Earlier this month,<a href="/news/5-of-melbourne-s-environmentally-conscious-new-development-highlights"> Urban.com.au highlighted five projects</a> with strong sustainability credentials across Melbourne at various stages of their respective project lifecycles.

One of the projects featured was Lucent's <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Lt. Miller &amp; Nightingale</a> in Brunswick East, designed by Breathe Architecture and Clarke Hopkins Clarke and which Apartments.com.au has been following closely since it first entered the Apartments.com.au database back in September 2016

The project is effectively two buildings with their own addresses and identities thanks to Lucent's partnership with <a href="/developers/nightingale-housing">Nightingale Housing</a>. The developments have their own separate entrances, while the <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Nightingale component</a>, in keeping with the <a href="/developers/nightingale-housing">Nightingale development model</a>, has an exclusive rooftop to the north completely separate to Lt. Miller and comes complete with a communal laundry. <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Nightingale residents</a> also have access to a secondary communal space at level 1.

Not to be outdone Lt. Miller, provides residents with impressive city views to the south.

Miller</figcaption></figure>Apartments.com.au was fortunate enough to be invited on a tour of the <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Lt. Miller &amp; Nightingale</a> construction site by Lucent Development Manager, Sophie Whittakers. The project is located on the corner of Nicholson Street and Miller Street in a pocket of Brunswick East experiencing increased development activity which will see almost 300 dwellings added to the area.

This is further reinforced by the fact the <a href="/buildings/mr-nichols-65-nicholson-street-brunswick-east">Mr. Nichols</a> development next door is also being constructed at the same time - in fact both developments are being built by Liberty Builders and share a single crane, which services both sites from within the <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Lt. Miller &amp; Nightingale</a> site. 

According to the site foreman from Liberty, this has had its challenges but has also made access requirements to both sites easier to manage and resulted in fewer disruptions across the two sites.

The site visit really reinforced how quickly time flies in the the development industry. I turned up on site expecting to see a concrete shell of maybe two or three levels but was instead greeted with a structure that had structurally topped out.

With the structure topped out, the fit-out of interiors has commenced on the lower levels, with exposed concrete soffits, parti walls and services characterising the low-maintenance approach to the development and ensuring purchasers within the development are provided with a robust shell.

Miller .</figcaption></figure>This aesthetic doesn't work in every context says Whittakers, however it was appropriate and very much in keeping with the character of Brunswick East and buyers responded positively across both products.

The <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Nightingale component</a> of the development followed the same balloting process synonymous with the <a href="/developers/nightingale-housing">Nightingale model</a>, while Lt. Miller followed the more traditional sales and marketing model. Some who were unlucky enough to miss out on <a href="/developers/nightingale-housing">Nightingale</a> ended up purchasing in Lt. Miller.

According to Whittakers,<a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east"> Lt. Miller &amp; Nightingale</a> is on track for settlement in September of this year. As construction begins to wind up on one project, Lucent will be turning its attention to another project with a strong focus on sustainable design, <a href="/buildings/the-stewart-collective-269-stewart-street-brunswick-east">The Stewart Collective</a>, located adjacent to CERES Community Environment Park in Brunswick East.

CAR WARS: To maintain its liveability Melbourne needs to change its attitude towards car use

Boutique developer Milieu Property is getting behind Oxfam's Trailwalker with four members of the Milieu crew committing to walk 100km in under 48hrs through steep and rough bush terrain from Lysterfield to Farifield commencing on Friday 29th March.

According to Milieu, despite recognising that the 100km walk represents a "huge undertaking," the team says it's thrilled to be part of an event which "has raised over $74 million dollars in Australia since its antipodean inception."

The four man team comprising Michael McCormack, Daniel Condon, Shannon Peach  and Tomothy Biggs aim to complete the walk in 30hrs.

Milieu crew to walk 100km for Oxfam

Late last week, the proposed 505 George Street development in Sydney was recognised at at the MIPIM annual global property exhibition in Cannes, France.

A collaboration between Architectus and Ingenhoven, 505 George Street was awarded the respected MIPIM Architectural Review Future Project Award for Tall Buildings.

505 George's Street's commanding position within Sydney’s Central Business District resulted in a facade design which maximises outward views of the Harbour and city skyline. The facade is expressed as an elegant glazed envelope with vertical columns arranged around its perimeter external and projecting solar shades.

The project has been designed with consideration of its energy consumption, as well as its environmental impact, aligning with Architectus and Ingenhoven Architects’ supergreen® sustainability aspirations.

Pending approval, 505 George Street will rise 80-storeys for an overall height of 270m - making it the highest residential building in Sydney. For reference this would be as tall as the recently topped out Aurora Melbourne Central at the northern end of Melbourne's CBD.

Sydney’s 505 George Street scoops up international award in Cannes

Salta's 695-699 LaTrobe Street development is a step closer to being realised following the City of Melbourne providing conditional support for the project via its Future Committee meeting last night. The 29-storey development would rise to an overall height of 94.5m and provide an entry and gateway statement into the precinct.

Located on the corner of LaTrobe Street and Harbour Esplanade, the Fender Katsalidis-designed tower would add 197 hotel rooms under the Hotel Indigo brand in addition to 26 serviced apartments and 276 apartments on one of the last undeveloped plots of land around Marvel Stadium

When it first unveiled the latest design for the site two years ago, Salta announced that it would develop the tower under the 'build-to-rent' model, which would have been a first in Victoria.

Grocon's <a href="/news/bates-smarts-julian-anderson-discusses-build-to-rent">Home Southbank</a> will instead claim that title with the site already cleared in preparation for construction of a 60-storey tower, designed by Bates Smart.

City of Melbourne's Urban Design team cited the lack of a typical podium articulation and the loss of three expressed volumes along the waterfront elevation as its key concerns, features the earlier endorsed scheme displayed.

In response Fender Katsalidis have introduced vertical 'breaks' between the fluid, wave forms in addition to vertical timber fins to the lower levels to provide some articulation of a 'base' and gradation detail to the public realm.

Images: FKA</figcaption></figure>City of Melbourne's endorsement of 695 LaTrobe Street represents the next wave of Docklands projects and comes hot off the heels of Council also providing conditional support for the next two stages of Lendlease's Collins Wharf development at Victoria Harbour.

The dual tower development of 27 &amp; 28-storeys respectively, will inject 659 dwellings into the precinct and will extend the Docklands skyline ever closer to the Bolte Bridge. The City of Melbourne planners had asked architects Warren and Mahoney to revisit the facade strategy for CW3 to better distinguish the two towers, reflected in the planning elevation below;

City of Melbourne provides conditional support for Salta's Docklands project

Coinciding with Melbourne Design Week 2019, the Victorian Chapter of the Australian Institute of Architects has released the list of entries in this year’s Victorian Architecture Awards, ahead of presentations to juries this weekend. Overall, the Victorian Chapter received 248 entries across 14 separate categories with the heritage architecture category growing the most. 

According to Victorian Chapter President Amy Muir, the awards are not only a celebration of design excellence but also present the opportunity to demonstrate how architects have an important role to play in developing pragmatic responses to the ever-changing shape of our public realm.

Image: Derek Swalwell</figcaption></figure>As part of the Melbourne Design Week program, the Presentation to Juries provides members of the public with a rare opportunity to hear some of the nation's best and brightest architects discuss the influences and process behind their innovative designs. 

The Presentation to Juries will take place across two days beginning tomorrow (Friday 15 March) at 41X on Exhibition Street and continuing on Saturday 16 March the award-winning Learning and Teaching Building at Monash University's Clayton Campus. Last year, the new Monash teaching facility by John Wardle Architects was awarded both National and State Awards for Educational Architecture and Interior Architecture.

The list of entries will be judged by a panel of leading industry figures in Victorian architecture, before a shortlist is announced in April.  The state winners to be announced at an awards night hosted on 28 June 2019. Winners will progress to compete in the National Architecture Awards program.

Entries for the 2019 Victorian Architecture Awards revealed

The Victorian State Government has unveiled designs for two new stations along the Frankston line as part of  the removal of three dangerous and congested level crossings in Cheltenham and Mentone which will also create new community spaces.

According to the State Government, the level crossing removals at Park Road and Charman Road in Cheltenham, and Balcombe Road in Mentone, currently hold up 38,000 vehicles every day.

Early works are already underway, with major construction to begin by mid-2019 and will take around 18 months. This stage of construction works will lower the rail line into trenches and allow for the construction of two new stations.

A two-month construction blitz will commence in mid-2020 comprising excavation works on the trenches, works on the new rail line and removal all three crossings in one fell swoop.

The heritage-listed station buildings at Cheltenham and Mentone will be retained and restored as part of the design of the new station precincts, while a third track will be built at Cheltenham Station to allow for increased train services along the Frankston line.

The project will involve the creation of more than three kilometres of walking and cycling paths connecting the stations, improved lighting and accessibility, landscaping, new open space, parking, and potential residential and retail development on adjacent sites, similar to <a href="/news/glenarm-square-to-transform-gardiner-station-into-a-thriving-community-space">Glenarm Square at Gardiner Station</a>.

The five heritage-listed trees in the Mentone station gardens will be protected in their current location during construction and a major landscaping program will create a new ‘garden bridge’ across the rail trench near Balcombe Road, expanding the much-loved station garden.

The contract for the work has been awarded to the Lendlease, Acciona Coleman Rail, WSP and Metro Trains Melbourne alliance that has already removed the Seaford Road level crossing and is removing three crossings in Carrum.

This $536 million package of works are part of a continued $3 billion investment on the Frankston line which involves the removal of 18 level crossings and construction of 11 new stations. Already five level crossings along the Frankston line have been removed.

According to the Level Crossing Removal Project <a href="https://levelcrossings.vic.gov.au/media/news/cheltenham-and-mentone-level-crossing-removals-are-go">website</a>, initial works to remove the dangerous and congested level crossing at Balcombe Road, Mentone are underway, with major works to begin mid 2019.

In mid 2020, a two-month construction blitz will dig trenches, build the new rail line and remove all three crossings, minimising disruption for commuters.

The suburbs are going to have a busy year with two new stations being built as part of the project. The new stations will include open spaces, landscaping and direct connections across the rail lines through to shopping precincts.

The much-loved Mentone Station gardens will be upgraded, with the five heritage-listed trees protected in their current spots during construction.

The heritage station buildings will be refurbished while we work on the new Mentone Station. The new station will be 150 metres south, meaning the platforms will be closer to ground level and the rail trench shorter.

<h2>Charman and Park roads, Cheltenham</h2>

The new Cheltenham Station will have a plaza says the Level Crossing Removal Authority, connecting Cheltenham Park with the shopping area. The existing palm trees will be returned to the station precinct when construction is complete.

The third rail line, currently a dead-end, into Cheltenham Station will be connected. This will allow for more trains, more often on the Frankston line once the Metro Tunnel is open.

Designs unveiled for Mentone and Cheltenham Stations with work set to commence mid-year

Here at Apartments.com.au, we love to track developments from the moment they are lodged for town planning consideration to construction, and through to completion. 122 Roseneath Street represents one such project that we have been fortunate enough to follow over the course of its life cycle, having first been profiled on Apartments.com.au way back in <a href="/news/in-detail-122-138-roseneath-street-clifton-hill">October 2015</a> and being added to our database in August of the same year.

This almost four year journey came to a close last month with the first residents moving into the progressive development in Clifton Hill. With community engagement and social connectivity as two of its greatest drivers, 122 Roseneath Street has been delivered by a collective of socially engaged and design oriented joint development partners comprising ICON Developments, Wulff Projects and Assemble.

Designed by Fieldwork, 122 Roseneath St. comprises 65 homes with a mix of one, two and three bedroom apartments, and two and three bedroom townhouses, in addition to a retail space and resident workshop space within three buildings.

Holistically the development is characterised by its raised landscaped spines or laneways, which provide circulation and access for residents but also adequate building separation for privacy while also ensuring a green aspect. The three buildings are arranged around these green spines with a taller central apartment building in between and two rows of townhouses along the east and west boundaries transitioning down in scale to respond to neighbours. 

The raised landscape spaces allow for parking below while also creating a quasi-public space - there are no gates preventing access to the public but by raising the space and providing access via a series of stars there is some delinieation between public and private use.

Image: Tatjana Plitt</figcaption></figure>According to the joint development partners, the approach employed for 122 Roseneath St. project represents a growing trend in Australia’s apartment market,  which incorporates human-centred design driven by shared values and psychographics of residents and the local community.

The joint development partners say that by adopting a community-led approach, they were able to attract a diverse yet like-minded group of purchasers, resulting in a housing typology that reflects the community’s needs and aspirations for the neighbourhood.

The development team, undertook a comprehensive community engagement process throughout key moments along the project's life cycle, including early engagement with local residents during town planning and organising presentations which sought feedback from prospective purchasers prior to sales and again during construction. 

Prior to the finalisation of the building’s design, the developers conducted 12 stage one design presentations which were attended by 450 people, and a further 7 stage two design presentations which were attended by 280 people.

Feedback received during these sessions informed the inclusion of a communal room for flexible uses (e.g. yoga and kids play during the day and entertaining at night), a laundry, a workshop space for bike repairs and dog washing, and edible herb garden, external operable shutters and a rooftop deck for townhouses.

This early engagement with local residents and the greater community ensured that the project earned the support of the majority of the community, avoiding VCAT and generating a positive result for locals, residents, and the development team.

Lots of buyers are sceptical about buying off the plan, and I think this is rooted in the traditional lack of communication between developers and purchasers. What this model really did was open up the doors and facilitate this two-way conversation.

The model wasn’t necessarily about driving profit but testing a new approach which could assist with managing risk and delivering a better quality end product. The ability to bring potential purchasers along on the planning and design journey meant that when the time came to sell the apartments, we were very confident we had a product that purchasers wanted, at a price they were willing to pay".

A 4-year journey comes to a close - 122 Roseneath Street, a retrospective

The ACT Government has granted Elanor Investors Group approval for the first stage of a $100 million revitalisation of Canberra’s Belconnen Markets precinct.

The three-hectare site is located only nine kilometres from Parliament House and in close proximity to high-density residential development with complementary retail amenities.

Stage One of the project is expected to be completed in late 2019 and comprises 3,750 sqm of strip retail, ideally suited to retailers between 200 sqm and 1,000 sqm in size.

Situated directly opposite Bunnings Warehouse, Stage One will be built on vacant land providing exposure to 30,000 vehicles daily travelling along Belconnen Way, with signalised access at the Lathlain Street intersection.

With Stage One approved, Elanor has now lodged its Stage Two development application which will seek to replace the current Belconnen Markets with a new 5,500 sqm market hall supported by under-cover parking for 146 cars.

The market hall design will feature a high roof structure based on passive sustainable design principles, allowing for significant natural light and ventilation and .

Stage Two represents a 30% increase in the market hall’s footprint, allowing for the introduction of new specialty food retailers and food catering outlets to complement Belconnen Markets’ existing fresh food offering. Stage Two is scheduled to open in late 2020.

 Stage One of $100M Belconnen Markets revitalisation launched

Victorian Minister for Training and Skills, Gayle Tierney has announced the funding for a $60 million redevelopment of the Bendigo TAFE City Campus, with Architectus in collaboration with Six Degrees appointed to lead the redesign.

The funding is a major boost for Bendigo locals and the more than 400 students enrolled in Free TAFE courses in Bendigo, Castlemaine and Echuca.

Minister Tierney was joined by Member for Bendigo West Maree Edwards at the Bendigo TAFE and Kangan Institute, where more than 1000 students have enrolled across its Victorian campuses – a jump of 12 per cent compared to the same time last year.

Minister Tierney also announced more than $2.3 million through the Regional and Specialists Training Fund for Bendigo TAFE to deliver courses in welding, plumbing, horticulture and disability to meet the needs of the local community and industry.

The Andrews Government expects more enrolments at TAFEs across Victoria, as a result of the $172 million Free TAFE program that is making 30 priority TAFE courses and 20 pre-apprenticeship courses tuition fee free from this year.

Students can save up to $2,500 for some pre-apprenticeship courses and up to $5,000 for Certificate IV courses. For high cost courses such as a Diploma in Nursing or a Diploma in Building and Construction, students will save more than $10,000 through the Free TAFE initiative.

For Architectus, the news follows the recent appointment of new Principal, Alan J. Duffy. Alan who has joined the practice from Woods Bagot, where he developed substantial expertise working on notable Australian University projects including, the Western Sydney University Liverpool City Campus, the University of Sydney Business School and Macquarie University Student Experience (MUSE) project.

Duffy’s appointment follows 12-months of continued growth at Architectus with recent significant project wins including the Western Sydney Airport Business Park Master Plan and Melbourne Airport Rail Link.

Architectus and Six Degrees appointed for $60 million redevelopment of Bendigo TAFE City Campus

<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

Sales agent Todd Matheson, of <a href="https://www.apartments.com.au/project-marketer/pezet-matheson">Pezet Matheson</a>, which is marketing both 137 Old Burleigh Road and Sea Glass, said 137 Old Burleigh Road would address a clear gap in the market for genuine luxury products.

“There are very few opportunities on the Gold Coast where buyers can secure a residence of this size and quality in a new building,” Matheson said.

Located on a 1,156 sqm site one block from the beachfront, the development will replace an ageing walk-up building and is expected to contribute to the ongoing transformation of the Old Burleigh Road strip into one of the Gold Coast’s most prestigious residential corridors.

With the development moving into the delivery phase, 137 Old Burleigh Road is slated to hit the market later this year.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

<a data-end="327" data-is-only-node="" data-start="250" href="https://www.apartments.com.au/developers/norus-projects" rel="noopener" target="_new">Norus Developments</a> has lodged plans for a new apartment development in Clayton that would add further momentum to the suburb's emerging Green Street corridor.

Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The building has been designed with stepped massing and upper-level setbacks to manage its transition towards surrounding residential properties. The planning report describes the approach as one that integrates the building into the landscape rather than treating landscaping as a secondary element.

"A strong landscape and public realm strategy underpins the proposal," Urbis states in the planning report.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.
