Melbourne Property TV has a new home and a new time

Property Observer, the online source of independent news and information for property investors and astute buyers, has celebrated its first birthday by becoming Australia’s number-one investment website, according to the latest figures from Nielsen Market Intelligence. 
Property Observer now has 106,000 domestic unique browsers a month and 123,000 UBs in total. 
Private Media, owner of Crikey and SmartCompany, launched propertyobserver.com.au in June 2011. 
"We saw a gap to set up an online publication dedicated to investors in residential and commercial property," Private Media CEO Amanda Gome says. 
“We’re thrilled with the growth of the site and the way Australia’s passionate property community has embraced it.” 
Publisher James Thomson says the aim was to be Australia's largest property investment website within a year. 
"We did that a few months ago and have now overtaken InvestSMART to take the lead in the broader investment category." 
A recent site-based survey of Property Observer’s readers found:

Wind and rain briefly caused mild disruption to construction, but the Forté project by Lend Lease in Melbourne’s Docklands is heading skywards rapidly – comparative to the norm.
Works only began last Saturday after the timber residential tower project was unveiled in late May. Construction is quieter than in more traditionally built developments.
It’s set to be a 10-storey timber building, the tallest of its kind in the world, in the Victoria Harbour precinct.
Known as Forté, the $11 million will be built at 807 Bourke Street.

It will be Australia’s first timber high-rise building. Set on an elevated concrete podium, the building will rise to 32 metres and will be built with prefabricated wooden panels made from cross-laminated timber and will feature 23 apartments.
Site work commenced in February with a targeted completion date of October – quicker than it takes to build some single-family houses.

Timber high rise Forté off to a quick, quiet start despite inclement weather

The two-floor Campbell Parade apartment in The Bondi is listed through McGrath agents Steven Chen and Elizabeth Brunton, with offers due by June 27. With views stretching from Ben Buckler Point to Icebergs, the offering spans two half-floors. Its interiors span 490 square metres plus a further 383 square metres of private terracing. The listing comes since they have their eye on doing the same at the Pacific Bondi Beach, one of the last big beachfront projects planned in Sydney. On the site of the old Swiss-Grand Hotel, it will house 95 apartments and a 69-apartment hotel, with prices set to start about $500,000 for a 45-square-metre studio up to $15 million for its 300-square-metre, three-bedroom penthouse. It represents $50,000 a square metre. Pre-registration names are being collected by CBRE and McGrath. The highest recorded apartment price in Bondi sits at $11.5 million - which was paid off the plan in late 2010 by Allen Linz's father, Sam Linz, for the penthouse at the recently completed 40-apartment block, The Beach House, next to The Bondi Hotel.

The three-bedroom 172-square-metre penthouse occupies the entire top level of the very Art Deco block La Pacifique (pictured above). It's a block of seven apartments at the northern end of Campbell Parade opposite parkland adjacent to North Bondi Surf Club. It comes with large living and dining areas, plus modern kitchen, sunroom and a rooftop entertainment terrace. There’s the exclusive use of a car-parking space entered from Brighton Boulevard on the building's back boundary. It last traded for $1.09 million in 2001 by Killeen, who's now an inner-city empty-nester. It was bought from Susan Blewett, the daughter of former federal health minister Neal Blewett, who had bought it from Freehills solicitor Terry Burke for $300,000 in 1990 shortly before he retired from Federal Parliament.

Title Tattle was able to connect the dots after their neo-Georgian, Wellington Street, Woollahra residence was listed on realestateview.com.au as a poa listing. The Bondi Beach purchase has been made jointly by Valerie Corrigan, the wife of the shipping industry entrepreneur Chris Corrigan and their daughter, Lucinda. It’s 373 square metres of space. The funds manager Wayne Peters had it listed with revised $7 million plus hopes through Martin Maskin at Raine &amp; Horne. Peters had $13.5 million-plus hopes in 2008. The Cadigal complex penthouse, which tops the former Bondi Diggers site, first sold for $5,875,000 in 2006 when bought by Peters, the founder of Peters MacGregor Capital Management. Its 2006 sale represented a then record price for Bondi Beach at approximately $24,100 per square metre for the 244-square-metre three-bedroom penthouse with 100-plus square metres of balconies.

The couple's high hopes were dashed after the global financial crisis.

A very Bondi Title Tattle

Queensland’s Office of Fair Trading has appointed accountants to investigate alleged misappropriation of property management trust account funds at the LJ Hooker Coolangatta agency.
The alleged staff misappropriation is said to have taken place between August and December last year, and then noticed by the agency principals.
No one has been charged over the matter, which has led to the appointment of receivers on May 3 by financier Bankwest, which is understood to have been owed $800,000.
Having since sold the rent roll, Stefan Dopking and Quentin Olde of Taylor Woodings have since retired from the receivership.
Julie Williams, of Insolvency Turnaround Solutions in Brisbane, was appointed receiver to the agency's property management and sales trust accounts on May 23.
This week Williams posted a public notice in the Gold Coast Bulletin advising that dealings in respect of the agency's trust accounts "must now be conducted with the receiver or her duly authorised representatives".
Golden Four Coolangatta Real Estate, the company holding the LJ Hooker Coolangatta franchise, has had its franchise cancelled by LJ Hooker headquarters.
It is the third known franchise cancellation by LJH in the past year, the others being at <a href="https://www.propertyobserver.com.au/industry-news/lj-hooker-terminates-pymble-franchise-office/2011090151388" target="_blank">Pymble</a> and <a href="https://www.propertyobserver.com.au/industry-news/lj-hooker-surry-hills-office-relied-on-advances-to-help-cash-flow/2011111052295" target="_blank">Surry Hills</a> in Sydney.
It is suspected that an employee removed the funds and the company's principals tried to sort out the matter but were unable to do so, apparently because data was corrupted, liquidator Jason Bettles, of Worrells Solvency and Forensic Accountants told the Gold Coast Bulletin.
"The principals had been utilising profits to top up rent payments and knew that this could not be sustained, and that is when I was appointed," he added.
Bettles said Golden Four Coolangatta Real Estate held no other assets, with nothing available to pay other creditors.

Queensland Office of Fair Trading investigating LJ Hooker Coolangatta for alleged property management trust misappropriation

The marketing launch of the third tower in the $2 billion Central Park precinct in the inner-Sydney suburb of Chippendale has generated a quick 100 sales grossing about $60 million.

The sales in The Mark take the total off-the-plan sales of the urban renewal project to 800 amid the 1,400 apartments in the three towers now under construction.

It’s been at the rate of about 40 off the plan sales a month for the entire project since sale began.
Property developer Frasers has the Japanese property development firm Sekisui House as its joint developer on the 5.8-hectare, mixed-use site.
Works began in late 2008, and completion of the project is expected to take about eight years. One Central Park, which is due for completion by mid-2013 to a design by French architect Jean Nouvel, was the first building to begin construction. It has recorded the sale of 523 of its 623 apartments for a $409 million total, and Park Lane, the second tower has secured the sale of 195 of its 393 apartments for a $134 million total, according to Adam Sparkes, the group sales manager at Frasers Australia.
With prices starting at $480,000 The Mark is set to be a 27-storey tower, with 412 apartments designed by architects Johnson Pilton Walker.

Frasers Australia chief executive Guy Pahor says the current NSW stamp duty exemption on new dwellings under $600,000, which is due to expire on June 30, has “galvanised” some buyers.
“Strong sales in the sub-$600,000 price point are clearly motivated by the imminent deadline,” he suggests.
“We have yet to hit buyer fatique,” he says, with the aim that all 1,400 apartments in the main three towers will be sold by the time The Mark is completed in early 2014. Construction on The Mark began before its sales marketing campaign.
“We believe in the Sydney story of undersupply,” he says, adding it took “courage and conviction” to proceed in the face of “negative newspaper headlines”.
“There is no reason for the sales rate to change. But am I paranoid it might change? Yes.”

While noting Sydney was not likely to record a rise in property prices over the next 12 months, Pahor indicated he was expectant Central Park would continue to maintain its consistent sales momentum.
With the Fraser brand well known in international property markets, The Mark also attracted $15 million worth of sales in one recent weekend in Singapore.
Only 25% of Central Park’s sales have been offshore.
The project with include several low rise apartments taking the total to about 2000, along with 77,000 square metres of commercial space, 23,000 square metres of retail space and 2,000 parking spaces.
It will accommodate about 2,500 residents and 5,400 workers.

The Raby Bay, Queensland mansion built for Savage Garden musician Daniel Jones was Property Observer’s first trophy home. <a href="https://www.realestate.com.au/property-house-qld-raby+bay-106701850" target="_blank">The five-bedroom, six-bathroom house </a>on the outskirts of Brisbane remains listed with an $8.5 million asking price. It is still listed with LJ Hooker Cleveland agent Tom Banjanin. Jones sold the property in 2006 for $5.8 million, having paid $810,000 for the 2,327-square-metre holding in 1999.

It last sold in 2008, when property developer Luke Saraceni bought it from mining speculator David Rigoll, the former early-1990s Colonial Resources managing director, through agent William Porteous for $16 million. It had previously also traded at $16 million in 2007 when offloaded by Firepower director Tim Johnston, who had bought it from property developer Warren Anderson. The house was built for the Burswood Casino developer Dallas Dempster to a design by architect Louise St John Kennedy. Its listing agent, William Porteous from William Porteous Properties International, is understandably marketing it as "one of Perth's most iconic properties". The house is gutted and ready to be finished to one's own standard, Porteous has advised potential inspectees. Set on a 1,425-square-metre block, it comes with five bedrooms, six bathrooms and four living areas. The Chidley Way property comes with a huge lap pool overlooking the Swan River. It was listed last December and not a rushed marketing campaign, as expressions of interest fell due in March this year. Porteous advised the vendors will meet the market.

Sails, on Hope Island, Queensland remains for sale. The vendors will take $16.5 million now, compared with the $19 million desired last June. Set on 5,371 square metres of land, this Hope Island stunner has seven bedrooms, 176 metres of shoreline and a jaw-dropping décor. From the elegant stone lions on either side of the doorway through to the striking black marble bathroom and high-celinged purple lounge room with 180-degree views of the canal, every aspect of the property can only be described as opulent. There’s a 10-seat theatre and beach hut by the pool. The 2,700-square-metre Gracemere Circuit house is still being sold by Ruth Fea of <a title="Hum&amp;Fea" href="https://www.humfea.com.au/" target="_blank">Hum&amp;Fea</a>.

Woodlands, the 6,130-square-metre Brighton estate with a striking European inspired residence, remains on the market, having returned to the web listings in early 2012. Ian Jackson at <a href="https://www.realestate.com.au/property-house-vic-brighton-109652496" target="_blank">Kay &amp; Burton has the South Road listing</a>, which hit the market in both 2009 and 2010. The six-bedroom residence was designed by local architect Jon Friedrich within Paul Bangay-designed gardens. Its foyer has a sweeping wrought-iron staircase with marble flooring. The estate comes with a guest house, flood-lit mod-grass tennis court and glassed indoor pool and spa. Buyers must ask Jackson for price guidance for Woodlands, which was initially listed with $10 million-plus hopes. It reputedly sits on the suburb's largest private landholding, the block costing $1 million in 2002.

Arts guru Leo Schofield is still seeking buyers for his <a href="https://www.charlottepeterswald.com.au/view_dysart_house__historical_landmark_kempton_12962176" target="_blank">early colonial Tasmanian sandstone residence, Dysart House</a>, marketed since late 2010 through Charlotte Peterswald agent Brian Watchorn. The 1842 residence comes with a music room, billiard room, commercial kitchen and 10 bedrooms and has been Schofield's base since he departed Bronte House. Dysart House’s past owners include Sydneysiders Paul and Yvonne Maule, along with actor Reg Livermore. Dysart House has been marketed as suited for adaption to boutique accommodation, restaurant, or even as cooking school, the state’s current big thing. Its stables could be also be used as an antique centre. Located about 40 minutes from Hobart, it represents the best of listings in Tasmania. The former coaching inn stands on six hectares in the historic village of Kempton, where its first occupant, ex-convict embezzler-turned-innkeeper William Ellis, is buried in the nearby cemetery. Designed in the Greek Revival (Georgian) style, its main facade is breakfront with five bays. The portico has square and round Tuscan columns, framing the central entrance with four-panel door, fanlight and half sidelights. Built in 1842, it was originally named 'The Green Ponds Hotel' and served as an inn, public house and residence until the 1860s. Schofield undertook an extensive restoration over in the past six years. More than $1.2 million is being sought.

Historic <a title="Berrima" href="/news" target="_blank">Berrima</a> farm Mereworth remains listed for sale by the Oxley family. The<a href="https://www.meares.com.au/property/mereworth/gallery/mereworth.htm" target="_blank"> 500-hectare property </a>ranks among the most intact Southern Highlands farms, but it is possible to be subdivided before or after sale. It had initial $11 million hopes. It has been held by the pioneering tea-merchant family since it was bought in 1963 after almost 100 years of ownership by the Cowley family. The nine-bedroom 1964 sandstone house was designed by architect John Amory, with a French provincial feel. Its formal lounge room comes with a baronial fireplace and raked ceilings. Shuttered windows and french doors frame the views of the mature garden, once described by Elwyn Swane as one of the finest by landscaper Paul Sorenson. It is listed through Chris Meares from Meares &amp; Associates, who describes it as the best listing since Reg and Joy Grundy paid $15 million for Comfort Hill, the 200-hectare Sutton Forest property from adman-turned-farmer Michael Ball and his wife, Daria, in 2007. The property, with two creeks, 12 dams and seven bores, suits grazing cattle, sheep and horses. Mereworth's occupancy dates back to John Atkinson's 1820 settlement. His brother, James, owned Oldbury at Sutton Forest.

Cunana, the iconic property situated on the Mornington Peninsula in Merricks, was listed with $12 million-plus hopes last November and remains for sale. It was completed in 2007, after four years of planning and construction, to a design by architect Alfred de Bruyne of SJB Architects, with SJB Interiors completing the interior design. Its deluxe design was no doubt influenced by the vendor, who held a senior position at a leading luxury hotel and resort group for many years. <a href="https://www.realestateview.com.au/Real-Estate/3509-frankston-flinders-road-merricks/Property-Details-buy-rural-3374417" target="_blank">Tom Ormerod from Knight Frank </a>has the listing. Glass walls has created an intimate relationship between the house and its surroundings – the three glass sides offer different views of the ocean, vineyards and rolling hills. The property sleeps 14 people, including a master suite with dressing room and two self-contained apartments, which would be suitable for families, long-term guests or live-in staff. Five kitchens and two large terraces offer entertaining opportunities. There’s an indoor pool, gym, and games room complete with arcade machines and a private cinema. The house sits in 11 hectares of land on one of the highest points of the peninsula and includes two hectares of landscaped gardens, orchards and a vegetable garden. There is also croquet lawn and a boule court.

Innisfallen Castle, the Castle Cove trophy home billed as an irreplaceable piece of history, hasn’t yet found its buying knight. Ranked among Sydney and Australia’s most romantic residential castellated mansions, it's still listed <a href="https://www.kenjacobs.com.au/120087/" target="_blank">through Ken Jacobs of Christies International </a>with approved architects plans for substantial transformation of both the house and grounds. It's listed in the $10 million-plus category. The turreted Innisfallen, last sold in 1988 for $5.25 million, was only built in 1903 on the Castle Cove waterfront. It’s listed by Peter Montgomery, who also owns Fernleigh Castle in Rose Bay. The landmark Gothic sandstone castle occupies 8,353 square metres of waterfront reserve land overlooking Middle Harbour. It’s only had the two owners since it was held by the Willis family since construction until 1988.

The downsizing executive headhunter Julia Ross has yet to sell her Point Piper non-waterfront <a href="https://www.ljhooker.com.au/J7YF93" target="_blank">Villa del Mare</a>. The vast limestone hilltop palazzo sits on 1,508 square metres. Villa del Mare's $21.5 million non-waterfront price when sold to Ross in 2005 was a Sydney non-harbourfront record. The Wolseley Road offering was discreetly put on the market late last year. The trophy residence came with $40 million-plus hopes through Ken Jacobs of Christie's Great Estates and LJ Hooker Double Bay's Bill Malouf. The limestone palazzowas designed by Chris Norris when built in the late 1990s by developer Nati Stoliar. It’s almost certain to sell to Chinese buyers.

Former freight tycoon Gregory Poche and Kay van Norton have lessened high hopes for <a href="https://www.maxwalls.com/buying/search/detail.aspx?id=ID110&amp;wlid=d64f2090-f9a6-4e41-96dd-f51e1dc55734" target="_blank">their lavishly imposing Bayview residence La Joie de Vivre</a>. The five-bedroom, seven-bathroom house sits on a 4,091-square-metre Minkara Road hillside holding with Pittwater views. The residence was built for Beirut industrialist Agob Dellalian, replete with fine finishes such as 24-carat gold filigree balustrades. Billed as the ultimate entertainment venue for glamorous gala occasions, its entrance is via the semicircular drive and grand foyer. It has a commercial-grade kitchen and, on its sandstone terrace, a commercial-style wet bar. The grounds come with a heated pool and spa, sauna, gymnasium and tennis court with pavilion. It last sold for $10 million in 2003. When initially listed in 2010 it came with suggestions it was likely to fall short of a double-digit sale price. Poche and van Norton spent $11 million in 2009 buying a vacant Manly harbourfront site on which they are building their own dream home. The philanthropic Poche sold his freight logistics company, Star Track Express, to Qantas for $750 million in 2003. Poche left school at 14 and, after various jobs, joined TNT as the company's national marketing manager in 1970.

Soccer star Mark Schwarzer and his wife, Paloma, are staying in Britain, so their 1870s Watsons Bay harbourfront house was listed for sale in March. The five-bedroom Victorian weatherboard – best known for its association with the Stead family – <a href="https://www.pillinger.com/current-listing/72-14-Pacific-WATSONS-BAY" target="_blank">is now on its second marketing campaign through Brad Pillinger of Pillinger Property</a>. He was initially quoting $12 million plus. It was built for John Harmer, a clerk in the water police office at Watsons Bay, by his father, William, a builder and ferry boat owner. It’s possibly the biggest property question in wintery Melbourne as home buyers and investors start getting shown through the renovated South Melbourne terraces on The Block 2012.
How much will The Block terraces on Dorcas Street fetch at their June 30 auction?
The appointed selling agents were advising $1 million plus as their indicative price guide. Some have moved along to $1.1 million plus already. All will monitor the progress of enquiry throughout the campaign to see how the price needs tweaking. Some have expressed the hope of achieving close to $1.2 million.
Property Observer has run the numbers over the expenditure to ascertain just where the profit would kick in for Channel 9’s hit renovation show.
The initial purchase of the four unrenovated terraces was $3.8 million through agents Karl Gillon and Kent Morgan, with another $209,000 spent on the stamp duty.
The television show production company then implemented a previously council approved $800,000 development application, albeit slightly reducing the scale of the proposal.
The contestant couples had equal budgets of a record $125,000, made up from cash and vouchers including:

It puts the three-level terraces at well above the December 2011 median house price for South Melbourne, which was $1,097,500, and the more recent APM median of $1 million for the six months to April. There has been a $1.26 million average price over the past six months for three bedroom offerings.
Situated on the corner of Dorcas Street and Montague Street, the four terrace houses, constructed from solid brick with hand-carved timber staircases, would once have been considered among the finest homes in the suburb.
Its known costs total $5.3 million - and that is not including the unknown costs such as the architect Julian Brenchley who was enlisted to prepare the houses for renovation.
The production company spent a further $1.2 million on an adjacent Montague Street property hoping to secure planning permit to construct garage-loft space, which would have provided one car parking space and a studio for each of the dwellings.
But a Port Phillip Council spokesperson says the council refused the planning permit application. The production company did get some use from the acquisition, as it was used for workspace during production.
The four terraces, which are diagonally opposite former 1877 hotel The Star and Garter, have been tightly held, with the last known recorded sale being at about $360,000 in 1999.
It was bought by the television production company from Nottingham Funds Management, formerly known as Stanfield Funds Management, the corporate entity headed by the corporate lawyer turned property trust investor Darren Olney-Fraser since late 2009.
Channel 9 and the production company have generally not been too fussed by the actual sale price profit realisation, as they make their big money from the advertising associated with the hit series.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.
