The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Two super lots in the vast Eynesbury estate near Werribee in Melbourne's west have been listed for sale through Savills.
The 218.5 ha landholding has the potential for the development of 3,000 housing lots, subject to council approval.  
Price expectations are around $120 million.
The land parcel, once owned by the Ballieu family, was bought by developer Hyde Property Group in a transaction worth $60 million from listed developer Villa World , according to Fairfax Media.
The Hyde group will use the proceeds to speed up work on the remainder of the estate, chief executive Russell Jackson was quoted by the newspaper group as saying.
The two lots of 118.5 ha* and 100 ha are within the 1,200 ha* <a href="https://www.realcommercial.com.au/property-land+development-vic-eynesbury-502421158" target="_blank">master planned township of Eynesbury</a>. 
The Eynesbury Master plan has plans for around 10,000 lots, providing housing for a projected total population of over 26,000 residents.
The main township is built around an 18-hole championship golf course designed by Graham Marsh, rated within Australia’s top 100 courses.
New linkages under construction providing direct access to Wyndham Vale and the recently constructed Wyndham Vale Train Station along the $3.65 billion Regional Rail Link
The lots are available individually or together, according to listing agents Clinton Baxter and Julian Heatherich of Savills. They are being sold through expressions of interest closing June 28.

The never-ending conversations around housing affordability, particularly around how millennials will get a head-start on the property ladder, has seen a whole raft of suggestions thrown at a possible solution.
I have chosen a 25th percentile price for this analysis which reflects prices at the more affordable end of the housing market and is often more representative of the prices at which first home buyers are looking at to enter the market.
Keep in mind certain states have stamp duty exemptions which exist below specific price thresholds.

It’s a common misconception that in order to purchase a home you need a 20% deposit.

Whilst a 20% deposit is beneficial it is not a necessity however, if you have a deposit of less than 20% most lenders will require you to pay lenders mortgage insurance (LMI).
LMI can be paid up front or capitalised into the loan repayments.
Either way, if a buyer is required to pay LMI, it will result in higher mortgage repayments or a larger up front deposit.
This analysis has made no provision for LMI costs.

The cost of the deposit along with the stamp duty in each capital city for deposits of 5%, 10%, 15% and 20%, remembering that the stamp duty cost is fixed so the cost increases highlighted reflect the greater savings required for a larger deposit.
Saving for a deposit, even a 5% deposit, is a much tougher task in Sydney and Canberra than it is elsewhere in the country.
A 5% deposit on a house in Sydney requires $59,033, in Canberra it requires $41,357 while the deposits required for a house in all other capital cities except for Adelaide ($32,921) is less than half of the deposit required in Sydney.
Another challenge for potential first home buyers, particularly in Sydney and Melbourne is that household incomes are not growing at the same pace as dwelling values.
Over the 12 months to April 2017, Sydney dwelling values have increased by 16.0% and Melbourne values are 15.3% higher.

Modelled household income data from the Australian National University (ANU) indicates that over the 12 months to March 2017 Sydney household incomes have increased by a comparatively lower 4.6% and Melbourne household incomes are 2.7% higher.
Entry into the housing market remains a real challenge, particularly in our largest and most expensive capital cities.
Even in cheaper areas, household income growth is fairly slow which makes saving a deposit difficult.
It is unclear as to how, absent a big fall in property prices, housing affordability for first home buyers can be greatly improved.
Governments have tried incentives such as grants in the past and they generally just lead to greater demand and higher property prices.
The future onset for the housing affordability challenge over the coming years could potentially create greater social pressures where our youth may look to move away from the commercial hubs of Sydney and Melbourne because housing costs are too high.

Mascot unit stock increases by 245% in a year: Investar

A new $500 million mixed-use development project on the West Melbourne waterfront has been given planning approval by the City of Melbourne.
Developer Perri Projects has been given approval for the 2.8 hectare industrial site that feeds into both the Hobsons Road and Dynon urban renewal precincts.
An independent planning panel was appointed by the Minister for Planning, Richard Wynne, to consider submissions and make recommendations for the project.
The project is now before the Minister awaiting final sign off before the precinct rezoning is officially gazetted.
The rezoning will allow for a diverse residential and commercial precinct and the revitalisation of 2,000 square metres of waterfront land, currently inaccessible to the public.
Approximately 10,000 square metres of the site will form part of a new public realm, including a new waterfront public park.
The development will also create 800 metres of new bike lanes and includes upgrades to footpaths and lighting to provide safer transport links.
Perri Projects’ managing director, David Scalzo, said the project will aim to set a new benchmark for waterfront living and integrated mixed-use precincts.
“We’re incredibly pleased with the outcome of the recent council meeting. We are proud of this project and the benefits it will deliver for future residents and the wider Kensington and West Melbourne community,” Scalzo said.
“This project has been a decade in the making, working closely with council and key stakeholders every step of the way to ensure key community benefits could be delivered as part of the revitalisation.
“The process has been very collaborative and we are excited to start bringing this vision to life.

City of Melbourne gives nod to $500 million West Melbourne waterfront precinct

More than 100 historic castles, farmhouses and monasteries in Italy are being offered for free, provided the premises are transformed.
They must become tourist attractions such as hotels, restaurants or shops.
The applicants, who are being targeted as entrepreneurs under 40, must advise how they intend to transform the building into an attraction.
Successful applicants will be given rights to the property for a nine year leasehold, with the option to extend for a further nine years.
Italy are set to introduce another 200 properties to the list within the next two years.
One of the most impressive properties on the <a href="https://www.agenziademanio.it/opencms/it/ValorePaese/camminiepercorsi/" target="_blank">103 strong list</a> is Castello di Blera, an 11th-century castle in Lazio.
The cliffside residence still maintains most of its original medieval features.
The 12th century built Torre della Bastiglia near Bologna that overlooks a nearby castle also features.
The list includes many old school-houses, palaces and inns.
Roberto Reggi from the State Property Agency told The Local Italy that the project will promote and support the development of the slow tourism sector.
"The goal is for private and public buildings which are no longer used to be transformed into facilities for pilgrims, hikers, tourists, and cyclists."

The clearance rate in Sydney for the weekend cam in at 75.9 percent, lower than the previous weekend’s 76.9 percent according to Domain's Andrew Wilson.
He said in Sydney, weekend results could still be considered a strong one for sellers, but record numbers of May listings have clearly acted to cool the red-hot autumn results of recent months.   
"Fittingly Sydney is heading into winter on a cooler note, recording a clearance rate of 75.9 percent on Saturday which was lower than the previous weekend’s 76.9 percent," he said.
"Sydney recorded a run of lower clearance rates over May, with no weekends making it over the 80 percent mark, unlike the previous three months when these boom-time results were plentiful.
"Weekend clearance rates averaged 76.4 percent over May which is down on the 79.5 percent averaged over April. 
"Recently lower clearance rates have clearly been influenced by a record-breaking flood of listings deluging the local market as sellers rushed in to take advantage of the still robust market conditions. 
"Sydney has averaged 735 auctions over each weekend in May, which is clearly a record for the month, with the previous high of 702 set over May 2015. The winter market begins next weekend with a June record of nearly 800 homes listed for auction.  
"After record numbers of listings being auctioned every weekend, Melbourne’s market had to hit a roadblock eventually.
"Over the weekend Melbourne recorded the year’s lowest auction clearance rate of 76.6 percent.
"The previous weekend recorded 79.7 percent, while over the same weekend last year the clearance rate was 75.2 percent.
 "A flood of late autumn listings is clearly impacting the local market providing buyers with more choice and sellers with more competition as they try to capitalise on strong conditions.
"On Saturday 1143 homes were listed for auction in Melbourne which was just above the previous weekend’s 1113 auctions and well ahead of the 1067 listed over the same weekend last year.
"Saturday’s auction numbers were the second highest ever recorded for a May weekend and just below the all-time record of 1147 set on May 31 2014.
"Melbourne has averaged 959 auctions over each weekend in May which is clearly a record for the month with the previous high of 927 set over May 2015.
"The winter market commences next weekend with a June record of nearly 1050 homes listed for auction."

Melbourne, Sydney weekend auctions hit roadblock

The former Collingwood ruckman Josh Fraser failed to sell his Hawthorn home at weekend auction.
Despite competition between two bidders, <a href="https://www.realestate.com.au/property-house-vic-hawthorn-125302466" target="_blank">the three-bedroom house </a>(above) passed in at $1.87 million after the slow auction kicked off at $1.7 million.
The reserve was $1.975 million, with later negotiations seeing the top offer increased to $1.885 million, the agent told The Herald Sun.

Auctioneer Anton Zhouk said Fraser had updated the bathroom in 2007 and Fraser was looking to upsize in the local area with wife Kylie Sutcliffe and their two children.

The top weekend sale across the nation was a two bedroom apartment in one of Sydney’s tightly-held apartment blocks that sold for $8.715 million.

The national weekend preliminary auction clearance rate remains strong despite last autumn auction volumes increasing marginally, according to CoreLogic.
The property data firm says that Melbourne had the highest preliminary clearance rate at 77.3 percent, one of four capitals with success rates in the 70s.
The auction activity across the capital cities increased slightly this week, up from 2,824 last week to 2,850 this week, while this time last year auction volumes were lower, with 2,480 homes taken to auction across the combined capital cities.
This week’s preliminary average clearance rate across the combined capitals was 74.6 percent, increasing from 73.1 percent over the previous week and up from 67.7 percent one year ago.
There were 1,350 Melbourne auctions this week, making it the busiest capital city. Across the 1,155 reported results, 77.3 percent were successful this weekend.
The number of auctions held and the clearance rate across Melbourne this week were very similar to last week, when 1,326 auctions were held and a clearance rate of 77.9 percent was recorded.
"Interestingly, the clearance rate in Melbourne is yet to fall below 75 percent so far this year," CoreLogic auction analyst Kevin Brogan said. 
The weekend's strongest performing Melbourne sub-region was the Outer East with 88.8 percent of auctions clearing.
Melbourne's top sale was a four bedroom house at Canterbury at $4.75 million.
The 1996-built <a href="https://www.realestate.com.au/sold/property-house-vic-canterbury-125355394" target="_blank">Parlington Street</a> (below) offering, last sold in 2010 for $3.15 million, sits on a 967 sqm of landscaped gardens with pool.

Ryde recorded the strongest Sydney clearance rate of 90.9 percent across 46 auctions, followed by Sydney's inner West at 88 percent.
There were 159 Brisbane homes taken to auction this week, with 109 results reported so far. The top sale was when Ray White sold a four bedroom house at Spring Hill for $1.452 million.

Brisbane's preliminary clearance rate was 56 percent, up from 46.3 percent last week and stronger than one year ago, when 41.7 percent of the 192 properties taken to auction were successful.

At the same time last year, 125 Adelaide homes were taken to auction, with 52.6 percent recording a successful result.

Last week, 50 auctions were held and the clearance rate was a lower 35.3 percent.
This time last year, 58 auctions were held and a clearance rate of 30.6 percent was recorded.
Canberra’s clearance rate of 75.9 percent across 93 auctions, up from the previous week, when 83 auctions were held and a clearance rate of 74.4 percent was secured.
Over the same weekend last year, the clearance rate was 70.5 percent when 109 auctions were held.
A six bedroom 1961 Red Hill house sold for $1.612 million was the top sale.

Late autumn auction clearance rate remain strong: CoreLogic

The Commonwealth Bank of Australia (CBA) has announced it is once more taking in new investor refinancing.
It had put the brakes on investor lending last February.
The bank will now accept new refinance applications for investment home loans with principle and interest repayments.
“As Australia’s largest lender, Commonwealth Bank is committed to meeting our customers’ needs as well as ensuring we continue to meet our regulatory requirements. 
“We continuously review and monitor our loan portfolio across all segments, including investor home lending,” a CBA spokesperson told Australian Broker.
“These changes follow APRA’s announcement in March for banks to reduce the number of interest only home loans, and are aimed at encouraging customers to select principal and interest, where appropriate, to help them own their home faster.”

The final auction weekend for Autumn sees strong listings in both Sydney and Melbourne.
Domain's Andrew Wilson said nearly 850 homes are scheduled to go under the hammer this Saturday in Sydney which will be close to the May Saturday record.
