could Sydney benefit from Melbourne's success as our city approaches a peak in development activity?

The Harbour City is opening up to a wave of new boutique developers, with a focus on medium density developments as opposed to residential towers which is currently trending in Melbourne. A prime example is Melbourne-based Fridcorp's push into the Sydney market which recently yielded $100M in apartment sales within two hours.

Both cities are powering ahead in the development stakes, but as has been communicated to Apartments.com.au via an industry figure, the movement of top tier architectural firms and developers to Sydney indicates three things:

	<li>Melbourne developers are 'market ready' and have been active and adept in a heated market for some time.</li>
	<li>Sydney is now white-hot with opportunity and is eclipsing Melbourne with job prospects.</li>
	<li>The Melbourne industrial landscape has engendered somewhat more of a 'constrained' construction climate.</li>
</ol>

I'd suggest that in a roundabout fashion, both cities feed off one another while maintaining distinctly different identities. Apartments.com.au will enlist the help of some industry players in future articles to further explore this topic.

Observing the current Melbourne-Sydney development dynamic

A weekend Artarmon auction offering has sold for a record $2.82 million. 
The four-bedroom house at 12 Harden Road was offered for the first time in 99 years selling <a href="https://www.realestate.com.au/property-house-nsw-artarmon-117219459" target="_blank">through agent Danny Grant, of Ray White Lower North Shore.</a>
Some 27 contracts were issued with six registered bidders who'd been given a price guide of around $2.5 million.
It sold to a local family with four children who lived in the next block, the local News Ltd paper reported.

The Federation home on sandstone foundations had been in the same family since 1915 with the current vendor's aunt, school teacher Elsie Greig residing in the house through her entire life.
The aunt’s parents bought it as newlyweds after Bonnor Court was constructed amid orchards.
The 1,400 square metre holding came with tennis court, reportedly one of only two courts remaining in Artarmon.
The median house price in Artarmon is at around record $1.7 million levels, <a href="/news">according to RP Data</a>.

Stayput aunt's Artarmon Federation fetches record price after 99-year ownership

The third building in Parramatta’s $550 million Promenade development from Starryland Australia has been released, bringing 153 apartments to market.
On the northern bank of the Parramatta River, they follow Promenade’s first two buildings with 124 apartments, that sold out in May 2014 at launch.
The first two towers are currently under construction, expected to complete in late-2016.
It is expected that 11 towers will be built in total by Starryland Australia, which was <a href="/expert-insights/buying/chinese-developer-taking-550-million-step-into-sydney-with-11-towers-in-parramatta">established by the 23rd largest publicly-listed company in China, Fuxing Huiyu Real Estate Co Ltd</a>.
A display centre at 1/28 Macquarie Street has been built for Building Three.
Marketing the project is Savills Residential, who expect interest from investors and owner occupiers.
Director of Savills Residential Projects, Irene Lau, said that there had been many young couples making their first property purchase.
“For business people the close proximity to transport, dining, shopping and recreational facilities were influencing factors,” said Lau.
Each apartment will have a balcony or courtyard, with the entire development to have 1.2 hectares of landscaped open space, a pedestrian bridge over the river and a walking/cycling network.
There will be six one-bedroom apartments, from $440,000 with 44.2 square metres to 49.4 square metres. Those with studies, of which there are another 17, are from $465,000, and span 46.7 square metres to 69.9 square metres.
The majority will be two-bedroom apartments, with 125 up for sale from $585,000. They are sized from 63.1 square metres to 98.8 square metres. Lastly, there will be five three-bedroom apartments from 83.8 square metres to 112.4 square metres, and priced from $850,000.
Each apartment has one or two secure car spaces, with 70 visitor slots allocated.
Parramatta Lord Mayor John Chedid said that it’s an exciting development and called it a “welcome addition to our expanding skyline”.
