<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>

<p>Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.</p>

<p>Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.</p>

<p>The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.</p>

<p>Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.</p>

<p>The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.</p>

<p>The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.</p>

<p>According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."</p>

<p>"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.</p>

<p>"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.</p>

<p>"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."</p>

<p>The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.</p>

<p>COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.</p>

<p>The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.</p>

Urban Property Group unveils trio of towers for next stage of new Wollongong precinct, Keira Place

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>Following care labels can help determine when something is delicate and needs to a bit of extra care when washing – but how much detergent is the perfect amount?</p>

<p>The right amount of laundry detergent to use in each wash is dependent on many factors, such as the type of washing machine you’re using (front or top loader), the volume of clothing you're washing at one time (half load, full load), how dirty the items are that you are cleaning and the concentration of the detergent you are using. </p>

<p>The same can also apply for dark clothes if you use <b>too much</b> detergent, there can be a build-up of soap, and if the dosage is too strong it can also strip clothing of colour more quickly. Again, <b>reduce</b> the amount of detergent you are using. </p>

<h2><strong>Stiff or scratchy clothes</strong></h2>

<p>If you use <b>too little</b> detergent, there won’t be enough active ingredients to block the hardness of the water, affecting the softness of the fibres, so your washed items may come out of the machine with a coarse feeling. In this case, <b>increase</b> the amount of detergent slightly and see if this improves the results of your washed items of clothing.</p>

<p>When you use too much detergent, it can leave traces of detergent residue left on clothes after washing, and can also result in stiff or scratchy clothes. <b>Reduce </b>the amount of detergent and see if this resolves the problem.</p>

<p>As well as the dose, it’s essential to ensure the washing machine isn’t overloaded with garments, as this can prevent items from moving around correctly in the water and detergent. An overloaded washing machine can also affect the machine’s ability to clean items thoroughly.</p>

<p><i>A final word of advice</i></p>

<p>Always wash whites with whites, as some colours can transfer over time and affect the brightness of lighter coloured items.</p>

<p>One opportunity may be to invest in an off-the-plan purchase which allows you to pay a deposit now and typically complete the purchase in 12-24 months time - by which time COVID-19 will likely no longer be a serious threat.</p>

<p>When it comes to buying off-the-plan there are several steps you should take to ensure you are best positioned to make a thoughtful and informed decision.</p>

<h2><strong>Investigate the track record of the developers</strong></h2>

<p>It is crucial to do your research into the developer and builder. Look at what other projects they have worked on. Were there any issues with previous developments, both during sale and after completion? What was the outcome? Ideally, the off-the-plan development will be produced by a developer and builder with an excellent reputation in the industry and community.</p>

<h2><strong>Research the location </strong></h2>

<p>Where is the property located? Do your research on population growth forecasts, vacancy rates, expected rental income, local infrastructure, walkability, transport links and more, to get a sense of whether the location represents a good investment.</p>

<p>Areas with a high percentage of owner-occupiers are far less likely to suffer price falls due to oversupply issues and are more likely to have well-performing rental markets. The biggest price falls in any vulnerable property market will be the investor grade product in oversupplied suburbs. If it is not practical to do this research in person, then you can take the time to contact local property agents and businesses in the area who can fill in the gaps.</p>

<h2><strong>Review the quality of the project </strong></h2>

<p>A higher-quality project will always perform better. Look for projects with larger floor plans and lower density. Will the property have street appeal? Will the property have high-quality finishes and appliances?</p>

<p>It may make sense to focus on developments that are aimed at the local owner-occupier market, not just investors, as they will typically be of a higher standard and likely to be in greater demand from a rent and resale perspective.</p>

<h2><strong>Negotiate favourable terms</strong></h2>

<p>Once you have undertaken due diligence on the property itself, the next thing to do is to work with the developer or your buyer's agent to see if you can negotiate flexible terms which will reduce any risk to you. In the current environment, buyers are in a strong position to negotiate.</p>

<p>Consider terms such as the ability to exit your investment without penalty if your job situation changes in the future, a reduced deposit (for example 5% instead of 10%) or a 12-24 month rental guarantee. These protections should not be contingent on an inflated selling price. Make sure the terms in the contract are favourable and take into account the current economic conditions.</p>

<h2><strong>Is now a good time to buy an off-the-plan property?</strong></h2>

<p>With limited property supply, record low-interest rates and government stimulus flowing, we’re likely to see a positive flow-on effect to the property market post-COVID-19.</p>

<p>For investors looking for opportunities, now may be a strategic time to secure a high-quality off-the-plan property under favourable terms, something that may be a lot harder to achieve once buyers and investors return to the market in numbers.</p>

How to research an off-the-plan property thoroughly and effectively

<p>Never in our lifetime have we experienced such a global shock that has also provided a unique opportunity to take stock of our lives. Many of us are pausing to consider what areas we’re happy with, what we need to change, and new habits we would like to form to enable a more fulfilling life.</p>

<p>We also face challenges that have put a spotlight on our finances and show us just how financially resilient we may or may not be. This can be a confronting situation to find ourselves in but, like anything, we get to choose how we respond to the challenge.</p>

<p>I believe that there has never been a more critical time to take a closer look at our finances and set ourselves up for a less stressful and more prepared approach to our financial future.</p>

<p>In my work as Assemble’s Financial Coach, I help residents improve their financial wellbeing and guide them towards achieving their ultimate goal of homeownership via the Assemble Model.</p>

<p><b>My first piece of advice is to take stock of where your money is going.</b></p>

<p>During this period of uncertainty, it is best to focus on the essentials – food, transport, utilities, and housing. Consider reviewing any items outside of these essentials to check whether you can remove them altogether or look at reducing these costs to ensure you are on the best or cheapest deal available. If you work towards stripping these expenses right back, you may have the chance to decide if you still wish to continue paying for these non-essential items once you return to your lifestyle after COVID-19 passes. You may even consider new ways to use that extra money if you find that you could quite comfortably live without them.</p>

<p>While you may have had to reduce spending on the things that took a reasonable amount from your weekly budget – such as dining out, gyms or beauty treatments – it's important to take a look at where you can reallocate these outgoing costs.</p>

<p>If you’ve lost your job or had your hours reduced, this is the time to find more funds to better support you throughout this time. This could include using your emergency fund and any resources offered by the government, such as JobSeeker, or contacting service providers to pause payments or put bills on hold. It’s okay to accept the financial support available as there is no shame in asking for help.  If you feel overwhelmed, remember that this time will pass, so lean on friends and family for emotional support if you need it.</p>

<p>If your employer has not been affected, then this puts you in the fortunate position of being able to redirect these non-essential costs to boosting your savings. This could include a home deposit, increasing your emergency fund to future-proof yourself in the event your circumstances change, or to pay down debts that would have otherwise taken more time and money in interest costs to get rid of.</p>

<p>For example, if you’re no longer spending $160 on a gym membership each month, then this can be reallocated by increasing your monthly debt repayments by an additional $160 or setting up an automatic transfer for that amount across to your savings or emergency fund instead. You can apply this concept to many expenses, such as dining out, social events, exercise classes, public transport and pay TV or sports channels that you’re not using. All of these subscriptions and fees can add up, and you can get these amounts working for you in other ways.</p>

<p>You need to give your money ‘a job to do’ because if you leave it sitting in your account, it won’t be long before it’s given another ‘job’. These can come up as ‘bored in iso online shopping’ or ‘the extra chocolate stash’ – which isn’t beneficial to your financial position.</p>

<p>Although COVID-19 has been devastating for people, significantly impacting our health system and economy, it has brought an opportunity to re-evaluate how we spend our time, which influences how we will earn and spend money in the future.</p>

<p>This can mean that in the months ahead when we’re readjusting our lives and setting new goals, we can do it with confidence in our financial position and a new understanding of how we want to spend our time based on what we truly value.</p>

Resetting your finances during COVID-19 – a financial coach’s guide

<p>The CoreLogic home value index, covering the eight major capital cities, posted a robust 0.7% gain in November following a 0.2% rise in October and five consecutive monthly declines. The November rise was across all major capital cities. Prices are still 2.1% below their pre-COVID peak and 3.5% below the peak in late 2017.</p>
<p>The detail shows a broad-based strengthening in the November month. Notably the reopening in Melbourne has finally seen prices turn in the one major market still recording declines a month ago – the 0.7%mth gain surprisingly firm given turnover was still low. Other markets consolidated on previous gains with Adelaide and Perth, the smaller capital cities and regional areas leading the way.</p>
<p>Turnover nationally largely consolidated on its Q3 'pop'. The detail continues to show stark differences, activity in Melbourne only just moving off the extreme lows seen during lockdown but activity across other capital city markets still holding well above pre-COVID levels (and well above new listings suggesting these markets are likely to be very tight in coming months).</p>
<p>Sydney recorded a 0.4% gain to be up 0.3% on a 3mth basis. Units remain a notable weak spot, with prices in this segment down 0.7% in the November month and 1.8% on a 3mth basis, declines accelerating slightly, particularly at the top end of the market. Houses at the lower end of the market have seen the most promising gains.</p>
<p>Melbourne's 0.7% gain was across all segments and building types although prices have generally been firmer for lower priced parts of the market. Despite an apparent large overhang of stock in the inner city, unit prices also posted a solid rise in the month – perhaps a caution that some of the gain may be running off expectations rather than conditions on the ground.</p>
<p>Other markets remain markedly firmer. Prices rose 0.6% in Brisbane, 1.3% in Adelaide, and 1.1% in Perth. The smaller capital city markets also recorded strong gains – Hobart up 1.4% and both Canberra and Darwin up 1.9%. All of these cities except Perth now have prices above their pre-COVID peaks.</p>
<p>The housing market is now moving clear of COVID disruptions with recoveries at different stages across different jurisdictions but gaining momentum everywhere. While there will still be some weak areas, particularly in the Sydney and Melbourne unit markets, the resurgence in activity, the associated lift in market sentiment and more promising outlook for a vaccine remedy to emerge next year suggests broader momentum will remain well supported in 2021. We have recently marked up our price forecasts with a 4% gain now expected in 2021 and a 10% rise in 2022, essentially bringing forward our forecast for a 15% surge that was previously expected to begin in mid-2021.</p>

<p>ABS Building Approvals data for October continues to show the positive impact of HomeBuilder on the detached house market with the highest number of approvals since early 2000, according to HIA Economist, Angela Lillicrap.</p>
<p>“HomeBuilder was the catalyst for improving consumer confidence in the housing market. The strength of building approvals is due to several factors including low interest rates and changes in consumer preferences."</p>
<p>“HIA New Home Sales data suggests that detached house building approvals will continue to be strong over the coming months. The extension of HomeBuilder will see these strong results carry on well into 2021," added Ms Lillicrap.</p>
<p>Detached house approvals increased by 18.6 per cent in the three months to October 2020 compared to the preceding three months and are 23.2 per cent higher than the same time last year.</p>
<p>Western Australia has seen the largest improvement in the last three months with detached housing approvals 62.8 per cent higher than the same time last year. This is due to the pent up demand for new housing in the state, as well as other state government stimulus measures.</p>
<p>Queensland and the Northern Territory have also experienced strong increases in detached housing approvals, up by 33.0 per cent and 30.6 per cent respectively, on the preceding three months.</p>
<p>Multi-unit approvals remain 12.5 per cent lower than the same time last year.</p>
<p>"The small number of multi-unit projects that gained approval in October are likely to have commenced the planning and building approval process years ago. These are not a good indicator of prospective commencements in this part of the market."</p>
<p>"Slower population growth, particularly in Sydney and Melbourne, and an increased preference for detached houses, will likely see demand for apartments constrained going into 2021,” concluded Ms Lillicrap.</p>

Detached dwelling approvals soar in WA followed by Victoria, Queensland and NSW

<p>Building approvals for private sector houses rose for the fourth consecutive month in October and were at the highest recorded level since February 2000, according to data released by the Australian Bureau of Statistics.  </p>
<p>Building approvals saw a surprise 3.8 per cent rise in October, with many forecasting a contraction following a huge September spike.</p>
<p>Westpac had forecast approvals would slip back three per cent. </p>
<p>Daniel Rossi, director of construction statistics at the ABS, said the continued strong demand for detached housing follows the relaxation of COVID-19 restrictions in most states and territories.</p>
<p>"Record low interest rates and a range of Federal and state-based incentives are also providing support for the housing sector,” Rossi said.</p>
<p>Housing Industry's Association's Craig Jennion said the figures show the start of the impact of stage one of HomeBuilder.</p>
<p><span class="css-901oao css-16my406 r-1qd0xha r-ad9z0x r-bcqeeo r-qvutc0">Last month the total number of dwelling approvals rose by 15.4 per cent to be 8.8 per cent higher than a year ago.</span></p>
<p>The October gains of nearly four per cent put approvals over 14 per cent higher than they were this time last year.</p>

<p>There were 16,584 apartments approved, 3.8 per cent up from last month and 14.3 per cent up from the last year.</p>
<p>The biggest spike was seen in New South Wales where a further 32 per cent of apartments were approved from last month, with 4695 units approved.</p>
<p>Victoria unsurprisingly contracted from its big September approval figures, back 15 per cent but still had nearly 300 more apartments approved than New South Wales (4946)</p>

House approvals rise to 20 year high in October

<p>Despite rental affordability across Sydney improving in the past year the NSW capital remains critically unaffordable to significant proportions of the renting population, especially very low and low-income households, the latest release of the Rental Affordability Index (RAI) has found.</p>
<p>Greater Sydney’s affordability is the highest recorded over the past eight years, improving by 5.7 per cent in the past 12 months – which has almost entirely been driven by the decline in rents caused by the onset of the COVID-19 pandemic. It is the only city which has shifted from moderately unaffordable to acceptable rents, despite affordability improving across most metropolitan regions.</p>
<p>Despite the lower rental rates, the difference for very low-income households is negligible, as they still face severely unaffordable rents across Sydney.</p>
<p>The RAI is an indicator of the price of rents relative to household incomes based on new rental agreements. It is released annually by National Shelter, Bendigo and Adelaide Bank, SGS Economics &amp; Planning and the Brotherhood of St Laurence. The report provides an indication on the impact of early COVID-19 responses and supplement payments, measuring rental affordability for households until the June quarter 2020.</p>
<p>A score of 100 on the RAI indicates that households are spending 30 per cent of their income on rent, which would cause low-income households to be in rental stress. They may have to forgo necessities including food, power and medical care to make ends meet. A score of 100-120 shows that households are facing moderately unaffordable rents.</p>
<p>With a score 126 in the June quarter of 2020, rents have shifted from moderately unaffordable to acceptable, on average, in Sydney. The average rental household in Greater Sydney spends about 24 per cent of its total income on rent – which is the same in regional NSW, which has an RAI score of 124.</p>
<p>However, lower-income households have to fork out a much higher proportion of their income to afford a roof over their heads in Greater Sydney:</p>
<ul>
<li>Single person on JobSeeker: 69 per cent of income (extremely unaffordable)</li>
<li>Single pensioner: 79 per cent of income (extremely unaffordable)</li>
<li>Pensioner couple: 53 per cent of income (severely unaffordable)</li>
<li>Single part-time worker parent on benefits: 47 per cent of income (severely unaffordable)</li>
<li>Full-time hospitality worker: 35 per cent of income (unaffordable)</li>
</ul>
<p>Regional NSW is the second least affordable rest of state areas with an RAI score of 124, behind regional Tasmania (114). The average household seeking to rent in regional NSW would face rent levels at 24 per cent of its total income, which means rents remain acceptable to affordable across regional NSW. As households move from the city to regional centres, this may impact affordability.</p>
<p>In Victoria, there is a massive need for government investment in social and affordable housing – and now is the time for it since borrowing costs are so low in Australia. Without investment in this space, we are ignoring our responsibility to help people be decently housed.</p>

Low income households face unaffordable rents: RAI

<p><span style="font-size: 12.16px;">Australia has recorded a ten-year high for first homes buyers in the last quarter, according to the latest REIA’s "The Housing Affordability Report (HAR)”.</span></p>
<p><span style="font-size: 12.16px;">The report revealed a ten-year high for first home ownership and an overall improvement in housing affordability across Australia.</span></p>
<p><span style="font-size: 12.16px;">A combination of factors meant that housing affordability has faced a bright spot for those who entered the market during the September 2020 quarter.</span></p>
<p><span style="font-size: 12.16px;">Market entry has experienced its largest year on year increase since 2009 and largest quarterly increase since 2010.</span></p>
<p><span style="font-size: 12.16px;">With a September quarter increase of 36.1%, first home buyers now make up 40.8% of the owner-occupied dwelling market. This is particularly good news given the large challenges faced by tenants at the outset of the COVID-19 pandemic.</span></p>
<p><span style="font-size: 12.16px;">The average loan size to first home buyers decreased to $406,223, a decrease of 5.4% over the quarter, but an increase of 0.8% over the past 12 months.</span></p>
<p><span style="font-size: 12.16px;">Mr Kelly said that first home buyers are responding to the stable market and historically low interest rates.</span></p>
<p><span style="font-size: 12.16px;">Banks could do more to further improve affordability by passing on in full interest cuts and help even more Australian’s buy homes.</span></p>
<p><span style="font-size: 12.16px;">HAR shows us that Australian families experienced a small income increase of 0.5 % while the average loan repayment decreased by 2.5 %.</span></p>
<p><span style="font-size: 12.16px;">For homeowners, affordability improved with income to loan repayments decreasing 1.1 percentage points to 33.9% over the quarter.</span></p>
<p><span style="font-size: 12.16px;">For renters, affordability declined in the September quarter and over the past year with the proportion of income required to meet rent payments increasing by 0.4 percentage points to 23.7%. This is mainly attributed to the increase in rents in a number of capital cities.</span></p>
<p><span style="font-size: 12.16px;">The next HAR will be released on 3 March 2021 showing the full impact of CV-19 on housing affordability for 2020.</span></p>

<p><span>Hobart was also one of few areas in Australia that saw an increase in the </span><span>number </span><span>of loss making sales, from 16 in the March quarter, to 19 observed in the three months to June. </span></p>
<p><span>The unit segment across Hobart has been one of the worst affected rental markets since the onset of the pandemic.</span></p>
<p><span> Hobart unit rents fell 5.1% between March and August, driven by a fall in tourism which reportedly prompted an influx of short term accommodation supply into the long term rental market, and a fall in demand from locals working in the tourism industries. </span></p>
<p><span>The significant decline in rental incomes may prompt more investor sales until interstate borders are reopened, the report noted. </span></p>

<p><span>The vast majority of loss making sales across the Adelaide LGA were investor-owned units, which may have been prompted by a decline in unit rent values since the onset of the pandemic. </span></p>
<p><span>However, loss making sales were more varied in characteristics across Playford, and loss making sales across Mallala were off a very low base (13 sales).</span></p>
<p><span> Mount Barker saw the highest level of profitability, with just 2.9% of properties selling for less than the previous sale price in the June quarter.</span></p>
