Gamuda Berhad through its local arm Gamuda Land has recently settled its first flagship Australian development at 661 Chapel St, South Yarra.

661 Chapel St represents the group’s first foray into the Australian market and the Bird de le Coeur designed development comprises 116 apartments across 30 levels with views tht extend over the heritage-listed Melbourne High School, the Yarra River and beyond to the Melbourne CBD skyline.

Believing in the quality of the project with its location, never to be built out views and strong design credentials, Gamuda Land bullishly began construction in April 2016 prior to launching the project, despite the usual 60% pre-sales required by Australian banks to commence construction.

The penthouse for 661 Chapel St is expected to fetch a record $22m and is being sold as a shell with David Hick’s engaged to design the fit-out, so the purchaser can completely customise the residence.

The penthouse is a 792 sqm residence over 3 levels and the design currently includes:

Urban.com.au: What was the appeal of Melbourne to Gamuda Land and more specifically South Yarra as a suburb?

Ngan Chee Meng: We see Australia, particularly Melbourne as a highly sought-after destination given its long-standing reputation as the world’s most liveable city, quality education and economic stability.

Location is key in our selection for development. We have found South Yarra to be one of the suburbs that could provide a fulfilling lifestyle given its convenience to our residents, with its close proximity to the CBD, public transport network, surrounding areas of greenery such as Royal Botanical Garden, Yarra river; artisanal cafes, boutiques and restaurants all within walking distance.

South Yarra also has a long-standing reputation as a highly sought after suburb, being in the inner east pocket of Melbourne and surrounded by other reputable suburbs such as Toorak.

UM: 661 Chapel St has a strong theme of artwork embedded in the design of its spaces from the moment you arrive, with Gamuda working closely with Andy Dinan of Mars Gallery. What was it like working with Andy Dinan?

NCM: We selected Andy and her gallery to curate the artwork in 661 Chapel St given her experience and background in public spaces. We had also wanted a selection of artwork that showcases works from emerging Australian artists that we believe will be a value add and worthy investment for the development.

We worked hand in hand with Andy and her team, as well as Bird de la Coeur, the project architect in curating the artwork selection in 661. It was a carefully thought out process and it was a pleasure working with them, we are very pleased with the outcome.

UM: With the majority of 661 Chapel St selling locally and to owner-occupiers, what is the expectation for the sale of the penthouse?

NCM: With the sheer scale of the penthouse, we anticipate it will likely attract an owner-occupier, who may have business interests in Melbourne given its inner urban location, or use the penthouse as a secondary or additional residence for their interests/family use.

What was the process for selecting David and what factors influenced your decision for selecting him?

NCM: We wanted David to design this penthouse as a ‘one-off’, one-of-a-kind penthouse for 661 Chapel St. While he is a local Melburnian, David’s vast international experience is also a key factor in our selection. We felt David understood what a 
penthouse of this calibre could look like for not just the local market, but also those from overseas, whether it is in Asia, Europe or America given his experience, diverse yet distinctive style.

UM: The views back towards the CBD over Melbourne High are unlikely to ever be built out? Do you see this as a major selling point of the development?

NCM: Definitely. Being in this pocket of South Yarra and Melbourne itself, not being built out is a rare luxury. There are not many developments that can offer never to be built out views and not have the residents look into the next building/apartment in their surrounds from the apartment. This has been one of our strongest selling points.

UM: Gamuda Land has already expressed a desire to develop further projects in Melbourne. Is a return to South Yarra on the cards or is Gamuda looking all over Melbourne for opportunities?

NCM: Being our maiden project in Australia, we wanted to build on our experience here. 661 Chapel St is a considerably smaller project for us when we compare it to what we have in our portfolio, but it is a good stepping-stone for us and allowed us to meet the market’s needs.

Moving forward, we will definitely continue to look for opportunities in Melbourne, and we are in the enviable position to handpick strategic landbanks with great potential to be transformed into value creating assets.

Gamuda Land settles on 661 Chapel Street, launches penthouse

Further details for Hayball's latest student accommodation project, which will form part of the University of Melbourne’s Carlton Connect innovation precinct, have been released. 

Located on the corner of Swanston and Grattan streets in Carlton, the new precinct will be a completely integrated development providing spaces for industry, research and development, academia, accommodation for postgraduates, a public showcase and community facilities such as childcare and retail.

As part of the Lendlease-led consortium delivering the project, Urbanest Australia will operate the on-campus student accommodation component of the development, its first foray into campus housing.

The Hayball designed project will be centrally located, forming the heart of the precinct, and will deliver 527 beds and extensive multi-purpose spaces to cater to the postgraduate market as well as visiting academics.

Image: Hayball</figcaption></figure>The basis for Hayball's design was for space which encourages and facilitates students and academics to meet, interact, exchange views and generate ideas within a flexible, and connected precinct.

The design features an expansive mixed-use space within an atrium which is accessed via an open and transparent ground floor foyer and connects to a verdant podium terrace. The major focus of activity is centred around the external oculus space.

According to Hayball, for the current generation of students work, life and study are all intertwined. This was the key driver behind dedicating a third of the vertical street as an informal social precinct with both informal and formal multipurpose areas and outdoor terraces. The intent is that these spaces will assist students in building connections and developing a community.

A series of intimate lounges are scattered over several floors to facilitate socialising in addition to a rooftop level featuring a diner, cinema and expansive outdoor lounge/exercise area.

Urbanest Carlton Connect is one of a handful of student accommodation projects Hayball is designing, with a number of others in collaboration with the University of Melbourne within the wider precinct.

Probuild has secured the contract to build Stage One of Caydon's <a href="http://maltdistrict.caydon.com.au/">The Malt District</a> on the former Nylex site, transforming it into a mixed-use residential and commercial development that retains elements of its industrial past.

Stage One of the development, known as <a href="http://maltdistrict.caydon.com.au/coppins-corner/">Coppins Corner</a> - a historical local reference to the 1850s Richmond and Cremorne identity George Coppin – includes a split-level tower of 15 and 12-storeys, featuring 209 one, two, and three bedroom and SoHo-style apartments, with retail and hospitality located on the lower levels.

The Coppins Corner residential building was designed by Fender Katsalidis to complement adjacent heritage structures being retained in the development, including a historic Malt House to be converted into a micro-brewery and pub. Coppins Corner also features public spaces, courtyards and laneways designed by landscape architect Oculus, that will connect new and old buildings in the precinct with roads, pedestrian and bicycle paths.

Almost 50% of Coppins Corner apartments have sold, with significant interest in three-bedroom apartments from young families and empty-nesters wanting to move closer to Melbourne.

Probuild’s appointment also includes construction of a 9-storey office building on the site’s south-eastern corner. Designed by Hayball, the 8,800 sqm complex will be occupied by business software giant MYOB, whom Cayden signed on in recent months.

The emerging creative office movement and Cremorne’s urban grit meld industry with commerce, expressed materially in the use of brick and glass, while the heavily bricked podium levels respond to the neighbourhood’s rich historic qualities. The design’s slender, angular form pulls away from the boundary edge on a landscaped laneway to create a heightened pedestrian experience, activated by retail tenancies at ground level.

The announcement builds on the momentum created from a string of recent announcements about the iconic site, including the MYOB deal and permit approval received in January for Stage Two of the development involving the iconic Nylex clock and silos.

Demolition works are already well underway at the site with Probuild commencing construction in the next few months, with an expected completion date of mid-2020.

Probuild secures contract for Stage One of The Malt District

With residents moving into the recently completed <a href="/news/approval-granted-for-nightingale-village-in-brunswick">Nightingale</a> designed by <a href="/architects/breathe-architecture">Breathe Architecture</a> - who first championed the concept of ethical community-driven projects via the award-winning The Commons - and with Nightingale's 2, 3 &amp; Nightingale Brunswick East all hot on its heels, the attention now turns to Nightingale Village. 

Nightingale is based on the principles of the German baugruppen model which provides an alternative approach to how apartments are built and delivered in cities.  

Baugruppen which is German for “building group”, removes developers from the equation with a group of like-minded purchasers, instead coming together to collectively fund their own apartment projects, supported by architects.  

Without profit as the main driver, the focus instead shifts to delivering quality, sustainable, liveable and shared community facilities.

The first images of three of the buildings have begun to emerge with the Avengers-like ensemble of architects revealing the designs via their Instagram accounts as they are lodged for town planning.

Located at <a href="/buildings/nightingale-2-0-30-railway-place-fairfield">72A Station Street</a> adjacent to Fairfield Railway Station, Six Degrees' design for Nightingale 2.0 takes advantage of its island site, maximising light and cross-ventilation through the building.

An early glimpse of Nightingale Village's first buildings

InterContinental Hotel Group (IHG) last week announced plans for a dual-branded hotel as part of a $200 million redevelopment of The Walk Arcade.

The announcement was made at the 9th annual Australasian Hotel Industry Conference and Exhibition (AHICE) held in Melbourne and will see the Holiday Inn and Hotel Indigo brands occupy the development after IHG signed a long-term agreement with Singapore-based investor Hua Sin Tay's Focus Ventures.

Upon completion in 2022, the development will become the first Australian dual-branded hotel, consisting of 272 keys for Holiday Inn Melbourne Bourke Street Mall and a further 181 keys for Hotel Indigo Melbourne Little Collins.

Urban.com.au highlighted <a href="/news/updated-designs-for-the-walk-arcade-hotel-revealed">updated designs</a> for the Walk Arcade redevelopment earlier this year, after site owner Hua Sin Tay, submitted plans to redevelop The Walk Arcade which runs from Bourke Street Mall to Little Collins Street. The developer acquiried the site in 1993 for $18 million.  

The dual-branded property will be near IHG's new Holiday Inn Express slated to open on Little Collins Street in 2020.

Up Property has unveiled plans for the $100 million transformation of Moorabbin’s Philip Morris manufacturing site into a new urban destination, that will introduce opportunities for increased amenity and employment for the area.

Named ‘Morris Moor’ – a reference to the site’s location, history and significance within the community - the development has been designed to inject an element of inner-city urbanism to Moorabbin.

Through a working partnership with Connect Plus Property Solutions, Up Property plans to re-purpose the existing eight buildings, which collectively represent over 50,000 sqm of leasable space.

The significant heritage site has been re-imagined to become a multi-use community precinct, which according to Up Property "will cultivate experiences and create opportunities that breathe life into the local neighbourhood through the diversity of its tenants."

The 6.27-hectare site, already has a permit in place which will allow it to deliver in excess of 1,600 new jobs for Moorabbin, double the amount that were employed at the site in its previous life.

 Genton Architecture was engaged to design and collaborate on a Master Plan that re-interprets and adapts the existing collection of buildings and landscape into a location that will deliver on Up Property's vision to "bring the best of Melbourne to Moorabbin."

Image: Supplied</figcaption></figure>The manufacturing history of the site is being celebrated via a ‘makers theme’, with Up Property seeking future occupants that have an element of on-site production rather than just providing traditional retail tenancies. The focus is on finding place makers not space takers to create a vibrant, engaging community that will collectively form a local destination in its own right. An example of this would be a coffee roaster rather than just a cafe or a brewery instead of just another bar.

Upon completion, Morris Moor will also include approximately 2,879 sqm of hospitality space, designed in consultation with architecture and interior design firm Technē. The precinct will offer ample opportunities for a mix of restaurants, cafes, a brewery, distillery, wine bar, convenience store, florist, event function space in order to create an urban destination that will be a catalyst for further gentrification of the area.

Up Property is currently seeking occupiers for the office space with an impending expressions of interest campaign to commence mid-year for Morris Moor’s carefully master-planned hospitality precinct.

Three tenants have already been secured for the site including:

<li>Little Learning School: a 140-place childcare centre set to transform and breathe life into one of the site’s oldest warehouses fronting Chesterville Road</li>
	<li>Clik Collective: a co-warehousing facility in excess of 6,000 sqm from the operators of the well-known Kensington Collective</li>
	<li>Schotts Home Emporium: Melbourne’s much-loved furniture retailer who has already commenced the fit-out of their new 4,140 sqm showroom facility within one of Morris Moor’s far east buildings.</li>

The building will receive a full refurbishment, providing the brick facade with a face lift that will include new glazed elements and introduce a re-imagined CBD style lobby which will be ready for tenant occupation in the first quarter of 2019.

Up Property pushes ahead with Morris Moor Master Plan

Cedar Woods’ latest apartment project in Williams Landing, Lancaster Apartments has sold out in just six months, reinforcing the demand for medium-density housing in Melbourne’s rapidly growing west.

Designed by DKO Architecture, the seven-storey building has a distinctive architectural form which responds to the shape of the site and acts as a bookend to the mixed-use complex. The façade's strong vertical expression emphasises its height, prominence and anchors the corner of Clark Street and Tonkin Way.

Comprising 42 apartments, Lancaster Apartments is the third apartment building at Williams Landing, joining Newton (7 apartments), and Oxford (100 apartments and 3 retail shops), in selling out quickly.

According to Cedar Woods, the demand for medium-density living in Melbourne’s west can partly be attributed to "the booming population growth as well as changing lifestyle preferences in the middle ring suburbs."

Recent data from the Australian Bureau of Statistics confirms that in October 2017 Victoria’s population was at 6.35 million residents, with Greater Melbourne growing by 126,175 people in 2015-2016 alone.

The City of Wyndham was also confirmed as one of the nation’s fastest-growing municipalities and, according to population consultancy .id, has a current population of 250,186, increasing by 37 per cent between 2011 and 2016.

A host of planned ‘new arrival’ developments in Chapel Street will help to revive the retail strip, according to Director of Beller Commercial, Fred Nucara.

Every year, Beller Commercial conducts retail strip research: a manual foot walk and count of shop vacancies. From this unique research, Beller has a clear view on the changing fortunes of Melbourne’s various “high streets”.

Chapel Street is divided into three precincts: South Yarra, Prahran and Windsor. Whilst Windsor is now a pumping food and hospitality destination, Prahran and South Yarra sadly present a different story with a record number of vacancies, 17 in South Yarra and 24 in Prahran.

Fred took time out of his schedule to have a chat with me via phone as we discussed some of the factors that are currently impacting the strip now and into the future.

Chapel Street Podcast: On the phone with Beller Commercial's Fred Nucara

Developer Growland has recently appointed Fender Katsalidis (FK) to design phase two of its six-tower, mixed-use residential project, Victoria Square in Footscray. 

Fender Katsalidis will design a total of four towers for the project across two stages of the Hopkins Street development with the first two towers being delivered as part of stage two sited above the commercial podium.

Together, the $88m second stage will add a further 146 apartments to the rapidly evolving Footscray Activity Centre, on top of the 454 apartments within the two towers of Stage one of Victoria Square.

FK will work closely with Growland and the project team to ensure the next phase reflects the existing design for stage one, which was created by Kavellaris Urban Design.

Image: Growland</figcaption></figure>According to Growland, Fender Katsalidis was appointed "due to the firm’s synonymous values and creative vision" and that the appointment reflected the developer’s confidence "in Melbourne’s apartment market into 2018 and beyond."

Growland has revealed the apartment towers will feature a greater proportion of larger apartments than the first phase of Victoria Square; a direct response to the significant number of local owner-occupiers that have shown interest in the project. The prominence of two and three-bedroom apartments will appeal to a broad cross-section of buyers, according to FK. 
In addition to the residential towers, Victoria Square will offer 5,720 sqm of commercial space across the whole project, an activated public laneway with retail and hospitality offerings and amenities including a gym, pool, spa, private dining rooms, library and Australia’s first aerial running track.

Construction is due to commence in June 2018 and Stage One of Victoria Square is expected to be complete by the second half of 2020. Phase two will be launched in the second half of 2018.

We considered the site itself and its location – historically Footscray functioned as small village along the curving banks of the Maribyrnong River where goods would come in from the boats and then be sent across to the city.

There is a strong historical connection with the river and with the area’s focus on maintaining a tight-knit community – we wanted the building to reflect that.

We used the shape of the river to create a curved ribbon pattern across the glass façade of the buildings created through a raised spandrel and solid balcony panels. We have given the building an identity that’s based on its locality and history.

Fender Katsalidis appointed for Victoria Square's next phase

Having now lived in Prahran for the better part of 6 months, I've developed a greater appreciation for the area, in particular the public spaces which I pass on my walk to and from Prahran Station on my way to walk and those I pass on my daily evening runs.

One space which has always stood out, because I pass it multiple times a day and is rather unique in terms of the provision of both active and passive recreation areas, is Princes Gardens. 

With basketball courts, playgrounds, skating half pipe, a mix of hard and soft scape areas, the Prahran Aquatic Centre and the Chapel off Chapel events and function space, Princes Gardens appeals to a number of demographics and users.

It is, however, looking a bit tired and could do with a bit of love. Which brings us to the topic of today's piece; the City of Stonnington's Master Plan for the Gardens.

A draft Master Plan - which will be finalised by the middle of the year - was developed by Hansen Partnership to "ensure Princes Gardens continues to offer open space and facilities that are safe, accessible and contribute to maintaining a healthy and vibrant community", according to the City of Stonnington.

Short-Term Objectives

<ul>
<li>Establish a central pedestrian avenue as a key north-south axis, connecting Malvern Road in the north with Princes Close in the south. This pedestrian avenue will comprise a generously-dimensioned walkway, with opportunities for feature paving, street and park furniture, lighting and wayfinding. The pedestrian avenue will provide clear and open sightlines, improving amenity and safety for all users. Avenue planting of large, deciduous canopy trees along either side of the avenue will assist in making it a strong visual element of the Gardens.</li>
	<li>Remove the easternmost tennis court and create more green space.</li>
	<li>Reconfigure the forecourt area to the east of Chapel off Chapel such that this space is a plaza integrated into the central pedestrian avenue, with improved access and sightlines. The intention is to establish a more prominent address for Chapel off Chapel as a key attraction within Princes Gardens. The plaza will act as a key meeting space within the Gardens in a central location which is readily accessible from all surrounding streets.</li>
	<li>Establish a generous formal entry to Princes Gardens from Princes Close, at the southern end of the proposed pedestrian avenue. The northern entry on Malvern Road is already accessed via historic entry gates, and an opportunity exists at the southern end for a contemporary entry treatment.</li>
	<li>Remove the majority of the existing under-utilised pavement between Chapel off Chapel and Malvern Road and replace it with grass and trees, as means of providing more 'green space' in the northern part of the Gardens and improving the frontage to Malvern Road. </li>
	<li>Demolish 22 Little Chapel Street and relocate Council services elsewhere. Reconfigure car park further north to allow for an entryway/forecourt and event space to the entrance of Chapel off Chapel.</li>
	<li>Demolish the majority of the existing car park to create a new civic space to include expanded green space and a central footpath connecting Chapel off Chapel to Little Chapel Street. The space can be utilised for events associated with Chapel off Chapel, as well as other complementary activities associated with arts &amp; culture.</li>
	<li>Retain two existing tennis courts and reconfigure to become multi-use courts.</li>
	<li>Formalise and enhance the east-west connection from Little Chapel Street into the Gardens by replacing the existing goat track through the grass with a paved pathway and lighting.</li>
	<li>Establish a new picnic/bbq area in a highly visible, central location close to main pedestrian thoroughfares and the existing playground. The bbq/picnic area should comprise all facilities required  for such a use, including shelter structures, seating, tables and bbq.</li>
	<li>Retain the existing basketball courts.</li>
	<li>Retain the existing Prahran Aquatic Centre.</li>
	<li>Retain the existing passive recreation spaces in the southern part of the Gardens, including the sunken lawn.</li>
	<li>Retain the existing playground.</li>
	<li>Retain existing heritage tree    </li>
</ul>
Long-Term Objectives

<ul>
<li>Retain the existing 50-metre outdoor pool, with an expanded and improved pool deck, complete with custom-designed shade structures and expansive areas of usable recreation space. Replace the existing utilitarian fence at the perimeter of the Aquatic Centre with a new fence which is more architecturally-sensitive and complements the public domain of Princes Gardens.</li>
	<li>Provide a signalised pedestrian crossing on Malvern Road, on the alignment of the central pedestrian avenue, in anticipation of the redevelopment of the Horace Petty Housing Estate.   </li>
</ul>
The project builds on the City of Stonnington's pipeline of public realm improvement projects for Prahran including a significant upgrade of iconic Greville Street which is being completed in stages.

The new public space on Greville Street includes a cobblestone shared zone, wide bluestone footpaths, more greenery and more space for the local community and visitors to enjoy. Greville Street’s popularity has survived various trends and economic changes and the current upgrade will ensure its popularity for on-street trading and dining grow.

Greville Street is a unique destination within Stonnington thanks to its historic and artistic past and we want to make sure it continues to be a great hub for creatives, professionals, artists, small boutique businesses and locals

The next stage of the revitalisation project includes a new Porter Street/Prahran Railway Station shared zone currently under construction. Once completed, the works will include a new cobblestone shared pedestrian and vehicle zone at Prahran train station, footpaths, a pedestrian crossing, new lighting, trees and street furniture.

Construction of these works is estimated to be three months.

Future stages will see part of King Street currently with a temporary pop-up trial, redesigned into a pedestrian zone, the completion of works to the east end of Greville Street adjacent to the Town Hall and the Town Hall forecourt along Chapel Street.

The +$60m project will create a 10,000 sqm multi-functional urban park with over 500 spaces of underground car parking with a target completion date of 2019.

Princes Gardens upgrade adds to Prahran's Public Realm Project Pipeline

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
