Concerns were raised by economic soothsayers last month when a new report predicted the end of the mining boom – Australia’s runaway success story – within two years. 

The <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/business-planning/predicted-end-of-mining-boom-has-start-ups-scrambling/201207237004">Deloitte Access Economics Business Outlook</a> praised Australia’s 21-year stint without a recession but pointed out that the boom would not last forever, forecasting that it will “crest and then ease beyond 2014 and 2015.”
Like it or not, new businesses won’t be able to rely on the resources sector propping up the rest of the economy in the long term.
But while any decline in the mining industry will have knock-on effects for some enterprises, there are still plenty of post-boom opportunities for innovative, nimble start-ups.
Indeed, many entrepreneurial figures argue that a shift in our economic obsession from the stuff we can dig up from the ground will allow smart start-ups to shine.
Most obviously, clean energy ventures look set to be bolstered by initiatives such as the Federal Government’s $200 million <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/funding/green-start-ups-targeted-by-new-%24200-million-innovation-fund/201207096861">Clean Technology Innovation Program</a>.
The private sector is stepping up too, as evidenced by this week’s unveiling of the first five clean tech participants in <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/innovation/ignition-labs-unveils-first-five-clean-tech-start-ups-for-accelerator/201207257037">Ignition Labs’ new start-up accelerator</a>.
But what other industries look set to thrive beyond the boom? Gazing into a crystal ball, here's five areas that budding entrepreneurs should be keeping an eye on in the next few years.

1. Biotech
While our web and mobile-based start-ups are starting to gain traction both in Australia and overseas, investors seem more willing to fork out major sums of money for our biotech innovators.
A <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/business-planning/angels-hone-in-on-biotech-clean-tech-and-web-based-software/201202275508">report from earlier this year</a> picked out biotech as a key area for funding and this appears to be borne out by a number of recent deals, including a $15 million round for <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/finance/%2415-million-investment-in-biotech-start-up-wins-global-award/201204176024">needle-free vaccine invention Vaaxas</a>.
The early stages of building a biotech business is still costly and time-consuming, with the industry recently calling for more government support to <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/funding/government-urged-to-bolster-biotech-start-up-investment/201205236382">get innovations off the ground</a>.
However, Australian ingenuity in this area is clearly turning heads overseas and could flourish while the resources sector slowly fades. The numbers are strong, too – revenue is estimated to grow by 10.3% in the coming year to reach over $2.4 billion.
<h2>2. Personal fitness and wellbeing</h2>
Australia’s ageing – and increasingly overweight – population is set to fuel a number of business opportunities in the years to come, such as the personal fitness industry.
These huge demographic trends look set to fuel the fitness boom in the years to come, although the mining industry does contribute to the sector by regularly building gyms for fly-in-fly-out workers.
Figures released by the Department of Education earlier this year showed that in the past five years, the number of fitness instructors in Australia has grown 36.7%, compared to 13.1% for all other occupations.
There are now 22,888 fitness instructors operating in Australia, and that number is likely to increase by 252% to an additional 57,592 instructors by 2020.
Happily for potential new entrants to this market, the trend seems to be moving away from the large, contract-binding chains and more towards leaner, more user-friendly operators.
<h2>3. Preschool education</h2>
Over the coming financial year, IBISWorld expects the preschool education industry to grow by 26% and to be worth $1.1 billion.
Growth is expected to be driven primarily by additional funding, equating to $297 million over 2012-13, from the Federal Government to support reforms aimed at standardising preschool education.
The Federal Government’s universal access policy is expected to increase demand for preschool services and increase total childcare hours.
All state governments have agreed that by the end of 2013, all four-year-old children will have access to 15 hours of preschool per week, 40 weeks of the year.
These services are to be delivered by an early childhood teacher with four years of university training.
All in all, pre-schoolers look set to be a fruitful target demographic for entrepreneurs in the coming years.

<h2>4. Artisan food</h2>
Australia may have a supermarket duopoly that is allegedly squeezing suppliers, but that doesn’t mean there aren’t opportunities for the right kind of products.
Over the past five years, Australia’s organic farming industry has grown at a robust pace of 11.6% per annum and IBISWorld expects the industry will continue to soar, increasing its revenue by 14.9% over 2012-13 to be worth $578.9 million.
Demand for organic produce has been mainly driven by growing consumer interest in sustainable food production and rising disposable incomes.
Supermarkets have responded quickly to increasing demand for organic products by increasing organic product ranges to improve accessibility.
This has resulted in supermarkets accounting for around 60% of all organic sales, although supply chain challenges remain an issue for organic producers.
Traditional food retail should survive and prosper too, albeit in a different form. For example, the recent financial woe faced by chocolate retailer Darrel Lea shouldn’t deter start-ups from this area.
“In the chocolate bar segment, you’re going up against heavyweights – the Nestlés and Cadburys of the world,” says IBISWorld analyst Naren Sivasailam. “It’s going to be very hard to compete with those given their brand recognition.”
“But in the premium high end – fine chocolates made experientially by expert chocolatiers – that market has been growing by about 14-15% a year.”
“Fair trade chocolate is the biggest growth segment – it has experienced growth of about 11,000% in the last five years but that’s going off a base close to zero.”
“It doesn’t mean it’s premium, but it’s appealing to certain ethical stances of consumers. Consumers care about this, and producers will lose out if they don’t tap into it.”

<h2>5. Data and analytics</h2>
Okay, so it isn’t quite as glamorous as the likes of Quora or Pinterest, but “big data” and analytics looks set to be the next major tech trend to land in Australia.
There is a large market opportunity with the number of big companies that want a better way to store, sort and analyse their data and start-ups could fill the gap.
Entrepreneur and angel investor Sidney Minassian recently returned to Sydney from a spell in the US to launch his own big data firm, <a href="https://www.propertyobserver.com.au/https://www.startupsmart.com.au/planning/business-angel-sidney-minassian-hails-aussie-start-up-scene-launches-contexti/201206186631">Contexti</a>.
“I was looking for something that revolved around enterprises that was in a growing market and I realised that there was still a huge pain point around data capture and analytics,” he told StartupSmart.
“Big data is going gangbusters in the US and Europe and we’re about 12 to 18 months behind here. No one has mastered this area. Some companies dabble in advising about it, but not the whole implementation from a strategy.”
If you’re a subscriber to the view that the big trends taking hold in the US will eventually filter through to Australia, you’ll be heartened by the <a rel="nofollow" href="https://www.pewinternet.org/Reports/2012/Future-of-Big-Data/Overview/Introduction-and-overview-of-responses.aspx">recent analysis by the Pew Internet Center</a>.
As part of the US-based study, Sean Mead, director of analytics at Mead, Mead &amp; Clark, Interbrand, suggested that big data is set to be the next tech boom.
"Large, publicly available data sets, easier tools, wider distribution of analytics skills, and early stage artificial intelligence software will lead to a burst of economic activity and increased productivity comparable to that of the internet and PC revolutions of the mid to late 1990s," he said.

Pre-school education facilities a post-mining boom industry opportunity: IBISWorld forecast

Leading Sydney society power couple Malcolm and Lucy Turnbull have spent $US3.275 million on a glamourous Central Park West, New York bolthole.
It's in one of the iconic twin towered apartment buildings on Central Park West, The Century which has been described as a sophisticated art deco design built in the 1930s by Irwin Chanin.
It last traded in 2004 at $1,512,500. The two-bedroom, two bathroom apartment, with a much sought-after balcony terrace, had been listed with a $3.295 million asking price just 45 days earlier.
So no bargain unless the Picasso on the wall was thrown in.

It also sold 10 years ago at $860,000. The building's two bedders listed for sale range in price from around $1.3 million to $4.69 million with the current priciest offering having two very impressive terraces. 
The purchase has been the talk of the well-heeled political and diplomatic circles since Malcolm Turnbull was obliged to notify the House of Representatives pecuniary interests clerk, despite its purchase being in Lucy's name only. The ever alert SMH business section CBD columnist Scott Rochfort fleetingly advised the tip that Lucy had recently purchased in the context of her chairpersonship of the recently Nasdaq listed ovarian cancer vaccine developer Prima Biomed. Title Tattle notes the shares are down 70% since listing.

Of course Lucy's uncle, Robert Hughes, the art critic, writer and television documentary maker has resided in New York since 1970. Hughes and his wife, Doris Downes divide their time between a SoHo loft in New York City and at Briarcliff Manor, New York, at a five-bedroom farmhouse on nearly two hectares which Ms Downes purchased for $530,000 in 2000.
The 32-storey highrise, which spans the entire block from West 62nd to West 63rd Streets, was originally named The Century Apartments because it was built in 1931 on the former site of The Century Theatre.
It was converted to The Century Condominium in 1989.

New York pied-à-terre for Malcolm and Lucy Turnbull

The new Gold Coast Mayor Tom Tate wants to rid Surfers Paradise of its last few blackholes signalling out the Sultan of Brunei, Hassanal Bolkiah, whose investment company has sat on a prime vacant commercial holding for 16 years.
One of the world's richest men, the Sultan of Brunei paid $15 million in 1996 for the vacant land. It has a current $15.5 million land valuation.
The Gold Coast Bulletin suggested the Sultan had done nothing more with it than taking a quick look ath 3241 Gold Coast Highway when on his annual holiday. Cr Tate has expressed concern the 7558 square metre site is still being used for nothing more than a council car park.
"I will put pen to paper and invite him to invest in this city," he said. "I want to welcome him to start developing the land." Cr Tate said he could understand why the Sultan and others had failed to develop land here in recent years. "The city was not moving forward before but there are so many things happening here now," he said. "There has been a change of government at local and state level and things like infrastructure charges will be lowered on developments. "We have the Commonwealth Games coming and the light rail being built. All these ingredients are coming together." Member for Moncrieff Steve Ciobo has suggested the site was ideal for a casino-resort development. There are few opportunities left for major tourism projects with the Bulletin pinpointing the prime sites remaining in Surfers Paradise as the 1.18 hectare site owned by Thakral at Budds Beach, the Raptis Group's Iluka site, the central Surfers Paradise Boulevard Orix site and The Forum and Lido Arcade site.
The Sultan also bought a Brisbane property in 1996 paying $32.5 million for the iconic Royal on the Park hotel. Its latest land valuation sist at $50 million.
The properties are held through Dermajaya Properties (Southern Pacific) Sdn Bhd with directors including Hjh Hartini binti Haji Abdullah, who until last week was the acting managing director of The Brunei Investment Agency, which is the financial and investment arm of the oil-rich sultanate. Brunei Investment Agency is the main agency that holds and manages the Government of Brunei's General Reserve Fund and their external assets.
Last week The Brunei Times reported by command of His Majesty the Sultan that Hjh Hartini Hj Abdullah was being transferred to the Ministry of Finance (MoF) as senior special duties officer.
The local company's last reported annual profit was $236,000 after income tax. 
Lawyers for Dermajaya Properties have written August 13, 2012 to clarify information contained in a recent article concerning land at Gold Coast Highway, Surfers Paradise. "The land in question has nothing to do with the Sultan of Brunei but is in fact owned by Dermajaya Properties (SP) Sdn Bhd, a Bruneian company which has various investments in Australia. The company is wholly-owned by the Brunei Investment Agency. "The whole of the land is presently subject to a three-year lease to Gold Coast City Council to enable Council to operate a car park. Former Gold Coast Mayor Ron Clarke personally approached Dermajaya Properties (SP) Sdn Bhd in December 2011 and requested the company grant a lease to Council to provide parking for Surfers Paradise business patrons after Council's car park opposite the site was closed for use by Gold Coast Light Rail. "Although the land is leased to Council until 2015 and despite property development being difficult considering current market conditions on the Gold Coast, the company is constantly reviewing opportunities for the land as part of good corporate governance.

Kubba Roonga, the Don's Blue Mountains honeymoon retreat, remains listed

South Australia has emerged as the state with the highest expectations of strong growth in investor activity.
High rents and lower home values are contributing to higher rental yields, which is what the investor is focusing on at the moment, according to the First National Real Estate survey of its 400-plus member network.
Its 2012 Property Market Outlook mid-year update serves to compare actual market conditions with the predictions of economic commentators and property market analysts.
Across Australia, investor activity is anticipated to increase as this market sector capitalises on great buying opportunities.
"With less to gain from capital growth, investors are looking more at cashflow from rents," Ray Ellis, the First National chief executive officer says.
"The improved affordability levels will make investors and upgraders the big winners as first home buyers remain reluctant to dip their toes in the property market pool, missing out on the improved market conditions."
Nationally, 50% of members expect investor activity to increase in the coming six months, broken down by state, as follows:

Members say investors and upgraders will be the sectors where the most growth will be experienced.
In Tasmania and Alice Springs, all growth is expected to come from upgraders, while in Victoria, the greater proportion of members expect it to come from upgraders.
The greater proportion of Queensland and New South Wales members say most growth will come from investors, while South Australia is in line with the national average, being evenly split between the two.
Western Australia is the only state where first home buyers are expected to generate the strongest growth.

South Australian investors the most confident across Australia: First National

Event promoter Andrew McManus has relisted his Toorak mansion which failed to sell at its August 2011 auction. It opened on a  bid of $9.8 million before passing in on a vendor bid of $11 million but with a $13 million asking price.
The <a href="https://www.domain.com.au/Property/For-Sale/House/VIC/Toorak/?adid=2009904616">house</a> last sold in 2008 mid-construction for $8.75 million. 
The house, with a seven car garage, had been initially commissioned for construction in 2007 by David Fox, the youngest son of trucking magnate Lindsay Fox, who sold before the property was completed.
There’s also a study, gym, home theatre, billiards room and cabana and pool on its 1,389 square metre block.
Justin Long of Marshall White and Bennison Mackinnon's Nathan Waterson are long gone from the listing.
The Myoora Road property is now listed with Kay &amp; Burton agent Andrew Baines, who tells Title Tattle he's seeking $10 million plus. Offers are due September 3.
Readers of Suzanne Carbonne's column in The Age would know its a matrimonial matter between McManus and his Perth-based lawyer wife, Jacqueline O'Sullivan.

Event promoter Andrew McManus lists his Toorak mansion for encore appearance

James Packer’s Crown Limited has secured approval for a $568 million hotel and entertainment complex in Perth.
The 500 room new luxury hotel will add to the suite of hotel accommodation already at Burswood Entertainment Complex. 
Crown Limited says it's committed to making Crown Perth a world class entertainment precinct to compete not only in the region, with the mega resorts in Singapore and Macau, but also globally, where large integrated resorts are increasingly being developed in an endeavour to capture a share of the expanding tourism market, particularly out of China.
The development of the new hotel will take Crown Limited’s investment in the Burswood complex to over $1.3 billion dollars since acquisition in 2004.
Crown Towers Perth will be the largest hotel in Perth and will take hotel room capacity at Burswood to nearly 1,200 rooms. Construction is expected to commence in early 2013 and take three years to complete.
The deal involves land to be acquired from the State Government at a $60 million cost. 
The hotel will be located on land currently owned by Burswood as well as land to be acquired from the State, adjacent to the existing complex and currently part of the golf course, and provisions will be made for the future development of serviced apartments and, potentially, mixed and retail facilities.
Since 2004, the number of people employed at the resort has grown from 2,400 to over 5,200 with a total annual wages bill of over $310 million making the resort the State’s largest single-site private sector employer.
Upon completion, the hotel and accompanying facilities are expected to provide employment for over 500 people and create an additional 700 construction and construction related jobs over the three year build.
The Government has agreed not to oppose an application for 500 additional gaming machines and 130 additional gaming tables, including a new private gaming salons. This increase in gaming product will be rolled out over the next five years and is subject to the approval of the Gaming and Wagering Commission of Western Australia, Crown said in a statement to the Australian Securities Exchange on Wednesday afternoon.
Mr Packer, who had been in negotiations with West Australian premier Colin Barnett for eight months, said the deal would help Australia compete with the Asian gaming haven of Macau.
“I am doing this because I want to create a global luxury brand,” Packer told The Australian Financial Review.
Crown is also trying to buy a quarter of Echo Entertainment, which owns Sydney’s The Star casino. Crown and Echo, which holds an exclusive casino licence in New South Wales until 2019, have also canvassed the option of a joint venture over high-roller gamblers.

James Packer’s Crown Limited secures $568 million Crown Perth hotel and entertainment complex approval

The Kooralbyn Resort in the Gold Coast hinterland has been put back on the market.
Murray Bailey, who heads US-based renewable energy company EESTech Australia, had private plans to pay $22 million plus to the mortgagee-in-possession, the Premium Income Fund last year.
However the negotiations lapsed after due diligence, according to CBRE agents Mark Witheriff and Rem Rafter, who are now marketing the property with offers due August 30.
Wellington Capital Limited, the responsible entity of the Premium Income Fund, said it had been a disappointing result for the fund given the considerable work performed by both the fund and the proposed purchaser. 
Kooralbyn is situated on more than 350 hectares of land within the Kooralbyn hinterland valley.


The property is 64 kilometres south-west of Brisbane.
The Kooralbyn Resort operated until 2008 as a 100 room hotel.
The Kooralbyn Resort Golf Course was the first resort golf course built in Australia. From 1986 to 2008 it was featured in every national rating list.
Kooralbyn International School continues to operate today providing private education to students from prep through to year 12, offering a sports excellence program.
The school’s list of past students is impressive, including Cathy Freeman and four current US PGA Tour winners, Adam Scott, Jason Day, Steven Bowditch and Adam Crawford.
 CBRE is inviting expressions of interest for the 100-room Kooralbyn Resort, a 36-room lodge, bars, restaurants, conference facilities and an 18-hole Championship golf course.
There is potential for the buyer to also acquire adjoining assets including a private airstrip, polo fields, horse race track, stables and renowned International School.
Witheriff said CBRE had recently been appointed to conduct a fresh campaign after negotiations for a private sale of Kooralbyn lapsed in May 2012.
He said the resort was not operational but had been well maintained.
“There is considerable scope for a new owner to re-establish Kooralbyn to its heyday as a five-star resort,” Mr Witheriff said.
“The property itself is important to the township of Kooralbyn, so a new owner with innovative ideas would be gladly welcomed.”

Duncan and Sally Mount have listed Cedar Springs, Possum Creek in the Byron Bay hinterland for September 29 auction.

The entrepreneur and his former model wife bought the 132-hectare holding from actors Paul Hogan and Linda Kozlowski in 2006 for $8.1 million.

They have since sold two 40 hectare building lots.

The main residence has been listed for September auction through Nicollette van Wijngaarden of Unique Estates, <a href="https://www.cedarsprings.net.au/" target="_blank">whose website of the estate</a> shows the former Hogan home in all its Hollywood splendour.

Nicollette van Wijngaarden is telling buyers that $6.5 million will secure the property pre-auction.

Cedar Springs is eight minutes to the village of Bangalow; 15 minutes to Byron Bay, 20 minutes to Ballina Airport and 45 minutes to Coolangatta International Airport.

"This amazing property must be seen to be truly appreciated," Nicolette van Wijngaarden told Property Observer.

Cedar Springs, the Paul Hogan built Byron Bay hinterland house, listed for auction by Duncan and Sally Mount

Four new estate agency office openings in Queensland has taken the LJ Hooker network to past 700 offices throughout Australasia, an ambition first set in 1986. 
The South East Queensland district has been the hub of LJ Hooker activity in recent weeks.
LJ Hooker Lutwyche was the 699th office, followed by LJ Hooker Holland Park, LJ Hooker Highgate Hill, and at 702, LJ Hooker Bracken Ridge.
The agency's deputy chair, L. Janusz Hooker flew into Queensland this week to the opening LJ Hooker Bracken Ridge in Brisbane.
“We are targeting expansion of our network in Queensland, especially Brisbane," Mr Hooker said.

On the Gold Coast, LJ Hooker Palm Beach owners Neil and Robyn Shorrock opened new premises in the Pavilions Building on Fifth Avenue  for their long-time customers.
“LJ Hooker Palm Beach has a special place in LJ Hooker’s history,” Neil Shorrock noted as it was LJ Hooker’s first Queensland office, opening in 1957 two years before the Gold Coast was proclaimed a city.
The Shorrocks bought the real estate business in 1981.
The book on the man behind the LJ Hooker real estate chain, <a href="https://www.ljhookertheman.com/">Sir Leslie Hooker</a> was written by his granddaughter, Natalia Hooker in 2011.

While most Australians are familiar with the group and its “nobody does it better” slogan, few know the man behind its foundation was actually Leslie Joseph “LJ” Tingyou.
His deed-poll name change to Hooker in 1925 was only revealed nine years after his death, in a 1985 article in the Sydney Morning Herald by its then property editor, Michael Laurence.
The article's publication surprised even his long-term colleagues and closest friends.
Believing the story of her grandfather deserved to be told, Natalia spent six years researching the project during visits from her home in Europe.
Sir Leslie Joseph Hooker was born in Canterbury, NSW, in 1903 and died in 1976.
His birth certificate lists only his mother, Ellen "Nellie" Tingyou.
Natalia suggests Leslie, who was part-Chinese, was forced to hide his identity because of the White Australia policy.
The story of the agency dates back to 1925 when Leslie, the assistant purser on a Burns Philp ship left the sea to enter business as a partner in a building firm operating from the E.S. &amp; A. Bank building on the corner of Pitt Street and Martin Place.
In 1928 Leslie opened a real estate office at Maroubra Junction.

In 1935 he opened a city office at 26 O'Connell Street; a year later the firm acquired Woods and Co, with an office at South Kensington. In the same year, an office at Randwick was opened.
In 1938, LJ Hooker acquired H.L. Cross and Co at 98 Pitt Street. That year, too, the auction department of the firm was created. The first auction was conducted at 939 Arden Street, Coogee, and the property was sold for 950 pounds.
Offices were opened at Bondi and Bondi Junction shortly before the business went public in 1947, with an issued capital in its first year of 110,000 pounds.
Sir Leslie, who died in 1976, was knighted in 1973.
Its current residential sales team comprises over 7,000 sales professionals, property managers and support team members. In 1986 as Australia's largest real estate chain, LJ Hooker had 360 agencies and plans to double its operations.
By its late 1980s receivership under George Herscu's ownership there were 450 LJH franchisees with about 2,500 staff.
In 2009, when the grandson of the founder paid $82 million to Suncorp Metway to buy back the family business, using a consortium of private cash and his own funds, there were 500-plus franchisees in the network.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct.
