Yifang Group has doubled down in the Sydney market, looking to add an expansive Carlingford apartment development to its portfolio.

The developer and project architect Aleksandar Design Group have overseen a subtle redesign of the initial application, producing three separate buildings across a combined 5,821 square metre site that now accommodates 8 detached houses. The Carlingford application is in addition to Yifang Group's first Australian apartment project in Lane Cove.

The amended plans have a sum total of 118 apartments, and when coupled with the Lane Cove development push Yifang Group's portfolio to in excess of 350 apartments.

The development is supplemented by 153 basement car parking spaces.

Set among landscaped gardens, the buildings are intended to be finished in alabaster ultra brick, rendered masonry and aluminium sheets, balustrades and louvres.

Yifang Group's move toward approval would see its project join a swag of current apartment projects dotted throughout Carlingford, with the vast majority mid-rise in nature, although Dyldam's project across <a href="http://1-7%20Thallon%20Street,%20Carlingford">1-7 Thallon Street</a> is a standout at 21 levels.

The developer's initial Australian project was designed by Bates Smart and consists of 235 apartments across four buildings of between 5 to 7 levels, set above 3 levels of basement parking. Richard Crookes Constructions is in charge of the 10,000 square metre site and will deliver approximately 18,000 square metres of new building area.

Yifang can expect the settlement of the Lane Cove project to commence late this year, in line with the expected build completion.

Yifang Australia works closer to a positive Carlingford outcome

Zurich Australian Property Holding Pty Ltd has taken its proposed commercial tower on Mount Street, North Sydney back to planning.

Part of Zurich Financial Services Australia, the property offshoot lodged the latest version of its 29 storey tower last week. The refined proposal has seen the expected cost of the development rise to $118 million, above the figure of $103 million which was associated with the initial application which landed with North Sydney Council early last year.

Architects Francis-Jones Morehen Thorp were successful in winning the 118 Mount Street's design competition, eventually conceiving a curving edifice that spans the best part of 110 metres in height.

It's unclear if the latest iteration of the design has wavered substantially from the circulated render of the 29 storey tower below.

Zurich's initial application found approval during July 2017 and included end of trip facilities plus a green rooftop terrace, albeit at a lower height of 23 storeys; in line with initial expectations, the tower looks to have been bumped back up to 29 storeys according to the latest submission.

The current yet dated Mount Street office block that is set to be replaced includes 5 levels of commercial space above a ground floor retail tenancy. In addition to 118 Mount Street, Zurich also owns a substantial land holding at 5 Blue Street nearby.

In Sydney, the architecture practice is behind the completed Darling Quarter and 200 George Street commercial projects, with the latter skyscraper completed during 2016. 200 George is one of Australia's most environmentally advanced and sustainable buildings, receiving Australia’s first Gold WELL-certification for its tenancy during 2017, in addition to a 6 Green Star As-Built rating.

In Melbourne, Francis-Jones Morehen Thorp are behind a current mid-rise commercial application at 200-202 Victoria Parade in East Melbourne.

It includes a Net Leasable Area of 27,435 square metres, end of trip facilities plus outdoor terraces, and is backed by 200 Victoria Parade Development Pty Ltd.

Zurich Australia's renewed push to develop its North Sydney headquarters

Works on the new purpose-built Australian Nursing and Midwifery Federation (ANMF) headquarters were completed late last year. Now occupied, the 10-storey mixed-use complex at 535 Elizabeth Street was built by <a href="/builders/multiplex">Multiplex</a> and accommodates the organisation’s 165 staff within the 16,820 square metre building.

With the task of creating a new workplace and education facility in line with ANMF's vision, architecture firm Crone went about designing the building which includes a 400-seat auditorium, simulation laboratories, state-of-the-art interactive library, student hub and multi-purpose training rooms. 

A-grade commercial space accounts for the buildings upper levels, and are leased separately to the ANMF's needs. 

<a href="/architects/crone-architects">Crone</a> describes 535 Elizabeth Street's internals as maintaining an uncomplicated material palate of raw concrete, metal and timber, designed to provide a common aesthetic across the buildings varied uses.

Montlaur director Lucy Symington acted as lead project manager on 535 Elizabeth Street, and explains that the notion of project management stretched far beyond the physical delivery of the building. In addition to the uses outlined above, end-of trip facilities and a ground floor cafe round out the project's features. After design adjustments during the planning process, historic facades fronting both Elizabeth Street and O'Connell Street were incorporated into the build.

Key though to 535 Elizabeth Street being a success is the array of uses dedicated toward education and training.

"The ANMF came from a building that was very cramped and its facilities for education and training were fairly dated. They’ve now moved to cutting-edge facilities, and the feedback is that staff love the new arrangement." Through the incorporated education centre, the ANMF Victorian Branch offers training in a range of nationally recognised qualifications for many of its 80,000 members.

Their core business is not in construction so it was imperative to mentor them and talk them through the process so they knew what to expect at every stage. The client had never owned a building of this scale and nature before, with external tenants involved.

Our role was to facilitate a planning approach so that when they occupied the new premises they would know what to expect. We offer full end-to-end solutions such as superintendent services, appointing a building manager and awarding maintenance contracts."

Profiling Montlaur's role in the new ANMF Melbourne headquarters

A new planning application is seeking to deliver Hornsby's tallest residential tower.

Diversified property firm Lyon Group Australia is backing the proposal which seeks to add two towers across 187-203 Peats Ferry Road, Hornsby. In addition to the two residential towers, other uses within the proposal include a supermarket, stand-alone retail spaces and commercial offices.

Lodged with Hornsby Shire Council earlier this month, the TURNER-designed development holds a construction value in excess of $170 million.

The site has been developed as a way to craft a definable ‘Gateway’ identity for the precinct. To achieve this, the tall buildings have been sculpted by composing multiple, complimenting bar forms. These sculpted forms are anchored by an active podium, finely detailed through contemporary interpretation of the traditional shopfront characteristics of a typical ‘Main Street’.

The proposed two-storey retail commercial development provides for a continuous active edge to the perimeter of the Eastern half of the site. This edge from Dural Street around Peats Ferry Road and around to Coronation Street.

In detail, the layering of materials and patternation of the proposed building façades creates a cohesive design language while the undulating skyline and the overall composition of the built form contributes to creating a singular identity for the site and the northern gateway to Hornsby’s town centre.

Lyon Group Australia's bid for the dual tower development could be followed by as many of 10 similar-sized projects. Hornsby's master plan allows for future development across a number of sites that combine to make the central core precinct; towers as tall as 25 levels are envisaged.

Considered a 'gateway' site to the precinct, 187-203 Peats Ferry Road has the potential to be bettered for height on the adjacent triangular site fronting Station Street and Coronation Street.

Hornsby goes higher with a new $170 million application

Campbelltown has announced itself as the latest Australian city to pursue a high-density future.

The Re-Imagining Campbelltown strategy which was formed jointly by Council and Deloitte was handed down this week before the New South Wales parliament. In Sydney's southwestern suburbs, Campbelltown is well positioned to leverage off the forthcoming Western Sydney Airport.

Under Council's vision, Campbelltown would become the nation's greenest city, underpinned by the target of generating 200,000 new jobs across the immediate region, which includes a new 400-hectare health and education precinct.

For the most a low-rise city centre, Council's plans to transform Campbelltown into a high-density enclave revolves around the following transport and built form principles:

<ul>
<li>Continuing to facilitate urban renewal along key transport corridors to accommodate population growth and reduce sprawl and isolation</li>
	<li>Realise the expansion of the local street network by creating new streets where development lots can be broken down to provide greater connectivity and walkability</li>
	<li>Realise Over Station Development (OSD) that provides greater connectivity and access to services across the rail corridor</li>
	<li>Locate major university campuses to within the CBD</li>
	<li>Encourage diversification of residential stock in and around the CBD to increase affordability and choice, including shop-top housing typologies</li>
	<li>Ensure technology is embedded in all urban transportation creating an interconnected network of mobility and seamless connections with other modes</li>
	<li>Decouple car parking from new developments to encourage less basements</li>
</ul>
The facilitation of increased density across Campbelltown will see towers up to 20 levels mandated.

Further key environmental initiatives have been identified that would allow increased density to occur, they include:

	<li>Encourage buildings to continue to be retrofitted to provide sustainable energy solutions, evacuated waste systems and green façades to become a carbon neutral CBD</li>
	<li>Encourage greening and activation of roofs to provide facilities and open spaces for residents and workers</li>
	<li>Continue to retrofit and widen streets, create storm-water creeks along footpaths to facilitate greening and improve canopy cover and activation strategies throughout the CBD</li>

Council's vision would boost Campbelltown Centre's present population from 11,500 to a forecast 35,500. For this to occur dwellings would balloon from a current 5,000 to 16,000.

Clearly Campbelltown Mayor, George Brticevic, and General Manager, Lindy Deitz, are responding to the recently announced City Deal for Western Sydney and the economic stimulus that is flowing from the proposed Western Sydney Airport.

It seems that the proposed Aerotropolis related to the Western Sydney Airport will not be a city centre in the traditional sense but more a centre for jobs. This will then drive a competitive approach from surrounding centres like Penrith, Liverpool and Campbelltown to each establish themselves as urban centres with their own jobs and with significant urban living in apartments.

The re-imagine Campbelltown model that creates sufficient urban density to generate cafes, restaurants, amenities and jobs all located in walking distance to the railway station is likely to be taken up by other centres around the proposed airport but each will develop its own character.

Campbelltown takes its urban future into its own hands

Another station precinct development authorised by VicTrack has slipped into construction mode.

Piling works have begun on the southern building adjacent to Jewell railway station, which is part of a development backed by Neometro that will deliver approximately 120 new apartments metres away from a refurbished station and concourse. The southern building will eventually front both Barkly Street and the station forecourt.

The MA Architects-designed Barkly Street building will rise eight levels and include over 70 apartments and a green rooftop area.

According to the architecture practice, VicTrack were swayed in the direction of their submission for the station precinct renewal due to their design led solution which incorporated the latest in community consultation, sustainable practices, integrated living and adaptability.

According to VicTrack Jewell station's upgrade will also be delivered as part of the initial build.

Meanwhile, Ormond Station's redevelopment is back on the agenda as developer DealCorp seeks to placate authorities in a bid to have the multi-level apartment project revived. Architects ClarkeHopkinsClarke originally devised a 13 storey tower for site.

Following the removal of a level crossing on North Road, the development of this land and airspace will capture value within the site, making it possible for the delivery of key public infrastructure. Secondly it will serve as a link between the two existing retail precincts flanking the train line, generating an expanded offering and improved experience for local shoppers as well as better commercial opportunities for the current tenancies.

Thirdly, it will introduce a quality apartment style product into this established residential community with a more affordable entry point into the market.

Earlier this month, The Age <a href="https://www.theage.com.au/politics/victoria/renewed-design-for-high-rise-ormond-tower-20180304-p4z2ry">reported </a>that DealCorp's intentions for the development were back on track, albeit minus three levels. Owned by VicTrack, the site is now likely to host a ten level mixed-use building consisting primarily of apartments, with a full line supermarket, specialty retailers, bike share facilities and civic plaza included.

After holding positive talks with the state opposition, DealCorp will likely submit revised plans to the Level-Crossing Removal Authority for Ormond Place later this month.

Jewell Station apartments begin construction, Ormond Station tower lowered in height

Should Salta Properties gain approval, it will have the right to deliver Mulgrave's first hotel of any note.

Late last year the developer initiated a planning application for a mixed-use building at its Nexus Corporate office park that abuts the Monash Freeway. Under its 12 Nexus Unit Trust entity, Salta Properties is seeking to add the substantial 14 level tower for the purposes of serving the current and future predominantly commercial buildings in the immediate precinct.

Dominated by low-rise campus-style office buildings, 12 Nexus Court would be comfortably taller than any surrounding buildings at 48 metres in height. 

To that end, project architects Technè and Gray Puksand have pushed the project to a heightened degree of design prowess relative to its neighbours; 12 Nexus Court is effectively expected to become Nexus Corporate's showpiece building.

According to Hollerich Town Planning "the residential hotel component has specifically been designed so as to present as a built form element with a different appearance, using clearly different materials and colours and a rectangular form against the curved nature of the podium and office elements."

It's the curved podium that holds the balance of 12 Nexus Court's uses. A porte-cochere, lobby, bar, lounge, end of trip facilities and bicycle parking are present at ground level. Thereafter the bulk of the structure accommodates 387 car parking spaces and 1,821 square metres of office space across levels 8 to 10.

A gym and substantial ASPECT Studios-designed landscaped area atop the podium accounts for the area between the office and residential hotel.

Salta pursues Mulgrave's first hotel

Mascot's desirability as a Sydney apartment hot spot has been reinforced by way of a fresh planning application on behalf of prolific developer Meriton.

DKO Architecture is the design lead for the tower at 133-141 O'Riordan Street, which was submitted during February. The development site was purchased by Meriton during 2017 for $25 million with approval in place for 99 apartments; this equates to roughly $2,700 per square metre of approved gross floor area.

Meriton though has chosen to resubmit a fresh scheme for the 2,324 square metre site which holds dual street frontages.

Owing to site constraints and overshadowing from nearby developments, solar access for the proposed building will be inhibited. According to Apartment Design Guide criteria, living rooms and private open spaces of at least 70% of apartments in a building require a minimum of 2 hours direct sunlight between 9 am and 3 pm at mid-winter in the Sydney Metropolitan Area.

The proposal falls short in this regard with 43% of apartments adhering to this criteria. Similarly design criteria stipulate a maximum of 15% of apartments in a building receive no direct sunlight between 9 am and 3 pm at mid-winter; the current application is above the threshold at 57% of apartments in this regard. 

133-141 O'Riordan Street also includes 581 square metres of communal open space, highlighted by podium top open lawn area. Private rooftop terraces also provide the proposal with a green tinge.

The design practice is overseeing another current planning application for 551-559 Gardeners Road. It involves the delivery of two separate buildings encompassing 110 apartments for entity Bravo Global Pty Ltd.

Lodged at the end of 2017, the $42 million Gardeners Road build would see the demolition of three existing building across a 3,687 square metre site.

Meriton, on the other hand, is no stranger to Mascot, having already built hundreds of new apartments in the suburb. The developer currently has Spectrum under construction at 42 Church Avenue, Mascot; it consists of 346 terrace-style and typical apartments supported by 15 retail tenancies.

Spectrum's four residential buildings are in addition to Meriton's 1,200 plus apartment Mascot Central development which was completed during mid-2016.

VIDA at 577 Gardeners Road is also a recent project which showcases the developer's push into higher-end apartment offering under the Platinum Collection banner.

DKO Architecture designs for Meriton in Mascot

Three years after making moves to enter the Melbourne property market, developer Woodlink is poised to realise two significant projects.

Active in southern China, Woodlink turned its attention to Melbourne three years ago with intentions of developing sites in both East Melbourne and St Kilda Road. Lodged with Port Phillip during mid 2015, 424-426 St Kilda Road's pending sales launch as Illoura House heralds another luxury residential development for the boulevard.

The Bates Smart-designed Illoura House carried a nominal development value of $155 million whilst at planning, and is a mix of private and 'executive' apartments.

It contained forty-six rooms and maintained a highly decorative rendered facade plus an architecturally significant ornate central tower.

The modern-day Illura House will hold significantly more rooms, split between approximately 160 apartments and a similar number of executive apartments managed by Marriott International. Colliers have been tasked with handling the apartment sales campaign.

Replacing a smaller-scale office building onsite, the intended 18 level tower will reach almost 59 metres in height and hold an approximate gross floor area of 55,500 square metres. This hefty figure makes Illura House one of the largest current residential projects in Melbourne by net sellable area.

In addition to the living spaces and various amenities, retail is included across the tower's lower levels; at planning 840 square metres of retail were sought over three tenancies.

Urban.com.au covered the <a href="/news/is-this-melbournes-most-exclusive-and-expensive-apartment-development">original planning application</a> which called for lavish apartments within a 27 storey residential tower. The smallest apartment within 502 Albert Road was to have been 108 square metres, with the three bedroom apartments averaging 220 square metres and the penthouse a whopping 372 square metres.

Ultimately though the Denton Corker Marshall-designed tower was significantly reworked, and at a lower height, to include a higher number of smaller-sized apartments in line with its current purpose.

With approval granted, Woodlink anticipates construction to commence this year with a 2020 completion date targeted.

Woodlink double up for their Melbourne debut

Standing dormant for years, Kinnears Footscray has finally begun its transformation into a mixed-use precinct.

Builder LU Simon has initiated works on Stage One of the project, which will be known as <a href="/buildings/live-city-124-188-ballarat-road-footscray">L.I.V.E. City</a>. Beating out other contractors such as Hutchinson and Hamilton Marino, LU Simon is tasked with delivering 208 apartments across 14 levels at the western most section of the massive 33,393 square metre site which is addressed 124-188 Ballarat Road.

Demolition works are in progress elsewhere across the site, gradually removing the structure that formerly housed the rope manufacturer. Architecture firm Elenberg Fraser are working on the master-planned precinct for developer R&amp;F Property Australia. 

Although a display suite onsite is ready, no public release of apartments has taken place as yet.

Six buildings consisting of 900 plus apartments, offices and extensive retail space can proceed. The $600 million project now has excavators onsite preparing for a construction start.

Amendments to the Kavellaris Urban Design scheme included bumping apartment numbers up to 931, increasing commercial floor space to 6,012 square metres and boosting parking spaces within the development to 1075. <a href="https://urban.melbourne/planning/2017/10/10/growland-pushes-footscrays-victoria-square-new-heights">Building heights were also marginally increased</a>, with the tallest to stand at 25 storeys.

Stage One of Victoria Square includes the delivery of 161 single bedroom, 265 dual bedroom and 28 triple bedroom apartments across two towers.

Either side of Victoria Square, construction is also in motion for two fellow Joseph Road Precinct projects. Blue Earth Group have initiated construction across 2 Hopkins Street, whilst Stage One of Riverina Footscray has recently topped out.

It will temporarily hold the title as Footscray's tallest residential tower until Victoria Square's first stage is completed. Future stages of Riverina will see two 31 level apartment towers also delivered.

Kinnears and Victoria Square add to Footscray's construction upswing

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
