Yanderra, the five-bedroom Dural house designed by architect Philip Cox, has been listed with $2.75 million plus hopes, the first offering since its early 1980s construction.
It was the commission of the now national chairman of law firm Baker &amp; McKenzie, Bruce Hambrett, the prominent disputes and insolvency lawyer, and his author wife, Jo. They bought the two-hectare land as a bare block for $145,000 in 1981 when Porter's dairy farm was subdivided. It’s nothing like a dairy farm now, with gardens featuring even a veggie patch.
The single-level pavilion-style house comes with pool and horse stables. Neil Keene of LJ Hooker Dural is marketing it as “an inspired reinterpretation of the traditional Australian homestead, albeit with romantic revival architectural traces”.
The grounds have been a regular in the Sydney Open Garden scheme, given it was planned for sustainability. It comes with sandstone terraces planted with lavender and cherry guavas, hedges of camellia, lilly-pilly and banksia. There’s indigenous and rainforest species under giant turpentines.
Possibly the house deserves a mention in the series of lectures exploring historical and contemporary perspectives in architecture, heritage, design and development of Australian housing. The<a target="_blank" href="https://www.hht.net.au/whats_on/event/architecture/sydney_open_lecture_series"> series presents eight conversations</a> in which historians and writers examine different types of housing, from 19th-century villas and Californian bungalows to McMansions and emergency shelters.
This week Philip Goad, professor of architecture and director of the Melbourne School of Design at the University of Melbourne and the editor of the Encyclopedia of Australian Architecture (Cambridge University Press, 2011), talks on the dialogue between nature and culture in forms of the contemporary Australian villa.

Property is taking longer to sell in all capitals than it was a year ago, data released by Australian Property Monitors, although Canberra is showing signs of speedier sales over the past few months.
During April this year Melbourne, Brisbane and Perth stock lingered on the market for the longest amount of time since April 2011.
As 2012 came out of its summer holiday slumber, Sydney's slowest-selling months were January and February, when it took an average of 95 days to sell property. But by April it still took an average of 94 days to secure a sale in Sydney.
According to APM, Darwin has the slowest market, with properties typically taking 153 days before finding a buyer.

Sunny days of quick sales long behind in most capitals as property stock lingers on the market: APM

Burgess Rawson sold seven Woolworths Caltex petrol stations last week for as $10.96 million total, but a similar portfolio of service stations two years ago sold at lower yields, averaging about 5.5%.
The slightly higher yields on the latest sales shows that the market has softened marginally, Burgess Rawson director Simon Staddon suggests.
Prices ranged between $1.1 million at Childers in Queensland to $2.15 million at Balwyn in Melbourne.
The yields ranged between Balwyn’s 5.49% to 6.73% in Childers.
They were offered with new full term 15-year leases with five renewal options of five years each to 2052. Rents will be reviewed annually in line with the consumer price index, up to a maximum of 4%. Burgess Rawson issued 160 contracts to interested parties.

Seven Woolworths Caltex petrol stations sell with slightly higher yields than those sold two years ago

Battery Point was the most expensive suburb in Tasmania, according to the Real Estate Institute of Tasmania, with a median house price of $925,000 in the March quarter.
It typically competes with Sandy Bay for top sales, but had the field to itself so far this year.

Battery Point leads 10 most expensive localities in Tasmania: REIT

The Point Piper home of Ron Medich and his wife, Odetta, has been listed officially for sale.
The harbourfront property had previously been quietly listed for sale, having never been publicly marketed in print or internet.
It’s been listed through Bill Malouf at LJ Hooker Double Bay, in conjunction with Ken Jacobs at Christies Great Estates and price expectations are $40 million plus. This has been revised from February 2011's reported $55 million hopes.
The Australian architectural studio <a href="https://www.propertyobserver.com.au/residential/tasmanian-tigers-keep-watch-over-the-point-piper-harbourfront-mansion-of-the-much-accused-ron-medich/2011112852588" target="_blank">Katon Redgen Mathieson completed the Point Piper project in 2009</a> for Medich, who made a fortune with his brother developing industrial sites in Sydney’s west.
His estranged wife, Odetta, has been one of the country's most generous patrons of the arts.
Before his arrest in October over the 2009 murder of his business associate Michael McGurk, Ron Medich was living in splendour in the white house with point-blank images of the Opera House and Harbour Bridge.
Still on bail and wearing an electronic bracelet that monitors his movements, Medich's last known address was a two-storey, 128-square-metre apartment in a city high rise overlooking St Andrews Cathedral.
With his wife spending most of her time in Europe, the couple's Wolseley Road home was quietly listed for sale in February last year.
The David Katon-designed house replaced the house bought from the restaurateur Wolfie Pizem in 2003 for $15.1 million.
Pizem had bought the 780-square-metre property for $160,000 in 1978.
Agents had estimated the Medich home was worth close to $40 million in February 2011.
At the time one agent quipped that the Medichs' art collection was worth far more than the house. The artworks include poolside Tasmanian tiger sculptures by Caroline Rothwell. The internal walls of the four-storey house come with extensive artworks of mostly photographic works.
Despite all the ructions, there's been no alterations or caveats on the official title for the past three years.
The murder case against property tycoon Ron Medich was adjourned on May 8 as prosecutors wait to see if the NSW Attorney-General grants immunity to any of his co-accused.
Medich, 62, has been charged with the September 2009 murder of businessman Michael McGurk, who was killed by a single gunshot outside his Cremorne home on Sydney's lower north shore.
Medich, Lucky Gattellari, Senad Kaminic, Christopher Estephan and Haissam Safetli have been charged over the murder.
At Central Local Court the prosecution told Magistrate Julie Huber it was still waiting for Attorney-General Greg Smith to rule on whether one of the defendants could be indemnified against prosecution in exchange for his evidence.
The man was not named in court.
Medich was not present in court for the mention with Magistrate Huber standing the matter over until June 19.

Ron Medich seeks $40 million plus for harbourfront Point Piper home

Led by apartments and renovations, Australian residential building approvals rose 7.4% in March according to the Australian Bureau of Statistics.
Economists' forecasts had centred on a 3.1% rise in approvals in March, according to Bloomberg.
The number of permits granted to build or renovate houses and apartments gained 7.4% from February when there was a revised 8.8% decline, the ABS said.
Over the year building approvals in March declined 15% which the economists had forecasted would show an 18% annual drop.

A $4,865,000 sale in Malvern stood out at weekend auctions, especially as the purchaser also took up the adjacent neighbouring block option to bring the total sale price to $7,131,510.
It was auctioned by veteran auctioneer Gerald Delany, having been listed by Kay &amp; Burton agents Michael Gibson and Matt Davis, who say it was bought as an intended residence.

The expansive corner allotment, of 2,057 square metres on the corner of Mayfield and Wilks avenues (pictured above), had been consolidated with three purchases beginning with $670,000 in 1989, then $435,000 in 1990 with the last block added at $1.31 million in 2003 for the now pool block.
It totalled a $2,415,000 cost.
It comes with a five-bedroom cottage with a floodlit north/south tennis court in established gardens. There were the three bidders, according to James Buyer Advocates attendee Adam Woledge.
Matt Davis said the highest bidder was entitled to first right of refusal on the pool block at a 7.5% discount on the rate per square metre for the previously auctioned two block offering.
The sale was the weekend’s highest sale, with the REIV reporting a 62% clearance rate compared with 58% last weekend and the same weekend last year.
“The decrease in interest rates announced earlier this week may help stimulate activity levels; however it is unlikely we will see any noticeable impact for another few weeks, as in addition to the rate cuts other economic indicators such as unemployment levels and consumer confidence will need to improve if we are to see an increase in activity and prices,” REIV chief Enzo Raimondo says.
There were 592 auctions reported to the REIV this weekend, with 368 selling and 224 being passed in, 131 of those on a vendor’s bid. Next week the REIV estimates 640 auctions will be conducted followed by 610 in a fortnight.
<a href="https://marketnews.com.au/2012/05/its-cool-today-especially-in-that-2m-to-3m-range/">Buyers’ agent Mal James says</a> the interest rate cut didn't seem to have the hoped-for effect of boosting activity in Melbourne's top end.
“Clearance rates were just 55% on the 33 million-dollar-plus auctions we attended in Melbourne's inner east and bayside areas.
“There were some strong results on well-priced quality homes, and our demand indicator showed a fairly healthy average of 1.6 bidders per auction.
“But there has definitely been a cooling of interest in the last week or so.
“There have been fewer buyers through opens, and agents are definitely glummer.
“It may be that buyers in this segment are focusing more on the bad economic news that triggered the interest rate cut, rather than the fact that money has become cheaper to borrow,” James says.
Sydney’s clearance rate was 60.5% from the 337 results reported to Australian Property Monitors.

After adding the pool block, Malvern $7,131,510 sale stands out as Melbourne prestige market cools

The former Parramatta Eels chief executive Paul Osborne offloaded his Byron Bay property investment for $1.14 million at its weekend auction.
Highlighting the perils of quick sale turnarounds in already negative markets, the price reflected a 40% decline in 16 months.
His foray into the northern NSW town cost $1.9 million in January 2011, with the property having previously sold at $1,475,000 in 2007.
It failed to sell at its December 2011 auction, when Osborne had $1,499,000 hopes, and was subsequently listed at $1.395 million
It was last October when Osborne's stressed financial situation was made public by SMH investigative reporter Kate McClymont after leaks that the Kenthurst-based Osborne had borrowed money from the Parramatta chairman Roy Spagnolo.
The then chief executive was on a salary rumoured to be $270,000.
The Massinger Street, Byron Bay property sold through Ray White Byron Bay agent Brett Connable who had advised his extensive email list that the offering would be definitely sold at the weekend auction.
Set opposite the Top Shop Cafe in Massinger Street, it comes with ocean views to the north over Byron Bay. It has three upstairs bedrooms plus downstairs is a one-bedroom guest quarter.
Throughout April, some 18 properties were sold in the Greater Byron region with 30% through Ray White.

Ex-Parramatta Eels chief Paul Osborne incurs 40% loss on Byron Bay investment

John Morris, the founding director of Port Douglas Reef Resorts, heads a syndicate that has bought Crystalbrook Lake Station, a north Queensland cattle station, with plans to turn it into a five-star tourism destination.
Morris – known as "Mister Port Douglas" to his friends – and colleague Jim Noli’s company, Port Bajool, bought the 34,000-hectare station, set 220 kilometres west of Cairns at Mareeba, from cattleman Gary Hill for $2.2 million.
With good reliable rainfall of 35 inches (about 89 centimetres) per annum, the property comes with large Queenslander homestead set in tropical gardens and a lake house set 15 kilometres from the main homestead. The property has a 120-hectare lake, built in the late 1960s in the boom of the tin mining days, and water courses.
Morris is credited with establishing Port Douglas as a resort destination having developed and operated several accommodation properties, including the Radisson Treetops Resort.
He plans to add five suites to the homestead on the station’s lake and co-ordinate holidays for upmarket travellers starting their tour at the Great Barrier Reef and plans to helicopter people.
“Tourism needs a boost, and I think we need to think more laterally and make the destinations more attractive,” Morris told the Australian Financial Review.
“We are anxious to support outback tourism as well and leverage the potential from the reef and the rainforest,” he said.
The cattle development program will be maintained. Crystalbrook was leased to the collapsed listed managed investment scheme company Great Southern with a carrying capacity of 2,750 adult cattle.
The sale was negotiated by Richard Larkin from Landmark Harcourts, Mareeba, and Henry Slaney from Slaney &amp; Co, Charters Towers.
It was at below the recent $2.6 million asking price and a 25% discount to the station’s 2009 valuation, according to the AFR.
Last traded in 2000, it was sold to finalise the deceased estate of a family member.

Luxury tourism plans for John Morris-led syndicate purchase of Queensland's Crystalbrook Lake cattle station

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Buying into a masterplanned community often means committing to a vision still years from taking shape. At <a href="https://www.apartments.com.au/new-apartments/kew-tallawong-23-27-schofields-road-tallawong-nsw-2762">Kew Tallawong</a>, that vision is already visible.

Residents have moved into the completed first stage, landscaped spaces are established, and the next chapter is now underway. Stage 1 has been completed and settled, with Stage 2 now selling off-the-plan.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
