One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Comparison guide between Sydney's Botany and Brisbane's Milton

Quarterly growth in the value of Sydney’s median house was a modest 0.03 percent for April, off the back of losses in the March quarter according to Residex.

Residex state Sydney has a stagnant median house value of just over $1,040,000, where it has been hovering around since January, however units in the Sydney market increased a significant 1.26 percent over the April quarter, following losses in January. The median Sydney unit is now at a historic high of $695,000.

According to Residex the Melbourne market experienced more significant easing in the April quarter, with the median house and median unit value dropping by approximately $5,000 and $3,000 respectively. 

Table 1 presents the statistics summary for April.

In our Purchase or Pass segment this week we are joined by Anthony Bell from Bell Partners, Nathan O'Brien from Century 21 and Tom Panos from News Corp we take a look at an investment property based that’s recently been on the market and we discuss the pros and cons and whether we would buy it personally.

It’s a <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/apartment/nsw/eastern-suburbs/coogee/299216" target="_blank">2 bed, 1 bath unit with lock up garage</a>, 8.4kms from the CBD and just 130m to put your toes on the sand of the local beach. It’s in a very small, boutique Art Deco, security block of 6 units, with no lifts, gyms or pools. There’s 2 large double bedrooms, a deluxe gallery kitchen and a designer bathroom with separate shower and bath. Whilst it is not on title and hasn’t been advertised as such, it is possible to park a second car outside your garage.
Chris: So, talking to you Nathan, what are your initial thoughts on it?
Nathan: Generally speaking Chris, I think it looks to be a well maintained property. It is looking a little bit old, but I think it presents well. 
Chris: Yep, sounds good. Now, Antony, it’s probably good for an estate agent to be honest and to not have advertised it as two spaces when it’s only one
Antony: Yeah, I think if you’re getting it for free, you know, it’s an excellent proposition, but if you’re paying for it I’d be obviously checking the contract and checking what the real rights to that property actually are. Look, I think that property ticks a lot of the boxes, I wouldn’t say all of them, the age of the building (that) was just mentioned is a very poignant piece to take into control and so the body corporate and where that’s all up to, to me, would be high on the examination list.
Chris: Look, that’s probably one of the things, having a small block. People say ‘why should I have a small block rather than 100 people in there?’ If you’ve got six people to convince, I’m sure you guys get to deal with these strata issues, how easy is it to deal with the six people to make a decision versus the 100?
Nathan: Absolutely, it’s a lot easier when there are less people involved, however, I think at the same time, I think overall just coming back to your questions, it’s an appealing block, but I think also that can be a bit of a challenge at times with strata costs as well. So, you’ve got to weight up the pros and cons.
Chris: And also give them the right kinds of things for the suburbs, because some people love the lifts, gyms and pools, but it could be argued, well, if the beach is around your doorstep why do you need all that kind of stuff.
Antony: I think that’s important, I do like units that have outdoor space attached to them, meaning a balcony, or some opportunity to… actually just while you’re inside your living space you get a shot at just walking out… but it’s still ticking all the boxes.
Chris: Again with the second parking, whether you’ve got it on title or not… if you can use it, how many renters and owners die for something like that?
Antony: Look, on a beachside place you can only imagine parking on a Sat or Sunday is going to be an absolute difficult thing to pull. So, if it’s through the body corporate records, it’s not on title but it’s actually awarded to the owner of the strata, then I’m a like for it and I think that becomes a really important part of the second spot in today’s sort of living- very rarely do you have a family of one car and it gives you the opportunity of bringing other tenants in or share apartments and that will push the rent up.
Chris: I mentioned that the agent, we don’t mention which agents are selling these properties or the addresses or anything, but this agent, he’s done the right thing, he’s advertising it as one rather than two. I guess from your perspective being an estate manager, there must be a lot of pressure on agents now, you’ve got to do the right thing and you’ve got to advertise legally what it is.
Nathan: Absolutely, you’ve got to not misrepresent the property in any way shape or form but the fact that you’ve got the space there for a second car, it’s a huge selling point. Especially for when you’re looking for the right tenant, you really want to maximise your rent there. It’s definitely a great value add to that property.
Chris: Again, probably going back to the clearance rates our conversation right at the start of the show, these kind of things are so unique the clearance rates on those are nearly 100 percent no matter what the market, aren’t they?
Antony: Yeah, hot demand on both sides Chris. Hot demand on clearance rates, which means that there would always be an upward pressure on pricing.
If you’re an investor and survive the negative gearing onslaught … if you lose a tenant, your speed to acquiring a new tenant is going to be very very fast in areas like that so your days off market, rent wise, are going to be very very few.
Chris: Purchase or pass for you
Antony: I would buy
Chris: and how about yourself
Nathan: Yeah, same with me, purchase 
Chris: I think this is a cracking unit if you’ve got the funds to buy it as it really does tick every single box. The rent in winter in a more expensive property might drop down below 4 per cent at times but I think the capital growth will more than compensate so I would buy.

Chris Gray's Purchase or Pass: To buy or not to buy

A new shopping centre is slated to be built in Sydney's western suburb of Glenmore Park following the $7.22 million sale of a 2.11 hectare island site.
The property, 90-98 Glenmore Ridge Drive, Glenmore Park, is located in the heart of the Glenmore Ridge residential community development, is bound by Darug Avenue, Glenmore Ridge Drive, Glenholme Drive, and Deerubbin Drive. 
Mintus Properties Pty Ltd purchased the site from Lensworth Glenmore Park Limited, a subsidiary of Stockland Development Pty Limited.
NSW director of retail investment services at Colliers International, James Wilson, said the surrounding master planned community has undergone a transformation from a new suburb into a developing community with this neighbourhood development delivering the retail component of the original vision for the precinct.
“The increasing lack of supply for quality neighbourhood centre sites in greater Sydney shows no signs of slowing down, given the sharp yield compression experienced over the past two years for completed investments," he said.
 “The uplift in value for neighbourhood sites and shopping centres can also be attributed to the high levels of capital we are seeing from domestic and offshore investors combined with the low cost of debt in the current record low interest rate environment."

Inner Melbourne leads auction volumes: CoreLogic

Sydney has a preliminary clearance rate of 77.1 percent for the week ending June 26 according to CoreLogic, up from 73.4 percent last week.
The Baulkham Hills and Hawkesbury region had an 86.7 percent success rate and the Eastern Suburbs and the Northern Beaches both reported an 84.9 percent preliminary clearance rate.

Clearance rates high in Sydney's Baulkham Hills, Hawkesbury region

Dandenong had Melbourne's cheapest sale when a two bedroom apartment at 7/40-42 Hemmings Street (above) fetched $168,000 through Barry Plant in a pre-auction deal.
It leases at $260 a week.
It previously sold at $56,000 in 1997 and <a href="https://www.barryplant.com.au/dandenong/property/536388/7-40-42-hemmings-street-dandenong/" target="_blank">$113,000 in 2003</a>.
The Brexit decision had zero impact with Saturday auction clearance rates continuing steady or improved conditions across the major auction cities.
Melbourne's top sale was $3,065,000 when an original three-bedroom house on the Aspendale beachfront sold after its weekend auction.
The redevelopment block of 570 square metres at <a href="https://www.realestate.com.au/property-house-vic-aspendale-122831358" target="_blank">34 Bowman Street</a> (below) had been passed in at $2,945,000 by the RT Edgar auctioneer.

The 1970s classic single storey house came with approved plans for a luxurious view-filled five-bedroom, four-bathroom home, designed by Wolveridge Architects. 
The beachfront had sold last at 2014 auction for $2.65 million, when offered at $1.9 million plus.
The price guidance this time was $2.7 million to $2.97 million.
The street's top sale sits at $3.65 million since mid last year for a 2004-built home.
The nation's top sale was in Kirribilli, when Michael and Louise Tang, who operate supermarkets in Papua New Guinea, put their nearby terrace to by invitation-only auction yesterday.
There's been no formal price disclosure, excepting the <a href="https://www.realestate.com.au/property-house-nsw-kirribilli-122738302" target="_blank">Willoughby Street property</a> (below) sold for somewhere within its price guide of $8.75 million to $9.25 million to north shore buyers.

There were three registered bidders when auctioned through Belle Property. 
Kirribilli's median house price sits at around $3.3 million.
Last traded at $2.55 million in 2000, the renovated five-bedroom, four-bathroom property has a library, guest suite, media room.
There's a north-facing rear garden and a pool.
Sellers have surged into the market over the past fortnight to avoid a clash with the federal election to be held next weekend, and also to avoid the school holidays too.
Melbourne hosted around 1,025 auctions, down from 1,085 last weekend, but higher than the 1,007 held one year ago, according to CoreLogic.
The initial results reflected a 68 percent success rate, signifying the third week in a row where Melbourne’s clearance rate sat below 70 percent.
Sydney’s 77 percent success rate was higher than the 73 percent in the prior weekend, but lower than the 82 percent of one year ago.
For the tenth week in a row, Sydney recorded a clearance rate in excess of 70 per cent. 
CoreLogic spokesperson Kevin Brogan said the Sydney clearance rate had "maintained strength" over the past six months.
Brisbane 171 auctions secured a 48 percent initial clearance rate, compared to 45 percent last week and 46 percent one year ago.
Adelaide's clearance rate remains in the 60s, with 89 auctions securing a 67 per cent success rate.
"Over the past three weeks, the number of auctions held in Adelaide has held relatively steady and is also comparable to one year ago," Kevin Brogan said.
There were 42 Perth auctions held this week, with a fall in the weekly clearance rate, to 28 percent, from 31.9 percent from last week.
Canberra’s clearance rate rose this week, up from 61 percent last week to 64 percent this weekend.
Overall the national auction clearance rate sat 69 percent, up from 67 percent last weekend.
The rise represents a further improvement from the recent 65 percent low over the weekend leading up to the Queen’s birthday public holiday.

Aspendale knockdown sells amid Melbourne's softening market

Tim Gurner's newly proposed apartment development at 156-162 Alfred Street, Brisbane, will now be developed in the next property boom.
The Melbourne developer had just received approval for a $140 million apartment project in Brisbane's Fortitude Valley, but says he will now wait for the next cycle to develop. 
"There is no doubt that the Brisbane market has slowed in recent months," he told the Australian Financial Review.
"Developer funding challenges and increasing construction costs have made the environment increasingly difficult to get new projects off the ground in Brisbane, but we are committed to Fortitude Valley and excited to launch this project in the next market cycle," Mr Gurner said.
His proposed 15-level building on Alfred Street, designed by Elenberg Fraser, would have provided 184 apartments.
Mr Gurner said that his financing was secure but he had known of several other projects where financing had been knocked back. 
"It is the escalation of construction prices in Brisbane in the past 12-18 months that will pose more of an issue," Mr Gurner said.
"Projects that weren't fully pre-sold last year are now not viable given the recent spike in construction costs, which is incredibly shortsighted as this will only hurt builders and trades in the following 12-36 months when there won't be any new projects to commence construction," he said.
Construction on his $600 million FV project proceeds elsewhere in Fortitude Valley, at Brunswick Street, Alfred Street and Barry Parade, in what was Gurner's first foray interstate.
The project, also been designed by architects Elenberg Fraser, secured strong sales after its late 2014 launch.
Dubbed by the Melbourne Age newspaper as "gym owner turned blue-collar then white-collar property developer," Gurner is speculated to have sold a major development site in Footscray.
The 1 Warde Street site covers 2170 sq m with a permit for towers rising 26 levels and containing 388 dwellings atop a commercial component.
Set within the state government's Joseph Road urban renewal precinct, The Age advised the recent sale price has not yet been disclosed by CBRE's Mark Wizel.
More than $10 million had been sought.
Tim Gurner was among a group of young property developers who burst onto the recent BRW Rich 200 list this year.
He was the list's youngest debutant, aged only 34 and with an estimated $460 million fortune. 
Gurner is concentrating mainly on Melbourne but has in the past month settled on two sites in Sydney.
