International restaurant chain PappaRich is continuing its national expansion, this time in Brisbane, where it has just signed a lease on Elizabeth Street.

The Malaysian cuisine restaurant chain opened its first Australian outlet in the Melbourne CBD in 2012 and has since expanded its operations throughout Victoria, NSW and the ACT.

PappaRich continues expansion with Elizabeth Street, Brisbane leasing

Competitive bidding saw an industrial facility on the central Gold Coast sell at auction for $150,000 above the reserve price.
The 7,378 square metre property, at 10 Industrial Avenue, Molendinar, was sold under the hammer for $1.7 million to owner-occupiers, Nathan and Dawn Huang.
The property was divested by Economic Development Queensland, which is part of the Queensland government, as a sell down of surplus land.
It was previously placed on the market late in 2012 through an expression of interest campaign which saw 10 written offers ranging from $1.2 million to $2.1 million, of which the highest was contracted and eventually did not complete the deal. Another party later contracted the property for $1.8 million, which also fell over to due to an inability to finance.
Pat Cavanagh of Colliers International negotiated the sale of the property, which houses two older style buildings totalling around 1,200 square metres.
He said the new owners intended to refurbish the existing improvements and operate their business, Starbright Engineering from the facility.
“The buyers also have plans to redevelop the site in the long term,” Mr Cavanagh added.

Gold Coast industrial facility sells under the hammer for $1.7 million

A Westpac leased retail property in Melbourne's Frankston has sold under the hammer for $5.375 million. 
The property attracted a yield of 6.2% and was sold subject to two secure leases to Westpac, at 50-52 Wells Street, and Xtreme Clothing Pty Ltd, at 1 Shannon Mall. The Wells Street property consists of a ground floor banking chamber and first floor office for a total area of around 667 square metres. The Westpac lease is returning $286,973.42 per annum plus outgoings, with a lease term of seven years until 2017 and two further terms of five years each.
The Shannon Mall premises are about 90 square metres. Xtreme Clothing’s lease is a new five-year deal with two terms of three years each, returning $52,000 per annum plus outgoings. 
The total rent is $338,973.
Fitzroys agent Charles Emmett said, “The strong price and competition generated on the day reflected the depth of the market and the strong demand out there for high quality retail investment property priced in the $1 million to $15 million price bracket.”

Westpac leased Frankston retail property sells for over $5.3 million

A two square metre retail shop in the heart of Melbourne's CBD sold at auction for a record $190,000 per square metre.
The shop 3, Causeway Lane property sold under the hammer for $380,000, smashing price expectations of between $200,000 and $220,000. The sale reflected a yield of just 3.6%.

Around 150 people gathered to see the keenly contested shop, which Fitzroys selling agent Charles Emmett said attracted 50 bids by eight parties during the auction.

The retail premises forms part of the former Union Bank Building, better known as Causeway House, which was constructed in the 1930s.
Fitzroys recently sold shop 5 and the Basement of Causeway House for $1.51 million and $675,000 respectively at separate auctions, and will put shops 6 and 7 to auction on 14th November.

It seems Sydney's residential buying frenzy has extended to another property asset class - car parks.
A freehold strata title car space opportunity at Sydney Airport has attracted more than 2,000 expressions of interest since its launch just three weeks ago.
The facility, operated and tenanted by Park and Fly, has just 602 single and double car spaces and is being marketed by Cramer Property.
Cramer Property managing director Erle Cramer said "The demand has been unprecedented… Investors have realised that this investment opportunity represents an excellent chance to diversify investment portfolios, whether for self-managed super funds (SMSF) or cash that is currently sitting in the bank looking for a better return".
Such is the demand he said it had received interest from the United States of America and Asia. "Unprecedented demand" for car park strata near Sydney airport

Residential development property and retail assets were identified as having the highest number of distressed sales listings in the September quarter, a new report revealed.
The findings were in the latest quarterly LandMark White Forced Sales Monitor report which showed that overall distressed sales listings from receivers, mortgagees and liquidators around the country had declined in the three months to September and appeared to be generally on their way down.
However the results for some of the states and sectors varied significantly.
While NSW and Victoria's share of distressed listing both fell in the three months to September, the number of forced listings in Queensland increased during that period and now account for 65% of the national total.
Regional areas continued to do it tough. The majority of listed receivers’ stock was found in regional rather than metropolitan areas, with the regional share at 71% in the September quarter. Over the year to date, the split was 75% regional to 25% metropolitan areas, compared to 67/33 in the year prior.
Breaking down the figures into sectors, the data revealed that the highest number of distressed listings in the third quarter was in the residential development sector, accounting for 23% of the total.
But the biggest mover was the retail sector, which rose from 11% in the June quarter to 19% in September. The industrial sector accounted for 16%, down from 19%, while the office sector increased from 9% to 12% - the highest share so far, the report said.
It also looked at the distressed ratio of the five major sectors across the past year and found that the sector with the highest saturation of distressed sales in the September quarter was residential development at 27%, closely followed by the leisure sector at 26%. On a year on year basis, the residential development sector fell from 44% to 38%, while the leisure sector fell from 32% to 29%.
The distressed ratio for the retail sector rose sharply in the September quarter, moving from 12% to 18% having shown a steady downward trend over the previous four quarters. The industrial sector's distressed ratio rose to 24% in the quarter, after two consecutive falls. The office sector was unchanged at 15%, and 12% on an annual basis.
The take out message from the report was that distressed sales listings were on their way down. It concluded that "although one in five commercial properties advertised in the national press were receivers’ sales, our view is that their effect on the market is diminishing and will continue to do so in the absence of any shocks or major increase in the cost of borrowing".

Residential development property and retail assets have highest number of distressed sales: LandMark White

Strong growth from Asia, the Middle East and Africa saw the world's biggest hotelier, the InterContinental Hotels Group deliver another spike in global room revenue in the September quarter, albeit at a slower pace than the previous year.
Revenue per available room, a key industry measure referred to as RevPAR, rose 3.3% in the three months to September 30. That compared to 3.9% growth achieved in the third quarter of last year.
InterContinental Hotels Group (IHG) chief executive Richard Solomons described the result as a “solid third quarter performance"
In Australia, IHG currently has 30 hotels including the InterContinental, Crowne Plaza and Holiday Inn branded hotels. It recently signed the first Holiday Inn Express in Australia, which is expected to open in 2015. RevPAR in Australasia was up 3.9%, led by solid trading in Australia
Despite the ongoing challenges in some of our markets, current trading trends give us confidence for the rest of the year and our strategy for high quality growth positions us well for continuing success into the future," said Mr Solomons on the outlook.

InterContinental Hotels delivers another spike in global room revenue

Some of the world's biggest retailers chains are heading to Australia, with speculation emerging that Japan's boutique department store Isetan, the UK's Marks &amp; Spencer and US beauty and cosmetic house Sephora are planning to open stores in 2015. 
It is understood that in recent weeks representatives from Marks and Spencer (M&amp;S) have been out in Australia.  M&amp;S, through Asian marketer and distributor or global retail brands, Royal Sporting House, is believed to interested in opening up their profitable " small format" stores of about 2,500 square metres. It will include their top fashion and homeward brands. 
A source told Property Observer that they were looking at opening "multiple" stores in the major regional shopping centres.
Property Observer also understands that Sephora, Isetan and UK toy store Hamleys are all looking to get a presence in Australia. 
A source said Isetan were in "preliminary discussions at the moment" and looking for a presence in the CBDs, as well as regional shopping centres. 
Meanwhile, it is understood that representative from Hamleys were out here last week". Sources said "They have got a whole swag of potential joint venture partners."  He said Hamleys was not coming to Australia to secure 100 square metre sites, "they need 750-1000 square metres".

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

Bakir said the project had been designed to respond to that shift in buyer expectations.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.
