Fashion brand Cotton On Mega has continued its national expansion, this time securing a lease for a three level retail premises on the Gold Coast for its new flagship store.
The new store is located in the heart of Surfers Paradise, at 29 Cavill Avenue, and is about 1,692 square metres in size.  
Savills Australia retail director Michael Di Carlo brokered the deal with colleague, Avian Weber, associate director at Savills Gold Coast, 
The lease is for 10 year lease and the rent is believed to be $700 a square metre over the whole building. 
Cotton On Mega is due to open the new flagship store in early to mid-2014.
Mr Di Carlo said Savills Retail had advised the lessor, a Melbourne-based investor, on the purchase of the property with vacant possession in 2012 and that the new lease would deliver the landlord in excess of a 10% return and an increase in value of over 25% of the initial purchase price.
Mr Weber added that the Cotton On Mega deal represented the largest retail lease negotiated along Cavill Avenue in the last decade.

Cotton On Mega continues expansion with Gold Coast flagship site lease

The Royal Automobile Club in Tasmania has swooped on a number of iconic regional tourism businesses in the state as part of its future long term growth strategy.

Among the assets purchased by the motoring group (known as RACT),  include Strahan Village, Gordon River Cruises, Freycinet Lodge, and the Cradle Mountain Chateau from the Federal Group.
The purchase is part of the motoring group's key business objective to diversify its operational activities. Tourism is one area it wants to expand in.
RACT chief executive Harvey Lennon said “our research tells us there is strong interest in RACT-branded operations and our tourism division will provide us with new opportunities to generate revenue from outside our Tasmanian demographic, including opportunities to market to around 7 million affiliated auto club members across Australia".

RACT swoops on iconic Tasmanian tourism assets

A 7-Eleven service station in Queensland's growth corridor belt of Logan Central, has been purchased by a private investor for $3.475 million.
The 120 Wembley Road property comprises a 7-Eleven' Service Station, branded 'Caltex Woolworths' which was sold with 15 years remaining on the lease and a further 2 x 5 year option period.
The sale price reflected an initial yield of 7.14% or rate of $2,850 per square metre. APN Funds Management was the vendor.
The service station occupies a site area of 1,219 square metres and produces a net income of $248,380 annually.
The selling agents were Mike Walsh and Sam Hatcher of Jones Lang LaSalle.

Logan Central 7-Eleven service station sells for $3.475 million

A US-based investor has snared the Royal Pacific Tourist Retreat and Caravan Park near Tweed Heads on the far north coast of NSW for $2.5 million.

The 11,000 square metre freehold site, at 109 Chinderah Road in Chinderah comprises of a large four bedroom manager’s residence, manager’s office, two two-bedroom residential units and 50 additional sites.
Sam Johnson of Ray White Commercial Coolangatta/Tweed Heads sold the property on behalf of a private vendor.
The buyer has appointed an onsite manager to continue operations at the caravan park, said Mr Johnson.

US-based investor snares $2.5 million caravan park near Tweed Heads, NSW

Strengthening investor sentiment, increasing tenant demand and more favourable fiscal conditions are expected to position Sydney's industrial market for a rebound in the year ahead after 12 months of slow growth. 
According to CBRE’s Australian Industrial MarketView report for the third quarter, despite a contraction in industrial employment over the past year, total imports - measured in 20 foot equivalent unit (TEU)-  that came through the Port of Botany increased in July and August and over the 12 months to September rose  5.5%.
And while sentiment strengthened across the metropolitan industrial sector during the quarter, Sydney remained "one of the most in-demand" markets nationally. 
CBRE Senior Director of NSW Industrial Jason Edge said “while investors remain attracted to long term lease covenants and lower risk adjusted returns, they are becoming more accepting of shorter lease terms assuming the core property fundamentals exist".
“As a result of this, the market is tightly held, with owners holding onto assets in hope that yields will tighten further.” 
B-Grade warehouse yields remained steady at between 8.50% and 11.00%, while A-Grade warehouse yields tightened by 25 basis points to 7.50% and 10.50%, said the report.
Sydney industrial land values remained relatively steady over the quarter, with fully serviced 0.25ha lots averaging $580 per square metre and 1.6ha lots hovering at $448 per square metre. 
CBRE is not expecting land values to experience any significant growth until a market shift occurs. 
Specifically, CBRE senior research manager of industrial markets Luke Dixon said “capital value growth is unlikely until the availability of land declines or market demand changes".
Meanwhile, stronger construction levels over the quarter helped boost the industrial supply pipeline, with a total of 513,603 square metres due to for completion by the end of 2013, gaining pace in 2014 and 2015, the CBRE report said.
Rental growth remained flat over the quarter for prime and secondary grade stock.

Sydney industrial market set to rebound in next 12 months: CBRE

Funds management group Australian Unity Investments has proposed merging its Australian Unity Fifth Commercial Trust with the larger and more diversified, Australian Unity Office Property Fund to create a $461 million property vehicle.


The Australian Unity Office Property Fund (OPF) is an unlisted property fund, which owns eight quality office buildings in some of Australia’s major centres. It has a forecast total asset value of about $366 million in June 2014.  Australian Unity Fifth Commercial Trust (FCT) is a fixed term trust due to terminate in 2015. Gross assets within the trust stood at $95.61 million as at 30 September. 
The purpose of making the merger proposal now, said Australian Unity, was to maximise the value of FCT’s remaining properties at 5 Eden Park, North Ryde NSW and 30 Pirie Street, Adelaide in South Australia - already 50% owned by OPF.
The merger would allow FCT to transfer its interests in both properties to OPF at an agreed valuation, removing "the reliance on the risks of a sale process, and involves no selling costs,” it said.

Australian Unity general manger of real estate investment Mark Pratt said the merger would provide investors with a cost and tax effective option to continue their investment in commercial property.

He also said that “OPF is forecast to provide higher distribution returnsthan those forecast for FCT, has greater diversification than FCT, and intends to continue providing regular capped withdrawal opportunities to investors.”

Australian Unity Investments is the $10 billion plus funds management arm of healthcare and retirement group Australian Unity.
FCT investors will be able to vote on the proposed merger at a general meeting scheduled for 11 December in Melbourne.

Australian Unity Investments proposes merging groups to create $461 million property vehicle

This time, bar owners Ben Carroll and Hamish Watts have taken a 170 square metre lease for a their new venue SoCal. The property, at 1 Young Street, was formally Swing Box Karaoke . Mr Carroll and Watts already own the popular Bondi Hardware &amp; The Botanist at Kirribilli.
SoCal, which is due to open this month, will have a California-inspired menu.
The lease was negotiated by Tom Doran of Doran Commercial.
Mr Doran said retail vacancy rates had dropped significantly over the last 12 months with both national companies and mum and dads tenants showing confidence in the market.

Neutral Bay continues transformation into bar precinct with new lease

A battle royale has erupted over the $4 billion Commonwealth Property Office Fund after GPT surprised the market yesterday with $3 billion rival takeover offer.
The offer gazumps the Dexus consortium takeover offer by about $160 million, which is valued at about $2.84 billion.
GPT is offering $O.75325 in cash and 0.141 GPT security for every Commonwealth Property Office Fund (CPA) unit. Based on GPT's closing price on 18 November, the offer values CPA units at $1.272. 
The Dexus and Canadian Pension Fund offer is valued at $1.219 per unit. 
However, Credit Suisse analysts pointed out today that excluding CPA's 1H2014 dividend of 3.32c, the adjusted price is actually $1.24. 
The analysts also believe that it will be difficult for the Dexus consortium to match the GPT offer.  One reason was based on its estimates that "if DXS were to match GPT’s offer by increasing the cash offer by 2.7¢ to 73.7¢, implying a total bid price of $1.24, this would see EPS accretion (FY15) reduce to ~1.3–1.8% as compared to the guidance of 2–2.5%".
On that basis, net tangible asset dilution would increase from 1.9% to 2.7%, they said.  "As a result, we see limited scope for DXS-CPPIB to justify any further premium".
"We also believe the increased offer from GPT potentially provides DXS with additional incentive to walk away as it would allow DXS to crystalise a 12.4% return on its entry price of $1.13 for its 14.9% stake in CPA.”

Battle royale erupts as GPT launch surprise $3 billion takeover bid for Commonwealth Property Office Fund

A rush of institutional buyer interest is sweeping across Queensland, with retail property transactions hitting a 10 year high in the 12 months to September.
New figures from Savills Australia' Retail Queensland report showed that retail property transactions - based on transactions above $5 million - surged from $1.46 billion to 2.2 billion in the 12 months to September in the state, the highest point based on the data which stretches to September 2003.

The figures not only showed an increase in transaction activity - which came in well above the five year average of $1.13 billion - but also revealed a spike in the average size of transaction throughout the state. The average size of retail transaction rose from $48 million in the previous year to $73 million, "reflecting the increased appetite for sub-regional and regional scale assets from institutional buyers," the report said.
Underpinning that investment activity was the higher investor demand from private and institutional buyers, while improved yields have seen renewed appetite for bulky goods centres.

"Investors are sensing the outlook for retail property with a five year horizon is better than commercial offices, given that the national office vacancy has drifted above 10% with the major office markets all likely to go higher as new developments enter," said Savills Queensland retail sales director Peter Tyson.
"Accordingly, many of the institutional investors have signalled their desire to acquire more quality retail assets suggesting yields are as generous as they are going to get".
Properties in the $10 million - $50 million price range proved the most popular, accounting for about 52% of the total number of properties transacted.
Mr Tyson said that one of the key criteria that investors were looking for was a balanced tenancy mix. "That is, the right number of specialties-to-anchor ratio and the right variety amongst the specialty tenants," he added.
Savills research director in Queensland Paul Day was upbeat about the outlook for retail cross the aboard, citing the record low interest rates, unemployment stabilising - likely to be contained below 6.5% -and household savings at a 20 year high.
The early signs are particularly upbeat for Queensland, which is already outperforming the states with 3.2% trend growth in retail turnover, double the Australian average for the 12 months to July, it noted.
"We see a jump in retail trade turnover coming which will enliven the sector and the economy in general," said Mr Day.
"With the low cost of debt and improving prospects, appetite for investment retail property is likely to escalate with a subsequent tightening in yields for prime assets.”

345 Thynne Road, Morningside, in Brisbane’s east  was a recent interesting site that I sold for $2.3 milllion. The property had more than eight different types of easements over the land including powerlines, water, overflow, access easements. It was challenging given this and ended up being win/win for the purchaser and seller.

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

Local developer LDS Property identified the gap in new housing, securing a site on White Street, directly opposite&nbsp;Woodlands Golf Club Mordialloc. The boutique scale is central to the offering. With only 13 three-bedroom residences, each home is configured to prioritise functional layouts and everyday use, supported by private terraces and secure two-car garages.

Ewert Leaf’s design response leans into a calm, neutral material palette. Interiors are defined by oak flooring, white walls and soft finishes, creating a consistent and understated backdrop. The approach avoids trend-driven detailing in favour of longevity, with an emphasis on natural light and spatial clarity.
