Battery Point was the most expensive suburb in Tasmania, according to the Real Estate Institute of Tasmania, with a median house price of $925,000 in the March quarter.

It typically competes with Sandy Bay for top sales, but had the field to itself so far this year.

At the top end of Battery Point's sale was Royston, a four-bedroom 1834 Francis Street cottage (pictured above), which fetched $1.75 million through Kim Morgan at Charlotte Peterswald for Property. Set on 1,590 square metres, it had previously traded at $1.38 million in 2006 and at $655,000 in 2000.

St Botolph, a 1901 four-bedroom Victorian Italianate residence on a 1,300-square-metre holding (pictured above), fetched $1.55 million when listed through Adrian Gray at George Self Property. It sold at $427,000 in 1998.
